2020 Neighborhood Autumn Concert at Water’s Edge Park & Pond a great success! On again, off again…a theme consistent with every aspect of life lately. After initial approval for the concert from Stone Crossing HOA’s Board of Directors, we then had multiple conversations with experts in the community to determine if it was a responsible, safe thing to do. In late August, we consulted the Sherriff and Springs Police, the County and State Health Departments, and medical Marquesa Hobbs, Realtor professionals again, and the outdoor event was deemed safe to proceed. We switched into high gear to get this fun event on the calendar, planned and delivered on an incredible, warm September evening! Dozens of families came by to enjoy some outdoor respite and relaxation while eating food from fantastic food trucks. Folks enjoyed catching up with new and longtime neighbors, while observing the new “normal” guidelines. The highlight of the event was the always fun and energetic local band, The Martini Shot! As a resident of both Middle Creek Manor for 12 years, and Stone Crossing for the last 4 years, the best part for me was seeing so many familiar faces while bringing many of us together to begin the weekend and end a long season of quarantine in the fresh, Colorado air. Special thanks to the Stone Crossing HOA Board of Directors, my partnership sponsors, Jim Harmelink from Lendello Mortgage and Angie and Brian Cooper of Unified Title Company, also Stone Crossing residents. I’m also grateful for the 15 neighborhood businesses who donated more than 20 unique and fun raffle items. See list of sponsors and raffle donors is inside this edition. As you know, COV-19 has been very challenging for small businesses; please get out and support them and enjoy the convenience of having so many in our neighborhood. Q3 2020 - Summary

• Active Listings for Q3 were down 2199 units <45%> • Sales for Q3 were up 774 units compared to last year (18.9%) • Single Family Building Permits hit 1393 for Q3 (31.2%) • Median Price for Q3 is up to $381,298 (16.3%) • Average Price for Q3 went up to $430,199 (16.6%) • Just 16.0% of sales in Q3 were under $300K • 30-Year Fixed Rate Mortgages are near all-time lows still (2.88%) In September, REALTOR.com ranked Colorado Springs as the hottest real estate market in the country. With pricing gains in excess of 16% and an extremely low listing inventory, it is easy to understand why. When comparing activity during September 2020 and 2019, we saw a dramatic increase in activity in all price ranges, including higher ranges. The pandemic is adding pressure to our market as people are migrating to the Front Range in search of improved financial/health/quality of life options. Additionally, the job opportunities are improving with all of the local development including the US Olympic Museum, downtown stadium opening next year, Amazon’s massive distribution center opening in 2021, I-25 & Powers Blvd interchange project, and lots of new dining and entertainment. The 3rd Quarter of 2020 had the most sales ever recorded in any quarter and massive price appreciation in excess of 15%. Continued low mortgage rates are converting more renters into homeowners. The high-end market is heating up too with more sales in excess of $1,000,000 than recorded in any other quarter. There are some concerns on the horizon including affordability as prices may outpace wages. Additionally, the unemployment rate may push some homeowners into foreclosure, along with those who elected forbearance but weren’t prepared to pay amount due when it ended.

NEWS What’s Going at the Victory Ridge Development? Article by Colorado Media Group

The active, multifaceted development site, Victory Ridge continues to progress along the southeast corner of Interquest-Voyager intersection. Leading the retail marquee to complement ICON Cinema, is the widely anticipated In-N-Out Burger, opening this fall. Other food brands joining the flourishing development include: Panda Express, Qdoba, Chipotle, The Purple Toad, Slim Chickens, and First Watch Daytime Cafe. New fuel and convenience store services include: Kum & Go along northbound Voyager, and California-based United Pacific along the eastbound Interquest corridor. Other retail venues include Sherwin-Williams and Glo Nail Salon with several other businesses in site selection mode looking at the development as a possible location. Businesses will occupy Class A space at the Offices at Victory Ridge, which has been redone after sitting dormant for nearly ten years. These buildings will offer a total of 145,053 SF. Business suites start at $39/SF triple net and a tenant improvement allowance (TIA) of $50.00. Spaces for business start at 6,178 SF. Retail spaces start at 1,333 SF up to 6,933 SF and a $41/SF NNN and $50.00 TIA. Progressive Casualty Insurance Company has signed an 18,089 SF lease at this location. (Source: CBRE.us/properties) In addition to the retail outlet, In-N-Out Corporation will open a 150,000 SF office complex, and a separate 100,000 SF regional distribution facility, both to employ about 500 workers.

to build 200+ townhomes. The campus will have two hotels, Hyatt Place and Cambria Hotels, and medical office space. Victory Ridge, Interquest Marketplace, and Interquest Development represent a massive surge of growth and new services. Great news for current residents, in terms of convenience and variety, plus new job opportunities and an economic boost for area neighborhoods. The challenge for longtime residents will be increased traffic congestion and increased busyness to this formerly quiet part of town.

“The Offices at Victory Ridge is the first Class A speculative office development in Colorado Springs in over a decade, and securing a commitment of this caliber predelivery is a major win for the project and the market overall,” said Brad T. Bird of CBRE’s Colorado Springs office. Initially, the city planned a recreational area, the Larry Ochs Sports Complex, named after the former Colorado Springs Mayor, which fell through. Powers Boulevard - Voyager Parkway - I-25 Article by Colorado Media Group

Anyone living on the north end of Colorado Springs knows the extension of Powers to I-25 has been an inevitable project. The good news for Flying Horse residents is, it will be a while longer before Phase 2 will commence. Earth movement is well underway for Phase 1 - the $55M section that will connect Voyager to I-25. Evidence of progress is most apparent in Polaris Pointe near Bass Pro. The extension will present an improved route to get to COS Airport and Peterson AFB as well as, those headed to work at the Air Force Academy and Denver from the east, and will alleviate congestion on other tributary roads off I-25 on the south end of town.

The red bold line represents the entirety of the Powers Blvd. to I-25 extension. I-25 to Voyager, currently underway.

Funding comes from part of the sales tax in the Copper Ridge Metropolitan District. Since Phase 1 is fully funded, no additional assessments to the public will be submitted. Phase 2 will connect Voyager to the current Powers/Hwy83 intersection; hence, completing the project. Cost and start date for Phase 2 are not known at this time. Once complete, travel on Interquest and North Gate is expected to drop 20% or more from east side residents who are using those roads to get to I-25. Right now, Interquest is accounting for nearly 19,000 vehicles per day. I-25 to Voyager detail shows ramps coming through Polaris Pointe that begin near the current North Gate interchange

Update for Interquest Marketplace & Polaris Pointe

Ajacent to Victory Ridge to the northwest, is Interquest Marketplace, which had been about 50% developed until 2020. Regal Cinemas, Drury Inn, Brunswick Zone, and Great Wolf Lodge, Cheddars, and Colorado Mountain Brewery have held on as anchors for the development. In 2019-2020, Starbucks, Zoup, Dickey’s BBQ Pit. Taco Bell, Jersey Mike’s and Freddy’s all opened up, making the area a hot spot for nearby residents. Since the new year, several new businesses have joined the complex including Scheels All Sports, which will have a Ferris Wheel in the entry and giant fish tanks (Spring ‘21), Chase

Bank, Chili’s, Parry’s Pizzaria, UVA Wine Bar, Subway, and Clean Juice. Multi-family residential also completed construction along the Voyager corridor, adding the Overlook at Interquest and Springs at Allison Valley. Services that have joined the complex include Chase Bank, ENT, Bank of Colorado, Lady Janes Haircuts, and Comfort Dental. Still to come in Spring 2021 at Polaris Pointe are two new and fun venues: Crush Golf and 360° Trampoline Park.
