Dear Team, I think you’ll agree that 2020 was unpredictable and full of challenges, yet our Team and our culture held stronger than ever. In a year that required a high level of trust and patience, both with our Customers and our internal Team, you each delivered – adapting to the changing situations, showing care and kindness for each other and your communities, and delivering exceptional Customer Service. As we move forward in 2021, I want us to continue establishing our company as the most trustworthy builder in the business, including when it comes to pricing. As the genuine, trusting relationships we already build with our Buyers start to include firm, value-oriented upfront TRUST Pricing, we’ll be more strongly aligning with our culture, marketing our best value for future Customers and helping continue to reach our profitability goals. Here are some key things to think about as we adjust to provide TRUST Pricing: • Giving Customers our best price up front – it’s all about providing exceptional value and service • Upfront firm pricing establishes the value of our product and shows our prices are fair • If 98% of Homebuyers research online prior to buying, we can generate more sales by publishing genuine TRUST Pricing that is lower than typical “mark-up, mark-down pricing” • In 2020, just by reducing our companywide discounts by 1.2%, we added an additional $25 million to our bottom line I look forward to seeing the ways you embrace TRUST Pricing, just as you have embraced our Noble Journey 2025, E.S.O.P. initiatives and many other practices that allow us to stand a step above other builders. Customer Delights A P L E N T Y in

2020 Flashback to January 1, 2020. In our 20/20 vision for the year ahead, no one could have foreseen what 2020 would hold for us: selling a recordhigh 6,885 homes, exceeding our Noble Journey milepost of $2.3 billion, topping our 8% profitability goal a year early and closing our 100,000th David Weekley home – all while navigating building and selling in the midst of a pandemic. The year brought many challenges, but it didn’t stop our Team from exceeding Customers’ expectations. Take a look at some 2020 highlights where our Team went above and beyond to make a difference.

THE FAST AND THE FURIOUS CLOSE If a Customer walked into a model home on a Friday and said she wanted to buy a home and move in on Tuesday, most home builders probably would’ve called it an impossible feat… but our Team showed that anything’s possible for David Weekley Homes!

“I thought I was being shopped,” said Jesse, unconvinced that Kathy was a legitimate Customer. He had Lisa reach out to Kathy’s Real Estate Agent, who was absent from the appointment, to ensure that Kathy was truly wanting to buy a home. “Lisa called me back and said, ‘This is the real deal!’ and I said, ‘No way,’” Jesse recalled.

In March 2020, Customer Kathy Garrett, a recently widowed nurse near retirement, was under contract to buy a home from another builder in the Salt Lake Cityarea community of Daybreak, but felt uneasy about the purchase and decided to search for a different home. She called Lead Internet Advisor Lisa Stockton on a Friday to see what move-in ready David Weekley homes were available, and Lisa set up an appointment for her to meet with Lead Sales Consultant Jesse Diaz later that morning. During the appointment, Kathy toured The Semmler, a Quick Move-in Home that had been up for sale for a year, and fell in love with everything about it. She asked Jesse if it’d be possible for her to move in that coming Tuesday.

Jesse immediately hit the ground running. Typically, for Quick Move-in Homes, closing takes approximately 30-45 days. To close within a few days, there was much to accomplish: do a builder walkthrough, get the contract signed, have the contract approved, open escrow, run a title search, sign escrow documents and more. On top of that, Kathy also wanted a pad of concrete added behind her home.

Jesse and the Salt Lake City Team pulled together to put the pedal to metal and close Kathy’s home in a matter of days while at the onset of a pandemic. By Tuesday evening, Kathy moved into her dream home.


“This experience was fun because it was a happy ending for a great buyer,” Jesse said. “At the end of the day, she needed somebody to help her. She picked us, and we stepped up and did it.” WE CAN DO VIRTUALLY ANYTHING For some David Weekley Homebuyers, COVID-19 protocols and various travel restrictions throughout the year hindered them from holding in-person meetings with their Builder, including pre-construction and pre-drywall meetings. When Homebuyers John and Leigh Runciman were unable to fly in for their pre-drywall meeting in the Orlando area, Senior Builder Austin Butler rose to the challenge with a two-hour video recording on his phone as he walked through their home and showed them the specific locations for all the features they added.

“With virtual pre-drywall meetings, it can be hard for Homebuyers to see everything onsite,” said Austin.“It’s a narrow window for them to view their home, so it just takes a little longer to showcase everything and usually a bit more explanation. I also held a meeting over FaceTime with The Runcimans so they could ask questions about some of the information I gave them in the recorded video.” The Runcimans ended up having an excellent home building experience, sharing a five-star review for Austin and the Orlando Team’s extraordinary Customer Service.

While it was an unexpected delight to hear his coworkers praised by name at a get-together, it was no surprise to Aaron to hear our Team Members were being commended for their work.

“These comments could have easily been about any of our Team Members, and I am sure that there are more of these stories happening each night as people gather with neighbors in our communities,” Aaron continued.“It speaks volumes about what our Team does each day. It is even more impressive to hear things like this at a time when people are home all day and staring at the walls we built.” A VERY MERRY HAPPENSTANCE During the holiday season, the Indianapolis Management Team intended to spread some cheer to their Team, but they also ended up making some potential David Weekley Homeowners’ day merry and bright! Donning festive costumes – with Construction Coach Mike Heniser as Buddy the Elf, Division President Michael Luedke as the Grinch, Project Manager Brian Robinson as a reindeer and Project Manager Jess McKinney as a snowman – they delivered gift baskets to fellow Team Members. As they were visiting the model home in The Residences at Lawrence Village at the Fort, they ran into a young girl and her parents who had just completed an appointment with Sales Consultant Wendy Rife and were seriously considering purchasing a David Weekley home.

SEEING THE WORD SPREAD While at a socially distanced community gathering, Project Manager Aaron Daley in Jacksonville experienced firsthand the impact of our stellar Customer Service. The man sitting next to him was asked where he lived in the community, and he launched into a story describing his David Weekley home and the amazing care he received from his personal home Team – even calling each Team Member out by name! “He and his wife continued to say what a great home Senior Builder Dave Martin built, and that even though it was completed when they bought it, it was completed perfectly,” said Aaron. “They raved about how nice Senior Warranty Service Manager Candus Brooks was and how efficiently she handled what little things they could find. They added that without a doubt, if they ever moved, it would only be to another David Weekley home.”

“The young girl was so excited when she saw our Team, so I ran over and introduced ourselves to the family,” said Marketing Director April Sjoholm, who was making the rounds with the Management Team.“She wanted to get a photo with everyone, so we took one! It completely made their day.” And this spur-of-the-moment encounter just may have helped seal the deal – the family returned and decided to purchase a David Weekley home! BLESSED WITH THE BEST Last year was filled with uncertainty and obstacles, both professionally and personally, but our Team Members persevered, aiming for the stars to provide a bright spot in this wild year not just for our company, but for our Customers as well. As “home” took on new meaning – turning into offices, schools, daycares, restaurants and safe retreats – we were fortunate to be able to continue fulfilling Our Purpose of Building Dreams, Enhancing Lives more so than ever before by providing a record-breaking 5,560 families with the keys to their special new space and earning a 93% Definitely Would Recommend score.

Bryce Beckman, our Senior Builder, provided such great quality of work that our inspector said it might have been the best new construction home he’s seen in his 30+ years. We appreciate his flexibility and positive attitude with questions and some of the late changes we made throughout the process.

I wanted to reach out to you about an experience I had as a buyer’s agent in McClintock, your Plaza Midwood townhome community. I sell a good number of new construction homes per year and I can honestly say that the experience Senior Sales Consultant Preston Nowaski provided, from both a buyer’s and agent’s perspective, was fantastic. The process was a breeze from the beginning, and he bent over backwards to make sure that my buyer was happy. I never had to worry about him staying on top of repairs or upgrades, which is rare in the new construction space.

Senior Sales Consultant Mike Watson helped us with all the twists and turns. We trusted that he was looking out for our best interests. This would have been an incredibly stressful process had that trust not been there. We also appreciate the flexibility with our preference to avoid physical contact during COVID-19.

Our new home in Wendell Falls is the second we have purchased directly from a builder, but the first we “started from scratch.” This was our best experience by far! This past summer, a brief stint back into Sales and Design because of COVID-19 allowed for some overlap in all three positions, resulting in Yolanda becoming a triple threat – selling, designing and building a home for the same Customer!

Whether traveling across the country to set up new markets, creating long-term relationships with our Preferred Partners, working with Team Members on Simplification efforts or demonstrating a relentless focus on Customer Delight, Mike’s dedication truly helped shape the culture we know and love today.

Social Team Liked by davidweekleyhomes and others There’s no denying that social media is a big part of our daily lives, especially considering that 45% of the world’s population goes online for news and information. As this number grows, it’s increasingly important to enhance our digital Customer experience with a strong online presence. Helping us do that is our Social Media Team who works behind the scenes seven days a week to monitor our social channels. CRAFTING COMPELLING CONTENT From beautiful photos and virtual home tours to polls and more, the Social Team posts daily across a number of social platforms to engage with our followers. In many cases, our online content also serves as design inspiration, showcasing the latest trends like backsplash colors or cabinetry styles.

In 2020, there was a huge response to content showcasing matte black hardware and accents, as well as staircases, with a Dallas/Ft. Worth model home stair image receiving more than 11,000 likes on Instagram!

They can then share that genuine feedback on our own online platforms. “Using Ratings & Reviews and consumer generated content on our social channels reassures potential Customers by allowing them to see what our Homebuyers experience,” said Heather Lyons, Customer Engagement Coordinator.

This Houston Build on Your Lot home post was a hit on Instagram in October with more than 12,000 likes and nearly 6,000 shares.

BUILDING POSITIVE RELATIONSHIPS However, that’s just the tip of the iceberg for these socially savvy experts, who respond to nearly 150 weekly comments on Instagram, Facebook, Pinterest, LinkedIn and Twitter. They never know what questions will come their way – whether it’s wall colors, home prices, community amenities and more. But no matter what the request is, these Team Members use their super sleuth skills to find answers and typically respond within two hours. “A model home Visitor once contacted us about the brand of clothing displayed in a closet,” said Online Content Coordinator Chloe Gold. “While this was an unusual question, our goal is providing a great online experience, so we contacted the Sales Consultant to help track down this information.”

TRACKING THE LATEST TRENDS Testing is also key to success as algorithms are always changing. That includes trying different formats, such as videos vs. photos or interior vs. exterior home images to see what resonates best with followers. With all the challenges in 2020, the Social Team realized how important it is to adapt our digital Customer experience. Two great examples of this include quickly implementing Instagram Reels to create short videos when the feature first launched and responding to shifts in social media traffic with additional content when our model homes weren’t open. “The biggest takeaway is to always monitor the analytics, as what was working the previous week may not be the case the next week,” Alicia Lynch, Social Media Manager, said. “You have to remain one step ahead to be successful.”

This creative Team is always pushing the envelope to keep us top-of-mind with our followers by evaluating what’s next in the ever-changing and evolving world of social media.

A Wheely Generous Team One Heart for Women and Children received eight new bicycles thanks to Orlando Team Members.

The Art of CAREing The Austin Division sorted food, packed disaster boxes and raised $3,532 for the Central Texas Food Bank.

As we wrap up 2020, we’re celebrating the many ways each of you Embraced Ownership, surpassing Customer expectations and going above and beyond to ensure this was our most successful year yet – despite the adverse circumstances! Thanks to your efforts, we reached our 8% profitability goal a year early, reduced our Hard Cost Variance by 2.4% of revenue from 2019, and exceeded AOP with sales at 126% and closings at 110% of AOP.
