offers a high level of crash safety. With an aluminium content of 49% and up to 65 kg less gross vehicle weight the Estate is the lightweightconstruction leader in its segment. The powerful and efficient petrol and diesel engines with ECO start/ stop function comply with the Euro 6 emissions standards and ensure sporty performance and driving pleasure. When compared with its predecessor, certain members of the line-up consume in excess of 20% less fuel. The diesel model of the new C-Class Estate is equipped with SCR (selective catalytic reduction) technology. The C-Class Estate range includes two BlueDIRECT four-cylinder pet-

rol engines with power outputs from 115 kW to 135 kW for the C 180 and C 200 respectively and one BlueTEC four-cylinder diesel engine with 150 kW of power for the C 250 BlueTEC. Exemplary suspension comfort and road roar and tyre vibration characteristics coupled with outstanding dynamic vehicle handling – these are the hallmarks of the newly designed suspension of the new C-Class Estate. Thanks to a new four-link front axle it offers driving pleasure and ride comfort at the same time. C-Class Estate customers will have a choice of two versions of the standard-specification steel suspension, which also includes a sporty set-up. As an alternative, MercedesBenz for the first time offers an air suspension in this segment. The AIRMATIC air suspension manages to bridge the gap between a high level of ride comfort and dynamic, agile handling. AIRMATIC also features all-round self-levelling for optimum ride comfort even with the vehicle loaded. All models of the C-Class family will feature an electromechanical Direct-Steer system as standard from now on. This combines speedsensitive servo assistance from the speed-sensitive steering with a steering ratio that varies with the given steering angle. The power steering assistance provided by the rack-and-pinion steering gear is controlled as needed, thereby contributing towards efficiency. As with all Mercedes-Benz passenger cars, the C-Class Estate comes standard with a 6-year/100 000 km Premium Drive maintenance plan, with no customer contribution. Die borgskap sal vir beide die Absa Curriebeker- en Vodacom SuperRugby-toernooie geld. Om die vennootskap tussen twee van die mees herkenbare handelsmerke in die land te vier is Vodacom Bulls-spelers en lede van die media genooi om die Isuzu KB-bakkie se veldry-vermoeëns by die Isuzu Veldry-akademie, by Gerotek buite Pretoria, te ervaar. Audi A3 Cabrio: the basic suspect HANJO STIER Sometimes it feels that the collective car makers are building a car for every person. New models, filling niches, updating a range, they just keep on coming. Obviously this is quite enjoyable when you’re a motoring journalist, but it also means that you have to get your head around cars like the Audi A3 Cabriolet. “Cabriolet” is a fancy foreign word – I suspect French – defining a vehicle with retractable roof. Convertible, if you like. As part of their ever-diversified A3 range, this is essentially a scalped A3 2-door hatchback with a smaller boot and an electrically-operated, extremely impressive soft top. “Still – impressive as it may be – why would anybody buy an A3 Cabrio?” we discussed while cruising through Somerset West after dark with the top down. Surely it just competes with its in-house mates Golf and TT Convertible, both of which are more established or desirable? As we dismissed folding hard-top and more expensive rivals like 370Z, Z4 and SLK, a few things dawned on us. The Audi TT only has two seats (this A3 Cabrio has four) and the topless Golf is still based on a previous generation model; same goes for the BMW 1-Series. The only rival is the new Mini Convertible. At this point our critical confusion ended because like a topless Mini, the A3 Cabriolet is almost devoid of purpose or practicality but floods the scales for coolness and de-

It’s not a Mercedes SL but it also doesn’t cost as much as one. Simpler too, and I felt that it attracted less attention and envy. Especially when the sober and sophisticated A3 shape is coated in a grey metallic lacquer like our test car, the taught and well-shaped fabric roof could fool almost every passing glance into thinking it’s just a hatchback. Should you wish to be more conspicuous, simply hold a button for 22 seconds to lower the roof. The mechanism is almost silent

and can even be operated at speeds up to 50 km/h – a huge bonus in my opinion. When opened, the rear deck shows a chunky silver swoop which is perfectly met by the rear screen once the roof closes again. Needless to say, it is also completely waterproof. Extremely good insulation means that, compared to a hard-top, one hardly notices any differences in wind or noise levels, except at very high speeds or in noisy intersections. The tiny rear seats aren’t really suitable for adults, especially

with the roof closed, but driver and passenger shouldn’t have any such problems. Put the roof down again and a removable, collapsible wind deflector does a sterling job of keeping most turbulence out of the cabin. With a pair of baseball caps and generous helpings of sunscreen, we happily motored in and out of Cape Town for a day. The only problem was our test car’s inferno black leather. Although most people noted that the A3 cabin looks rather basic, I’d prefer words like “subtle” and “un-

cluttered”. Not just the material fit and finish but the car’s main controls and road manners are exceptionally refined. Everything feels smooth and sturdy. These Cabriolets are available with two engines (1.4 or 1.8 TFSi), manual or DSG gearbox, 12 exterior and four interior colours, as well as three different roof colours. All models come with a decent level of luxury and safety specifications and this 1.4 TFSi S-Tronic currently retails for R453 000. An S3 Cabrio is also available. Our test car featured 17-inch wheels (R10 400), Xenon Plus headlights (R11 000), leather seats (R18 800) and Audi’s MMI navigation system (R22 200) but none of these are essential to its small cabriolet character. I’d even consider the manual (and a R17 000 saving) over the occasionally jerky and hesitant S-Tronic gearbox. Obviously the boot is rather small, yet two people won’t struggle with its 320 F capacity or small aperture; the rear seats will also carry smaller bags. The 1.4-litre’s 90 kW (125 hp) and 200 Nm aren’t exactly exciting, we measured 0-100 km/h in 10.2 seconds and 400 m in 17.4; then immediately went back to cruising mode. Why would anybody buy this impractical and sluggish little Cabrio? Because it is sophisticated and likeable. It makes you want to tour around the countryside without the roof or any discernible destination. And should you long for more speed, simply spend an extra R29 500 for the 1.8’s additional 55 hp and 50 Nm. Galimoto Media

With the holiday season fast approaching, families will soon start preparing for those long drives ahead. “Keeping the kids safe and entertained is an important part of the trip,” says Les Mc Master, chairman of the Motor Industry Workshop Association (MIWA). He says it is essential when travelling with young children to ensure that car seats are properly secured. Statistics show that up to 70% of car seats are incorrectly installed. Parents must also ensure that the seat is the ageappropriate size and kids who are big enough to use the normal seat belts are buckled in at all times. “Children, especially toddlers, get fidgety when sitting still for more than two hours. It is important to stop at regular intervals to give everyone a chance to stretch their legs and refuel for the next leg. Try to pick pit-stops with fun activities for children such as jungle gyms. This gives kids a chance to work off some energy without distracting mom or dad while they drive!” Making sure the car is in tip top condition ahead of the drive also needs to be a priority. Mc Master recommends looking out for preholiday safety check specials often offered by workshops ahead of the holiday season.

“Don’t leave the service until the last minute as you may need new parts that need to be ordered and could take a few days.” He also reminds drivers that every car should contain a breakdown kit with a flashlight in the event of an accident or breakdown after dark, and a fully charged phone for communication during emergencies. Dealing with bored and grumpy children on a road trip can be challenging, so Mc Master offers these helpful tips for happy, safe journeys: • Pack snacks in the car to reduce the amount of hours wasted at often crowded roadside restaurants along the way. Juice boxes, cereal bars and the South African favourite, biltong, are always a good idea for hungry little people. • Pack lots of water to prevent dehydration, and wet-wipes to clean sticky hands and spills. • Revisit the traditional car games of 21 Questions, Eye Spy and or Numberplate Cricket. • If these don’t appeal, smartphones and tablets are loaded with games to appeal to a range of ages, and with the increase in educational games, could even teach your child a new skill by the time you reach your destination. • Audio-books are also a great idea. Make sure to pick something that appeals to the whole family.

Somerset Lakes launches 42 homes to meet demand The third development phase at Somerset Lakes, a 42-hectare residential estate just under two kilometres from the historic centre of Somerset West, will be released to the market this Saturday (29 November). The first phase sold out rapidly, with 114 sales being recorded in just six weeks of the launch, and a total of over 162 sales finalised in under a year. Construction of the first phase has reached roof height and occupation is scheduled for mid2015. The new phase, Heron’s Rest, comprises 42 free-standing threebedroom houses, selling from R1,997 million including VAT, with no transfer duty payable. These single and double-storey homes offer spacious, contemporary, open-plan living areas and private gardens, which are big enough for swimming pools.

All homes include two bathrooms, one being en-suite, double garages with automated doors and direct access, and covered terraces with built-in braais and adjoining countertops. Most double-storey designs feature sliding doors opening onto balconies off the main bedroom, which will command impressive views of False Bay, the pine forest, the Helderberg and the Hottentots Holland mountains. Buyers will have a choice of 14 different house plans, which range from 190 m² to an expansive 270 m², on sizeable plots, some of which exceed 770 m². Luxury fittings include Hansgrohe sanitaryware and builtin Whirlpool ovens, glass top hobs and extractor fans, with the option of an upgrade to gas hobs. Dave Harris, sales and marketing manager of Somerset Lakes, said the houses in the new phase had been specifically designed to meet

the market demands for luxury freestanding homes in the security of Somerset Lakes. “We’ve been blown away by how quickly our townhouses at Waterford Green have been selling, but there has been a very clear demand from prospective purchasers visiting our sales centre requesting spacious, free-standing homes. “So, our development team and architects have been working round the clock to bring forward the launch of Heron’s Rest.” The homes of Heron’s Rest will be sold on a turnkey basis, in terms of which buyers will be required to put down a R25 000 deposit, but only start paying the balance once transfer has taken place in about 18 months. “Given the capital growth in the market right now, and the demand for quality housing close to the centre of Somerset West, I would be highly surprised if purchasers do

not see a substantial increase in the value of their Heron’s Rest properties long before they take transfer.” Designed by the highly respected architectural practice of Schabort Associates, the new phase is ideally located in the heart of the 42-hectare estate between an established forest of stone pine trees and the banks of the six-hectare lake. The communal clubhouse facility, with two swimming pools, viewing decks and a sandy white beach will be constructed about 100 m from the entrance to Heron’s Rest. “This is an absolutely ideal spot for a family home. The plethora of healthy outdoor recreational options residents will enjoy without having to leave the safety of the estate is mind-blowing. “The lake and the clubhouse offer swimming, canoeing, sailing, windsurfing and fishing, as the lake is stocked with bass and grass carp, and is also home to a rich variety

of water birds. “No expense has been spared to implement the most technically advanced security system at Somerset Lakes,” said Harris. “These include electrified perimeter fencing with over 70 high-definition surveillance cameras, which are monitored around the clock from the hi-tech guardhouse, 24hour guarding and patrols, and an on-site rapid response team. Other advanced features include biometric fingerprint access control.” Part of the infrastructure development costs have gone towards the R16 million construction of Reunion Drive, which links the main entrance of Somerset Lakes to Sir Lowry’s Pass Village Road under a specially constructed railway bridge. This provides convenient access to the Somerset West CBD and to the Mediclinic Vergelegen and the specialist medical facilities of Arun Place, which are even closer.

Buyers and sellers to curb the spread of alien vegetation Buyers and sellers should take note of the recent Government Regulations issued on 1 August in terms of the National Environmental Management Biodiversity Act 10 of 2004. Barry Fourie, national training manager at the Rawson Property Group, said these regulations are aimed at curbing the spread of alien vegetation in South Africa. The regulations stipulate that when there is a change of ownership, the seller must disclose to the purchaser (in writing) prior to the conclusion of a sale, whether there are alien and invasive species on the property. The purchaser also has an obligation, however, as soon as he becomes the new owner, to obtain a permit in his own name for any alien plant species on his property. Fourie said buyers are therefore advised to enquire specifically about the possible presence of alien vegetation on the property they intend to make an offer to purchase on. Furthermore, he said, any reputable es-

tate agent will ensure that he gets a signed seller’s disclosure document on the property that he has listed, fully addressing this issue. “Buyers, sellers and estate agents are certainly not expected, nor do I believe it was the intention of the regulations, to be experts in all types of plant species. “But, if the seller is aware of alien plants being on his property, he is now obliged by law to declare this to any prospective buyer. Buyers, for their part, also have a duty to inspect any property on which they are contemplating making an offer to see if it has any alien plants or indeed any other contentious issues.” Should the property have invasive plant species and the seller declares these, the buyer could make it a condition of the sale that the invasive plants be removed by the seller before transfer of the property can go through. Fourie concluded that buyers and sellers should contact a reputable estate agent or conveyancing attorney if they find they need further information or advice on this issue.

A popular choice for expatriates In the historic town of Stellenbosch in the heart of the scenic Cape Winelands region, an increasing number of residents are selling their homes in the suburbs and relocating to secure, lifestyle estates in tranquil country settings. So says Louise Varga, area manager for Pam Golding Properties (PGP), who is also projects manager in the Boland and Overberg regions. She says buyers from the Western Cape also include those from the Durbanville and Welgemoed areas of Cape Town’s Northern Suburbs. “When we launched Brandwacht Aan Rivier in 2010, the majority of our buyers were from the local Stellenbosch area. Such was the market response that 90 erven sold in the first month, with all 120 plots on the estate sold out in four months. “Coupled with this ongoing high

demand from local buyers, we are recently noticing a growing tendency among out of town buyers, particularly Gauteng residents, to permanently relocate to the Boland. And they are choosing estate living with security and the peaceful, rural landscape being the key attractions.” PGP is experiencing these buying trends at Digteby Estate, which is located just outside Stellenbosch with easy access to the N1 and N2 highways. “This beautifully landscaped estate is the epitome of anyone’s dream destination of appealing Cape vernacular homes set among vineyards and with panoramic mountain views. Now that the estate is rapidly reaching its full potential, with completed homes and established gardens setting the scene for an enviable way of life, buyers are grabbing the opportunity to acquire property here – partic-

According to Lizette Botha, agent for PGP, South African expatriates have also relocated to Digteby Estate from America. “There are also swallows who have settled here, who spend a few months of the year in South Africa and a few months in Europe.” Launched in 2007, Digteby Estate comprises 49 erven in total, with 27 homes constructed. Marketed exclusively through PGP, the first phase of the launch sold out within three months. Over the past 22 months (to October 2014) there has been significantly renewed interest in Digteby Es-

tate with 16 erven resales concluded, of which PGP concluded 12. During the past year, erven ranging between 630 m² and 1 000 m² in size sold for prices from R775 000 to R1,55 million, while in the second phase of the development, eight 400450 m² erven sold out though PGP priced between R580 000 and R650 000. Botha says owners have invested from R7 000 to R10 000 per square metre to build luxury three or four bedroom homes, depending on the quality of finishes. “Positively, most owners who have built a home are using it as a permanent, primary residence. In fact they seem to love living here, as no completed residential homes have become available for purchase

until now. “While there are a couple of retirees, the estate has proven most popular among younger buyers, mainly with families. We have also recently seen buyers looking to acquire a home for leisure getaways.” She says there is now not much stock left to buy on Digteby Estate, with only four erven for sale. These comprise a 767 m² stand for R1,04 million and three erven varying from 630 to 720 m², priced between R1,4 million and R1,98 million. Does a rental deposit sufficiently protect a landlord? A significant percentage of residential property is leased to tenants. Rental properties fill a strong need in the marketplace, as many are in a position where they cannot purchase a property, but need a place to live with their families. Much has been said in recent months about increasing cost of renting property. This is a factor of increased demand, and the trend is expected to continue in the years to come. But what risks are there for landlords who rent their properties out? There is the obvious risk of tenants not paying their rent – or not paying on time. In terms of the Consumer

Protection Act a tenant, whilst late with their rent, will not be deemed to be in breach of their lease until they are overdue by 20 working days. This puts significant pressure on landlords who, in many instances, need to allow for a bond and insurance instalment being deducted from their bank account. In addition to this, there is the risk of damage to their property, and the non-payment of the municipal utility accounts by the tenant. In short, the landlord is very exposed in this process. The only way to offer protection to the landlord is to obtain rental deposits from the tenants. But are these de-

posits sufficient? The current reality is that a landlord would need to take three months’ rental as a deposit to be adequately protected. And even then, there is the possibility that legal fees would even exceed this. For most tenants, paying a deposit equal to three months rental would not be possible. The result is that landlords have to settle for lower deposits in order to secure a tenant – but the landlord is still exposed. The good news is that there are products in the marketplace that offer the landlord the protection they need at a cost that’s affordable for the tenant. For example, there is a depos-
