Grocery/Multifamily Building Architecture Description Conceived to ingrain the DNA of the McMillan Sand Filtration site within the fabric of our building, the following design concepts are explored. • Filtration – A louvered “filtration” façade system veiling the residential areas of the building embodies the historic function of McMillan. This façade modulates the massing of the building and has a kinetic appearance as one moves around the site. • Simple Geometry – The residential area of the building is articulated as three simple bars along North Capitol Street, recalling the rhythm of the sand bins. This open-ended massing strategy reduces the building’s scale as viewed from the town homes across North Capitol Street. • Grid Façade – The predominant ordering device that one experiences at the existing McMillan site is the grid; both in the diagonal patterning of the manholes upon the plinth and the Cartesian structure of the groin vaults below. This rigid organization provided the inspiration for framework of the façade system. • Banded pattern – The method of constructing the board-formed, poured-in-place sand bins reveals the hand of the artisan and can be read on each concrete surface. The banded pattering of the filter facade system creates a reciprocity to the datums of the pour joints and formwork cadence of the sand bins. • Framed Openings – The distinct treatment of the portals in the sand bins and regulator houses are reimagined as frames containing balconies for the residences. These portals reflect the placement of the three sand bins located in front of the grocery. A fourth balcony wraps the building corner, acknowledging the sand bin at the intersection of the North Service Court and Quarter St. • Canted Cell Wall – An abstracted plinth containing the grocery program features a canted wall facing the North Service Court that embodies the original retaining walls found at McMillan.
