What to do when your home is not selling If and when a home is brought to the market but does not sell, the owner and/or the estate agent are quite likely to start looking for reasons – and will no doubt come up with three or four that appear to explain the lack of success. Such reasons, says Tony Clarke, Managing Director of the Rawson Property Group, are almost certainly a rationalisation, a ducking out of reality and a refusal to face the true facts. “Long experience has shown me that sellers and estate agents are likely to start blaming such aspects

of the home as its position or orientation, its design, its neighbourhood, its appearance and condition in relation to its neighbours, its security – or a 101 other factors — but the one basic point, its wrong price, will tend to be overlooked.” “The plain truth is that virtually any home will sell if it is correctly priced. If the price makes allowance for the negative factors which the estate agent has identified and the price is in line with the achieved sale prices of other homes in the area, there is no reason why it should stick on the market.” Quite often, says Clarke, the estate

agent will be at least partially responsible for the unrealistic price because he has agreed to – or even suggested – the inaccurate price in order to get the mandate and he may now be reluctant to admit his mistake. What can a seller do when he finds that his home, after being on the market for four to six months, has still not found a buyer? “The answers may be painful,” says Clarke, “but there are really only two choices: the seller can drop his price to a new lower level and possibly change his estate agent. He must, however, be warned that at

this stage the home is almost certain to have acquired an unfortunate reputation in the neighbourhood with buyers, many of whom would have rejected it due to its unrealistic price, and it will now have to find new buyers. This almost certainly involves lowering the price to below its true market value.” The second option open to the seller (if he has not completely given up the idea of selling) is to withdraw the home from the market for, say, four to six months and then relaunch it, this time carrying out a thorough clean-up so that the estate agent can sell the property in its best condi-

Up-country buyers seek out gated estates Perhaps it’s no surprise, but 2015 has brought significant demand from buyers up north – it seems life in the Western Cape, and specifically the Helderberg, is more enticing than ever before. One in four of Harcourts Platinum’s buyers now hails from up-country, and this trend has grown in the past month. Growing concern over failing infrastructure in other provinces and crime are still the main driving forces behind the moves to the Cape. Most demand falls in the price range of R1.5 to R3 million, and here stocks are low at present. A recent listing at

R1,795 million sold in five days, with multiple offers submitted. Similar trends occur in the Southern Suburbs, where listings are snapped up within days of coming on the market. This strong demand means property prices will continue to grow steadily, and 2015 growth should be at 8 to 10% in this price range; above R4 million it should be between 6 and 7%. It’s no surprise that the demand for properties in gated estates is growing: crime has increased in the Helderberg and postings in the various Somerset West Facebook pages tell of numerous burglaries, muggings and other crimes. While there are guarantees of safety

from crime, the fact remains that criminals pick soft targets, so living in a gated estate does serve as a deterrent. Sales in new security developments that offers security, like Sitari, Somerset Lakes, Kelderhof Country Village, and Hathersage Meadows, confirm that buyers will pay for peace of mind. That doesn’t mean that demand in the suburbs has dropped, though. On the contrary, demand is strong – but again especially in security estates. We can expect these trends to continue in 2015 and beyond. Growth in property values between 6 and 10% is healthy and sustainable. It’s unlikely we will see a “property boom” in the

near future, but neither should we experience another crash, as markets have generally normalised. Steady growth is the order of the day, which makes for a less volatile, more predictable future. It is, of course, prudent to factor in the possibility of a few small interestrate increases when you budget, despite all the talk of interest rates remaining unchanged. It’s better to take a conservative approach and avoid financial pressure later. Let’s hope 2015 continues as it has begun, with the exception of the crime. Hopefully common sense and a zerotolerance to crime will return our neighbourhoods to normalcy.

Die ‘F’-faktor: Lexus onthul sy GS F QUICKPIC

Lexus is ernstig besig om sy spiere te bult deur nog ’n model by sy hoëverrigting-‘F’-produkreeks te voeg. Hier is die splinternuwe GS F-sportsedan. Hoewel hy ongelukkig nie binnekort hier sal aanland nie, sal ons eersdaags aan die ontvangkant van die blitsige RC F (met ’n soortgelyke enjin) wees, wat binne die volgende paar maande op ons paaie sal rondrits. Maar terug na die GS F… dié ballistiese sedan, wat op die vooraanstaande middelgrootte GS gegrond is, keer nuwe grond vir Lexus om as die grootste voertuig nog wat met die F-kenteken gepronk het. Die GS F word aangedryf deur ’n turbolose V8-enjin van 5,0 liter met ’n kragtige 348 kW en ’n gespierde 527 Nm se wringkrag. Die nuweling pronk met ’n vernuwende toepassing van die Atkinsonsiklus-brandstoftoevoer wat hy by Lexus se hibried-produkte leen, en staan nie brandstofdoeltreffendheid af ten gunste van kraglewering tydens kleiner versnelleropenings nie. Die enjin is aan ’n outomatiese agtgang-transmissie met handverstelvermoë en drie rymodusse (Normal, Sport S en Sport S+) gekoppel.

Die nuweling het ook groter bande (255/35-19 voor, en 275/35-19 ag-

ter), terwyl ’n opgekikkerde remstelsel met helder oranje remknypers vir die briekwerk sorg. Lexus se wringkragoordrag-ewenaar (TVD), wat ook in die RC F aangetref word, het drie modusse: Standaard (bestekverstelling), wat ’n goeie balans tussen ratsheid en fermheid bied; Slalom, wat vlugtige stuurreaksie en ratsheid beklemtoon; en Track, wat hoëspoed-stabi-

liteit verbeter. En net om te bewys dat hy die voorkoms het om by die oemf te pas, is die GS F in opvallende sportdrag uitgevat, waaronder ’n vergrote en duideliker weergawe van Lexus se toonaangewende “uurglas” sierrooster met ’n kenmerkende maaspatroon en oormatige groot luginlate. Dun kopligte met Lexus se onder-

skeidende L-vormige dagligryligte rond die motor se elegante dog dinamiese gesig netjies af. Van die kant gesien is die GS F sigbaar laer en breër as enige ander GS-modelle, en sy luguitlate in die voorste lugskort en 19”-alloooisierwiele smelt elegant saam om dit in ’n oogopslag as ’n F-model laat uitstaan. Binne kry die GS F-kajuit ’n F-stuurwiel en heel nuwe programmeerbare elektroniese instrumentehuisie waarvan die skerm vir vier verskillende bestuurstyle ingestel kan word: Normal, Eco, Sport S en Sport S+. Omgeboude voor- en agtersitplekke bied die insittendes ook meer laterale steun. Die GS F se hoofingenieur, Yukihiko Yaguchi, het gesê voertuie met die “F”-benaming is geskep om alle bestuurders ’n positiewe gevoel agter die stuur te bied . “Ons wou met die GS F ’n spesiale motor bou wat nie net die verwagtinge van die kieskeurigste motorentoesiaste sou oortref nie, maar ook iets is wat almal kan geniet,” het Yaguchi gesê. “Die GS F kombineer op daardie manier die voortreflikheid van klank, reaksie en verrigting aan wat die hoekstene van die Lexus ‘F’-handelsnaam is.”

The enhanced KIA Rio: A talented duo QUICKPIC Launched globally in 2011, the fourth-generation KIA Rio was an immediate hit across the world. In its first year on sale, it won several prestigious “Car of the Year” awards (Ireland, Romania, Slovakia, Croatia, Australia), while The Chicago Athenaeum in the US awarded it a Good Design Award in the same year. The Rio alsobecameoneofthefirstwinnersinGermany’s Automotive Brand Contest, scooping up yet another design award. The trophy cabinet was enlarged for 2012, with the Rio again winning a number of “Car of the Year” and “Best Buy” awards across the globe (Russia, Portugal, Scotland, the US, Australia). Importantly, the Rio won a Red Dot design award in Germany and an IDEA Design Award in the USA, while scoring first place in the China Association of Quality’s China Quality Survey – following it up in 2013 by topping the China Automobile Customer Satisfaction Index. Needless to say, the trophy cabinet had to be remeasured in 2013. And again in 2014. In South Africa, the Rio soon became a KIA, South Africa’s best-selling model, scoring a nomination as finalist in the 2012 WesBank / SAGMJ Car of the Year competition. The Rio has also been a consistent star in the Standard Bank People’s Wheels Award. Most recently, in 2014, it starred against one luxury German competitor and ran rings around the other to scoop the “Best Compact Commuter” award. TheRio,with471 000unitssoldin2014alone, remains KIA Motors’ best-selling model globally. At the launch of the updated Rio at the Paris Motor Show in 2014, Michael Cole, Chief Operating Officer for KIA Motors, Europe, noted that the improvements to this model are of major significance.

PHOTO: QUICKPIC “The immense popularity of the Rio shows that our designers and engineers got most things right when creating the fourth-generation of our compact B-segment challenger in 2011,” he commented. “The Rio retains the core attributes that have proved so popular with owners, while enhancements to the 2015 model include a slight visual makeover, giving it a fresh exterior and interior look.” Under the direction of Peter Schreyer, President and Chief Design Officer of KIA Motors Corporation, the Rio design team in Korea has updated the Rio’s ‘tiger-nose grille’ and given the car a newly designed front bumper and fog lights. As with the original, there are subtle differences between the front-end design of the hatch and sedan, with most notable difference being the design of the grille and bumper: the hatchback features a sportier design with low-

er air intakes and front fog lights, while the sedan has a more stylish and integrated design. A new rear bumper on the hatchback completes the exterior makeover. Exterior dimensions and body styles remain unaltered, but three new alloy wheel designs have been added to the line-up to refresh the Rio’s profile, most notably on the rangetopping 1.4 TEC. Highly regarded for its stylish and roomy interior, updates to the enhanced Rio’s interior have been limited to upgraded materials and trims. The cabin is brightened by the addition of chrome accents around the four dashboard air-vents, while a newly designed centre-stack around the audio system now features black piano trim for a decidedly stylish and premium look and feel. All other interior dimensions and specification levels remain unchanged.

Both the Rio hatch and Rio sedan will still be available with a choice of two efficient petrol engines, mated to either a 5-speed manual transmission, 6-speed manual transmission or a four-speed automatic transmission. At the entry level is KIA’s well-known 1,2-litre Kappa engine, which generates 65 kW at 6 000 r/min and 120 Nm of torque at 4 000 r/ min, mated to a 5-speed manual transmission. Kia’s advanced “Kappa” family of engines feature dual CVVT, with a cast aluminium block, offset crankshaft, maintenance-free timing chain and low-friction ‘beehive’ valve springs. These technologies significantly improve efficiency and reduce exhaust emissions. Acceleration to 100 km/h takes 13,1 seconds and top speed is 168 km/h. A popular and well-proven power unit in Kia’s engine line-up, the 1.4 Gamma engine, features friction-reducing modifications and dual CVVT (continuously variable valve timing) to achieve responsive performance and competitively modest fuel consumption. With maximum output of 79 kW at 6 300 r/min and peak torque of 135 Nm at 4 200 r/min, the Rio 1.4 6-speed manual model accelerates to 100 km/h in 11.5 seconds before reaching a top speed of 183 km/h. A 4-speed automatic transmission is available as an option. The KIA brand has become renowned for vehicles of exceptional design and quality, but above all notable value for money and competitive pricing. large tail-gate, which opens down to bumper level for convenient access to the cargo compartment. A further hallmark of the new Celerio is its K10B three-cylinder engine. This 1,0-litre unit combines ample urge with high efficiency, ensuring zippy performance and excellent fuel consumption. Rated maximum power is 50 kW at 6 000 r/ min, combined with a torque peak of 90 Nm at a relatively low 3 500 r/min. Depending on model, the combined cycle fuel consumption figure of the Celerio is as low as 4,6 litres/100 km, with an associated CO2 emissions rating of just 108 g/km – well below the emissions tax threshold.
