he booming Geelong property market has seen lots of winners, but also some losers. Such is the pressure on housing supply that, according to the Real Estate Institute of Victoria, Geelong’s rental vacancy rate is at a staggering low of 1.5 per cent. That means it’s tough to find a place to rent and the weekly rents have gone up. Harcourts North Geelong director Helena Fantela has seen the growing squeeze up close. “It (vacancy rate) was three-to-four per cent just 12 months ago,’’ Fantela says. Her company manages around 1000 properties and has only a handful available for lease at the moment. “There is such a high demand,’’ she says. “We get people

saying, ‘Can I offer a little bit more?’ This hasn’t happened for years.’’ According to the REIV, properties that were once rented out by investors were being snapped up by savvy first-home buyers and upsizers from Melbourne. Those buyers are attracted by the State Government’s stamp duty

concessions for first-home buyers, which apply to properties below $600,000. The median house price in most Geelong suburbs is still below that figure. But Fantela says many properties in areas like Norlane and Corio are still being bought by investors from Melbourne and Sydney and remain in the rental market. When they do come up for rent there are immediately “eight or nine people at the door’’, she says. Domain Group data shows that rents in Geelong grew by 4.3 per cent in the year to December 2017. The squeeze is also hitting the housing markets of Bendigo and Ballarat that, like Geelong, are within commuting distance of Melbourne.

artners in both life and business, Jessie Oldfield and Adam Murfet are a dynamic creative team. The husband-and-wife duo run a production company together, and are passionate custodians of a beautifully designed little house, built by celebrated Melbourne jeweller Mari Funaki, who died in 2010. Funaki was one of Australia’s leading contemporary jewellery designers, and this was her home and studio. “When we moved in, all the paperwork was left here – all Mari’s notes and correspondence with the architect, showing the meticulous detail and thought-process of what she wanted her home to feel like,” Oldfield says. “It’s a really special place to live in; we feel very lucky to enjoy the beauty she created.”

Nestled in an unlikely spot in a back laneway in Princes Hill, this neat little two-bedroom house feels a little like a jewellery box. Meticulously designed cabinetry folds out seamlessly, revealing hidden compartments and versatile configurations. Noting its timeless aesthetic, Oldfield loves the way the house flows. “The outside is part of the home in every room,” she says. “The house feels intelligent, inspired by nature and the elements.’’ Layered over this clever design, of course, is Oldfield and Murfet’s own history – including treasures collected in their travels, as well as artwork and handcrafted things by talented creative friends. Favourite pieces are those that exude a unique personality, such as a collection of hand-painted tiny ceramic houses from a town the pair fell in love with in Brazil, a giant “wet-looking” ceramic fish from a small town in Sicily, a solar-powered

For some reason this boosted my confidence.” For Miriam Karsten, there was no species too robust she couldn’t kill. After numerous heartbreaks,

Karsten thought a vegetable patch might be in her skill range. “I planted everything close together because I estimated, based on no prior knowledge, that one in three might sprout. Shockingly they all did, but because they were so crowded, they couldn’t get any sun and died. I wasn’t discouraged though. YouTube tutorials have saved me.”

Now an accomplished gardener, Karsten has transformed her home into a greenhouse. “I maximised the sunny aspect ... I house a seven-foot fiddle leaf fig Ficus lyrata that I resurrected from the dead,” she says. Green stylist Freya Mengler says while frustrating, failure brings success – eventually. “A green thumb comes from experience, so stick with it ... gardening is like meditation. I can be plucking bindis out of the lawn and find head-space. It’s quite addictive.” So is the feeling mutual? “Yes I believe plants have feelings,” she says. “My elephant ear plant definitely feels love. It adores being in my bedroom and literally unfurls its leaves with happiness being there.”

laying around with a composition – “backwards and forwards, pinning it up and critiquing it until it clicks into place and you know you’ve got it right” – is the instinct the best artists use. It’s the gut feeling that Carlton North building designer David Tennant of Sync Design heeded during the design phase of a threebedroom, three-level new house in Doncaster when he swivelled “the front box” 45 degrees from the square, “and the whole form suddenly read right”. In one deceptively effective move, Tennant crafted an outstanding corner house as “an arrangement of cubist forms” that the judges of last year’s Building Designers Association of Victoria awards recognised as “a beautifully resolved mass” and “a strong design” by a creative who has demonstrated “exceptional ability”. For a young firm (Tennant is 32),

working for a young client couple and with relatively young tradespeople Concept Build, the house is a remarkably assured piece of work. And having won the residential design new houses ($550,000 – $1 million) award, it will probably become a career-making project for the practice. Doncaster Residence is, as Tennant says, in keeping with

Sync’s preference for minimalism. The exterior materials – polished concrete render, timber, glass, matteblack window frames and high placements of black, full-stopping aluminium cladding above the windows – are matched by what he calls “the monochrome minimalism” of the interior design by his wife, Carly Tennant.

But as with that swivelled front cube that gives the downstairs living space such aframed aspect over the eastern suburb without having it blasted by the western sun, there are other carefully calibrated elements. The glazing elements are not randomly placed but rhythmic in relation to each other. Above most of the windows is the black “pediment capping” that counterpoints the strong vertical planes of the place. The glazing, says the designer, was modelled before any of the materials were chosen so that the window size and placement created “a particular ratio” in relation to the solid walls. “The glazing becomes a break in the walls. A lot of time was spent making sure everything worked so that we were happy, the clients were happy, the builders were happy and the win was so unexpected.” syncdesign.com.au DOM A IN GEELONG

$1000 enough to win the day and bring the hammer down at $536,000. The winners were a young couple from Melbourne’s southeastern suburbs who will relocate after snaring their first home. Across town Moulton’s colleague Robert Kules guided proceedings in front of 55 onlookers at 179 St Albans Road, Thomson. Listing agent Dion Plumb said the renovated three-bedroom brick house on a block of more than 730 square metres had huge interest in

loyd Moulton (Barry Plant Geelong) was met by a wall of silence outside 5 Lascelles Avenue, Manifold Heights, on Saturday Saturday. “It’s good to see so many of you have come out just to hear my impassioned description of the property,’’ he told the crowd of 60. Up for grabs was a two-bedroom brick house, retaining many original features, on a block of around 483 square metres. “You could move straight into this property without having to do a thing,’’ the auctioneer said. Eventually a couple offered $450,000. Another couple went to $460,000. It was like pulling hen’s teeth for Moulton. At $495,000 Moulton went inside to consult the vendor. He emerged with the news that the property was on the market. That was the spark. Soon, bids were coming from all directions. Three other parties joined the battle. The fifth bidder joined at $515,000 and pushed the mark to $517,500. “Another two-and-a-half if you will,’’ Moulton suggested to the other parties. “It’s only money.’’ Two bidders were left standing at the $525,000 mark, one looking to up the ante by increments of $1000. The rival was trying knockout blows, their final instalment a jump from $530,000 to $535,000. But the reply was quick, an extra

the lead-up but two bidders made the contest their own. “I had six parties there to bid but they didn’t get a look in,’’ Plumb said. “Bidding started at $420,000 and it went to 500 ($500,000) really quickly. The two bidders were hardly leaving a second between bids. They were down to $500 bids at the end.’’ When Kules brought the hammer down the mark was at $525,500. The winners were a local couple who will live at the property. Joe Grgic (Harcourts North Geelong) had the hottest part of the day to contend with when he ushered a crowd of 30 into the shade of a shed at 174 Thompson Road, North Geelong. Standing in the middle of the backyard next to a Hill’s hoist, Grgic said the house was being sold for the first time since it was built in 1956. “The building contract, signed in 1954 – all one page of it – is in there on the kitchen table,’’ he said. “Have confidence in the quality of this house.’’

Things started slowly, the auctioneer posting a vendor bid of $320,000 for the three-bedroom brick house on a block of just under 650 square metres. Two men pushed the mark to $365,000 before a third man joined in at $370,000. A fourth man, standing out in the sun with a baseball cap on, made his presence felt at $400,000, pushing up to that mark from $391,000. “A nice, strong bid, sir. That’s how to bid at auction,’’ Grgic said. From there it looked as though the man in the baseball cap would win, offering bigger increments, while the others sought to push the mark up with increases of $1000 or $2000. But it was the second man to enter the contest who emerged the victor, his bid of $430,000 the last one on the sheet when Grgic brought the hammer down. Dr. Tony Stubbs, Eye Surgeon, says that just about anyone can have their vision restored and be rid of their glasses for most of the time. And this is without the use of laser surgery. Dr Stubbs formerly at the Royal Victorian Eye Hospital who has worked with the Fred Hollows eye department at the Prince of Wales Hospital in Sydney, says he began his career through the inspiration of his father, Dr Maxwell Stubbs. “My father was a pioneer in cataract implant surgery from 1963! He has now passed away but some of his patients still come in for a check-up. Not only is this inspirational, it also demonstrates that good surgery outlasts the surgeon,” Dr Stubbs says. A specialist who helps people who have been advised they are unsuitable for laser surgery, Dr Stubbs is also committed to demonstrating that age, corneal distortion or astigmatism are no barriers to eliminating the need for glasses. One of my best moments was treating a 12-year-old girl who was struggling at school because of poor vision due to congenital cataracts even with the use of thick glasses. Now 10 years later, she still has 20/20 vision without glasses. That inspires me. “Seeing my patients’ bright smiles after surgery, as they stop squinting and can read without glasses, is definitely the best part of my job.” No referral is needed and no out-of-pocket expenses are incurred for an assessment to enable all options available to be considered.
