Selling your house? How to prepare your home to go on show Property owners getting ready to sell usually have two major tasks ahead: Preparing their homes to go on show to potential buyers, and then keeping them in that condition while still living in them. “Andwhilethismayseemlikeatall order, it can be done with some forward planning and co-ordination with your estate agent,” says Berry Everitt, MD of the Chas Everitt International property group. “Before you even list your home for sale, for example, you should start clearing out your garage, tool shed, spare room and cupboards and donating, selling or throwing away anything you no longer want or need. If

you’ve lived in your home for several years, it’s likely that you’ve accumulated quite a lot of extraneous ‘stuff’, and if you clear this out now, your home will show better – and you’ll have a lot less to do when you move.” Next, he says, you should aim to remove at least one item of furniture from every living room and bedroom (more if necessary) and put them in storage, along with any heavy, dark curtains. “You will have less things to tidy and arrange when your agent calls to arrange a viewing, and your home will definitely show better if the rooms appear light and spacious and potential buyers can easily visualise

themselves living there. Clutter interferes with this process.” Writing in the Property Signposts newsletter, Everitt says you should also make room to quickly put everyday things away and get your home shipshape for a viewing. “For example, kitchen counters should be as empty as possible when showing and if you can pack up some of the dishes, plates or appliances you don’t regularly use and put them in storage too, you should have room in the cabinets for the items you do use but need to ‘hide’ before your agent arrives with a potential buyer. “The same also holds true for bathrooms and bedrooms. Clear space so

you can keep your toiletries and cosmetics out of sight, and pack away extra clothes, leaving only what you’re wearing this season in the cupboards.” Meanwhile you should ask your agent to try to schedule showings within specific time frames if possible, so that you will know when you need to prep your home and have it looking its best for potential buyers. “You obviously want to be as accommodating as possible, but it really isn’t realistic to try to keep in it pristine show condition 24/7, especially if you have young children or pets. “And planning some showing times upfront will allow you to sched-

ule some extra help if necessary, for as long as your home is on the market. If you’re really busy and your routine only allows for housework on weekends, it might pay to hire someone to do some extra cleaning, tidying, dusting, washing and ironing during the week.” However, Everitt notes, even if you’ve done everything right, living in your home while it is on the market is bound to become a drag if it goes on too long, and the very best way to avoid this is to price it correctly from the word go, with the help of a trained and experienced estate agent who can offer you the very latest information about home sales in your area.

Secure estate living in Somerset West Gauteng buyers are snapping up investment properties in security estates in Somerset West often as future retirement homes. This is due to reasonable property prices in the area, as well as the suburb offering a high standard of living. This according to Ricci Marais, an area specialist with Lew Geffen Sotheby’s International Realty, who says the number of security estates in Somerset West has increased dramatically in recent years in response to the demand for the lock-up-and-go lifestyle. This year the average price of residential property sold in Somerset West has been just under R2,1 million, but the turnover time of homes priced correctly for the market has been reasonably fast – under six weeks in most cases. Marais says they find that many Gauteng residents buy for investment in order to secure a re-

tirement home in the Cape and get a foothold while they are still making their money. As for the sort of homes Gauteng investors tend to buy, she says while anything with ocean views is always popular, properties that are safe and secure tend to be the main requirement, coming at a premium cost. There are several security estates in the area which are designed around particular lifestyles. “For the golfers, Erinvale Golf Estate provides a wonderful environment in the price range starting at R4,5 million with stunning views and tranquillity in a high security environment.” At the same time, Boskloof Eco Estate offers homes from R3,5 million with 180 degrees views of the mountains and the ocean (False Bay) as far as Cape Point and Table Mountain, says Marais. Lew Geffen, chairman of Lew Geffen Sotheby’s International

This four bedroom house in Bel’aire, Somerset West, has six bathrooms, air conditioning, underfloor heating, a fireplace, builtin braai and landscaped garden. It is selling for R16 995 million.

This four bedroom house in Erinvale Estate, Somerset West, offers a lounge with fireplace, an entertainment area with builtin braai, under cover patio and a landscaped garden. It is priced at R11,25 million.

Realty, says the Somerset West area is also particularly popular with the German investor market; predominantly swallows who spend summers in this area and return to Europe in winter. Geffen says charming, old-fashioned buildings line the roads offering enchanting shops and boutiques for a pleasurable shopping experience. This gives the area a village feel, although Somerset Mall with all its amenities is just five minutes away. “The real value, though, lies in the property itself. Somerset West is an older suburb with most

homes set on large stands and you can still find tremendous value there for under R2 million.” Residential property in the area seldom exceeds R10 000 per square metre, he says. One of the big drawcards for the area is its central location. Somerset West is close to the N2, which provides easy access to Cape Town CBD as well as the airport. It is also well situated for access to the Winelands, good schools and top class medical care. Many recent property buyers in Somerset West are in the 25 to 35 age group. The younger buyers

find the village an ideal environment for starting families and bringing up children. Marais says they often get buyers who now would like to make an offer on a property subject to their children getting access to a specific school. In response to a query about what sector of the property market faces the strongest demand, there is a huge demand for stock in the price range up to R1,5million. “If the house is priced correctly, it will sell within the first week or two on the market,” she says. – Property24

Dreaming of a new home and life in 2015? ULA VAN ZYL It’s a new year full of possibilities and opportunities. Maybe it’s finally time to make that “big move” you’ve always dreamed about – and spread your wings. It could be the city lights that are beckoning, a country estate home or perhaps it’s a move to the coast where you can wake up to the sound of waves breaking on the shore. Whatever appeals to you, a new year gives you the perfect reason for a fresh start. For some, it may be spurred on by having to move for work reasons, which makes the decision all the more pressing. Starting over is both exciting and daunting, especially if you’re not well-acquainted with the new city or town. It’s easy to be overwhelmed by information, or just the revelation that you have to move. Where should you start? What should you look at and consider? The best way to help you decide if you should make the move is to start from the beginning. Look at the facts without emotion or bias clouding your judgement. It’s not as easy as it sounds, so take a deep breath and follow these tips: The list Write out a comprehensive list of pros and cons. This golden oldie piece of advice can be used in any situation, and will help to give you perspective on your options.

Money matters The first question you should ask yourself is “Can I afford this move?” If the answer is “no”, you know you can’t make the move. But just how do you know if you can afford to move? Take it step by step: Firstly, establish the living costs of the new town or city. There are many websites that will assist you with this. Websites like Numbeo will allow you to compare the living costs of two cities, as well as other comparisons such as crime levels, quality of life, and so forth. Will you be able to maintain, or maybe improve your lifestyle, or will you have to downscale? This is a very important consideration for deciding to move or not. Research rentals and homes for sale in various areas. Can you afford to live there? Do you need to sell your house before you move? Factor this into your calculations. Get to know the neighbourhood you are interested in. What have properties been selling for here? Have the sold prices increased, decreased or stayed the same over the last few years? Also, what value will you receive for your money? The move itself will also cost you, so shop around for quotes from moving companies to find the best one; also consider the reliability of the company in order to avoid moving mishaps. If you are moving a great distance away, you will need to factor

Are you itching to pack up, move out and find your place under the roof of a new city? Moving is expensive and stressful, so make sure that you are ready for it. in petrol costs, and possibly overnight accommodation. Family matters If you are single, it is easier to make the decision to relocate, purely because you only need to consider your own survival, so to speak. However, if you have a spouse or partner, you need to consider whether both of you will be able to achieve a satisfactory income where you are planning to

move to. In other words, will your combined income allow you to maintain your current lifestyle or could you improve it? If you have kids in school, you will also need to find out about the quality of the schools they will be attending, as well as associated costs and whether there is place for them. More to consider Here are a few other things you

need to consider before moving: - Get crime statistics for the area you plan to live in. Can you live with the crime rates? Also, compare this to where you currently live. - What kind of people live in this area? Are there mostly families, young couples or students, for example? Do you see yourself “fitting in with the crowd”? - Research the climate. If you hate heat, for example, Durban might not be the best option for you. - Look into your insurance policies, as they might be affected by the region you live in. Most medical aids, for example, are priced lower in coastal regions. - Will your new home town be able to cater to your hobbies and entertainment needs? Research sports and other clubs of interest. - If you are planning to commute, how will the traffic affect you? It may be best to try the routes out before buying or renting. - Should you rely on public transport, will your needs be met? - Will you be fine if it takes you a while to meet new friends? - Will you be near to or too far from your family? Can you cope? - Moving is stressful - make sure you are prepared. As you start contemplating moving, you will think of more and more things you need to consider. Good luck, and may the odds be ever in your favour!
