Going green

The opening of Ilkeston’s iconic Toll Bar House takes place this month following a refurbishment that has seen it transformed into a leading eco-friendly base for small and growing businesses.

Erewash Borough Council has worked with J Tomlinson on the project, with green credentials at the forefront through low carbon and renewable technologies. This includes roof-mounted solar panels, upgrades to heating, lighting and water systems, window replacements and new thermal insulation.

Erewash Borough Council has invested £425,000 and together with its partners have redeveloped and revitalised the building as part of the £976,000 environmental project to transform it into an energy and water efficient building to help combat climate change. The refurbishment of the art deco landmark will provide 27 offices for small companies. D2N2 - the Local Enterprise Partnership for Derby, Derbyshire, Nottingham and Nottinghamshire allocated £425,000 from its Local Growth Fund allocation towards the refurbishment. Contractor J Tomlinson, working with the council, also secured a further £126,000 from the government’s eco-friendly Public Sector Decarbonisation Scheme.

Councillor Michael Powell, Lead Member for Regeneration and Planning, says: “Energy efficiency is at the very heart of this regeneration project. It will provide much-needed quality accommodation for businesses.”

D2N2’s Chief Executive Sajeeda Rose adds: “We are committed to supporting the delivery of green growth. This project will create new space for small businesses to grow and develop in Ilkeston, helping to transform the local economy.”

At the Core - the way forward

Erewash Borough Council’s Core Strategy, also known as the Local Plan, is our borough’s key planning policy to meet government targets of building around 6,680 new homes by 2028.

Residents have had their say on the proposed sites for new housing through two rounds of public consultation. The council is currently reviewing and considering all responses received from the most recent public consultation, and following this, an updated draft of the plan will be finalised including policies on housing, employment, town centres, green infrastructure and transport.

If the draft plan is approved by the council it will be subject to a further, third round of public consultation at the end of this year. The plan would then be considered at a local inquiry by a Planning Inspector appointed by the Secretary of State, before being returned to the council for a final decision at the end of next year.

Councillor Michael Powell, Lead Member for Regeneration and Planning , says: “The reality is that we have to meet the housing needs for the residents of our borough, initially over the next five years, and then the next two decades. This process is vital in meeting the targets the government has set. We have listened to comments, reviewed them in detail and made changes as we move forward.”

The plan so far has been to prioritise development on sites within built up areas, and to promote new village communities on the southern part of the former Stanton Ironworks site and at West Hallam Depot. However, as those proposals would not deliver enough housing, it is has also been proposed to release Green Belt land west of Cotmanhay Wood, south-west of Kirk Hallam, north of Spondon, and at Acorn Lane east of Derby. Employment land has been proposed on the northern part of the former Stanton Ironworks site.
