Seller Insight We have loved living here, enjoying the peace and tranquillity of this magical spot, surrounded by beautiful countryside from every viewpoint. Stamp Cottage has been everything and more than we ever wanted from a family home.” Since moving in, the owners have made various improvements to the property, making efforts to maintain the unique atmosphere which makes it so special. “We have updated and modernised the property over the years,” they say, “but have still retained character features such as the wood burning stove, parquet flooring and a Farrow and Ball colour scheme.” Much love and care has also been lavished upon the outdoor areas of the property. “Over the years we have enjoyed gardening and maintaining our beautiful garden,” say the owners. “It never fails to delight us as the abundant trees and shrubs reflect the changing seasons and attract a wide variety of wildlife, from birds to deer.” The area surrounding the property has much to recommend it, too. “The local amenities are excellent,” say the owners, “there being wonderful schools in the surrounding villages, including Ridgmont, which pride themselves on high standards. There are good secondary schools in Ampthill and Leighton Buzzard and also The Harper Trust schools in Bedford are easily accessible and offer further choice. Milton Keynes is only a 15 minute drive away and has a great shopping centre, theatre and cinemas. The local supermarkets and shops of Ampthill and Woburn Sands are perfect for everyday shopping, cafes and restaurants. Furthermore, being on the doorstep of Woburn has meant we’ve made the most of lovely walks around the village, including the Abbey and Safari Park!” “Whilst enjoying the tranquillity of Stamp Cottage’s location we have felt lucky to have nearby road and rail links. We often travel to London for the theatre and museums, using either Flitwick or Milton Keynes railway stations. It’s the best of both worlds!*

Stamp cottage is secreted down a quiet lane on the fringe of the charming village of Ridgmont. The property is surrounded by open countryside and woodland and provides around 1 acre of established gardens incorporating a small orchard. The property stands on a site once occupied by a cottage in the ownership of the Duke of Bedford and originally pre dates the year 1900. Seclusion and tranquillity are the order of the day and both have been much enjoyed by the present owners. The house has an enviable mix of contemporary aligned to character both facets being much in evidence. Rooms are light and airy and the owners have upgraded the kitchen and bathrooms. Many of the rooms can offer alternate uses, a handy option in these days of changing demographics. The accommodation in brief offers three reception rooms and four bedrooms two of which have en suite facilities. There is a triple garage with two rooms over. The home is privately set on Lydds Hill with stunning views to front and rear with a gated entrance leading to extensive parking and the garaging. Ridgmont is set on the edge of the Woburn estate and offers ease of access to Junction 13 of the M1 motorway. Main line rail links to London and the North can be found at nearby Milton Keynes Central and in Bedford.

Our favourite room is the family room, which used to be a playroom when my children were younger. It has lovely views of the garden and the church spire in the distance. It catches the sun from mid morning to the evening and it’s a heavenly place to sit and read.

We will miss the beautiful views around the property, the large sunny terrace and our wonderful power showers!

The terrace is south facing and is a wonderful sun trap, great for a spot of sun bathing or entertaining friends during summer evenings. My husband loves barbecuing so we have made the most of outdoor entertaining and have thrown many parties over the years, celebrating everything from children’s birthdays to Grandma’s 70th!

BEDFORD Bedford is the county town of Bedfordshire. The town of Kempston is adjacent to Bedford, as are the villages of Elstow, Renhold and Ravensden. The River Great Ouse passes through the town centre and is lined with gardens known as the Embankment. Within these gardens, opposite Rothsay Road, stands a war memorial to the men of the town killed in the First World War. Bedford Castle Mound is the remnant of Bedford’s medieval castle, located close to the centre of the modern town, less than a hundred yards from Bedford Bridge and the High Street. Bedford Borough operates a three-tier education system in some of the area, which is arranged into lower, middle and upper schools. The town is home to four private schools run by the Harpur Trust charity, endowed by Bedfordian Sir William Harpur in the 16th century, as well as several academies an international school, Bedford College and the University of Bedford. The Bedford Corn Exchange is the largest entertainment venue in the town and plays host to a variety of performances, meetings, conferences, concerts and private functions. Every two years, an event called the “Bedford River Festival” is held for two days and regularly attracts about 250,000 visitors. The event includes sports, funfairs and live music. It is the second largest regular outdoor event in the United Kingdom, beaten in numbers only by the Notting Hill Carnival. The Bedford Regatta each May is Britain’s largest one-day river rowing regatta.
