Dexters’ vision to change the common perception of Estate Agents was born 30 years ago and we are now London’s fastest-growing Estate Agent. As pioneers of the industry, we set out to do things differently and are committed to ensuring our standards exceed the highest expectations.
With 12 offices in prime central London and over 80 across the capital, our impressive growth hasn’t made us lose sight of our mission, to deliver a first-class service to the capital’s homeowners.
We now handle the selling and letting of over 20,000 properties a year and have become the stand out agent for high quality property.
As we continue to attract the best buyers and tenants, we really make things happen for our clients and the 30,000 Landlords we work in partnership with.
As we experience unprecedented levels of demand, London remains an exciting place to live and invest, bringing in people from all over the world, so we expect this activity to continue as we head into the spring.
I hope you enjoy the read,
Swedish born Maya’s love of fragrance began while exploring her Gambian and Scandinavian heritage. Now she handcrafts perfume in small batches at her studio, selling both online and at the luxury department store Liberty London on Regent Street.
Maya grew up loving British culture and dreamed of one day moving to the capital. “I was inspired by what London had to offer. At 19, I packed my bags and hoped for the best. Now over 23 years later, I’m still here” she explains.
Moving to a new country that she had never visited before was a huge step, but Maya spoke fluent English so there was no language barrier. “My mum is Swedish and my father is Gambian. My whole childhood and teens were spent in Sweden, but I learnt English early on from visiting Gambia as a child.”
Maya settled in trendy east London and worked for the iconic fashion brand Carhartt. “I worked there for seven years, travelled for a few months and then, in 2008, I had my daughter.
Becoming a mother made me want to try a more creative path. In 2010, I decided to start a foundation degree in surface design at University of the Arts.
“I studied different mediums but found myself gravitating towards photography and textile design. I designed prints and patterns with African and Scandinavian influences – two cultures intertwined. I took inspiration from my heritage via old photographs from my family’s album during the 1960s and 70s. The images made me curious about translating what people and places may have smelt like.” This inspired Maya’s decision to pursue a career in fragrance.
Maya founded her eponymous business in 2016 and, in 2021, she launched her sixth scent, Voyeur Verde. Her first, Nordic Cedar, remains her favourite and a bestseller. Of her process, she says, “Each scent starts with nostalgia that then meets contemporary flair. The result is a gender neutral fragrance that speaks to old and new generations.”
At first, Maya sold her perfumes to friends, but they soon reached a wider audience. She explains, “I started selling through word of

mouth and then local stores. Liberty called after a friend, who is a make-up artist, wore my scent Vanilj on a photo shoot for one of their campaigns; the art director smelt her fragrance and fell in love with it. Liberty asked to launch me as one of their exclusive brands in 2018, and this was a huge moment for me.”
At this point, Maya was still working from the loft of her home on the Isle of Dogs. Today she has a team and a studio in Shoreditch. She runs workshops and has a new fragrance launch planned for this year. Having the studio enables her to separate work from home life.
“I think it’s difficult for anyone that runs their own business to draw a line but I really try: when I am home I am off, and in the studio I take care of things. I work within every single aspect of the business. I start the day with emails and often have a meeting with a photographer, designer or supplier. I’ll plan workshops, edit photographs, or set aside time to get out my ingredients and be creative.”
For Maya, there is no pressure to rush out a new fragrance every season. “The brand has evolved organically, I don’t like the idea of releasing something for the sake of it; I want there to be intention behind it and I want it to feel right. It's slow perfumery.”
The beautiful vintage photos of Scandinavian life that first inspired Maya remain key to her brand and thread through her social media. It seems that genderless fragrances combined with a comforting measure of nostalgia are a winning formula for Maya Njie.

• What is your favourite London memory?
Going to Notting Hill Carnival when I was younger, it encapsulates everything I love about the city.
• Where do you like to eat in the capital?
My favourite meal of the day is breakfast and I have a few places that I love to go; Franze & Evans on Redchurch Street and Pellicci’s on Bethnal Green Road, an old fashioned Italian cafe with a great atmosphere. My favourite lunch would be a mezze at Gallipoli in Angel. For dinner with a view, I would go to Maya at The Hoxton which is Mexican inspired cuisine and, for a touch of Scandinavia, it would have to be the rooftop restaurant at Pantechnicon.
• Where do you go to unwind?
My local sauna and steam room. I bring a scented flannel which I put over my head; I switch off and really relax.
• Who have you got on speed dial? My courier and my boyfriend, in that order.
• What do you miss most about London when you are away? Having so much on your doorstep: restaurants, museums, live music venues. Living in a well-connected city makes it easy to get around on public transport, and on a bike.
• London’s best kept secret is…
SK Vintage, a store on Fortress Road in Kentish Town run by Sarah Khan. She also has a concession at Fenwick on Bond Street. Many of my favourite vintage wares are from her.
• Who is on your radar?
Scent Trunk, an independent perfume brand that teams up with perfumers across the globe and releases collaborative fragrances on different themes. I formulated a fragrance for them based on Macedonia’s Pelister National Park. I am always excited to see what they do next.

Homeowners are continuing to invest and maximise property potential, with extensions more popular than ever
Englefield Road, £5,000,000
London continues to be a brilliant place to invest, so it is perhaps not surprising that many are choosing to maximise the potential of their property and add value with a luxe extension or basement excavation.
Tim O’Callaghan, Director and Co-founder of NimTim Architects explains, “We work closely with homeowners to find bespoke ways to unlock space and improve the everyday experience of living in their homes. The extensions we design focus on providing more light, larger spaces for daily life and better connections to the garden.”
Nowadays, people are choosing extra space that is well defined and has scope to be multi-purpose. James Bernard, Director at Plus Rooms says, “Many rooms now have to
double up on their function and there is a trend for using internal glazing to separate areas. For many properties, this works well particularly on the ground floor and can create entertainment and relaxation spaces, as well as cooking and eating areas.”
When planning an extension, it is important to note that adding the correct amount of space is key. James advises, “Be mindful of the garden and make sure that a certain proportion is retained post extension. If possible, try to incorporate unused side areas into a side return. This will allow you to maximise your ground floor without affecting the view and feel of your garden.”
Making your new space energy efficient is another consideration. James says,
“To prevent excessive heating costs, it is important to get the right balance of structure and glass. Consider the direction your home faces, a lot of glass on a south facing property will create a greenhouse effect whereas a north facing house will have to be heated more if it has a large amount of glazing.”
Many London homeowners want to incorporate interesting materials with an intelligent design to give their property the edge. James explains, “More and more people are going for burnt oak cladding and choosing asymmetric gable design.” NimTim Architects
specialise in using natural products that have a low environmental impact and the results can be stunning as demonstrated by Cork House. The Victorian terrace house in London was given a modern loft conversion and rear extension and went on to be shortlisted for the A J Small Projects Award. Tim says, “We used cork externally and internally, a simple, inexpensive material that created a comfortable and unusual family home.”
For some, a basement excavation is the answer. Kevin O’Connor, Director at Cranbrook Basements says, “While it is technically challenging to obtain planning consent for a basement, it is not difficult for an experienced designer and, in most circumstances, consent will be forthcoming. We are seeing a continued trend of people transforming this space into state-of-the-art gyms, tranquil swimming pools, and luxury cinema rooms.”
Properties across the capital where additional rooms have been added through thoughtful design tend to achieve the highest values in both the sales and the rental markets. An extension to any home is not only life-enhancing but is also a very wise investment too.

Bespoke lighting design is now
Whether it’s an antique chandelier or a marvellous modern design, statement lighting comes in all shapes and sizes. According to Owen Pacey, founder of Renaissance London which specialises in Murano glass pieces, big is usually best. “We really get to know our clients and help bring their vision to life. Often, people will underestimate the space and its potential which is where our expertise comes in. With over 30 years of lighting experience, our clients trust us and we are on hand to advise on size, materials and the installation process.”
Pacey sources his lights from around the world and will stop at nothing to satisfy his client's needs. “One of our customers had seen a blue Murano ceiling light whilst travelling through Rome. We were unable to source this so we produced a replica mould of glass to create a bespoke piece.”
Pacey, whose clients include Jeremy Irons and Jamie Oliver, is seeing a trend across the capital for opulent lighting that packs a real punch with no expense spared. “We’ve had some extravagant requests over the years, people are investing more in their home, and really want to make it their own.”
Sian Baxter, who runs an award-winning lighting design consultancy, stresses that whilst statement pieces add interest and drama, they need to be supplemented with other lighting. “To create a beautiful lighting design many things need to be considered; light balance, light levels, and colour temperature. A room’s ambience can change dramatically depending on the positioning of each fitting.”
Sian uses various suppliers and even designs her own statement pieces. She says, “The cost varies hugely, from £5,000 to upwards of £50,000. The most impressive are those within a double height living space or within a multi-floor stairwell.”
a must have for many Londoners who are choosing statement pieces to elevate their homeDesign by Luke Williams
Steve Noyes, Design Director at Noon Lighting which specialises in avant-garde pieces, couldn’t agree more. He recalls a particularly challenging commission. “The old Virgin Studios in Hammersmith was converted into townhouses. My client requested we installed 14 globes across the lightwell which was almost 11 metres high. We found a way of spanning the space and the results were incredible.”
Steve whose commissions have featured on the television show Grand Designs, sometimes teams up on projects with interior designer, Luke Williams. One of their recent collaborations included an apartment in Kensington. For the high ceilinged drawing room, they sourced a contemporary chandelier of multi-coloured glass. Luke says, “The client had a favourite painting that we took the colour cues from; the ’stalactites’ worked as complementary foils to that and other paintings in the client’s art collection. The piece is inspired by nature when trees become full of icy droplets and lends a touch of glamour to the room.”
Whether your taste is for traditional or a more contemporary style, a beautiful light can be a work of art as well as a focal point. See your vision come to life and make a truly spectacular statement.

Angel O’Donnell is a London based interior design studio bringing award-winning style to exclusive homes across the capital and around the world
Co-founders Richard Angel and Ed O’Donnell share their design ethos, why they love London property and what drives them to champion small UK businesses.
What led you to establish Angel O’Donnell?
Richard: Ed and I set up Angel O’Donnell in 2018, our aim was to create a company that took a tailored approach to each project. The same style doesn’t suit everyone so it’s important to understand our client's needs and how they envisage their space, no matter how elaborate. There’s nothing we enjoy more than crafting beautiful, opulent, luxury homes.
Ed: We work with high-net-worth individuals from all over the world with projects in London, Greece and New York. We also partner with developers, and recently designed and advised on a project at the Old War Office (now The OWO Residences), the Hinduja Group’s flagship development in Whitehall.
Richard: We are the designer of choice for luxury London property. We’ve worked on penthouses overlooking Lord’s Cricket Ground, townhouses in Chelsea and exclusive homes in Brompton Cross.
Ed: No two projects are the same, with each requiring different approaches. For developments, we like to pay homage to the history of the building and the local architecture. For residential properties, we really get to know our clients, who they are and what their style is whether that’s more traditional or flamboyant.
What do you love about living and working in London?
Richard: We love going out in London: there is nothing better than a cosy pub in the capital on a Sunday afternoon and we are both loyal members of Soho House.
Ed: London is an incredible city. I’ve just moved to the Little Venice area and have been enjoying exploring the canal walks and Regent’s Park. Our office is on the Strand and we like to visit the bars of Somerset House and appreciate having Covent Garden nearby.
What do you consider your greatest accolade so far?
Ed: Being handed the Overall Winner trophy at the Society of British & International Interior Design. We were totally overwhelmed with the win and recognition, but at the heart of everything we do is our clients' satisfaction.
Richard: Our winning project was a sub penthouse on the 18th floor of The Dumont on Albert Embankment. Our clients tasked us with designing a spectacular apartment with a huge roof terrace. We created features which, ordinarily, you wouldn’t see in a new build. We cladded one wall in bronze and put in a bioethanol fireplace to create a focal point. We also installed big wool boucle armchairs on swivel bases so you could face in for a chat or turn and see the incredible view of the Houses of Parliament.
Ed: We like to champion young businesses. When we did The OWO Residences, the idea was to celebrate British craftsmanship, so 90 per cent of everything in that apartment was locally sourced from around the UK.
Richard: George Smith creates traditionally made armchairs and Savoir Beds who originally set up to make beds for the Savoy Hotel. We use Georgia Stoneman Galleries: she has a gallery in Cornwall and looks after Cornish artists. We also like the art of the brilliant Joseph Dupré who still finds time to work part-time as a GP. We have independent joiners who make banquette seats and vanity units. These suppliers are important to us because, without them, we couldn’t create such beautiful and unique spaces.
Ed: The changing world will always have an influence on trends, so we’ll be making sure our homes give us joy and a sense of peace from the hustle and bustle of everyday life. We’ll see rounded and unusual shaped furniture, perhaps a wavy edge on a table that’s tactile and playful. Another trend will be the addition of piping and bands, such as a pattern down the edge of a curtain or cushion. There will be strong colours, a couple to mention are Farrow & Ball –Bamboozle, a rich terracotta red and Beverly, a mossy green. Neutrals will be golden and warm and make you feel good.

The demand to live in London remains at an all-time high. Chief Financial Officer Ash Kashyap talks about the importance of using a trusted agent to sell or let your property
This year marks a huge milestone for Dexters who are celebrating 30 years as London’s leading Estate Agent. With a network of over 80 offices across the capital and 40 in central London, Ash shares his views on why the company is so successful and why over 300,000 customers are choosing to use Dexters.
Ash explains, “London remains an exciting place to live and invest. We have three times as many people registered with us today compared with 2019 and demand remains high despite recent increases in mortgage rates. Historically interest rates have been as high as
17 per cent and so the last 10 years have been unprecedented with record lows. We're now back to normal and buyers and investors recognise this and are pressing on with their moves.
“There has been particularly strong demand for homes in the super-prime market in recent months, with record numbers of deals being achieved across our 12 prime central London offices. Dexters work exclusively with Wetherell, headed up by Peter Wetherell, the ‘Mayfair Guru’, well known for selling the area's most prestigious homes. We expect interest in the prime market to continue as local investors and overseas clients are attracted by the potential for long-term capital growth.
“The average age of a first-time buyer is now in the late 30's, so it is becoming the norm for people to stay in the private rental sector for longer. However, there has been a real lack of supply of quality rental properties over the last few years due to a combination of lower tax incentives for Landlords and higher than anticipated demand from tenants
after lockdown. This has resulted in Dexters’ average initial tenancy length being 24-months and over 70 per cent of tenants choosing to renew their contracts. We expect high tenant demand to continue as we head towards spring.”
Ash continues, “Our reputation for offering the very best London property means that we attract quality tenants from around the world, which is why the 30,000 Landlords we work in partnership with choose to come to Dexters. Our Corporate Lettings and International Relocation team handle over 200 enquiries each week from high-net-worth individuals, embassies and international blue-chip companies, including Bloomberg, Clifford Chance, and Deutsche Bank. Knowing that they are in safe hands, many use Dexters exclusively for all their property needs.”
Through Dexters’ network of local offices, our highly skilled experts remain committed to finding their clients the best buyer or tenant at the best price. Research shows that just 3 out of every 20 viewings arranged come from online portals and advertisements. Dexters generates the majority by being proactive and carrying out up to 50,000 viewing appointments every month. This is the equivalent of showing a property every 15 seconds during our working week.
The business estimates that it typically takes between 150 and 200 hours of work to complete a successful transaction.
“When looking for the key to the success for our clients, you need to look no further than our people,” says Ash. “We invest in long-term relationships, and 90 per cent of our managers have started their careers with us as trainees. Dexters is one of London’s only major residential Estate Agents that is a firm of Chartered Surveyors, regulated by the Royal Institution of Chartered Surveyors (RICS). This provides our customers with the reassurance of working with experts who adhere to the highest standards of regulation and ethical behaviour.”
Dexters is determined to maintain its professional approach by providing outstanding training and development. Colleagues at all levels attend Dexters’ industry-leading Training Academy and are proud to be the UK’s first Estate Agency employer provider, offering a range of professional accreditations.
“All of this is what makes us different,” Ash explains. “We offer our clients an altogether better experience of selling or letting their property by working with a trusted professional. But don’t just take our word for it, we have 45,000 Google reviews averaging 4.9 out of 5 stars, which is a testament to the hard work of our dedicated teams who go the extra mile. We are completely focused on consistently achieving our high standards and delivering a great service.
“Our clients understand that London remains a brilliant investment and we are here to support them throughout the duration of their property journey. As we continue to grow and strengthen every part of the business, Dexters is looking ahead with great optimism and has every confidence in the future of the London market.”
If you are considering selling or letting a property in London or would like some market advice, please contact your local office and one of our Directors will be pleased to advise you. Full details can be found at dexters.co.uk.
In London's most glamorous and expensive area, demand has never been stronger
Home to London’s most exclusive residences, Michelin star restaurants and private members' clubs, Mayfair epitomises luxury. Ellie Padgett shares her insight on selling and letting the area's finest properties.
Who are the typical Mayfair residents?
High-net-worth individuals and families are drawn to the prestige and rich history of the area and relocate from around the globe to live in Mayfair. There are not enough homes to satisfy the demand so prices come at a premium. All of our customers and clients can expect to receive a tailored, discreet and highly confidential service.
Tell us about your partnership with Wetherell…
We have an exclusive partnership with Wetherell, Mayfair’s leading Estate Agent. Peter Wetherell has established close working relationships with the world’s most influential business people, dignitaries and royalty over the last 40 years. We are very proud of our two major office locations on Mount Street and Grosvenor Street, offering services including sales, lettings, prime property management and design and refurbishment.
Be prepared to act quickly! Our customers come from all over the world creating a highly competitive marketplace and the favourable exchange rates are making long-term investments attractive. Our website receives over 100,000 visits every week but bear in mind, not everything we sell or let is available online so we encourage customers to speak to us directly.
During the summer months the area comes alive. Mayfair is a hot spot for Middle Eastern visitors and you will see a parade of super cars lining the streets. It is also a great time to meet locals as the garden squares host events with plenty of food, drink and live music.
We recently sold a truly unique medieval style townhouse on Farm Street with an asking price of £11 million. The property has hosted high-profile names including King Edward VIII, Wallis Simpson and JFK. We also enjoy working with very modern properties, successfully letting an apartment in the luxurious Clarges development, asking £12,000 per week.

An
Famous for hosting the iconic annual flower show and home to Sloane Square and the King’s Road, affluent Chelsea remains one of London’s most desirable postcodes. Local experts Eleanor Bowers and Hugh Daunt explain why buyers and tenants from across the globe continue to flock to the area.
Who are your typical buyers and tenants?
Eleanor: We deal with lots of young professionals and corporate tenants who are attracted to the lively social atmosphere of the area and central location. Many of these tenants come via our Corporate Lettings and International Relocation team who deal with enquiries from blue-chip companies from around the world.
Hugh: Our clients tend to be young families moving locally and from further afield. Buyers love the prestige of a Chelsea postcode, as well as the excellent independent and grammar schools.
What do you love the most about Chelsea?
Eleanor: For me it’s the hustle and bustle of King’s Road. There is a lovely contrast of high-end boutiques and exclusive restaurants.
Hugh: I love that the style of property in the area is so diverse, from impressive developments overlooking Chelsea Harbour to grand white stucco fronted townhouses on Eaton Square. My favourite are the red brick mansion blocks. We recently sold a three bedroom apartment in Carlyle Mansions with an
asking price of £3,995,000. Also known as the 'Writers' Block', previous residents include T.S. Eliot and James Bond author, Ian Fleming.
What is the market like at the moment?
Eleanor: Demand for London property remains high. Dexters carry out 50,000 viewing appointments every month which equates to a viewing every 15 seconds during our working week. This appetite creates a lot of competition, especially for lettings properties and encourages longer term tenancies which is our speciality.
Hugh: The sales market is seeing similar activity and buyers are jumping in where they see good value, location or both. There aren’t any signs of this slowing down so now is a great time to consider putting your property on the market.
you work with an agent that can deliver. Dexters has 12 offices in prime central London and over 80 across the capital which gives us access to 200,000 registered buyers and tenants looking for their next home.
Eleanor: We have 12 strategically placed offices in the most desirable locations including Mayfair, Marylebone, South Kensington, Fitzrovia and Westminster. We're well positioned to meet our clients' needs and have a selection of fantastic properties available to rent across prime London.
Hugh: We take pride in giving the best customer service to our clients. Word of mouth recommendation is our most important form of advertising and we come highly recommended. Just take a look at our Google reviews, we have over 45,000 with an average rating of 4.9 out of 5.
Finish this sentence: you know you’re in Chelsea when…?
What advice would you give sellers and Landlords?
Eleanor: Presentation is key. Properties need to be well-presented to attract the best tenants at the best price. Our in-house Design & Refurbishment team specialise in getting properties ready for the market with an excellent track record of increasing rental yields.
Hugh: It's important to gain as much exposure as possible so it's crucial that
