Macro-areas in detail Rome Prices and Fees The range of average prices – with the exception of the Historical Centre – is still comprised between €2,000 per sqm in Trionfale-Vaticano to €7,500 per sqm in Parioli and Prati for renovated properties. The average discount on the final price is stably set between 9-10%, reaching 13-15% in prime areas such as the Historic City Centre or Parioli when the supply insists on profit expectations that are not in line with the post-crisis market. Selling times can reach up to 6-7 months in EUR, but the Historic City

Centre only requires 3-6 months and Parioli 1-2 months. As far as lease is concerned, 2018 H1 was characterised by a stable trend of contract numbers and stationary fees. Average leasing times take up to 1-4 months. The highest fees for new or renovated properties in prime locations can reach up to €330 per sqm per year in Parioli, stopping at €160 in Trionfale-Vaticano. The average discount varies between 2-10% for properties in prime locations and between 6-14% for those in good ones.
