CHOOSING AN ESTATE AGENT TO SELL YOUR PROPERTY Tom Ferguson (Sales Manager of Drewery Property Consultants) gives advice on important things to consider when choosing an estate agent to sell your property: To help you choose the best estate agent to sell your property, there are a number of questions you should ask to give you the best chance of selling your home quickly and at the best possible price. These questions include: Do they come recommended and what are their reviews like? As with most services, a firm recommendation from a family member or friend can be one of the most useful things to consider when choosing an estate agent and perhaps should be considered the most important. A good recommendation should be a good indication of the professionalism and performance of an estate agent and in a service industry this is most important. There are now a number of online review web sites for estate agents where the public can review and rate their own experience with estate agents. It would be a good idea for anyone choosing an estate agent to check the performance of any company they are considering using on these web sites first. Sites such as allagents.co.uk, google reviews and referenceline.com are well established sites that can be used. Has the agent been successful in selling similar properties to yours? There is no point instructing an estate agent that mainly sells small terraced houses if you have a large

detached house. It’s worth looking for an estate agent that has a good track record of selling similar properties to yours. Are they currently advertising similar properties like yours? Have a look on their web site or web sites like rightmove.co.uk and zoopla.co.uk to see what they are selling. If they are selling similar properties the agent should have applicants already registered looking for property like yours. Do they advertise on the two biggest property websites? This may not seem like an obvious question to ask, but with nearly 90 per cent of buyers starting their property search online, your property can’t afford to be missing. Check that the agent appears on both of the two biggest property portals rightmove.co.uk and Zoopla.co.uk and not just one as this could result in much less exposure for your property. Do they present properties to a high quality? Check the details of the properties they are currently selling. Are the pictures of a high stand? Are their properties presented as attractively as possible? Are the descriptions accurate and most importantly how do properties present on their own web site? While it’s essential that your property is in a good state of repair, what’s inside counts for something, too. As a landlord, you’ll need to make the decision whether to fully furnish, part furnish or not furnish at all. There are prospective tenants wishing to rent all types of property. Your rights as a Landlord to regain possession at the end of the term, under an Assured Shorthold Tenancy, are still the same. A furnished property will not always achieve a higher rental figure and I would recommend before furnishing your property that you speak to a local letting agent to confirm what the demand for furnished property in the local area is and if tenants will pay a premium for it. Fully furnished properties usually have complete range of contents, such as full kitchen appliances, including some pots and pans, cutlery and crockery. There will be furniture in the Lounge, Dining room and Bedrooms but Tenants usually provide their own bedding and towels etc. It is usual for unfurnished properties to have floor coverings and curtains. When supplying furnishings and electrical appliances, Landlords must give consideration to the safety regulations currently applicable and the possible expenses incurred to maintain appliances in working order. Bear in mind families or long-term tenants will probably have a lot of their own furniture. Laminate or wooden floors are more durable than carpets, and are a good idea for long-term leases. Students and office workers may be attracted by the offer of desks and chairs (if you’re planning to appear in University accommodation lists you may need to meet their minimum standards of furnishing). It’s never worth scrimping too much on cost as you might just end up replacing items more frequently. Don’t forget, you’re not living there, so while you want to buy attractive pieces, it’s more about getting durable furniture with washable covers than about being overly stylist. All furniture needs to comply with fire safety regulations – this is especially important if you’re buying older or second-hand furniture. New furniture is less of an issue, as the onus is on the retailer to make sure it complies. However, it’s still a good idea to check all items for the appropriate label. Always keep your receipts and leave all the safety labels attached to the furniture. Failure to comply with safety regulations as a landlord is a criminal offence, and you could be fined or sent to prison. Non compliance could also invalidate your insurance cover. Currently the demand for unfurnished properties in the local rental market is a lot higher than furnished properties. However, we always have people looking for furnished properties and regularly see a short supply of them on the market.
