In 2022, the average sales price of gulf front homes on Scenic 30A nearly doubled from the previous year.

STATE OF THE MARKET

Along the emerald coast, the average sales price increased by 33% for detached single-family homes, which is a huge increase for the market. In the gulf front detached single-family market, the average sales price increased by a staggering 93% with the average coming in at $11 Million.

Throughout the year, we have continually seen a gradual, steady climb in sales prices with the average price per square foot trending upward along with it. Inventory throughout 2022 remained low, with the number of sales declining steadily toward the tail-end of the year. With inflation and climbing interest rates major factors in the market, buyers relied on experienced real estate advisors to help them navigate how to use their money in the most efficient way.
