aving been involved with Mirabel since before there was a single road or house, it always amazes me when I update my database with the current number of homes in Mirabel and see how fast it is growing and prospering. There are currently 225 homes in Mirabel including 212 completed homes and 13 homes under construction. Of the 13 homes under construction, 5 of tthem are spec homes, all of which are expected to have price tags of $3.5 million or higher. This is a great testament as to how special Mirabel is to command new home sales prices at the very high-end of all communities in our market. This leaves just 110 homesites remaining to be developed. (4 of these lots are currently in design review.) While 110 sounds like a lot of homesites, it is getting harder and harder to find the premium view lots that are in high demand right now. I have been out walking lots with several prospects recently and if they have specific requirements they want such as a south facing fairway lot, there are very few options to choose from. Construction costs right now are the highest I have ever seen with most builders quoting a minimum of $400+ per sq. ft., however many projects are significantly higher than that. I can personally attest to the high cost as Liz and I are currently in the process of adding a small golf cart garage onto our house and we could not believe how much it is for construction cost. With the high price of construction, most buyers that have a budget to afford $400 plus per sq. ft. are selecting the premium view lots leaving very few buyers in the market for the low to moderate priced lots. The Mirabel Club continues to thrive under Marcie’s and the Board of Directors’ leadership with membership sales doing well and optimism about the future of the club as positive as I have seen it in many years. We all can’t wait for the exciting club enhancement scheduled to be completed in late 2020. Of the 212 completed homes currently in Mirabel, 85% of the residents are either golf or social members at the club which is another strong indication of the attractiveness of the club. Liz and I could not be more excited about the upcoming season and look forward to seeing all our seasonal friends and neighbors return over the coming weeks and months. By incorporating regional, lowmaintenance plants and trees, walkways, patios and balconies, residents can truly enjoy an indoor-outdoor lifestyle. It’s estimated that 70% of the population will live in urban locations by the year 2030 so the trend doesn’t appear to be fleeting. However, we can take geography out of the equation and still be left with a new, progressive and inclusive lifestyle that will continue to stretch the boundaries of the cities. Garnish with chopped green onion, if desired.
