T
he name of Martin Roberts is closely associated with the property market through his 19 years on the BBC’s Homes Under the Hammer and his popular property market seminars. No-one has used up more shoe-leather going all around the country looking at properties, from the dilapidated to the luxurious. So, Martin is the ideal choice as guest editor for Property & Home, the only magazine to give you advice about buying, renovating and selling property, as well as decorating and beautifying it. As we emerge from the coronavirus pandemic, which presented such challenges for the property market, we’re more than ever in need of advice on how to make wise investments in property. So, over to the man himself, Martin Roberts… We’re coming out of the coronavirus pandemic, but how is the property market reacting? There are so many other things going on, how do I know whether it’s a good time to buy or sell? MR Cast your mind back to March 2020 and the start of the first lockdown. There was

general panic in the property market, with high profile and supposedly very learned commentators predicting general carnage. Talk of drops in price of 20%, 30% even 40% were commonplace, and such was the sense of foreboding that the Chancellor took the fairly unprecedented step of significantly slashing Stamp Duty in order to buffer the impending Armageddon. Fast-forward to Spring 2022 and newspaper headlines are filled with reports of continued record breaking rises in property prices. You’ll know this yourself if you’ve been looking to buy or sell property in the last 12 months. I view this as the ultimate indication that, whatever happens in the world, property has an enduring nature and seems to weather all storms. That’s not to say there won’t be ups and downs, periods of acceleration and retraction, but in the medium- to lon- term, I believe there is no better or safer place to invest your money. Regarding timings, the best time to buy is today. And the worse time to buy is tomorrow, because ‘tomorrow never comes’. If you wait for the perfect »
