As we close out Quarter 3 for 2021, there has been a notable increase in the average price per square foot of over $100 compared to this time last year. Inventory remains at a record low, driving sales prices to continue to increase. Quarter 3 continues to show record sales prices for several neighborhoods along 30A including Alys Beach, Rosemary and Blue Mountain. The condominium market along the Emerald Coast has seen a significant increase in sales with a 99% list price to sales ratio. Properties continue to sell for higher than list price with minimal days on the market. To finish 2021 strong, the push for more inventory to drive an increase in number of sales for the area continues.
