strategic selling price. I provide you with the best case, and worst-case scenarios. In most cases, I am spot on with pricing, but there are many factors that determine the final outcome. Time on market, sales prices of similar properties, new inventory, and the ever-changing economy, are just some of the factors that influence final sales price. My goal is to price your home to sell, with the highest value in mind. The Focus 1st software I utilize to determine the value of your home shows us accurate list price to sales price ratios, but my monthly updates will keep us in tune with present trends. Thoroughly research and analyze all recent sold properties as well as current competition. I prepare a Comparative Market Analysis (CMA) to help you determine the current optimum list price for your home. FOCUS 1ST Software: I use the latest technology in determining the value of your home. Typical agents only use the CMA and a few comparable to find the value of your home, which takes into account where values were. FOCUS1ST analyzes market trends and projects where values are going, which is essential to know where the market is headed. • • • • •

There is absolutely no doubt that a staged home in pristine condition is going to be the popular choice with buyers when given that option. Making sure your home is in top condition is imperative to getting your home sold. I will assist you with getting it just right on the front end of the process. In most cases, we may use all of your own belongings to set the perfect stage. However, making sure it is clean and tidy along the way will be up to you. Make sure to have the windows washed, baseboards scrubbed, and cabinetry oiled. It really does make a huge difference to take the extra time to make it sparkle.

Do NOT discuss price, terms, possession, or other factors of the home with potential buyers or with their showing agent. 21. Please DO NOT tag along with the buyer’s agent. If possible, leave the house during showings. This allows the buyers to feel free to ask their agent questions. Remember, their Realtor knows the buyers and their requirements, how to over come their objections, and how to show them the advantages of buying your home.

9 Common Mistakes Hom Mistake #1 Using a Real Estate Agent Instead of a Realtor®

It’s important to remember that the terms “Real Estate Agent” and “Realtor” are not synonymous. Realtors provide an extra level of service and experience, and you must be a member of the National Association of Realtors (NAR). NAR promotes real estate information, education, and professional standards and members adhere to a strict code of ethics founded on the principle of providing fair and honest service to all consumers. Realtor business practices are monitored at local board levels and Arbitration and disciplinary systems are in place to address complaints. This local monitoring keeps Realtors directly accountable to the individual consumers they serve; therefore the consumer is more likely to find better service and accountability by using a Realtor.

Mistake #2 Complacent Marketing when Selling a Home

When selling your home, there are no guarantees that the ultimate buyer of your home will simply walk through your front door. In many cases, we may have to bring your home to the buyer. Effective marketing will help ensure that your property receives maximum exposure to attract a ready, willing and able buyer in the shortest period of time. Ask your Realtor to list all the ways he or she intends to market your home, and on what time-line. Also, be sure to ask about ways your home being advertised on the Internet.

When you’re preparing your house for sale, remember the importance of first impressions. A buyer’s first impression can determine if they still want to go inside to look. It is estimated that more than half of all houses are sold before the buyers even get out of their cars. With that in mind, stand in front of your home and take a realistic “fresh look” asking yourself how to improve “curb appeal.” It could make a huge difference in your final sales price and Time on market!

Be up front and disclose to your Realtor any problems with the property. Most issues will be discovered anyway. A decade ago, health and safety issues were rarely a part of the typical real estate transaction. Today however, it’s common for inspections relating to health, safety, and even environmental concerns to be a part of most sales contracts. In many states, the seller must disclose to the buyer any knowledge of existing property problems. These issues have been or can be factored into the home’s listing price.

No, you do not. To A Prospective Buyer, you will be better served if you allow your Realtor to do their job without you there. Most potential buyers usually feel more comfortable if they can speak freely to the real estate professional without the owners being present. If people are unaccompanied by an agent, and request to see your property, you should refer them to your real estate professional for an appointment.

Mistake #7 Not Knowing how to Price Your Home to Sell

Perhaps the most challenging aspect of selling a home is listing it at the correct price. It’s one of several areas where the assistance of a skilled real estate agent can pay for itself. Listing the home too high can be as bad as too low. If the listing price is too high, you’ll miss out on a percentage of buyers looking in the price range where your home should be. This is the flaw in thinking that you will always have the opportunity to accept a lower offer. Chances are the offers won’t even come in, because the buyers who would be most interested in your home have been scared off by the price, and aren’t even taking the time to look. By the time the price is correct, you have already lost exposure to a large group of potential buyers. The listing price becomes even trickier to set when prices are quickly rising or falling. It’s critical to be aware of where and how fast the market is moving - both when setting the price and when negotiating an offer. An experienced, well-trained agent is always in touch with market trends, often to a greater extent than appraisers, who typically focus on what a property is worth if sold as-is, right now.


Mistake #8 Not Planning Your Move Early Enough

Many sellers don’t plan their move early enough, and then feel overwhelmed when it’s time to move out of the house. If you are able to move at any time of the year, don’t wait until summer during peak-moving season. Consider the first and last few days of the month are extra busy. If you plan to sell your house, get it on the market as soon as possible. Keep a record of all expenses related to the move, some of which may be tax deductible. Fill out the Personal Household Inventory for each room. This is important for establishing the amount of declared valuation for the shipment and as a permanent inventory for insurance purposes. List belongings accordingly, year of purchase and original cost of each item as close as possible and to the best of your knowledge. Attach any invoices or records of purchase to the completed inventory.

Prepare a separate high-value inventory if the shipment will contain articles of “extraordinary” value. The following list may include: Also, unless you have been given a binding-moving estimate where a firm cost is established in advance, the exact cost of a move cannot be determined until after the shipment has been loaded on the van and weighed. The weight on which charges are based is calculated by weighing the van before and after loading. The total cost of the move will include transportation charges, any charges for declared valuation, plus charges for any extra services performed at your request. These charges are based on tariff rate schedules.

The ultimate goal is to provide the best opportunity and maximum exposure to obtain the optimal offer that supports your time frame.

Understanding How RealtorsÂŽ Are Compensated A commonly misunderstood parts of the real estate process is how Realtors are paid. The following is quick synopsis that outlines many of the essential aspects of how quality Realtors earn their commission. First: There is a big difference between Realtors who dabble this industry to make commissions, and those who make a career in this industry because they love working with and helping people find the home they want and need. ERA Shields Realtors are career professionals. An Investment of Time: In the typical real estate transaction, when I represent the sellers, my investment in time is between 75-100 hours in addition to the marketing & advertising expenses, which for me are around 1% of the total sales price. I call this time and money spent an investment, some might call it a gamble since I do not earn a dime unless I am successful in getting your home sold. Why Professionals Work with Real Estate Companies? I am an independent contractor working for ERA Shields Real Estate. This simply means I pay ERA Shields to oversee my actions and provide me additional services, which I pass along to my clients. ERA Shields does NOT pay me a salary or any health benefits, my compensation is 100% commission. All of my expenses are mine to bear. My Fees: My professional service fee (the industry term is, commission) is 3% of the actual sales price of your home. This fee is based upon the services I provide, my experience, and the cost of doing business. You are also charged an additional 3% commission (for a total commission of 6%), which goes to the real estate agent who brings the buyer. I also like to remind potential clients that agents are all different, as are the services each provides. What I Do During Your Transaction ... Here are just of few of the tasks I will perform behind the scenes and ensure your transaction is as seamless as possible. • Research ownership of property

• Negotiate amendments or counter offers

• Research legal description of property

• Deliver signed offer to seller’s agent

• Research all comparable currently listed properties

• Account for earnest money deposit

• Research previous sales activity in the neighborhood you’re interested in order and review property profile from the tax information • Order and review Assessor’s tax information • Complete market study and total market overview • Contact seller’s agent and discuss sellers qualifications and negotiate an offer • Complete all needed forms for the transaction • Negotiate amendments or counter offers • Relay loan status to seller • Provide copies of contract, addendums, closing and control forms to title company

• Ensure lender requirements are met • Consult/assist in arranging financing • Schedule follow up on appraisal • Provide comparable sales for appraiser • Review and appeal if appraisal is low • Confirm verifications of deposit and employment have been returned to lender • Monitor loan processing through to underwriter • Contact lender weekly to track and monitor processing • Coordinate closing date, time and location with seller, lender, buyers, sellers agent and title company • Final walk through for buyer

• Oversee entire closing process

• Review inspection results and negotiate any home inspection rejections
