Giving Back To The Local Community We’ve always valued the importance of giving back to our local community, as we are proud to live there. We invest to hopefully make them a better place to live and work. We’re strong advocates of grassroot sports, whilst we’re also involved in a number of community initiatives. Tips For Buying a Home Buying a house / apartment is exciting but, to be honest, it can also be stressful, scary and more than a little painful as you make your way through paperwork, approvals etc. On the next pages will discuss our 8 main tips to look out for when buying a home.

3. PARKING In our experience dealing with past clients, they sold their home mainly based on parking and bought a house on the same street that had off-street parking. Most people say they don’t need off street parking, but think about

1. HOME HEATING The BER rating is very important when it comes to heating a whole house/apartment. The higher the rating, the more efficient it is. Another thing to consider is costs for heating a whole building. If a house has a low BER rating, then your bills will be higher than a house with a high BER rating. Always check if the heating is currently working, as heating and cooling systems are expensive to fix and replace.

2. LIGHTS ETC. Buying a house is a big step, probably your biggest. So you will need to see and check if everything in the property works and how it works. Switch on the lights, flush the toilet and even taste the water to make sure there isn’t any issues with the plumbing. That way you can see if any issues or problems occur and if there is a costeffective solution.

10

it in a couple of years when you might have children and you’re struggling to empty a boot full of groceries with a toddler. Think of the future, not just the present.

4. COMPARE AND CONTRAST At each viewing of a property, take a note of: proposed finishes, kitchen storage, counter-tops and brands in the appliance package, the number of bedrooms, built-in storage, overall square footage, number of bathrooms, rear access, off-street parking, distance to shops and schools, bus or rail stops, ambient noise from overhead flight paths or busy road, and the asking price.

5. AREA An important thing to remember is don’t just look at the building. The area is also very important. Have a walk or a drive around the area. Try and talk to neighbours, find out information on the area; is the area prone to flooding? Is the driveway shared with another property? If there are fences, were they built accordingly and positioned correctly? When you buy house, its surroundings are just as important.

6. BUILDING STRUCTURE The structure of a building is important. Was it built correctly and safe? It is a good idea to visit a viewing with an impartial builder or architect. Family members or friends may be too emotionally invested to give you any honest advice. A good example of a bad building structure disaster is the Priory Hall development.

7. NATURAL LIGHT A house really looks its best when filled with natural light and even better, it makes people happy. Imagine finding out after you’ve moved in that your house looks dull and dark without the light switches turned on. Disappointment doesn’t begin to cut it.

8. NOISE Street noise is a factor to consider too. Are there nearby nightclubs/ pubs that might keep you awake during the night or when the windows are shut, do they keep the noise out? Is there a busy road nearby, the noise of the cars etc.?
