The IPO was a natural step for the company that has allowed us to institutionalize even more and continue to gain financial muscle. The basis of our business is in equity, to continue to buy land in areas where there is a strong and real demand for housing. Our way of working is based on observing the market, studying which are the locations with most demand and only then do we invest in them, this philosophy has not changed since we became listed, it is part of our DNA. In the last year, we have significantly increased our portfolio of developable land, which already exceeds 1.3 million m2 in Spain. With this space we have the capacity to build about 12,000 homes, which puts us at the forefront of the developers who have led the recovery of the residential segment in our country. We do not only consider ourselves as housing creators, but above all transformers of a sector that needed to be updated urgently to recover the confidence of the clientele.

What does the Catalan market represent for Neinor Homes?

More than 25% of Neinor Homes developments are in Catalonia, which continues to be one of our relevant markets and has undoubtedly become one of the key drivers of the housing recovery in Spain. In Catalonia, we have long been acquiring land near the city of Barcelona, in strategic and well connected locations that require new quality housing.

What’s new for Neinor Homes in BMP 2017?

In this edition we focus on Sitges, Sabadell, Sant Just Desvern and Sant Cugat del Vallès. They are four of our biggest activities due to their good connection with Barcelona, whether by road or train, and also because they offer a great quality of life, an aspect that, with recovery, regains importance for families. In recent years we have observed that the recovery of the residential segment began in large cities, such as Barcelona and Madrid, and has gradually extended to other locations. In Catalonia, there are areas outside the metropolitan area with strong potential, such as Sitges, where we have invested from the beginning, or Sabadell, where we have just unveiled our first development. than 90% of its homes pre-sold. We launched the second phase only a couple of months ago, in which we have had a waiting list for some time. In Aiguadolç Homes, next to the Marina, we are about to launch the second phase of what will be a residential complex with garden areas and a swimming pool, just ten minutes from the beach. In Sant Just Desvern, even closer to Barcelona, we have proposed the second phase of Sant Just Homes, in the Mas Llui area. The complex will feature 49 houses, with community areas and a swimming pool, it has a unique location, located at the entrance of the Natural Park of Collserola. It will be an ideal venue for family life. And we have recently launched a development in Sabadell that has had a huge welcome in this city of the Vallès. In addition, we point out the purchase of land in other municipalities and Catalan provinces such as Montcada i Reixac, Girona and Tarragona.

Pre-sales figures in all of Spain vouch for your success. What differentiates Neinor Homes’ dwellings from the rest?

We have more than 1800 pre-sold homes amounting to 600 million euros. The key to success is reflected in our leitmotiv: “We build houses thinking about people”. Our product is client based and responds to their real needs: clear, bright, well distributed spaces, with acoustic and thermal insulation, terraces and common outdoor spaces. Client focus also takes into account the accompaniment of our team throughout the sales process, from the initial reserving to handing over the keys. In our client relationship, we are committed to transparency, we keep them informed on the entire progress of the works on their future homes. Having said that, we continue working and learning every day from our mistakes in order to continue to improve and offer a better product to our clients.
