Seller Insight Situated in a glorious, rural location, on the outskirts of Frinsted village. This beautiful and spacious family home, comprising large acreage, together with stabling and paddocks, is the ideal country house. The property has provided Giles and Sophie with the convenience of on-site equine facilities coupled with a generously proportioned family home. Set in the North Downs between Sittingbourne and Maidstone, surrounded by woodland and arable fields. There are many convenient bridle paths for riding out, with far reaching views from all directions. The village school is nearby, with the wider locale presenting a choice of outstanding state and independent schools, and, of course, the Grammar School System still operates in this region. The area is renowned for the excellence of its many gastro pubs; and the local hotel houses a comprehensive gym and leisure complex, with a non-guest membership system available. Both the road and rail links offer exceptional and convenient travel, access to LeShuttle and the Channel Ports are within comfortable distance. “The house, built in the 1930s, together with its land and fabulous rural setting, was the perfect choice for us, and we came to live here four years ago. At the time, the property and grounds were in quite a sorry state, and we decided to undertake a refurbishment programme. We fell in love with its1930’s architectural style, and have been mindful to embrace this aspect of the property. However, still ensuring that our home contains all the luxuries and conveniences of a modern day lifestyle. The renovation proved to be hard work but definitely worth all the effort. Four Acres is now an idyllic and much loved family home.” “Our main reception room, which is set at the front of the house, seems to respond to its setting, and the change in seasons. From here, we adore watching our ponies grazing in the meadow; and observing the young swallows learning to fly. “The fact that within the confines of our grounds, we can observe all our animals and fowl. In addition, our grounds provide the space to enjoy al fresco dining with friends and family, host impromptu garden parties, and all set against dramatic and beautiful sunsets.” “We love to share our home with everyone, and owing to its location and size, we host the family Christmas every year. Often with twenty guests, and the house certainly comes into its own on such occasions with everyone enjoying a relaxed and happy time.” “It is purely for logistical reasons that we are saying a reluctant farewell to our beloved home. We have experienced so many happy moments of our life here, which will remain cherished memories. Especially bringing our precious first baby home to Four Acres, and those enjoyable occasions spent with family and friends.”

GROUNDS The property sits within an overall plot of approximately four acres, arranged predominantly with several paddocks separated via a combination of post and rail fencing, plus electric fencing (where fitted). A rarely used public footpath does pass across the corner of the rear paddock - an alternative and more convenient route that by-passes the paddock has been provided. The side paddock has it’s own vehicle access, providing easy access to the stables. The main drive leads to a very large two storey timber clad garaging/storage building. Subject to the usual consents, allowing for the conversion to a possible office/ recreation space. The front garden flanks the gravel entrance driveway, and to the front has a pond with decking area. There are seven stables of either brick built or of timber construction, arranged over two yards - all have light. One stable is arranged as an open gated bay with electric supply and veterinary cross ties. One stable is currently divided for Shetland ponies. There is a generous barked chipped turnout area, and a timber feed room with concrete floor. The old orchard, (with electric fencing) and timber shed are currently used as an avian area. DRIVEWAY A large gravelled driveway with tarmacadam entrance skirt, provides access and extensive parking for several vehicles. An additional gated vehicular access could be reconnected, extending the driveway, to provide an ‘in and out’ configuration. GARAGING A two storey timber clad brick built garage building, with an inspection pit, power and light. There is an electric up and over door. A flight of steps leads to the upper storey which has barn doors to front and rear.
