Western Cape property offers great investment opportunity According to the latest FNB Property Barometer report on Western Cape residential property, the national average property price increase was 6,6% yearon-year at the end of 2014, and once again, the Western Cape has come through as a ‘shining star’ in terms of a place to invest.

This is according to Lanice Steward, managing director of Knight Frank Residential SA, who says although 1,4% down on the fourth quarter of 2013 (15,2%), prices still rose by 13,8% year-on-year in 2014 in the Western Cape. The figures, once adjusted, show a real house price growth of 2,74%. The report goes on to say that the average house price in the Western Cape was R1 272 303 in the fourth quarter (homes financed by FNB). The report by John Loos further says that the overall economic growth for the year was weak and that affordability issues might be arising and disposable income growth has not kept up to the price growth levels. Steward says homes on average are taking three months to sell. The time it takes for homes to sell, however, is often indicative of whether homes are priced correctly, and sellers must bear in mind that buyers will do much research into buying a home. Sellers must, therefore, not think that they can achieve more than the market value for their home and out-price their property. The closer the price is to the buyer’s expectations, the faster the property will sell. What is of interest, however, is that foreign buyer numbers have increased and the popularity of residential property as an investment class is high. Despite political concerns in the country and the problems Eskom has created, the national figure of foreign buyers

The average selling price for 2014 on PropStats was R2 729 788 with properties taking on average 90 days to sell. “It is well acknowledged that the service delivery in the Western Cape is in the top three in South Africa and people tend to recognise this. There are areas within the Western Cape that are still affordable though and one can still find properties in the R1 million price bracket,” she says.

For a landlord, renting out their property could pose many risks. For that reason rental agents go through a vigorous process of screening potential tenants so as to minimise the risk to the landlord. 2015 Nissan GT-R raises bar yet again MOTORPRESS The all-conquering Nissan GT-R, which remains one of the most striking supercars on the planet, has received a number of important handling, interior and exterior enhancements for 2015. Aimed at improving the already renowned GT-R driving experience, the 2015 upgrades underline GT-R’s legendary position in the upper echelons of the super sports-car segment. Road test: Mercedes Benz GLA 220CDI 4-Matic FRANS LE ROUX ‘Crossover’ is a word that’s been thrown around the motoring industry a lot in the past couple of years. In recent times each and every manufacturer has had a decent go at this niche market. A crossover is basically a four door car with higher ground clearance and a more SUV-like stance. It’s utilitarian design is focussed on today’s more active lifestyle individuals who prefer a weekend of mountain biking to a weekend strolling around the local shopping mall. After this lengthy introduction, it brings me to one of the latest SUVcrossovers to come out of Germany in the past couple of months. Mercedes Benz introduced their new GLA-class locally to eager journalists at the end of 2014. This comes off the back of a successful introduction of the new A-class and world beating C-class. In short, the GLA is like a jacked up A-class with its focus shifted towards gravel roads and the occasional sidewalk-hopping adventure. I picked up the top-spec GLA 220 CDI 4-Matic diesel model for a weekend of fun. Lucky for me, the Absa Cape Epic was in town too, so I had an excuse to use the GLA on the odd gravel road. Take a seat behind the sporty three spoke steering wheel and you are greeted by an attractive dashboard, centre console and overall modern interior. Over the past five years, this has been one of the single biggest improvements with all new Mercedes Benz models. The interior

PHOTO: FRANS LE ROUX features five aeroplane-style aircon vents, a floating infotainment screen and sporty seats. My 1,84 m frame fits snugly in the driver’s seat, although the rear legroom is less than what you’d expect from a crossover of this kind. Fortunately the rear legroom has been sacrificed for a larger boot. At close on 300 F, it is sure to swallow everything the school or shopping-run will throw at it. Fold the rear seats flat, and the space reaches an enormous 1 235 F. Perfect for fitting a canoe, mountain bike or camping gear. If you have not driven a Mercedes

Benz in recent years, the steering wheel-operated gearshift is definitely something that takes some time to get used to. Purely because it’s second nature for your left hand to search for the gear lever in its normal position. I was impressed by the quality of the standard sound system too. From the outside you get the sense that the GLA was not conservatively styled. With sharp angles, large square tail-lights and even a dual exhaust (yip, on a diesel), the GLA means business. The test unit I drove featured a panoramic sun-

roof, xenon headlights and chunky 18-inch wheels. At first I was apprehensive as to how exactly they would feel on the road, but only very uneven surfaces deemed to be a slight hindrance. With permanent four wheel drive, the 4-Matic GLA is a pleasure to drive. If your route is riddled with tight turns or even a few obstacles, the GLA will tackle both head on. The levels of grip when turning out of a corner is admirable and the 4-Matic system works a charm. You can tackle slippery gravel slopes or even wet grasslands- with confi-

dence. The 2.2 F 4-cylinder turbo diesel pushes out a healthy 125 kW/350 Nm which is seamlessly paired to a double-clutch 7-speed transmission. According to the manufacturer’s claims, the GLA will blitz from 0-100 km/h in a decent 8.2 seconds while the top speed is electronically limited to 215 km/ h. Realistic fuel usage of between 1618km/F should be expected when all-round driving conditions are taken into account. Don’t be afraid that the characteristic diesel engine noise will be too much of a deterrent, thanks to excellent sound proofing inside the cabin, you rarely hear the engine ticking over. One of the best examples in my opinion, albeit in a more affordable price bracket all together, is the quirky Renault Duster. This small in size, big in guts car has the real go-anywhere ability with a massive boot and frugal engine. However, the main rivals in this category include the BMW X1, Audi Q3 and Mini Cooper Countryman. The GLA I tested retails for R538 631, so it certainly ain’t cheap. It does however have a trump card – its badge. In the before-mentioned line up, the GLA will certainly possess the best resale value. It boasts a 6 year/100 000 km maintenance plan, along with a reassuring two year/ unlimited mileage warranty. If you consider yourself an active individual, the GLA will certainly suit you. If you long for something different, with unique styling cues and a split personality, visit your nearest Mercedes Benz garage and give it a try.

The high level of specification in the new Opel Mokka is backed up by an efficient turbocharged petrol engine giving all models sporty driving dynamics. It is available as a four-model range with a choice of two trim levels and a choice of 6-speed manual or 6-speed automatic transmissions with front-wheel drive only. Opel’s proven 1.4-litre turbocharged ECOTEC petrol engine does duty in all four derivatives. The engine produces 103 kW between 4 900 and 6 000 rpm and a usable 200 Nm of torque between 1850 and 4 900 rpm. “As a compact luxury SUV the Opel Mokka straddles the popular and growing SUV B and C segments of the market in South Africa. Available at GM dealers from the end of March, pricing will start at R288 500 for the Mokka Enjoy 1.4T manual – R298 500 for the Mokka Enjoy 1.4T automatic, R325 500 for the Mokka Cosmo 1.4T manual, and R335 500 for the range-topping Mokka 1.4 T Cosmo automatic.
