SOMERSET LAKES: 114 HOMES SOLD IN JUST SIX WEEKS

More free­standing homes planned The developers of Somerset Lakes, a 42-hectare secure residentialestatejusttwokilometres from the Somerset West CBD, are bringing a new residential product to the market in a week’s time, announced Dave Harris, sales and marketing manager. The first phase in Somerset Lakes sold out rapidly, with 114 sales being recorded within just six weeks of the launch and the second phase, consisting of double-storey town houses with spacious gardens, is also selling well jus two weeks after its launch. “However, our ongoing market research has emphatically revealed a demand for spacious, free-standing homes on bigger plots, so we have been working round the clock to perfect our plans for the next phase, Heron’s Rest.” This beautifully situated contemporary village of just 42 homes will be located between the water of the lakes and the established stone pine forest, and comprises free-standing three-bedroom homes from 170m² to 220m², on plots ranging from 320m² to 773m². Prices will range from about R1 995 000 with occupation and transfer anticipated for 2015. Buyers will have a choice of architecturally designed house plans, all designed in a contemporary Cape rural idiom by Schabort Architects, to create an harmonious but varied layout. “The new precinct consists of both single and double-storey homes, with the emphasis on the double-storey format to reduce the coverage on the site,” said architect Wynand Schabort. “This will afford residents ample garden space leading from their open-plan living rooms for private

“We’ve been inundated with requests from buyers looking for freestanding homes with gardens, views and security, in close proximity to the centre of Somerset West, and that’s exactly what our latest product at Somerset Lakes has to offer,” Harris said. He emphasised the value of location of the aptly named Heron’s Rest, on the banks of the six-hectare lake that gives the estate its name. “This unique feature is a huge attraction. It’s ideal for swimming, stand-up paddling, canoeing, sailing, windsurfing and fishing, and

highly experienced development professionals backed by financial giant Investec. This includes the lakes and other water features, a mature forest of stone pine trees, landscaped parks and gardens with outside eco crossfit gym, and kilometres of walking trails and mountain biking tracks. Somerset Lakes has been equipped with advanced security features, which include electrified perimeter fencing, over 70 high-definition surveillance cameras, monitored around the clock from the hitech guardhouse, 24-hour guarding and patrols, and an on-site rapid response team. Other advanced features include biometric fingerprint access control. All homes in the estate will be hardwired with fibre-optic cabling for superfast internet access, DStv and VOIP telephone connectivity, which will allow free telephone calls within the estate. A Curro Castle School is being constructed on the estate and is due to open its doors in 2015. Convenient access to the Somerset West village has been provided by the developers through the R16 million construction of Reunion Drive, which links the main entrance of Somerset Lakes to Sir Lowry’s Pass Village Road under a specially constructed railway bridge. Just a few hundred metres from this entrance, an upmarket new shopping centre is now under construction, where Checkers, Woolworths Foods and Clicks will be the anchor tenants. The Vergelegen Mediclinic and the Somerset West CBD are less than two kilometres away, while popular Somerset Mall shopping centre is just 3,5 kilometres from the estate.

New kind of property buyer flocking to Cape Town reduced by 19,4% in Dollar terms, 21,7% in Euro terms and 25,6% in Pound terms. Any savvy business person realises that a Dollar saved is a Dollar earned — and by moving to Cape Town they are in essence multiplying their wealth by the difference in prices. Rawson says that in the first half of 2014, foreign buyers represented 7,5% of sales in Cape Town according to FNB’s House Price Index and this figure rises dramatically in areas which have a particular allure to foreign buyers — the Atlantic Seaboard, certain areas around the CBD, such as Higgovale, Steenberg Golf Estate and Constantia, to name a few. According to the Institute of Estate Agents of South Africa, 17% of the beachfront cliffs of Camps Bay are owned by foreigners. In Constantiaberg the total percentage of foreign buyers in the last two months in terms of rand value averaged at 19,15%. A particularly prominent factor which exposes Cape Town and its relatively discounted prices to foreigners is its booming film industry. Foreign film makers come to Cape Town to take advantage of its diverse, unique locations, as well as its low production costs, which make it far cheaper to film here than in Europe or the United States. Another factor which may, in the very near future, bring in a huge influx of foreigners to Cape Town, and the rest of Southern Africa, is the recent discovery of gas in Mozambique.

There has recently been a pique in interest from a certain type of international property investor in Cape Town, says Bill Rawson, chairman of the Rawson Property Group. Rawson adds that this is not the “swallow” buyer that alternates between Germany or the UK and Cape Town to maximise their time in warm periods, but rather an international buyer who sees Cape Town’s merits as far too great to overlook and who wants to spend the majority of their days here. This new type of buyer is typically coming from the rest of Africa, the Middle East, Russia, Asia and both North and South America. A recent article in the Wall Street Journal written by Rebecca Weber outlined a story of an American business man who, after visiting Cape Town, realised just how much the Mother City had to offer when compared to his former Los Angeles lifestyle. He was attracted to the scenery, vineyards, wine scene, restaurants and, particularly, the prices attached to all of these, which were about one third of those he is used to paying. This type of story, says Rawson, is cropping up more and more. Due to the current weak rand, many foreigners are able to buy in Cape Town at heavily discounted prices. FNB’s House Price Index has shown us that, when comparing mid-2014 to 2010, house prices have

Double your chances of getting a home loan by using an originator The chance of a home loan application succeeding if it is not submitted through a reputable originator, is less than 40%, according to the latest statistics from BetterBond Home Loans. Better Bond is, SA’s leading mortgage origination group. “Our latest figures show that in the past 12 months we have succeeded in ‘rescuing’ almost one in four (37%) of all the home loan applications we’ve handled, by being able to motivate them properly and, if necessary, submit them to a second and sometimes even a third lender,” says BetterBond CEO Shaun Rademeyer. “They also show that our overall approval ratio for this period was 74%, which means that only 37% of applications succeeded in attracting an offer from the first bank to which they were submitted – or would have been likely to succeed if the applicants had submitted them on their own.” However, he says, this is not because the banks themselves have had less appetite for lending. “In fact, if anything, they have been more accommodating, with both the number and value of home loan approvals obtained in the 12 months to end-September remaining virtually unchanged compared to the previous 12 months, despite a slight drop in the number of applications submitted.” What is more, Rademeyer says lenders are working really hard now to retain their own customers as home loan clients. “A year ago, the banks were losing almost 23,5% of their home loan clients to their competitors. Now that number is down to just over 10%, because they are not only attracting more applications from their own clients, but rejecting fewer of them.” Surprisingly, Rademeyer says that given the current lack of economic growth, uncer-

tain employment outlook and rising cost of living, there are also fewer problems now with bad credit records or debt judgments, especially with the repeat buyers who are currently dominating the market. “We find that most people applying for home loans now have worked hard to get a handle on their finances in the past few years, and a large percentage have even saved up a substantial deposit. “So actually, the main obstacles prospective borrowers now have in getting a home loan application approved are not realising how much discretionary income (after tax and regular expenses) they will need in order to qualify, and the banks’ automatic evaluation processes, which can often result in an application being refused unless there is a knowledgeable originator on hand to motivate it to the correct ‘real’ person in the bank, and then resubmit it.” Meanwhile, Rademeyer says the mortgage originator’s original role of negotiating interest rates on behalf of home loan applicants has started to come to the fore again thanks to the two rate increases implemented by the Reserve Bank this year and the resulting increase in the variable mortgage rate from 8,5% to 9,25%. “Consumers have grown much more aware in the past few years of the major difference that even a slight rate concession can make when it comes to the overall cost of an item or generating savings, and they are looking to us once more to help them secure those concessions. “On a R1 million home loan taken over 20 years, for example, an interest rate of 9,75% instead of 10,25% will not only lower the borrower’s monthly loan repayments, but generate savings of at least R80 000 on the total cost of the property. And that’s definitely worth negotiating for.”

Do your sums before you downscale If you’re thinking of moving to a smaller home that is easier to manage and more secure, you might need to “downscale” more than you thought to make the move worthwhile. So says Richard Gray, CEO of Harcourts Real Estate, who notes that about one in four home sales these days is being made by emptynesters hoping to downscale from a family home and hopefully cut costs while also improving their personal security. “However, the latest housing review from Absa illustrates that there is really not that much benefit in moving from a medium-size house to a small house at the moment. It shows

that the average price of a pre-owned, medium-sized home achieved year-on-year growth of 6,9% in August this year to R1,14m, while the average price of a small home grew 11,4% to around R824 000. “And using these values, the costs of selling a medium-sized home and buying a small one would total around R124 000, including selling commission, bond registration, legal fees and transfer duty – which would leave just over R190 000 to cover a deposit on the new home and the costs of moving,” he says. “What is more, the margin would probably be even less if the smaller home was in a new development, as newly-built homes are now at least 20% more expensive than pre-owned

homes of the same size. The projected savings on maintenance, utilities and possibly security would thus have to be really considerable to make the change worthwhile. On the other hand, Gray notes, those who are prepared to make a major change from a large house to a small house do stand to achieve immediate financial benefits. The Absa figures show that the average price of a large home is currently R1,77 million, which means that the total cost of selling and buying again would be about R168 000, and that there would be R778 000 left to put towards a deposit and/ or retirement savings. “The message here is that owners who are thinking of downscaling must do their home-

work first. They need to establish the real differential between what they are selling and what they are hoping to buy,” he says. Owners moving from a medium-size house, for example, could perhaps consider moving to a townhouse or an apartment rather than a small house. “Or they might choose – as an increasing number of people all over the country are doing – to move from a big city to a smaller home or retirement village in a country town, where property prices are generally lower. “Either way, however, they should not make a hasty decision that could negatively affect their financial situation for years to come.”

Die Splash brei Suzuki se reeds volledige modelaanbod – wat ’n keuse van passasiersmotor, meerdoelers en sportnutsvoertuie insluit – nog verder uit, en behoort die vraag na die maak se produkte verder te versterk. Die wakker nuweling se vars, jeugdige stilering en veelsydige uitleg sal na verwagting by ’n verskeidenheid kopers byval vind – van enkellopendes en jong gesinne tot leënes-paartjies. Die Splash se kompakte afmetings, hoë daklyn, relatief lang asafstand en kort bakoorhange skep ’n verrassend ruim en praktiese binneruim. Terwyl die bakvorm tog deur funksionaliteit bepaal word, is die ontwerp steeds aantreklik. Die kajuit van die nuwe Splash weerspieël die motor se jong persoonlikheid, maar voeg ook gerief, styl en veelsydigheid by die resep. Die onafhanklike voorvering maak van MacPherson-veerstutte en ’n teenkantelstaaf gebruik, terwyl ’n ruimtedoeltreffende wringstaaf met kronkelvere en dempers agter ingespan word. Met ’n massa van net meer as een ton, en ’n lewendige kragbron van 1,2 liter, lewer die nuwe Splash sprankelende verrigting. Die vyfgang-handratmodel versnel in 12,3 sekondes van 0 to 100 km/h, en behaal ’n topsnelheid van 160 km/h. Die brandstofverbruik is indrukwekkend, met ’n syfer van net 5,6 liter/100 km vir die gekombineerde siklus in die geval van die handratmodel, en 6,4 liter/100 km vir die outomatiese weergawe. Die CO2-uitlaatgasvlakke beloop 133 en 150 g/ km onderskeidelik.
