Listing Preparation As your agent I will: 1. Have a conversation with you about your real estate needs, thoughts, and direction. 2. Provide Seller Guide that explains details of many aspects of my services. 3. Do a neighborhood drive through to have an overview of your area. 4. Schedule a “quick viewing” of your property to prepare a market analysis. 5. Verify taxes for information regarding footage, age built, and assessed value. 6. Verify if property is located city’s flood plain map. 7. Study the market for the area/neighborhood 8. Complete a comprehensive Comparative Market Analysis to determine fair market value for your home. 9. Explain why the first 30 days of marketing are the most effective. 10. Explain why if the four factors of price, terms, condition and marketing are not competitive, buyers or their agents may eliminate your new listing even before seeing it. 11. Explain representation options of seller and buyer. 12. Explain all of the documents necessary to list your home. 13. Provide seller with copies of all documents signed. 14. Explain your approximate net proceeds from your sale. 15. Explain that when buyers view a group of homes, they are constantly comparing one to another. 16. Tour your home and give you tips on staging your home to sale. 17. Have seller complete required property disclosers. 18. Collect documents from seller on all warranties, treatments, and maintenance records on property available. 19. Get home warranty form completed by seller. 20. Verify that all pre-listing repairs and staging are completed. 21. Provide relocation referral, when applicable.

Listing Period As your agent I will: 22. Take interior and exterior photos of property. 23. Create full feature “Virtual Tour” for MLS and Legacy Website. 24. Place as a “Featured Listing” on Virtual Office 25. Prepare internet mapping feature. 26. Enter the new listing in the Odessa Board of Realtors MLS system. 27. Enter the new listing in the Permian Board of Realtors MLS system. 28. Upload disclosers and other documents to “agent only” portion of both MLS systems. 29. Syndicate listing to top national websites. 30. Place Legacy Real Estate “For Sale” sign in yard with office phone number, website address, my name and contact information. 31. Design and print “Just Listed” Flyers for yard information box. 32. Provide seller with additional “Just Listed Flyers to refill information box and to give to give to friends or co-workers. 33. Place mobile information data (texting) sign in yard. 34. Prepare an amenity sheet for Legacy Realtors 35. 36. Distribute amenity sheets to other area Real Estate offices. 37. Prepare a sign in folder for showing agents 38. Prepare a “Buyer’s Information Packet” for prospective buyers. 39. Create “Virtual Open House” and post onto the web. 40. Provide seller a copy of MLS Printout and amenity sheet. 41. Send “New Listing” information to neighbors and prospective buyers. 42. Give office your contact information to schedule appointments. 43. Review showing appointments and contact showing agents for feedback. 44. Give you “seller updates” to discuss showings, comments, pricing, ect. 45. Call or send thank you notes to all showing agents. 46. Periodically will review other homes in this market area or price range for an updated comparison to subject property. 47. Invite area agents to preview the home if they have not done so.

Offers / Purchase Agreement As your agent I will: 48. Present all offers to purchase received. 49. Explain all terms and conditions of offers. 50. Discuss the pros and cons of all offers. 51. Prepare an estimated net sheet with all offers. 52. Negotiate all offers in your best interest under your direction. 53. With a contract, get receipted copies and distribute to all parties. 54. Provide efax service instructions. 55. Place listing “Under Contract” in the MLS system. 56. Record all contract dates. 57. Coordinate the inspection appointment. 58. Review, discuss and negotiate all requested repair items with you. 59. Address concerns through out the selling process. 60. Upon request, refer seller with list of service providers. 61. Assist in arranging repairs if necessary. 62. Submit all repair bills and necessary documentation to the abstract company prior to sale. 63. Coordinate closing appointment with seller agent, buyer, and seller. 64. Provide contact information for mobile notary, if applicable. 65. Provide concierge service information for new home. 66. Give moving information Review HUD Settlement Statement with you. 67. Arrange to get keys, garage door openers, etc. to deliver to buyer’s agent. 68. Accompany you to closing. 69. Remove sign, and keysafe. 70. Submit closing information to MLS.
