RESIDENTIAL REAL ESTATE BE HOMESMART THE BATSON TEAM – FROM OUR VIEWPOINT

Recently we visited the D.R. Horton Paradise Ridge which is located at 18231 North 66th St. in Phoenix. This new community is west of Scottsdale Road/Mayo Boulevard. This location is excellent – convenient to the Scottdale 101 complex (with great restaurants, Harkins, Bed Bath & Beyond) as well as the retail businesses across the street where Whole Foods, the Container Store, Star Power, Gordon Biersch and other stores are located.
We were shown the two furnished model homes on-site. The models are the MIRAVAL (two-story, 3,478 square foot, 5 Bedroom, 4 Bath, Dining Room, Great Room, Den, Loft, 4-car garage starting at $654,990) and the CROW (Two Story, 2,576 square foot, 4 Bedroom, 2.5 Bath, Dining Room, Great Room, Den, Loft, Courtyard and tandem 3-car garage starting at $554,990). The designers, D.R. Horton staff, did a magnificent job in showcasing these two models. Note that there are no plans to build more furnished models.
There will be four one-story models ranging from 1,780-2,551 square feet ranging in starting prices from $504,990-$584,990. The remaining floor plans are two-story ranging from 1,832-3,478 square feet with starting prices from $472,990$654,990* (Model 1/Miraval).
Build-out of the 262 new homes will hopefully be completed by the end of 2019. Construction in there is moving along quickly in order to complete that many units in the next six to eight months. The $94 monthly HOA (Home Owner Association) fee includes a community pool/spa, the Tot Lot (playground) and welcoming greenbelt area.
By the end of January, ninety homes in Paradise Ridge had already been sold. For more information, you can go to their website at www.drhorton. com/phoenix. Please note that the builder will be postponing the project in Desert Ridge (north of Deer Valley on 56th Street) for a while in order to complete other projects north of Loop 101.
There will be twelve models in Paradise Ridge to choose from; some unfurnished homes can be seen throughout the construction area by the Builder Representatives onsite (or with your Realtor). Note – if you’re interested in this community, you can take your Realtor with you to represent your interests. Realtors work well with the Builder Representatives – it won’t have any negative impact on the purchase price or cost to the Buyer. It’s another pair of eyes watching out for you – and coordinating with the sale of your current home, if applicable.
UPDATE ON MONTREUX APARTMENTS BY STATESMAN BUILDERS adjacent to the Toscana Condominium Resort Community on Deer Valley (near 56th Street).
A few months ago, we mentioned the new construction of this complex. As a reminder, here’s a description: “Montreux is a warm and inviting community of one-two, and threebedroom luxury apartment residences located in the Northeast Phoenix/ Scottsdale area. Melding cosmopolitan elegance with true desert living, Montreux does nothing short of renew your enthusiasm for life. Our full-time lifestyle director will organize on-site events as well as excursions. In addition, Montreux’s VIP program entitles residents to special offers and discounts from local merchants.”
Montreux began their pre-leasing in February. They have an on-site leasing trailer for prospects to review the floor plans and locations to reserve their new home for the first building. Move-ins for the first building will be the early part of June with the other two buildings opening early September and December.
In a couple of years, there will be a new Manor Village for senior living at 56th Street and Deer Valley by the same builder. Manor Village will be leased in three categories – independent living, assisted living and memory care.
So…that’s what’s going on in the neighborhood for today.
