NEW & News Roundup

Back in September 1960 a young man called Robert Zimmerman read a book called 'Bound for Glory' by a singer called Woody Guthrie. It greatly impressed him and he started travelling around the USA in Woody Guthrie’s footsteps, eventually getting to meet him. The young man became Bob Dylan and he went on to write “The Times They Are A Changing”. Back then the changes were to do with expanding economies and improving lifestyles, now they are to do with less robust economies and changing technologies. The message, however, was clear; when circumstances change behaviour must change, and publishing is no exception, so Eastern Suburbs Life is now in both hard copy format and digital format. Each have their ardent supporters and most are happy to enjoy the benefits of both. Digital fans can now

subscribe online www.easternsuburbslife. net.au Other changes this year have been the loss of the safe Liberal seat of Wentworth to an Independent, a decline in Eastern Suburbs property prices and the continuing move to online shopping, meaning our streets have less retailers and more personal services providers. Despite these changes, our readership has continued to grow, the number of contributors has increased and more and more community bodies send us news to publish. To all these people we say A BIG THANK YOU and wish you A VERY MERRY CHRISTMAS and a HAPPY & PROSPEROUS NEW YEAR. All The Team at Eastern Suburbs Life

Cafe with a million dollar view & location

The Crabbe Hole café is nestled by the pool at the famous Icebergs Club in Notts Ave, Bondi Beach. Tucked away from the main hub of Campbell Parade it’s a favourite with locals, celebrities, gym junkies, swimmers and visitors. Crabbe Hole’s fabulous location gives views stretching the whole length of world famous Bondi Beach and, with just a turn of the head, an uninterrupted panorama of the Pacific Ocean. You can’t see South America but you can enjoy great coffee, eat brekky, watch Iceberg swimmers, yoga practice, gym junkies and, if you’re lucky dolphins and whales. Alternatively, you can just watch the world pass by. Owner, Andrew Crabbe, bought the premises after visiting the Icebergs gym. He already had extensive experience of working in cafés and recognised just how special the location was. He knew that with his experience he could make something special of it, and

he did. That was 10 years ago and he hasn’t looked back since. The Crabbe Hole is only 12sqm and truly Tucked Away. It has seating for just 32 people all shaded with umbrellas and is open for breakfast and brunch from 7.00 am 7 days a week. They serve coffee, teas, smoothies, juices and prepare fresh daily toasties (Creuben – Pastrami on rye, sauerkraut, gruyere and grain mustard aioli etc), breakfast bowls that you can make yourself (Fig and Ginger compote, Rhubarb compote etc), Toasted brekky rolls (streaky bacon, 2 poached eggs, tomato aioli, tomato relish on olive oil panini)…all at affordable prices.

Andrew Crabbe, Owner of The Crabbe Hole cafe

The regulars are mostly local, but you never know who you’ll bump into, even Prince Harry and Meaghan Markle’s press corps have had breakfast here. Andrew loves going to work every day…and it’s no wonder. He has one of the best stress free Jobs in the world!

making connections We are all stronger through connecting.

This is a core belief of The Junction Neighbourhood Centre – also known as The JNC. We are a not for profit organisation that provides a diverse range of community services and programs for the Eastern Sydney communities. For well over 40 years, we have focused on the power of connection. We connect people to each other by offering volunteering opportunities. Our volunteers tell us what a difference this has made in their own lives: “I never stop smiling,” says Kevin. “I enjoy volunteering because I can help people”. We listen to our community, consulting them to identify the sort of community they would like to see, and what is needed to make that happen.

“My GP encourages me to go on the outings as she can see the difference it makes to my health” (Eileen).

New denture new smile

By Rob Dulieu, Dental Prosthetist

So you wear a denture and you hate it! You find it uncomfortable, loose and unnatural to look at – and generally feel down in the dumps for having to put up with it. The good news is, it just doesn’t have to be that way. Dentures come in all shapes and sizes and unlike some of those images on Facebook memes, they don’t actually get pulled out of a bucket as a 'one size fits all' solution.

Dentures, whether they be full dentures (where you have no teeth) or partial dentures (where you are missing one, two or a few) need to be fitted with care and precision for maximum comfort, function and fit. Aesthetics are in the eye of the beholder. If you wear full dentures you may want a bright, white 'Hollywood smile' or you may prefer something that looks more like your natural teeth did, with some character added to make them look 'real'. With Partial dentures we can make them blend in with your remaining teeth so they simply look like real teeth that belong in the missing space. Natural looking dentures is what we are about. A smile can say so much about how others perceive you and how you feel about yourself. When you have a great smile, you inevitably smile more, which can enhance your confidence and your quality of life. Denture wearers often make the mistake of not having regular check-ups with their Dental Practitioner to check the fit of the dentures and the general health of the remaining teeth and gums. Ill-fitting dentures can lead to oral cancers if not detected early, so regular checks should

never be neglected. Sometimes a simple reline of the denture at your check up will make the denture feel more comfortable and regain retention and better function. If your denture is loose and falling out, then a reline is definitely in order. Implant over dentures are also a great solution for full denture wearers. Lower full dentures are possibly the hardest type of denture for patients to tolerate, there simple is very little retention on full lower dentures which can become frustrating and embarrassing when talking and eating, coughing or sneezing.

Implant over-dentures are just that, a denture secured over a dental implant. On the lower jaw we can use as little as 2 x implants with special retention attachments to secure the denture in place, the denture is removable for cleaning and hygiene, but very secure during masticatory function, speaking and other normal movements. Many various options are available for the upper jaw to achieve a similar result. If you want to get rid of dentures altogether, you have the option to have 4 x implants placed in the jaw and an All-on-4® bridge placed within 24 hours of placement of the implants. Having lived in Bondi my entire life, it gives me great pleasure chatting to other locals new and old. I would love to hear your story.

The reason is clear. In order to survive "Tucked Away" businesses have to provide great customer service and value for money, and that is exactly what buyers are looking for. In addition, they get businesses with personality, and friendly smiles from owner operators who really care.

Often the businesses support local charities, so the whole community benefits.

DOWNSIZING & SUPERANNUATION

Your Friendly Funeral Guy®

Chris Cullen

what you need to know

“You’ve made my day” said one lady at the Double Bay Street Festival. Why? Because we were displaying a “Pandanus” wicker casket (pictured).

In fact, we received a wide variety of reactions from horror (“oh dear, that’s a coffin”) to genuine appreciation (“its got so much more soul than a traditional coffin”). Several of the festival goers drew my attention to the fact that a similar wicker casket was featured in "Australian Story" just a week earlier. The "Australian Story" episode was talking about businessman and farmer Tony Coote, who was buried in a wicker casket made from willow. You can watch the episode entitled “Hope Springs” on the ABC on iview or: https://iview.abc. net.au/show/australian-story/series/0/ video/NC1802Q029S00 Our wicker caskets are hand woven in Indonesia by World Fair Trade Organisation approved artisan craftsmen. This means that the people who make our caskets are paid a fair wage for the work they do. The Pandanus and the other caskets in the Greenature range are made from carefully

collected mature leaves from the banana and pandanus plants in the wild so that they continue to regenerate. The dried, sustainable fibres are then hand twisted and braided into a rope. This is skillfully woven over the frame to create an elegant wicker casket. See the other caskets in the Greenature range...https://scientia.com. au/our-range/greenature/ The natural and organic materials of the Greenature range of caskets are eco-friendly, suitable for both burial and cremation and comply with Australian Standards. At Ian J. Arthur & Sons if you would like to explore eco-friendly options for your funeral requirements we welcome the opportunity to talk with you. Please feel free to contact me for a noobligation discussion on 1800 202 110 or by email to chris@ianjarthurfunerals.com.au

Do you have a question for the Friendly Funeral Guy®? I would love to answer your questions in future editions of the Eastern Suburbs Life newspaper. Please email them to: chris@ianjarthurfunerals.com.au

You can now take advantage of generous concessions which allow you to channel profits from the sale of your family home into super. The downsizing concession is pegged at $300,000, so you can put that amount into your fund and if you draw your super as a pension, you pay zero tax. If you are in the accumulation phase of superannuation, earnings that accrue on this amount are taxed at up to 15% rather than your marginal tax rate which could be higher. The downside is that you could lose all or part of your pension.

The money or the box?

A lot of older Australians who have kept jobs and paid their taxes for half a century feel a sense of entitlement about the old aged pension. It’s all too easy to understand when they see people who spent those same 50 years on Centrelink benefits now continuing to receive a nice little earner from the federal government.

Making sure you get it right

There is a raft of fine details written into this scheme which make it strongly advisable to get help from a professional financial adviser when you tap into the downsizing concessions. Otherwise you might find yourself facing a hefty tax bill.

Basic things you need to know

• You have to be over 65. • You need to have owned the property for 10 years or more. • The contribution must be made within 90 days of settlement – ensure your trustee has time to process and correctly classify the contribution. • It can only be from the sale of one property. • You can’t use for the scheme for mobile homes or houseboats. • For couples, only one member needs to satisfy the ownership requirements to allow both to make a downsizer contribution. If they both make a downsizer contribution, it can total $600,000.

“For that reason, a lot of people cling to their pensions, and at the same time they’re usually clinging to the family home,” says Brendan Whitehouse, director of retirement income planning specialist BRW Financial Group. “They can’t get their thoughts around the idea of losing it.

If the correct form is not completed and provided before the contribution is made, the contribution is treated as a non-concessional contribution. In other words, you get taxed. So it’s crucial to get the paperwork right. Tax implications may also arise if you have run a business from the property, or received rental income from it.

“But for many others – I would say the majority of typical retirees – the Downsizer Superannuation Contribution offers some strong benefits,” Brendan says. “There’s a particular attraction for asset-rich, incomepoor retirees. They don’t have much super, they’ve got this big house worth one and a half million, and they’re living off an aged pension.

If you exceed your non-concessional contribution cap, you can choose to have the excess contributions and associated earnings (as calculated by the Australian Taxation Office) refunded with penalty tax only applied to the earnings. If not withdrawn, the excess contributions are taxed at the highest marginal tax rate. The tax payable must be withdrawn from superannuation.

“This package allows you to sell the family home and put $300,000 of it into super which has no tax on it. You can draw lump sums and do whatever you want to do. As your money dwindles, your pension will come back in.”

BURN, baby burn ...

Why your BBQ can be a health hazard!

The barbecue season is upon us again. But along with the smoky taste of BBQ’d meat, seafood and veggies, the backyard barbie offers a minefield of potential hazards, the worst of which is becoming a human torch as a gas bottle explodes.

spraying soapy water on them – if bubbles form, time to visit the BBQ shop!

Barbecues can also poison you with their fumes, and the latest hazard is caused by wire bristles, shed by brushes used to clean barbecues. The wicked little bits of metal can stick to the grill surface BBQ, get into the food and be eaten with your freshly cooked snag. Next thing, you’re in the operating theatre having the piece of steel bristle surgically removed.

Ensuring you have good ventilation

It’s best to confine your BBQing to the great outdoors. Even if you have the best electric or gas barbie and CO isn’t an issue, it’s a good idea to vent the fumes of your cooking away, from people.

OK, now we have your attention, here are some simple tips to help you have safe barbecues where you won’t end up having to call an ambulance.

Replacing grill cleaning brushes regularly

How do you ensure that you or one of your BBQ guests won’t end up in hospital with a perforated large intestine?

Replacing old cylinders and hose connections

Easy – just replace the brush when the bristles begin to look damaged, excessively bent, or filled with, well, gunk. Make sure, however, that you buy the proper brush. A good grill brush is made with brass or food grade stainless steel bristles.

How do you guard against your barbie ending badly, as someone ends up throwing themselves to the ground, and starts rolling around frantically trying to smother the flames that have engulfed their bodies? If the cylinder or other components look old and rusty, think seriously about replacing them. You can check them for leaks for

Experts say it’s best to get one which has a backing made of metal, rather than wood or plastic.

ESSAY COMPETITION for secondary schools

within Randwick City Council Two $500 prizes are on offer in an essay competition promoted by the Friends of the Laperouse Museum through their “Lapérouse Education Fund”. Carol Abela, President of The Friends said “we are inviting each secondary school within the Randwick City Council to nominate up to two students to write a 1000 word essay on Jean-François de Galaup Comte de Lapérouse – the French explorer after whom the suburb of La Perouse is named”.

Philippines and went as far north as Petropavlovsk (Kamchatka), before sailing south through the Pacific. He landed in Botany Bay on the Jan 26, 1788, just days after the arrival of the First Fleet. The expedition left Botany Bay on Mar 10, 1788 and sailed north. Laperouse and companions were never seen again. Several decades later, it was discovered that his voyage had ended tragically, when his two ships sank in a storm off the island of Vanikoro in the Solomon Islands.

Jean-François de Galaup Comte de Lapérouse

The Laperouse Museum located in the historical Cable Station at La Perouse was a Bicentennial Gift from the Australian/French community to the people of Australia, and accepted by then Environment Minister and local member for Maroubra the Hon. Bob Carr.

The winning essay will be judged by eminent historical researchers, who are members of the Friends of the Laperouse Museum with the winning student receiving a $500 prize with a similar prize awarded to the winning school.

Carol Abela further stated: “The Friends’ Laperouse Education Fund, funded last year for two Australian university students to spend six months studying in France. "This year the Friends have decided to redirect their efforts by prioritising our local history within Randwick City".

The visit to Botany Bay of the French navigator, Jean-François de Galaup, Comte de Lapérouse is an important event in both Australian and French history. Lapérouse was commissioned by King Louis XVI of France to explore the Pacific. His expedition left the port of Brest in 1785 in two ships, the Boussole and the Astrolabe, with a large team of scientists and artists.

Holdsworth Community The announcement of the Royal Commission into Aged Care Quality and Safety has highlighted many of the issues relating to accommodation for the increasing number of elderly in our community.

launches NSW HomeShare Pilot Project

A recent study by the University of Adelaide has shown that the health impacts of social isolation on older people are equivalent to smoking 15 cigarettes per day and that socially isolated seniors are 60% more likely to use emergency services and are twice as likely to be prematurely admitted to residential aged care. The fact is though that the vast majority of older people do not want to enter residential Aged Care at all, and would prefer to stay in their own home. Holdsworth HomeShare matches older people who are living alone in a comfortable home with a younger person who is happy to provide companionship in return for affordable accommodation. Holdsworth Community is launching a pilot Holdsworth HomeShare service in Sydney and the Eastern Suburbs. HomeShare is a mutually beneficial arrangement. The older Owner of the home receives companionship, increased safety and security, improved wellbeing and the ability to remain in their own home. The younger Sharer has access to safe, secure and affordable housing close to study or

work, companionship and connection to the local community. Holdsworth Community, as the HomeShare provider, facilitates the matching process, conducts police and safety checks, assists the match to build an agreement and then is available to both the Owner and the Sharer to provide ongoing safeguards and checks throughout their time together.

Jodie Wainwright from Holdsworth Community says “We are now moving into the pilot phase of the program where we will work in Holdsworth HomeShare the community to set up matches to monitor and measure the community impacts in 0402 132 027 NSW. Our model is a fee-based model that Sh jodie.wainwright@holdsworth.org.au will become self-sustaining without the need www.holdsworth.org.au for further philanthropic or government support as it scales. Season’s greetings from Woollahra Mayor Peter M Cavanagh and all Council staff

This follows a test case in the US, where agribusiness giant Monsanto was ordered to pay a former school groundsman with terminal NonHodgkin Lymphoma more than A$300 million compensation. The case has opened up a Pandora’s box of possible litigation for Australian councils and other government authorities. Mayor John Wakefield moved for a review of Council’s herbicide and pesticide use and he was unanimously backed by his fellow-councillors. His motion singled out glyphosate, saying the review would “ensure we eliminate, or at least minimise, the use of glyphosate and are delivering a best practice and sustainable weed management solution.” Councillor Wakefield said councillors had regularly sought information about Waverley’s use of herbicides and pesticides, but there had never been a formal review. Like most other Councils, Waverley has been cheerfully spraying gallons of Roundup over errant weeds for years. As recently as 2016, council officers tabled a report giving the substance the thumbs-up. “In 2016, the International Agency for Research on Cancer (IARC) completed a review of glyphosate,” Mayor Wakefield said. “The APVMA considered the assessment completed and found no grounds to place it under formal reconsideration. It was deemed to be safe to use where the instructions on the label are followed.” And so in 2016 Waverley Council came out with a document called The Pesticide Use Notification Plan and it was tabled by Councillor Wakefield as he moved his motion about herbicides and pesticides. The document revealed that “spot spraying” of herbicides takes place in playgrounds, picnic areas and playing fields. Meanwhile, parks can get a real drenching of the stuff, with “occasional broad acre spraying.” Waverley Council workers recently sprayed Roundup on a patch of public ground right beside North Bondi Surf Club. A sign erected on the block warned pedestrians not to enter the area, saying the herbicide may cause sensitisation if it comes in contact with the skin. There was community outrage that the spraying had taken place during the October school holidays. “I hate to think of kids and dogs getting anywhere near this stuff,” local resident Anna Dempsey wrote on the Bondi community Facebook page. “It should not be used anywhere, much less during school holidays beside the ocean causing harm to the environment and anyone close by.”

Randwick Council has expressed frustration at being unable to police the burgeoning Airbnb market. A report tabled at a council meeting revealed there are an estimated 3000 properties in Randwick area involved in short-term lettings. These properties include prime beachside real estate in Coogee and neighbouring suburbs.

New Bondi Junction cycleway

For many years I’ve been working to provide a separated cycleway from Sydney’s east to the CBD, so I’m really excited that construction will start very soon. Over 2000 locals currently choose to ride a bike for their daily commute between home and work, so this uninterrupted link from Bondi Junction to the city will mean a safer and faster trip and get riders out of the way of pedestrians, cars and buses. Transport Minister Andrew Constance last month granted $5.3 million to construct the first section from Bondi Junction, along Spring, Denison and Oxford Streets, to York Road so it connects with the existing cycleway alongside Centennial Park. When it is completed, hopefully the improved safety will encourage more people to hop on a bike.

But the council says legislators had not kept pace with the boom and it seems new regulations flagged by the NSW government could fall well short of giving council the teeth it needs to deal with the new challenges posed by the short-term letting sector, with the boom in Airbnb and similar platforms such as Stayz. “The current planning and regulatory framework does not contain provisions to effectively deal with these issues and challenges in a reasonable and consistent manner throughout the State,” the report said. “This lack of common planning and regulatory controls results in the implementation of and inconsistent provisions between Councils, having little benefit to the parties involved.” The report, by Roman Wereszczynski, Manager Health, Building & Regulatory Services, said there was a huge variation in “the nature and scale in which a house, or apartment is used for these purposes.” It could range from use of a single room to the letting out of an entire dwelling for 365 days of the year. New regulations being introduced by the NSW government will peg short rentals at 180 days a year in Greater Sydney. Elsewhere it will be 365. But some critics say that isn’t exactly short-term. Mr Wereszczynski said in a number of overseas cities, there were shorter caps on short-term lettings. In London, it is 90 days and in Amsterdam it is just 30. Mr Wereszczynski said the proposed NSW regulatory framework, being introduced in 2019, is “a step in the right direction, by introducing a range of provisions to better define, regulate and manage this industry. However, many of the finer details of the provisions (including the mandatory Code of Conduct and planning provisions) have not been developed at this stage, which may have a substantial impact on the operation and success of the objectives in this Bill.”

Armistice Day

Whilst commemorations to mark the 100th anniversary of the end of WWI have now concluded, as you read this, there continues to be Australian men and women from our defence forces serving our nation overseas. Their task is a dangerous one, their efforts are often overlooked, and the rollercoaster of feelings that their families must go through, unimaginable. Every so often we should remind ourselves of their situation.

Poo Pipes Plugged

The last remaining untreated sewerage ocean outfalls in the NSW, located at Diamond Bay, will soon be plugged, with the 3.8 mega-litres of raw sewerage per day that flows into the ocean redirected to the Bondi treatment plant. This will be a massive boost for our marine environment across the region, providing a healthier ocean for our marine life and for everyone else who enjoys the ocean waters that border our beautiful city. Premier Berejiklian, Gabrielle Upton and I were recently on-site to announce the $86 million project.

Thank you and Merry Christmas

Randwick Council has been grappling with the challenges of short-term lettings for a good few years now. When the issue first came to the fore in 2014, the council sent a letter to a short-term landlord threatening her with a fine of up to $1.1 million for operating an unauthorised bed and breakfast operation.

Finally, I want to say a big thank you to you and your family for your part in making our community the best place on Earth in which to live, work, play and raise a family. It’s been a busy year here in Coogee, but I’m looking forward to continuing to work for you into next year and hopefully, years beyond. Enjoy a Merry Christmas and have great fun welcoming-in the New Year. Please take care on the roads and on our beaches this summer. Make sure, for your family’s sake, that you arrive safe and sound.

The landlord got a lawyer, and the council backed off. Since then it has refrained from further such muscle-flexing.
