Construction Work Has Started on the New Sheltered Housing Development Construction work has started on the new sheltered housing development in Saltcoats. The construction work is being carried out on behalf of North Ayrshire Council and the new unit has been tailored to the needs of the older population of North Ayrshire. The project has recently had their ground-breaking ceremony and is thought to be the first sheltered housing project delivered by the construction and infrastructure partnership Hub South West for North Ayrshire council.

Hub South West Scotland have never taken on a housing project before, and this project will therefore be a great way for the organisation to expand into a new sector. The hub; a partnership that seeks to enable the design and construction of community facilities and services, hopes to demonstrate the excellence of the supply chain in this area. The contractor for this project is a local construction business, Ashleigh Building Ltd.

The £6.1 million project will deliver 36 new dwellings and will be located on the former Canal Court site in Saltcoats.

The sheltered accommodation is expected to be complete with the handover of the project back to North Ayrshire Council predicted to take place on the 31st of July 2018.

When complete, Canal Court will offer 36 one and two-bedroomed flats. All of the accommodation will be wheelchair accessible and on the site will also be a social services hub which will allow older people to live independently in their own homes.

The Canal Court complex is a great contract for Ashleigh Building Ltd, as a tier-1 contractor as is allows them to boost their local employment figures and also improve their apprenticeship programme and offering other supply chain opportunities in the area.

There will also be a range of communal areas constructed such as a lounge, dining room, private courtyard and a ‘visiting services’ room. The construction of the Canal Court complex will showcase the excellent supply chain services on offer in the area.

Chinese firm buys cladding giant Permasteelisa for £426m Leading Chinese construction giant Grandland has bought loss-making cladding manufacturer Permasteelisa for £426m. Permasteelisa was sold by its Japanes owners Lixil Corporation. Under the ownership of Shenzhen-based Chinese curtain walling rival, Permasteelisa’s headquarters will continue to be based in Vittorio Veneto in Italy. Permasteelisa has made big in-roads into the UK high-rise market in recent years and secured the cladding deal on the Shard in London. But as a whole the Italian cladding

specialist ran up losses of £21m in the year to April 2017 from revenue of £1.2bn. Riccardo Mollo, Permasteelisa CEO, who will remain in the position following the transaction, said, “Combining Permasteelisa’s position as a premium leader in the market and scale across EMEA, North and South America, and Asia Pacific, along with Grandland’s industrial integration capabilities and strength in China, will create a truly global leader in the curtain wall segment. “ While Permasteelisa will maintain its operating independence globally, the opportunities for operating synergies with Grandland are tremendous.”

Lixil president Kinya Seto said: “We believe Grandland will be a strong complementary fit for Permasteelisa and an ideal partner to invest in and grow Permasteelisa’s business in the future, especially in the fast-growing Chinese market”

Balfour replaces Costain on Hinkley Point tunnels job Balfour Beatty has replaced Costain as preferred bidder for the Hinkley Point C nuclear power station tunnelling and marine works package. The four-year package understood to be worth £200m-plus will include the construction of three marine tunnels to form part of the vital cooling system for the nuclear power station. The project involves driving a total of 9.5km of both onshore and offshore tunnels of around 7m diameter. Balfour Beatty was originally bidding for the scheme in joint venture with Morgan Sindall. But EDF Energy opted for Costain in the original rounds of bidding in autumn 2013. The decision to switch contractor is a blow to Costain, which had mobilised and started design work on the water cooling systems.

ISG set for 2.2m sq ft Amazon mega-shed ISG is tipped to take a 2.2m sq ft mega-shed project in Bristol for online retail giant Amazon. Amazon has bought 33.5 acres of land at Severnside Distribution Land’s logistics development at Central Park, in Avonmouth. A deal on the build contract would be a coup for ISG as the Avonmouth scheme is the first the retailer has self developed. The shed will give Amazon 16 ‘fulfilment’ centres, including new openings in Doncaster, Warrington and Tilbury. It will incorporate a similar design to the fourstorey, 22m high Amazon warehouse building being delivered by McLaren Construction for joint developers Roxhill and the Port of Tilbury. This is based on 550,000 sq ft floor plate The south west distribution park is providing a strong pipeline of work for specialist contractors. McLaren Construction has also just finished a 1.2m sq ft shed for homeware giant The Range in a project said to be worth £90m at the site.

Bond Bryan Architects project ‘Charles Street’ shortlisted for Brick Awards The annual Brick Awards celebrates the use of clay brick in every aspect of design and construction. Recognising the excellence of architects, developers, manufacturers and brickwork contractors, the Brick Awards has established a reputation as one of the industry’s most respected and well-attended events. Brickwork is a key component of the Charles Street project and its context; Bond Bryan approached the design and detailing of this element as an opportunity to engage with the immediate context whilst also reflecting the historical significance found within the detailing of the adjacent Grade II listed Butcher Works building. All bricks for the project were provided and made bespoke by Forterra in the Wilnecote factory in Staffordshire and installed by Marlborough Brickwork Contractors.

Bond Bryan Architects is delighted that its Sheffield Hallam University, Charles Street project has been shortlisted for the Brick Awards within the Education Building Award category. The prestigious awards ceremony, hosted at The Hilton, Park Lane, will take place 9 November 2017.

Working alongside the specialists, Bomd Bryan Architects utilised a pattern of projecting headers with single and double cant brickwork to create depth and to address scale and massing.
The completed elevations provide a real sense of place within the city’s Cultural Industry Quarter (C.I.Q.) and ensure a distinct dialogue with the listed building.

A strong set of results revealed the cashback bonanza continues for Persimmon shareholders as the company paid out £416m in special dividends bringing the total payout so far to £1.5bn. Persimmon enjoyed an underlying profit margin of 27.6% as pre-tax profits rose 30% to £457.4m from £353.2m last time on revenue up 12% to £1.66bn from £1.49bn. Increases in home completion rates lagged profit rises at 8% with 7,794 homes finished compared to 7,238 last time. The company said: “We are pleased to report that the majority of the margin improvement year on year has been secured through strong control over our development costs, with the remainder delivered from improved land cost recoveries. “We will continue to pursue strong control over our costs to deliver the best outcomes for our shareholders.”

GB Building, which collapsed two years ago, had been lined up for the plot E development as part of the framework agreement with the university. Now it is envisaged construction of the 480-room project will begin by June next year with the buildings being operational two years later. The University expects four firms to be short-listed to bid for the tw0-stage design and build contract. Prequalification documents must be returned by 15 September and can be found on the portal site. The successful contractor will be engaged in a preconstruction services agreement with the University to develop a full design and contract sum for the works.

RMJM to design for Sun Yat-sen University RMJM Shenzhen has been awarded the design of the Shenzhen Campus of Sun Yat-sen University.

heritage of Sun Yat-sen University culture, with particular attention to Lingnan traditions.

The new campus will be located in the Guangming District, where the Dongguan Yellow River meets the Gongzhu Mountain, and will house medical and science facilities for 20,000 students. Stage one of the project will cover an area of 150 hectares, with a construction area of 1,200,000 mÇ .

“We wanted to create an innovative, vibrant and unique campus, where learning and leisure spaces are well balanced. But we also wanted the Campus to be sustainable, with a low-emission footprint, well integrated into the community and easily accessible through eco-friendly transports,” said Yang Hua, RMJM Shenzhen Principal.

The concept, developed in collaboration with Professor He Jintang of the SCUT Architectural Design and Research Institute, draws inspiration from the natural landscape surrounding the Campus as well as from Sun Yat-sen University’s long history and was developed adhering to four key themes: Mountain, River, Ritual and Learning. The mountain shape of the development is displayed through buildings set within a band of greenery to form a structure with architecture-ecological integration. Water is represented through the sports and leisure centres on the river’s North bank.

“I would like to extend my special thanks to Professor He Jingtang and his team, and, of course, to our team in Shenzhen who worked tirelessly on this project,” concluded Yang Hua.

Along the North-West axis, visitors can grasp and understand the University’s history suggested by the memorial arch, Sun Yat-Sen Statue, the library and other points of interest. Finally, the learning and research facilities will embody contemporary ideas of interdisciplinary learning methods and are arranged adjacent to public facilities. The concept for the Shenzhen Campus embodies the

Aluprof on Refurbishment

Back in the late 1960’s, Architect Richard Rogers designed and completed ‘22 Parkside’ with his then wife Su Brumwell, he considers this residential project to be one of the best examples of his early work. He links it to a far more spectacular and famous building, the Pompidou centre in Paris, which he had just begun work on at the time with Renzo Piano. Four years ago, 22 Parkside was granted Grade II listing and is now widely regarded as one of Lord Rogers best examples of his early postmodern architecture. Lord Rogers donated the building to the Harvard Graduate School of Design who appointed architect Philip Gumuchdjian and his practice to refurbish the property whilst maintaining the unique appearance of this iconic structure. One of projects’ features was its design as a kit of parts that could be quickly assembled on site, something that was quite radical at the time. During the refurbishment, one of the main criteria was the replacement of all 36 wall panels. These were the original 2” thick aluminium faced ‘Alcoa’ wall panels, complete with a rigid Asbestolux lining and polyurethane insulated core. With the safe removal of the asbestos filled wall panels, the original aluminium framed doors, windows and ventilators were removed from the panels and refurbished. With the assistance of Aluprof UK, new panels were designed around the company’s high-performance MB-59S system which were of 75 mm thickness and incorporated a rigid polyurethane insulation and fireboard covered with a 2mm powder coated aluminum skin to both sides. The new panels were designed to match the original Alcoa panels and consisted of a new jointing ‘zip’ gasket, again to match existing, extruded from EPDM. The original aluminium framed doors, windows and ventilators were then refitted into the new panels with new EPDM gaskets. The newly installed panels now have a U value of just 0.4 W/m2K. Aluprof are delighted to have been involved with the grade II listed project which typifies the companies flexible and bespoke approach to all construction projects, either new or of a complex refurbishment arrangement such as this.

Aluprof’s extensive range of systems which include unitised curtain walling, sliding folding doors and a wide range of window systems are increasingly being specified on a variety of residential and commercial projects across the UK. All systems are designed and installed by selected, specially trained companies to ensure each product meets the Aluprof exacting standards. Further information is available on the company website at and specialist advice is available directly from Aluprof’s UK offices on 0161 941 4005.

Blue Roofs; What are they and our existing buildings to impl Written by P Wilcox-Moore – Axter MD, photography by bptw partnership

Our climate is rapidly changing. Climatologists are predicting wetter winters, significantly increased rainfall over short periods and a certainty of more extreme weather events. This means we need to look at more sustainable and affordable solutions for flood mitigation. The traditional approach to storm water management was to remove water from the building as quickly as possible causing downstream flooding. However, in new developments we have learnt how to attenuate storm water at ground level and flood prevention measures are now commonplace. These measures have been driven by legislative requirements imposed upon new developments within Sustainable Urban Drainage Systems (SuDS) regulation. Our built environment comprises vast areas of hard impermeable surfacing in the form of roads, walkways and roofs, which means that in storm conditions traditional drainage systems are often overwhelmed and flooding occurs. SuDS demands that rainwater water falling across a development site is not channelled directly into storm water drains and immediately discharged into the local watercourse. Alternatively, the drainage system should be engineered to mimic a natural water management process, where rainfall is attenuated and filtered such as when percolating through permeable material such as earth and rock. Flood mitigation is currently achieved through the installation of below ground storage tanks with specialist attenuation control mechanisms. These measures can significantly minimise the impact of storm water on the downstream drainage system. However, these solutions require substantial earth works and are often expensive, especially if collected storm water must be pumped out of storage. However, there is a better, more cost effective and simpler solution to storm water mitigation and SuDS compliance that is gaining credibility with Architects, Designers and Engineers alike. The control of water from where it first lands, at roof level, and attenuating through gravity, thus the creation of a ‘blue roof’. Gravity provides a simple and cost effective way to attenuate storm water flows, by temporarily holding rainwater back on the flat roof. A temporarily retained rainwater depth of just 3 inches on a flat roof would severely reduce ground level flooding and the impact of drainage system overload of even a big storm.

d can developers make use of lement this concept?

Blue roof theory need not only be restricted to new developments. Significant gains could be achieved by managing flood risk through the installation of blue roofs on existing building stocks and the refurbishment of an existing building offers this opportunity to the developer. The flat roof is often a significant element of investigation when refurbishing or altering an existing structure. It is often tired and suffering due to a lack of maintenance, yet in general is sound and can easily be upgraded through a simple overlay to last for another 20 years, especially in the case of bituminous membrane systems.

An inexpensive roof survey, which professional waterproofing systems manufacturers will undertake free of charge, will determine what is required to upgrade the drainage, waterproofing and insulation system. A comprehensive survey by a building surveyor and structural engineer would also determine if the structure requires any alteration to be able to accommodate a blue roof system. However, depending on the age of the building, the roof structure in general should not require further design consideration to accommodate additional imposed load. 3 inches of water across the roof weighs less than a heavy snowfall, a design factor that must be taken into consideration on all roofs.

To conclude, every building will be different and a bespoke engineered waterproofing and drainage strategy must be designed for every project. The specified waterproofing system must be robust and installed to the highest quality standards. The roof should be a warm construction and inverted roof designs avoided and professional guidance should be engaged to ensure compliance. If these basic principles are followed, I believe we can quickly achieve a successful national strategy for sustainable and affordable flood mitigation at roof level within the refurbishment sector. 01473 724056

OUT OF HOURS TECH SUPPORT DURING THE Rinnai, the UK leader in continuous flow hot water delivery systems and units, has introduced a new service which gives contractors access via telephone or internet to unlimited Technical Support and Management. The service is available, free of charge, with immediate effect to all installers, premises owners and facilities managers which have Rinnai units or systems on site.

and external models have 105% net efficiency. Rinnai Infinity condensing units also exceed all the demands of Part L Building Regulations.

“We are offering customers a minimum of 12 hours per each working day – from 7.00am until 7.00pm - of dedicated Technical advice, support and information,” says Rinnai head of operations Chris Goggin.

Rinnai units can be used as a gas booster to solar thermal or heat pump installations maximizing renewable heat gains. It is the only booster that ensures a hot shower or bath any time of the day or night. The rest of the time the gas fired unit is inactive minimizing energy usage.

“Our units and systems are low maintenance and high performance with the lowest or minimal mal-function rates. But we see our role as ensuring that customers - contractors, consultants, end-users - have that extra peace of mind in terms of Technical Information & Support out of ordinary working hours. Each site is unique in its requirements and installation configuration so we are here ready to help, by telephone or by internet,” he adds. Rinnai’s range of continuous flow gas fired water heaters includes heavy duty and condensing units which are all engineered and ErP rated to produce the highest efficiencies and lowest running costs of any hot water heating unit. For example, the Infinity HDC1600i, Rinnai’s premium condensing water heater has been tested to below 20 ppm NOx, producing the lowest emissions on the market, with 97% gross efficiencies. There is also an established range of award winning condensing heavy duty condensing internal and external water heaters which give an energy performance of 107% net efficiency while the larger HDC1500 internal

For commercial buildings, Rinnai’s development and investment in integral smart controls for its appliances enable smart integration with sophisticated BMS systems allowing multi data monitoring which in turn identifies areas where energy, service and breakdown efficiencies can be improved. Rinnai also fields a common header flue system to streamline manifolded installations of its award-winning Infinity condensing units. And another simple but effective idea which safeguards against lime scale build up occurring in Rinnai continuous flow water heaters is a scale control system that continually monitors the appliances for lime scale deposits around the heat exchanger. Rinnai also offer the Infinity Solo water heater, the first Rinnai product for the UK which combines the advanced technology of its wall mounted water heaters with a stainless steel storage cylinder all in one. And it boasts very low heat loss figures. For more information on the RINNAI product range visit

Summer garden lighting trends & tips During the warm summer evenings and nights, we Brits like to make the most of the weather, staying out until long beyond sunset with tables packed full of salads and BBQ goodies. While the weather’s right, we want to spend as much time as possible in our gardens; designing your lighting to create an atmospheric space that both relaxes and impresses is very important for when the sun goes down. Indoor and outdoor lighting company, Festive Lights, have produced a list of garden lighting trends and tips for summer 2017 to see you through to the first frost.

Bring the inside out It’s always been about bringing the outside in, but how about changing things up this summer and making your garden an extension of your indoor living space? Hygge was all the rage this winter – making your interiors warm and snug. Whilst it’s more difficult to make exterior spaces cosy and inviting, due to being wide open, using the right furniture, accessories and lighting can create an alluring ambience.

Fairy lights and festoon lighting are key features in making your garden space more enticing this season. They perfectly illuminate any space, not giving off a stark and bright light, but a soft warm glow. Wrap string lights around trees or drape along fences, or string festoon lights across open areas to create a cosy café atmosphere. Lanterns, whether Moroccan style, lit by wax or LED candles, or even colourful hanging lanterns on string

lights, have proved very popular throughout the winter, a trend which will continue into the summer; able to be taken out onto patios and lawned areas for a decorative feature that will not only brighten the space but will be a fantastic talking point. Garden rugs and throws have been a popular trend on sites like Pinterest recently. These are perfect for when the evening turns to night and it starts to get a little chilly.

17 Enhance features Every garden needs a focal point, whether that’s a vast tree, an interesting rockery, or even the brick face of a building. The way to really bring your garden together is to enhance that key feature using strategic lighting. With well-placed lighting, you can accentuate the parts of your garden that give it character whilst drawing it all together seamlessly.

Highlight borders Borders are often forgotten, seeming old fashioned and out of date now, but drawing attention to them can create a comprehensive scheme to your modern garden. You can create this effect by installing strips of waterproof LED rope lighting around the bottom edge of your border. This also makes a great statement for any patios, decking or terraced areas too, to illuminate pathways as well as creating a feature.

Solar lighting In a similar way to highlighting borders and pathways, solar lights are a fantastic option for lighting that can act as both functional and decorative. Not only are they far more energy efficient, saving you money in the long run, but they’re also easy to install and can be left in place for a long time.

Layer your lighting We’ve all heard about layering our clothes in winter, but any interior designer or garden landscaper can talk for hours on the importance of layers in your garden. Bringing together all the above ideas in a thoughtful and well-planned way will allow you to carefully manipulate the atmosphere in your outdoor space. Make sure to create contrast between light and dark to define wide spaces or give the illusion of more space with reflective elements in small gardens. Draw attention to texture on the ground with low level cross lighting, combine it with uplights and downlights on features, define pathways and borders with strip LEDs, then give the space some ambience with fairy lights, lanterns and candles. Be careful to keep balance in your garden though, you don’t want to be lit up like Blackpool illuminations!

Notting Hill Renovation Required Multiple Heating and Cooling Solutions Unico System proved to be ideal for areas with limited headroom

The renovation of a three-story building in the heart of the trendy Notting Hill neighborhood in London required more than just standard upgrades. The unusual open layout of the structure meant adding new heating and air conditioning systems that would preserve the design and accommodate both high and low ceilings, while providing better efficiency than the old system did. To find heating and cooling solutions for the building on Talbot Road, architect Iain Pattie of Halehold, Ltd., consulted The Quantum Group. The challenges were plentiful. The building required heating and air conditioning throughout to replace the inefficient condensing units, which were running on obsolete R22 refrigerant and an inefficient non-condensing boiler. The contractor had to take into account the existing design, high solar gain in summer and heat loss in winter. A traditional heating and cooling system was installed in the open plan areas. But what should be done about the ground floor and basement? The new tenants wanted to use these areas for office space, but with limited headroom it would be a challenge

to heat and cool these areas using a traditional system with bulky, intrusive ductwork. “The ground floor office area underneath the mezzanine level and the office/relaxations area in the basement definitely posed special challenges,” said Rinus Groenewald, Technical Sales Manager at Quantum. He recommended the Unico System, a small-duct heating and cooling system. “We chose the Unico System over standard ducted units because of the reduced ceiling height in both areas,” Groenewald said. “Also, the areas to be served were fairly large, so using wall-mounted units would have been impractical; we would have needed loads of smaller local units.”

Unico slotted vents evenly heat and cool employees in the lower level office space.

Noise was also a consideration for this office space. “The Unico System operates quietly, and we added the Climaver Neto acoustically lined duct to reduce sound even more. It’s a big difference compared to conventional air conditioning systems.” Two Unico System air handlers were installed – one in the basement and one on the ground floor. Discreet, linear slotted outlets from Unico deliver heating or cooling, quietly and efficiently. Tenants have moved into the office and are reaping the benefits of Unico’s quiet, unobtrusive cooling and heating systems. “The contractor loves the Unico product and has used it on a number of projects,” Groenewald said. “Unico’s heating and cooling solutions have been available in the U.K. for 15 years and we continue to be impressed with the performance and reliability of their products.”

Before the renovation, radiators provided heat to the lower level, while a high-wall mini-split provided cooling.

HOW A GREENHOUSE CAN ADD SERIOUS AESTHETIC VALUE TO A PROPERTY Lancashire-based greenhouse and glasshouse manufacturer Hartley Botanic has been making its handmade, made-to-order garden structures for over 79 years. The manufacturer is the Royal Horticultural Society’s recommended greenhouse and glasshouse supplier and is the brand of choice for the UK’s leading horticultural institutions and designers with ‘Hartleys’ commissioned by the RHS, National Trust, and KEW…to name a few.

Many of Hartley Botanic’s clients see their beautiful greenhouses and glasshouses, not just as an indispensable gardening tool, but as a way to add architectural presence and definition to their properties. Here are three inspirational ideas for using a greenhouse as part of an overall home design scheme. Add drama and grandeur to a property With its impressive architectural look a greenhouse or glasshouse can contribute additional drama to an existing property. This is especially the case when choosing a larger glasshouse or those with ornate period features such as cresting and roof finials. This bespoke Hartley Botanic Victorian glasshouse beautifully lends itself to the already imposing façade of this Georgian house in Leicestershire, adding presence and interest. The glasshouse gives the visual illusion of extending the property, and for the homeowner,

provides a convenient all-season section of their garden accessible through a downstairs room. Use as a picturesque extension Attaching a greenhouse to a property effectively adds an ‘indoor garden’ extension creating real visual interest around a home. Take this Hartley Botanic Paxton, abutting greenhouse in Verona Stone. The greenhouse’s colour and design means it works as a seamless and unusual addition to the property’s silhouette. The gable roof and intricate glass panes of the greenhouse adds a new, tangible prettiness to the property and gives the illusion of increased overall size. Extend your architectural vision into the garden Commissioning a bespoke greenhouse or glasshouse means its design can mirror and reflect a property, or even extend its style and presence into the garden. The contemporary design of this Hartley Opus glasshouse

perfectly mirrors the style of the accompanying property, effectively extending its architectural narrative into the garden. This has the effect of unifying both the indoor and outdoor spaces as well as emphasising the overall feel and character of the architect’s original vision.

59mm S-Series Minimax super low-level floor gully Purus launch their brand new floor gully with a total height of just 59mm for both vinyl and tiled floor finishes

Purus, the Swedish manufacturer of floor gullies, is extremely proud to be launching their brand new product – the 59mm Minimax S-Series floor gully for both vinyl and tiled floor finishes.

Total floor drain height of just 59mm! Due to a change in screed depth requirements across the construction industry, Purus have taken the same successful technology as their Minimax 50 and made the gully even shallower: the S-Series gully has a total height of just 59mm including the combined water and mechanical NOOD trap, allowing it to fit into even shallower concrete slabs. With careful planning from the architect, the contractor can now avoid the problematic situation of having to install a vertical outlet floor gully through the slab, and can instead use the brand new 59mm S-Series floor gully from Purus. Stainless steel grates for vinyl and tiled floors are available.

Loo Lady’s Efforts Reaping Results and Changing Places for All A mum with an autistic son has taken matters into her own hands, and delivered a new facility that enables thousands to be a normal family…. Maria Cook has found a venue, raised the funding, sourced and organised the equipment for Crawley town centre’s first Changing Places toilet. As a result, anyone who needs more space, lifting or changing as part of their toileting needs, can now enjoy the town centre, knowing there are suitable facilities. “It’s a life-changer. It means Ryan and I, and all the families like us, who need the extra benefits of a Changing Places, can do ‘normal’ things- go shopping, meet friends for lunch, and relax,” explains Maria. “We couldn’t do this before: we’d have to go home early in case Ryan needed a nappy change. He’s too big now for me to lift without risk of injury. “It isn’t just me, it’s a national issue: there are potentially millions of people who need the space, lifting, changing(*), and it impacts not just on them, but their families. There are tens of thousands of other people with impairments- visible and invisible- that mean they need the extra features of a Changing Places toilet too.” The Changing Places is the culminations of months of effort by Maria, pulling together a team to help her achieve her aim. The Changing Places is on an old, disused public convenience building adjacent to the County Mall. Maria, with the support of her local Councillor Chris Oxlade and County Mall manager Mark Haynes, agreed the space could be used for the Changing Places facility; County Mall covered the cost of the labour for the fit out- removing the old toilets, ceilings, floors, electrics, and installing the new ceiling track hoist, height-adjustable adult-sized changing bench, washbasin, and Clos-o-Mat Palma Vita bidet toilet. West Sussex Big Society Fund (*) Potential users of a wheelchair-accessible toilet with space, bench and hoist eg Changing Places include: - 1.5m wheelchair users - 6.5 million people who have either bladder or bowel incontinence -1.5million people with a learning disability - 1.2million people living with stroke - 62,000 amputees - 30,000 people with cerebral palsy - 13,000 people with acquired brain injuries

donated the money for the equipment and installation. “To achieve a basic Changing Places, a conventional WC would have sufficed, but I really wanted the Clos-o-Mat wash/dry toilet, having listened to feedback from upcoming users,” added Maria. “It’s a toilet to end all toilets! It’s much more hygienic for whoever’s using the loo: it has build-in washing and drying, so there’s no need for wiping with loo paper. If you care for someone like Ryan, that’s your reality: you have to wipe their bottom because they can’t.” Under latest Building Regulations and good practice guidelines, a Changing Places toilet is ‘desirable’ in buildings to which numbers of the public have access; the latest Women & Equality Parliamentary Select Committee report has recommended that Changing Places become a required element of any new large building. Since the concept of Changing Places was launched a decade ago, almost 1000 have been opened across the UK. Under British Standards, a Changing Places is in addition to conventional (Building Regulations Document M) wheelchair accessible toilets, and provides 12m2, with additional equipment including an adult-sized height adjustable changing bench and ceiling track hoist. Clos-o-Mat is Britain’s leading provider of helpful toileting solutions, at home and away, including Changing Places and their similar Space to Change facilities. Uniquely, the company can provide an in-house, ‘onestop-shop’ complete package for ‘away from home’ assisted accessible toilet facilities, from design and commissioning, through to project management, supply and installation, and can also provide subsequent maintenance and repair. Its website is the most comprehensive resource available about Changing Places for campaigners, providers and specifiers alike. It offers a raft of free support information including white papers, calling cards, CAD blocks, video and case studies. - 8,500 people with multiple sclerosis - 100,000 people with muscular dystrophies - 5000 people with motor neurone disease - 8,000 people with spina bifida - 120,000 people with a stoma - 3.8million adults morbidly obese - 0.8million disabled children - 8.7million people with osteoarthritis - 400,000 people with rheumatoid arthritis

Whether you’re looking for something sleek and simple or prefer an industrial look in the bathroom, the collection has something for all interiors. The new furniture collection also offers the nanotech finish, Fenix. Fenix is a highly innovative material for furniture production launched in 2014. The Nano Tech particles used in the surface material are so small that they cannot be seen with the naked eye, and this technology enables furniture in this finish to offer features not available with normal acrylic surfaces. The Catalano Premium and Star furniture collections are available in on trend Fenix Charcoal and Fenix Stone for subtle elegance and also in the striking Fenix Blue finish for a bold statement. Continuing Catalano’s progression in design, Valchromat is an innovative board material that has a unique homogeneous structure. It combines the natural features of wood mixed with the brightness of colour leaving a very adaptable material for high end furniture manufacturing. The beautiful matt finishes in neutral colour tones are on trend with current design themes and create a sophisticated bathroom look. finish. Storage is often a rarity in bathrooms, however it is something that should be carefully considered and makes a huge difference. The Elements collections offer an abundance of options that are available to suit all needs, whether it’s child-friendly raised units or stylish drawer units, storage can go beyond freestanding baskets and caddies. Tall storage cupboards will give the illusion of a higher, larger space whilst white sanitaryware and high gloss units will naturally reflect light and can open up the bathroom – a great trick for bathrooms where natural light is limited. Make the most of the space under the basin unit or consider a towel rail on a wall hung basin to incorporate practicality into a smaller setting. Karen Barcoo, Catalano UK Marketing Supervisor says; “There is a move away from the safety of white in the bathroom as homeowners introduce alternative neutral colours for furniture such as muted greys and taupes and light woodgrains to create a contemporary design statement. Innovative materials with antibacterial properties such as Fenix, are also a great choice for hygiene and beautiful matt finishes.” 0208 685 6815 /

Design for life with Vogue (UK) Whether it’s a subtle nod to traditional style or a delicate blend of modern ideas to create a more ‘classic’ look, it’s fair to say product design remains a desirable trend for the UK bathroom market. The admiration for period design is due to the timeless quality that retro products openly embrace. Homeowners have the chance to create an eclectic interior look that draws upon different eras of architecture, fashion and design all in one space with the simple addition of a designer radiator or towel warmer. Selecting the right finish and material is just as important as the style, making sure the model chosen co-ordinates with the fixtures and fittings already in place: a chrome towel warmer next to brass taps is just not going to work. Instead, an “antique gold” plated brass towel

warmer would be ideal for such a setting, as well as play to the style conscious consumer that yearns for high attention to detail. Conversely, traditional heating solutions have become extremely progressive and now offer a fusion of contrasting styles deemed as ‘classic’ and suit both traditional and contemporary schemes. For example, instead of the typical period ball joints, the marketplace is seeing a mix of more geometric contemporary styled joints and rails mixed with traditional inset column radiators in a bold colour like jet black. Merging both contemporary and traditional design features across an entire scheme or product is a great way to ensure a timeless look that will keep pace with changing trends. When it comes to the resolute contemporary homeowner then

styling tends to be sleek married with a chrome or stainless steel finish. Helping to create a minimalist aesthetic, metallic finishes are elevating contemporary heating designs for the better, welcoming new finishes like brushed and bright nickel or antique copper or brass as a point of difference. This desire has also led to developments in texture, allowing homeowners the opportunity to move away from the standard smooth, highly polished chrome aesthetic. The market now offers a choice of matt finishes and tarnished effects to choose from, and for the height of contrast, homeowners can combine this style of rail finish with an integrated flat panel radiator in granite or coloured glass. An Introduction to the Bathroom Switch It is all very well installing subtle mood lighting into a new bathroom but how are you going to control it safely within the bathroom? Yes there are pull-cords aplenty, even dimmable ones, but when you are spending good money creating your bathroom heaven, a load of pieces of string hanging from the ceiling somehow detracts from the overall design. Queue The Bathroom Switch. Wired to small Sensor Pads, which can be placed behind most materials such as Ceramic or Stone Tiles, Wood, Plastic, Glass, and even Metals, users can create switches or dimmers in virtually any shape and situation. Tiles covering Sensor Pads are adhered with silicone allowing access should it be necessary. In Bathrooms, these Sensor Pads can even be placed behind tiles reachable from the bath or shower (zones 1&2) and thus allow safe switching and dimming. These Bathroom Switch controllers can be activated from up to 12 low voltage (5vdc) Sensor Pads, so for example a Dimmer Controller can be operated from a Sensor Pad by the door and then the lights dimmed by touching a tile whilst in the bath.

Most types of lighting can be operated by the Bathroom Switch; this includes incandescent bulbs, halogens (mains and low voltage), LEDs and low energy bulbs. The dimmer controller will work with most leading and trailing edge dimming LEDs and because of the method of output wiring, it is even possible to dim lights as well as switch a fan on and off using the same Dimmer Controller. The Bathroom Switch will also switch other devices (to a maximum loading of 500Watts) such as mirror demisters etc.. If a greater load is present, the Bathroom Switch will switch a slave relay or contactor. Bathroom Switch controllers are usually sited outside bathrooms, they should be installed either in the ceiling/loft space or elsewhere outside any zoned area. Sensor Pads are connected to controllers using thin cable such as “CAT5” or “CAT6”. Operating the Bathroom Switch is simple: Touch your chosen faceplate (tile etc.) and the lights will turn on. Touch again to switch off. The Dimmer variant operation is also easy; touch your chosen faceplate and the lights will turn on at low level, keep touching and the lights will begin to ramp up to full brightness, remove the hand and the lights will stay at the intensity reached. To switch off, touch

briefly and the lights will slowly dim back down and switch off. If required, a further touch at this stage will again latch to the intensity reached and the lights can then be ramped up again. In the timer variant, the delay is set within the controller and the lights will remain on and then switch off once the set time is reached Applications for the Bathroom Switch include (obviously) bathrooms and wet rooms, but they can of course be used elsewhere; Bathroom Switches have been used in various situations including in domestic situations such as where switches are required to be non obtrusive i.e. mounted behind door architraves etc, and in kitchens etc. Commercial applications include vandal proof switching, commercial kitchens, swimming pools and stairwells where wiring for multipoint switching becomes easy with just 2 wires connecting all Sensor Pads to one controller. With mood lighting becoming a desirable option within bathrooms the Bathroom Switch provides an elegant alternative to pull-cord operation.

Peelaway - Fast and effective paint and varnish removal. The original, authentic Peel Away® range is available exclusively through Barrettine Products Ltd and approved Trade stockists. The Peel Away® paint removal system is designed for the complete removal of accumulated layers of paint with up to 32 coats of paint removed in one application. Use will not damage profiles or other surfaces where multi-layers of paint are removed. Peel Away® is available in two different formulations; Peel Away® 1 and Peel Away® 7. Both are Methylene Chloride free (Dichloromethane). The Peel Away® poultice paint removal system was first developed in 1981 to deal effectively with the problems associated with the removal of multiple layers of old lead-based paint, where burning, scraping or sanding would allow lead particles to escape into the environment with the associated health risks caused by such practices. The stripping compound is formulated to turn the lead into lead hydroxide within the paste, so that it can be safely disposed of without endangering the environment or user. The system is designed to work with the special Peel Away® poultice cover supplied which allows the user to extend the time available so the stripping process can be as complete as possible. This is especially useful where crevices and profiles have allowed the build-up of several times the thickness of the paint compared to flat surfaces. The system will remove paint from many exterior and interior architectural surfaces, including stone, cement, brickwork, plaster walls and ceilings, plain and ornate fibrous plaster cornices, plain and carved or turned woodwork, plain and cast metal work. Automobile, aircraft and marine coatings are also efficiently stripped with the Peel Away® system. The Peel Away® poultice paint removal system has been used for many high profile restoration projects all over the world. In the UK these have included railings and interiors at The British Museum, ornate plaster ceilings at Greenwich Palace, ironwork on the London Underground and delicate panelling at the Victoria and Albert Museum. The system is frequently specified by architects as the only appropriate solution for paint removal, where damage to the surface or risk to the environment is an issue.

The chemicals used within the stripping pastes are carefully chosen to minimise fumes and odours and are biodegradable and environmentally friendly. Contact Barrettine Products on T: 0117 960 0060 for sales and enquiries.

component epoxy mix to adhere the marble or granite slab to the block wall. Depending on the weight of the slab each one would then have to be supported by drilling in ties to support each one. As with all epoxies they can be temperamental if the correct mix is not achieved. Also full cure can be between 24 and 72 hours.

Power Grab N bond the ultimate in heavy vertical bonding has been brought to you by CT1. The Snag List Eliminator team. The people who have also brought to the market the revolutionary WT1. The ultimate in waterproofing technology, which has changed the world of roofing. Literally lifted the lid on dangerous roofing methods.

There have been many instances and major projects where Power Grab N Bond literally saved the day and basically the project at hand. One such interesting instance was a shopping centre in Edinburgh called Fort Kinnaird. Brian Wallace from TRJ Contracts told CTEC the Building Product Specialists that to affix the 600 stone panels to the wall would have taken 7 weeks using anchor resins. They managed to bond all panels on in just under 2 weeks using Power Grab n Bond.

But Power Grab N Bond is really something to take stock and look at. Builders, developers, architects and construction workers in general have had hard labour cut, costs reduced and most off time saved on jobs, also they never have to revisit the job again! Power Grab n Bond has exploded into the market, taking the lead in the field of chemical fixings and fasteners in the same way as the mobile phone did to telecommunications industry. Power Grab n Bond is the best construction adhesive available on the market. C-Tec Building Product Specialists are pioneers in the development of construction adhesives

and, after developing and introducing into the market their unique sealant and construction adhesive CT1, the CT1 people have yet again made another breakthrough. Power Grab n Bond is a revolutionary product in the field of heavy duty versatile bonding. It’s formulation is based on the unique hybrid polymer product CT1. The density of Power Grab n Bond is far greater allowing phenomenal results in initial grab. Coupled with the rapid curing will in most applications reduce labour time by at least 50%. With Power Grab n Bond, there is absolutely no need for any additional fixings as it was first, initially developed for facade bonding. In addition, Power Grab n Bond has a capacity to adhere to endless materials such as stone, granite, marble, concrete, all metals (including alloys), polystyrene and most plastics.Power Grab n Bond’s ability to bond combined materials such as wood to concrete or stainless steel to stone is incredible. As already outlined Power Grab n Bond was initially developed for façade applications, conventional methods relied on two

Independently tested Power Grab N Bond has Shear and Tensile force Testing in accordance with BS and EN standards. i.e. 20 cm sq of PGB restricted 550kg of shear force load. When they say, they are the No 1 Construction adhesive on the market they can back it up! They have also been tested by Queens University Belfast, the construction Division NI Technology Centre, again to come back with results that have surpassed any other construction adhesive on the market

Panasonic VRF Solution Transforms 19th Century Docks Warehouse in Dublin When online fashion brand Zalando required a sustainable, energy-efficient cooling solution for its 19th century warehouse office conversion at Grand Canal Quay, Dublin, FKM Group selected the Panasonic 3-pipe ECOi MF2 AC solution to be installed by Crystal Air. The project needed to be completed with minimal changes to the fabric of the building, with fresh air delivered using ERVs located in the roof space of the building. FKM Group selected Panasonic because they could provide “a highly efficient integrated fresh air and AC system, coupled with the high standards of Crystal Air for the installation”, commented Bob Gallagher, Operations Director of FKM Group, “especially important as all the components are visible”. The project resulted in Crystal Air obtaining the ‘Special Recognition’ award in Panasonic’s prestigious PRO Awards. The Panasonic VRF ECOi MF2 solution offers a compact space-saving design and low noise levels thanks to a uniquely constructed casing comprising of two compartments; the upper chamber which contains the heat exchange and the lower chamber to store the compressors. Additionally, the system allows for a non-stop operation during maintenance. Ducted units have sufficient fan power to drive warm air from the roof of the warehouse building to the floor, with minimum noise disruption for this large open plan office environment. “The Panasonic MF2 range coped brilliantly” added Domnick Ward of Crystal Air. The Energy Recovery Ventilator (ERV) of the MF2 system recovers 77% of the heat in the outgoing air, to deliver a more ecological and

energy efficient building with the air conditioning load being reduced by approximately 20%, thus resulting in significant energy savings overall. During the summer months the system allows for a purge during the night, allowing the cooler night air to be present for a fresh start to the day. Adding to the efficiency of the system, the number of ERVs running at any one time can be reduced depending on the number of people occupying the space, for example, during lunch times. The system has a centralised controller that acts as a master scheduler, allowing full management of the entire space. In addition, each area within the space is fitted with ECO NAVI detectors to automatically reduce the energy consumption when rooms are unoccupied. User -friendly remote controls have also been fitted to give individuals the option to instantly adapt settings to suit. Bob Gallagher further mentioned “We have been delighted with the level of support provided by both Panasonic and Crystal Air prior, during and after the project with our client Zalando being delighted with the end result”. of the overall look of the staircases and it would have been impossible to achieve that by fitting painted panels on site. At the same time, on-site painting would have been out of the question, not least because of ventilation in the enclosed space.” Specialist paint supplier Mighton Products worked closely with BaileyHague Joinery in not only in choosing the right materials but also in producing a colour match for the nonstandard grey that was specified. The company had been using Mighton’s exterior products so had no hesitation in putting its interior range to work.

WELL-TRAVELLED STAIRCASES GAIN THE MIGHTON FINISH A striking cladding design was created for a pair of staircases at York University with installation being completed within the students’ threeweek spring break, despite having to be constructed on site before being dismantled and removed for painting then brought back for reassembly.

The unusual design incorporated 10mm shadow gaps, which required finishing in-situ to ensure the accuracy of the gaps before the MDF panels could be factory painted, as Robert Bailey-Hague, MD of subtractor Bailey-Hague Joinery explained: “Everything had to be completed within the strict schedule but this was the only way it could be done. The shadow gaps were an important part

A team of five joiners and one spraypainter worked on the project, with the panels making the 30 mile-plus round trip to Bayley-Hague’s sprayshop in Sherburn-in-Elmet. The moisture resistant MDF was treated with Mighton Ultra high-build MDF Internal Primer and Internal Opaque Topcoat. Robert Bailey-Hague concluded: “It took a bit of careful management and planning to do it to the right specification and within the time limits but the finished product looks good and the client is very happy with it.” Please direct all general reader enquiries to: 01223 902 455

The key performance features of the CP 130 sliding door from leading aluminium systems company Reynaers extend far beyond its stunning exterior. At first glance, one brand of sliding door may appear similar to the next, but looks can be deceiving. Up close, the superior quality of Reynaers’ systems is evident, with an industryleading maximum glass size of 2.7m in height. The slimline aluminium frames can also support glass up to 43mm in thickness and 300kg in weight. These huge panes of glass command panoramic, uninterrupted views that welcome natural light into the home. By choosing a special corner solution, it is possible to open up the space without any fixed corner element for a complete removal of barriers between internal and external spaces. Not only this, but the ease of operation takes the CP 130 one step further for homeowners. Reynaers’ lift-and-slide solution has a longer handle which, when turned through 180°, lifts the door slightly, reducing the friction and allowing the door to open and close with the lightest of touches. Reynaers CP 130 sliding door is available as a single-, double-, or triple-track system with multiple configurations. It offers the highest levels of insulation, weather resistance and security, as well as hundreds of finish options and accessories to suit any design requirements. With double glazing a U-value of 1.5 W/m2K can be achieved, and 1.1 W/m2K with triple glazing. Security meets RC2, PAS24 and Secured by Design standards, as well as the system having class 4 air-tightness, C3 wind-resistance and up to Class 9a water-resistance.

Rebecca Cope, Marketing Manager at Reynaers, said: “The aesthetics and performance of the CP 130 are ideal for a recent project of ours, on Sir Harrys Road in Edgbaston (pictured). It’s a misconception that aluminium systems are only suitable for new-builds and ultra-modern architectural styles, as they can really complement traditional architecture. “On this project in particular, you can see how the vast panes of glass provide a stark contrast to the sliding-sash windows with Georgian bars. Whilst these look stunning, the sliding doors bring something new to the property and allow them to enjoy looking out at their expansive green spaces in a new way. The choice of the slim, dark frames against the red brickwork and existing white frames makes this home really special.” Not only is the CP 130 designed to perform to the highest standards, the component parts are also made from only the best materials. The stainless steel rollers, for example, have been tested to thousands of cycles, so you can be confident that you are offering a door that will keep opening and closing smoothly for years to come.

Sheffield, Stoke-on-Trent and Birmingham tower blocks to get fire sprinkler systems As a direct result of the Grenfell Tower tragedy, Sheffield Council have taken the decision to retrofit all 24 council tower blocks in Sheffield with sprinkler systems. of buildings needs immediate review, the effectiveness of sprinkler systems in preventing the spread of fire also needs serious consideration. A sprinkler system is one of the most effective tools available to prevent the spread of fire in tall buildings. Regulations in England mean that only buildings constructed since 2007, and which are taller than 30m (18m in Scotland) are required by law to have sprinklers fitted. There is no legal requirement for older high-rise buildings to have them retrofitted, as was the tragic case for Grenfell Tower, constructed in 1974. It is worth noting that the majority of high-rise social housing blocks were built between 1950 and 1970, so very few have fire sprinkler systems installed. Another 16 council tower blocks in Stoke-on-Trent are also having sprinklers fitted. The Stoke project had been planned since January, but the Grenfell Tower incident has made the plans even more significant. Birmingham council are also fitting all of their 213 tower blocks with sprinkler systems as a matter of urgency. It is such a terrible tragedy that it has taken the horrific Grenfell Tower fire to bring about a serious review of fire safety in similar high-rise social housing blocks. Fire safety checks are now underway in around 600 highrise buildings throughout the UK. So far sixty high-rise blocks have failed fire risk tests. Controversial cladding is being blamed for the rapid spread of the Grenfell Tower fire. While the type of building materials being used to insulate and improve the appearance

We know that it may be of little comfort to the families and friends of the Grenfell Tower community grieving such a devastating loss, but moving forward we have a duty as a society to make sure such an incident never happens again. We are hopeful that the retrofitting of fire sprinklers in high-rise residential buildings will finally get the attention it deserves. The Callow Mount sprinkler retrofit project In 2011 we were proud to supply the Callow Mount Retrofit project in Sheffield with our sprinkler valve sets. The Safer High-rise Living project at Callow Mount was sponsored by the sprinkler industry through the British Automatic Fire Sprinkler Association (BAFSA). It was a pilot project to illustrate the cost-effectiveness of retrofitting fire sprinklers in high-rise social housing. The project

successfully demonstrated that it is both cost-effective and practical to retrofit fire sprinklers in occupied, high-rise social housing blocks without disturbing residents. The project resulted in the retrofitting of a fully comprehensive sprinkler system in the 13-storey 1960s highrise residential block, consisting of 47 flats. The cost per flat was £1,148, with an annual maintenance cost of £250 (based on 2011 prices). The annual cost per flat based on a 30-year lifetime equates to between £40 and £50 per year, per flat. The project proved that retrofitting fire sprinklers in high-rise residential social housing such as Callow Mount is not only economically viable, but the work can be carried out with the tenants still in residence. Notwithstanding the terrible loss of life resulting from the Grenfell Tower fire, the ultimate social and financial cost of the damage is inconceivable. By comparison, the financial cost for the installation of fire sprinklers pales into insignificance. There is compelling evidence to prove that fire sprinklers in residential medium and high-rise blocks not only save lives, they contribute greatly to minimising the damage caused by fire. Again we wish the families and friends of the Grenfell Tower community our heartfelt sympathy. We will continue to support BAFSA in their mission to get fire sprinklers installed in every single high-rise building, so that nothing like this can happen ever again.
