MIRABEL LIFESTYLE

NOVEMBER | DECEMBER 2019

aving been involved with Mirabel since before there was a single road or house, it always amazes me when I update my database with the current number of homes in Mirabel and see how fast it is growing and prospering. There are currently 225 homes in Mirabel including 212 completed homes and 13 homes under construction. Of the 13 homes under construction, 5 of tthem are spec homes, all of which are expected to have price tags of $3.5 million or higher. This is a great testament as to how special Mirabel is to command new home sales prices at the very high-end of all communities in our market. This leaves just 110 homesites remaining to be developed. (4 of these lots are currently in design review.) While 110 sounds like a lot of homesites, it is getting harder and harder to find the premium view lots that are in high demand right now. I have been out walking lots with several prospects recently and if they have specific requirements they want such as a south facing fairway lot, there are very few options to choose from. Construction costs right now are the highest I have ever seen with most builders quoting a minimum of $400+ per sq. ft., however many projects are significantly higher than that. I can personally attest to the high cost as Liz and I are currently in the process of adding a small golf cart garage onto our house and we could not believe how much it is for construction cost. With the high price of construction, most buyers that have a budget to afford $400 plus per sq. ft. are selecting the premium view lots leaving very few buyers in the market for the low to moderate priced lots. The Mirabel Club continues to thrive under Marcie’s and the Board of Directors’ leadership with membership sales doing well and optimism about the future of the club as positive as I have seen it in many years. We all can’t wait for the exciting club enhancement scheduled to be completed in late 2020. Of the 212 completed homes currently in Mirabel, 85% of the residents are either golf or social members at the club which is another strong indication of the attractiveness of the club. Liz and I could not be more excited about the upcoming season and look forward to seeing all our seasonal friends and neighbors return over the coming weeks and months. We are going to have one of the best inventories of homes we have ever had available this year. For a list of available homes or homesites, don’t hesitate to contact me. Until next time …

LIFESTYLE O

nce upon a time most of the population lived in the big city or out in the country – back when there was less population. Then the middle class decided to eschew the hustle and bustle of the metropolis and move to the fringes, also known as the suburbs. Fast-forward to the 21st century and we have a new generation migrating back to the city, with an eye on carbon footprints and human connection. Add in new technology and there is also more freedom for the modern day worker. Approximately 8 million Americans now work from home, and many of them choose city life to fill in as their coworkers.

Wnote to keep track of the many obligations and minutia e all use calendars, clocks, and the occasional sticky-

that make up our day-to-day lives. But thanks to efficiency engineers and organized creative geniuses, we now have a million brilliant ways to make a plan and stick to it – literally and figuratively! While the all-business day planner of the ’90s with its faux leather cover and annual refills served its purpose, there has been a recent explosion in time management tools that are not only practical but pretty; not just three-dimensional but digital. So, what’s the right plan for you? PLANNER PERFECT

Bearing little resemblance to the industrial dystopias portrayed in literature and film, the new urban landscape is vibrant, diverse, thoughtful, and especially communityminded. This new mindset is evident from neighborhood coffee shops to bodegas and gyms.

There’s always been format choices when selecting a traditional planner: daily, weekly, monthly. However, companies are now going outside of the calendar box with pages for meal planning, budgets, goals and more. Some even include colorful stickers and bling to make those special days stand out.

SAVVY SPACE

GET ON THE BULLET TRAIN

By being more conscious of our responsibility to the planet, urban dwellers have abandoned the McMansions for sophisticated, practical spaces that make every square foot count. Storage is carefully thought out, compact appliances like stackable washer and dryers are state-of-the-art, and murphy beds are making a comeback to ensure no wasted floor space. There’s a reason Marie Kondo is so popular when city homeowners need to cut that clutter!

The Bullet Journal, invented by designer Ryder Carroll, has taken on cult-like proportions in the planning and creative world. You’ll find numerous blogs and tutorials as well as inspiration on Pinterest and Instagram, but ultimately it’s an organic, DIY scheduling system that has no rules. The basic tools are a blank journal with a dot grid and the writing tools of choice –

Diaries have received a face-lift in recent years with the addition of special journals dedicated to travel, gratitude, weddings and even the passing on of personal history and anecdotes from one generation to the next. There are tomes that combine blank with lined pages, perhaps for doodles and drawings to accompany affirmations. Don’t worry, lockable diaries are still a thing for the twelve-year-old in all of us! TECHNOLOGY MEETS TO-DO LIST For those who travel light and prefer keyboards to keepsakes, you’re set. There are excellent digital solutions for a myriad of scheduling needs. Applications like Asana, Trello and Todoist provide both desktop and mobile access to all your appointments and projects. Many allow cross-connectivity to team or family members, the option to add attachments and comments, plus notifications and audible alerts to keep you on top of things. Be careful not to utilize too many systems or something’s bound to fall through the cracks. For physical planners that contain your whole life, be sure to add your name and contact info on the first page if it accidentally gets left at the local coffee shop. There really is a planner to manage everyone’s lifestyle – you just need to schedule the time to find the right one for you!

Many new communities are even building the office into the home with unique live/ work spaces that transcend the home office once relegated to a spare bedroom or kitchen counter. GETTING AROUND It’s no secret that the younger generation has grown disenchanted with traditional transportation so cutting the car-ownership cord is easier than ever in many metro areas. Ridesharing services, light-rail, buses, bicycles and a brisk walk are all eliminating the need for cars – which is good news for the planet! Restaurants and retailers are not limited to the mall anymore, making city dwellers’ needs more accessible and dining choices plentiful. Many new urban-minded communities even have their own bistros and bakeries right in the building. CITY MEETS COUNTRY Whether in a new-build high rise or an historical rehab, condominiums and apartments are going green where possible. By incorporating regional, lowmaintenance plants and trees, walkways, patios and balconies, residents can truly enjoy an indoor-outdoor lifestyle. It’s estimated that 70% of the population will live in urban locations by the year 2030 so the trend doesn’t appear to be fleeting. However, we can take geography out of the equation and still be left with a new, progressive and inclusive lifestyle that will continue to stretch the boundaries of the cities. Home is where the heart is, no matter how big the skyline.
