I left my heart in Katz’s Deli Far from home and yearning for the Big Apple | By SIMON DOONAN Sometimes I wake up in the night screaming phrases like “doors to manual” and “chicken or fish?” These terrifying bursts of flight-attendant speak result from the fact that I habitually spend so much of my life criss-crossing the U.S. on business travel. Hey you! Wake up! Want some pretzels? Turn that phone off, buddy! Don’t get me wrong, I am not complaining. As a happy U.S. immigrant, I have loved getting to know the nooks and crannies of my adopted homeland: I have minced in Minnesota. I have played Scrabble in Scranton. I have been louche in Dallas. I have shimmied in Chicago. I have even boogied in Bakersfield. But, honesty compels me to admit the best thing about leaving New York City and exploring other cities is coming home. This realization hit me on my recent book tour. I spent most of January and February twirling across the continent visiting Barneys locations and strongarming people into buying copies of “Gay Men Don’t Get Fat.” Though loving every minute, I must admit that by the time I reached Seattle, I was jonesing for a little Manhattan realness.

I missed the abuse. So many Americans — especially in the southern

states — are terrifyingly polite. When you live in New York City and you endure the daily onslaught of blunt hostility from random strangers, all that old-fashioned hospitality and gentility can be very disorienting, creepy almost. Come back to the five and dime, Razzo Rizzo, Razzo Rizzo.

I missed the fragrant aroma. I was shocked to discover that Scottsdale

and Portland have no smell at all. Imagine that! This is nice at first, but after a day or two, I found myself yearning for that dangly, yellow, taxicab strawberry air-freshener thingy, or the bracing stench of a passing garbage truck on 14th Street.

I missed the fashion exhibitionism. When dressing themselves, most

folks across the U.S. strive to be neat, tidy and appropriate. For those of us who are used to the fashion Mardi Gras of NYC, this can, at first, be like a lemon sorbet. “Look at all the shiny happy people!” But after a while, you start to miss those jarring fashion statements which one encounters on, for example, the New York Subway where every day is an avant garde runway show. Think Coogi sweater jumpsuits and canary-yellow, patent leather thigh boots … and that’s just the men!

I missed my elevated heart rate. When travelling around the U.S., one

is often treated as if one has recently lost the use of one’s legs, as in, “A town car will take you across the street now, Mr. Doonan.” In LA, I had to beg the hotel doorman at L’Hermitage to let me walk the four blocks to Barneys on Wilshire. “My muscles are atrophying. Don‘t you get it? I’m from Manhattan. We live to schlep.”

I missed the wacky anthropology. From Portland crunchies

to Savannah socialites, from Frisco foodies to Miami hoochies to Colorado crossdressers, traversing the country is a great way to get to know the various, sizzling social stratas which comprise this great land. As fascinating as they are, they cannot compare with the tribes of NYC: I long for those meatmarket chippies, those Chelsea boys, those irate-for-no-reason tattooed East Villagers, those Upper East Side, Yorkshire terrier-toting, plastic surgery devotees … and that’s just the men, again! Yessirree! The freakiest subcultures are — thank God! — right here in NYC. Doors to manual! Whenever I deplane at JFK, I always feel that little extra skip in my walk, knowing that soon I will be ensconced in the back of a strawberry-scented cab, being yelled at by the driver in an incomprehensible language, and trundling towards the city I love.

Dottie Herman and I have known each other for many years and have often talked about the long-term view of residential real estate as both a home and a long-term investment. Our research collaboration has been a great success due to our shared belief that transparency of information is critical for today’s consumer. The Elliman Decade Report series, a 10-year moving window on the housing markets we serve, is the only research of its kind available to the public. We look at neighborhoods, towns, property types and apartment sizes to portray the most accurate view on the state of the housing market over an extended period of time. During the housing boom, many people began to view residential real estate as a new type of stock transaction, which it never was. I am relieved to see that we have since regained a sense of normalcy and are able look at residential real estate as we should — a stable, long-term investment, as well as the home we live in and enjoy.

Over the decade, Downtown neighborhoods collectively saw condo prices on a per-square-foot basis grow 95%, compared to 66% for all of Manhattan. Even more telling, the area’s condo sales activity outpaced the entire borough by 30% over the same period. JM: There has been a lot of talk about aging Baby Boomers and their buying habits. What other trends have you seen during the last decade? DH: Today, Baby Boomers are retiring later and living longer. And, when they do retire, they choose to keep a place in New York City, which, with its variety of cultural experiences, is an ideal place for a pied-à-terre. Another interesting point is that this is the first time in history that we are servicing the needs of six different generations of consumers, from the Silent Generation to Millenials, which only proves that the

We have seen a similar trend in the Hamptons, a key second-home market for the city as well as Long Island and Westchester. DH: Even though we don’t have a crystal ball, where do you see the market going over the next decade? JM: I think people lose sight of the ebb and flow of the housing market. As you recall from our 100-year analysis in the last issue of ELLIMAN, we saw history continue to repeat itself. I anticipate continued stability in the housing market. What are your thoughts?

Once upon a time, Manhattanites moving to Brooklyn would likely swear that they’re doing it “for the space” — and probably accompany the admission with a resigned sigh. Over the last decade though, this booming borough — New York City’s most populated — has become a destination of its own, and one that need make no apologies. At the heart of it all, Brooklyn boasts a collection of neighborhoods that have each managed to retain their individual style and flavor, inspiring a true sense of community. While the uninitiated may associate the borough with the leafy, townhouse-lined streets of Brooklyn Heights and Park Slope (think “The Cosby Show”) or the artist lofts and hipster edge of Williamsburg or Bushwick, the area has all that and more. Here, we spotlight four neighborhoods that showcase different facets of The BK.

PRUDENTIAL DOUGLAS ELLIMAN

Boerum Hill

Though located close to Manhattan—and serviced by nearly every subway line in the MTA system—this area in northwestern Brooklyn has not yet reached the trendiness saturation levels of nearby favorites like Brooklyn Heights and Cobble Hill. Named for a Colonial-era family farm, the neighborhood (which spans about 36 blocks) is rich with threestory, mid-19th-century row houses, many with original detailing and bay windows. Though larger residential buildings have gone up on the main thoroughfare Atlantic Avenue, the area remains peacefully low-rise, attracting an influx of cozy bars and restaurants and a young, creative clientele. Enjoying a prime spot between revitalized Downtown Brooklyn and the in-progress Atlantic Yards residential/ commercial/sports arena development, Boerum Hill offers a little respite from the hubbub — and plenty of charm.

BLOCKS TO BROWSE: Atlantic Avenue between Hoyt and Nevins Streets is design central, with dozens of furniture and home décor shops, as well as stylish clothing boutiques for men and women.

HOT TABLE: Locals head to Building on Bond (112 Bond St.) for drinks and the signature mac-andcheese, while foodies from afar vie for a reservation at Chef’s Table at Brooklyn Fare, the borough’s only three-Michelin-starred restaurant (200 Schermerhorn St., just on the border with Downtown).


Red Hook

Where can you find waterfront piers, glassblowing studios, a 1930s Olympic-sized swimming pool, and the U.S. home of the Queen Mary II? In ecclectic, ever-evolving Red Hook, a South Brooklyn area set where the borough meets the Erie Basin. Sometimes described as “urban rural,” the neighborhood is an interesting mix of the 19th and 21st centuries, with community gardens, residential homes and old trolley cars and tracks living alongside converted artists’ lofts, new microbreweries, and mega-stores like IKEA. (Thanks to all the open space, this is also where generations of Brooklynites have taken their driving tests.) For a great day trip, take the 20-minute ferry ride over from Manhattan, pick up some local eats, and picnic overlooking the Statue of Liberty.

MUSEUM MUST: Created to promote maritime history and support waterfront preservation and the performing arts, the Waterfront Museum & Showboat Barge is located aboard the 1914 Lehigh Valley Barge #79, a registered landmark.

TASTY TREATS: Gourmet comfort food (truffled fontina grilled cheese, mini-fondues) and lots of shabby-chic charm are on the menu at Home/Made (293 Van Brunt St.; open for dinner and weekend brunch), while locals (and The New York Times) swear Steve’s Authentic makes the best Key Lime Pie around (204 Van Dyke St.).

Ditmas Park

The gracious, free-standing Victorian homes that line the streets of this western Flatbush neighborhood helped Ditmas Park earn a place on the National Register of Historic Places in 1983. Once rural land owned by the Ditmas family, the area has been attracting space-seeking families since the 1980s and 90s, though the last few years have seen an increase in younger residents and buzzworthy businesses. Articles touting the food scene have helped draw crowds—and new eateries and music venues—to the neighborhood, but this is still a place where kids play in their front yards, residents catch up at the Flatbush Food Coop and Sunday farmer’s market, and visitors can get an insider’s peek during the annual Victorian Homes Tour.

HYBRID HOTSPOT: Whether you’re in the market for a cold beer, a floral arrangement or a live music show, Sycamore has got you covered. It’s flower shop on the weekdays, performance space on the weekends and a full-service bar (specializing in craft beers and American whiskeys) every day (1118 Cortelyou Rd.).

DITMAS DINING: A couple of neighborhood residents raised the dining bar with The Farm on Adderly (1108 Cortelyou Rd.), which celebrates local and regional produce, and often offers Brooklyn-specific menus. Nearby, Mimi’s Hummus (1209 Cortelyou Rd.) packs them in with flavorful Mediterranean fare and fun beer-and-cheese pairings.

Greenpoint

Once the domain of the Keskachauge Indians, who lived among pine and oak forests and fresh-water creeks, Greenpoint is now Brooklyn’s northernmost neighborhood, bordered by Long Island City to the north and the East River to the west. By the turn of the century, Greenpoint had become a thriving shipbuilding and maritime commerce hub, and home to an influx of German, Irish and Polish immigrants who brought their expertise to the foundries, glassworks, printing presses and other industries. Twenty or so years of gentrification and spill-over from the boom of adjacent Williamsburg have altered the cultural fabric of the neighborhood a bit, and there’s more to come—thanks to new zoning laws, it’s projected there will be close to 17,000 new residents in the area by 2013, as well as several new developments and public spaces along the waterfront.

BIG SCREEN LOVE: Sites like lush McCarren Park, the 1885 Astral Apartments and the 1867 Oliver Hazard Perry School have made Greenpoint popular with film crews. Movies like “The Departed” and “Donnie Brasco” and TV shows like “Boardwalk Empire” and “The Good Wife” have been shot in the neighborhood.

DINE IN: Brush up on your Polish at spots like Lomzynianka (646 Manhattan Ave.), which celebrate Greenpoint’s ethnic history, while newer influences are served up at Anella, the recently revamped homey-gourmet domain of Chef Joe Ogrodnek (222 Franklin St.).
