FOXES PAINT THE TOWN RED… AND GREEN, BLUE, YELLOW AND BROWN…

A ROOM WITH A NEW LEASE OF LIFE

Local estate agents Foxes Sales & Lettings are proud to unveil their new wall mural of an imagined view of the best bits of Bournemouth town centre, which has been custom designed and painted by local artist James O’Connell of Odd Shoe Designs.

One customer of the new Ultraframe LivinROOF not only found the perfect words to express its benefits – he even measured its energy saving down to a third!

The massive mural, the largest undertaken to date by Odd Shoe Designs, fills the whole back wall of the Foxes ground floor office and took around 14 days to create, being firstly hand-sketched in pencil and then painted. Eagle-eyed visitors to the office will be able to spot a whole host of favourites such as the beach and pier, new Hilton hotel, Lower Gardens balloon, AFC Bournemouth’s stadium, a couple of Yellow Buses, the full team of Red Arrows, and of course the iconic Foxes office at Pars House, 2 Poole Hill, home to Foxes Sales & Lettings and Foxes Property Management. Director Damon Robbins tells us “We wanted something different that other offices didn’t have and James has done a fantastic job of bringing the best bits of Bournemouth together for us. We’re a local independent agent serving local people, so it’s right that we celebrate everyone’s favourite bits of the town centre in which we work. It’s better than we’d imagined and it seems every time we walk past we spot something new!”

“We used to see it as a room in the garden – now we have a room in the house.” That is how John Rodwell described the transformation of his existing conservatory with the new LivinROOF. So next time you’re passing by the Foxes office, do pop by and take a look at the mural to see what you can spot! You can view a time lapse video of the mural showing every stage of the process from blank wall to finished article on the Foxes Sales & Lettings Facebook page at www. facebook.com/foxessalesandlettings For more information on the services offered by Foxes Sales & Lettings please contact Sales Manager Nick Richards on 01202 299600 or e-mail nick.richards@ foxes.co.uk For further details on on Odd Shoe Designs please contact James O’Connell on 07549 946420 or e-mail jamesoconnell71@mail.com

AVERAGE RENT INCREASE BY £50 SINCE LAST YEAR! In the last year average rental figures have increased almost £50 a month. According to corporate letting agents Your Move and Reeds Rains, in the last year rental figures have increased on average from £768pcm to £816pcm. This increase would, on average, equate to close to £600 extra rental per year!

Goadsby offer regular rent reviews to ensure that rental figures are in line with the current market. Should you wish for Goadsby to offer a free market appraisal or have a general enquiry for letting your property, please contact Andy on 01202 544644 or email andy.hill@goadsby.com.

This increase in rental figures will offer encourage-ment to those looking at purchasing their first buy to let property and those investors looking to expand current portfolios.

“With the new LivinROOF, we really have allyear-round use of a room that’s just as warm and comfortable as any other in the house.” In the case of the inquiring mind of this retired engineer, that is not a claim that he has plucked from the air, as explained: “Once the conversion was complete, I did a 5 day test. When the outside temperature was around zero at nights, I measured the inside temperature at 10pm after I’d turned off the underfloor heating, then again at 10am the next day. It had gone from 14deg C to 10deg; that’s a decrease of only around 0.3deg per hour. When we had the original roof, the room could be down near the outside temperature in as little as an hour!” Because John wanted to minimise the heat loss, he chose the LivinROOF in its all solid form, with no glass panels. However it can be made with anything up to 50% glass and still have excellent heat retention. The LivinROOF can be built as part of a new conservatory/orangery but was designed mainly for updating existing conservatories by replacing the original roof. For more info on the LivinROOF or any of the products Swain & Rands can offer visit www.swainandrands.co.uk or call the office 01202 536 422.

Andy Hill, Lettings Manager, at Goadsbys busy Bournemouth Branch comments “We have seen huge demand for rental accommodation this year” Andy Hill continues “A shortage in supply of rental properties has continued to push rental figures in an upwards direction”.
