ABOUT US: Established in 1996 and headquartered in Warner Center, Structure Home builds and remodels fine custom homes throughout the Los Angeles basin. Our staff is a group of seasoned professionals with the expertise and systems necessary for the complete implementation of real estate development. We believe that the proper approach to our business, our clients and partners is a comprehensive involvement in the development process with the use of carefully detailed systems to achieve pre-established results. Our approach to design begins with looking at a building, functionally and aesthetically, as a complete operating system intended to perform today and for generations to come. To accomplish this goal, the entire design consultant and construction team must work collaboratively…in a well-organized process. We call our design development process ‘Whole Lot Living”… the thoughtful consideration of the entire structure, as well as its relationship to the natural surroundings. FEATURE STORY The Whole is More than the Sum of its Parts…(Aristotle) By: Robert Kleiman and Mark Sapiro, Structure Home Over 2,000 years ago, Aristotle made the observation about “The Whole”. There is little debate about its validity and within the age of information, technology and connectivity, the concept seems more applicable than ever. There are endless examples of something greater that is created through the assembly of component parts. With home improvement and custom home building this fact is readily apparent. We assemble a structure from a variety of interrelated parts and a “home” is the result…a living environment that supports and sustains the lives of people…functionally, aesthetically, physically and emotionally…evolving through all of the stages of life with you and your family. That is a potent and powerful result, and far more than the sum of the individual parts! In an on-going quest to improve the process of planning, designing and building new homes, we’ve implemented a “Collaborative Design Integration Process”, wherein a group of talented design and technical professionals are orchestrated throughout the plan development phase, vetting optimal solutions for how all of the parts will come together…to create the best possible “home”. According to Wikipedia, “Collaboration means working with a group to accomplish a task and to achieve shared goals.” In general terms, Structure and our clients share the goals of budgetary control, schedule efficiency and product quality. To this end, the entire design and construction team must work as a collective whole in a well-organized process, to facilitate design input and product information in order to evaluate, refine and implement clear solutions into the construction documents. This means active communication, coordination and follow-through between the architect, interior designer, landscape architect as well as the civil, soils, environmental, structural, mechanical engineers and subcontractor trade partners. To facilitate collaboration, Structure Home has formulated process guidelines in our “Journey Outline”...the goals of which are to consider, during the design and construction phases of a project, all aspects of how a home will function…within and upon the property. The "Journey Outline" is a framework, a practical guide that systematically integrates all of the required design consultants/ vendors/trades people at the precise time in the process when their input is needed. By working in a cohesive and methodical fashion, the team resolves the design and specifications of the home before the start of construction. The plans are viewed by all of the perspectives on the team, e.g. contractor, architect, interior design, landscape architect, etc. Hence, all parties involved with the coordination and implementation of the structure, including its functional and aesthetic qualities, are led through a comprehensive pre-development planning schedule, which eliminates surprises (and reduces change orders) when the home is being built. The result of this systematic approach is the development of a comprehensive, fully-coordinated and synchronized set of construction documents...the critical instructions that direct the entire professional building team. The homes developed following the Journey Schedule have realized significant positive benefits including 1) design quality/functionality, 2) budget certainty, 3) minimal change orders, 4) product quality/durability, 5) reduced environmental impacts, 6) healthier living homes and 7) construction schedule efficiencies. In addition, this approach offers clients the opportunity to maximize the long-term performance of the building, further enhancing return on investment and asset value. Sometimes when a word like “collaboration” becomes popularized it can be over-used and endangered of lessening its significance. However, given the true value of a team approach and all of the benefits of people working together to accomplish a common goal, it is unlikely that working in a collaborative manner will ever lose its luster. After all, collaboration has been a successful method…as far back and maybe prior to Aristotle’s famous expression. 3

CURRENT PROJECTS The Enclave at Century Woods An Oasis of Mediterranean Elegance in the Heart of Century City CW Enclave, LLC acquired an undeveloped 70,000 square-foot lot at the corner of Century Park West and Solar Way. The Enclave is an upscale community consisting of 10 individually designed Spanish revival villas from approximately 5,700 to over 6,500 square feet. The development is a cluster of courtyard homes located within the established Century Woods development, a guard gated residential community in the heart of Century City. At the core of each home, private courtyards framed by French doors lead to spacious living, dining and family rooms. This home features an open floor plan blending one room into the next and fuses the indoor and outdoor living areas with custom sliding pocket doors. Unique and colorful artwork enhances this custom home’s clean contemporary design. Or, can a traditional exterior with a contemporary interior work for a custom home? The answer is yes. Many of us are enamored with the older traditional homes in the established neighborhoods of Los Angeles, whether the style is Cape Cod, Colonial, Spanish, or French Country. Yet, our lifestyle is catered more towards a contemporary aesthetic with open floor plans, less formal spaces, and minimal décor or chachkies. Ultimately, it would be desirable to reinforce the design aesthetic of a home throughout the entire property or residence from landscape, to exterior style through colors and materials, to interior décor and furnishings – a concept exemplified in the past by Frank Lloyd Wright. Although, the day-to-day activities and standard of living have changed from what was popular and inherent in the early 1900’s or even 1960’s to what is common today. Also, the impact of technology has changed the American lifestyle forever. We have a fast-paced existence and expect immediate gratification, and this carries over to our homes and design. It’s preferable that a home is open and flowing with spaces to enhance communication and serve multiple functions. For example the kitchen is open to the family room, the breakfast room doubles as a homework station, the living room is transformed to an office. These are all examples of a “modern” interior or floor plan.

THE ARCHITECTURAL PULSE CONTINUED ...Chocolate on the Outside, Peanut Butter on the Inside? I find that many families or couples have different tastes and thoughts on how they want their home to feel and appear. Perhaps a traditional Spanish style fits into the neighborhood or is most desired for the exterior, but the rooms and spaces inherent to that style aren’t suitable, nor is the bright colored ceramic tile, arches, heavy wood timber beams and details. Although all the characteristics work to create one cohesive residence, there is a dynamic sense and an element of surprise and refreshing change with an open floor plan, volume, light and bright spaces with large expansive windows and contemporary materials and details. We see this more prevalently on the East Coast where there are older traditional homes, such as the shingle style in the Hamptons, with contemporary interiors – finishes, furniture, art, and a modern sensibility. Transitional. This is what we call a more contemporary style juxtaposed with a traditional one. It bridges the old and the new and it can be successful in both floor plan and décor, becoming timeless. Two styles can exist harmoniously as one – just like the Reese’s peanut butter cup.

A trend has developed in creating specific “theme’s” for children’s bedrooms, and while I am all for fostering a child’s interest…..I am not a fan of rooms that scream “I LOVE ROCKETS” or “DANCING IS MY LIFE”. As most parents know, these interests change as the child grows and just as you are placing the last glow in the dark star on the ceiling of your “budding astronomer”….she decides that she loves tigers. My advice is this; create a color scheme that is non-specific enough to change easily. Maybe paint the walls a nice neutral color and accent with a chalkboard wall, as in the picture to the left. Alex is currently interested in maps and travel destinations so we found some funky, inexpensive maps of his favorite cities and a few throw pillows on the futon. Voila, a room that shows the child’s current interest, without feeling like it belongs on an “extreme” makeover show. Bedding options now are so vast; that you can find almost any topic you are looking for…. Pottery Barn Teen and Dwell are two brands that I love for giving the kid’s a say in what they want to express, while still feeling sophisticated and appropriate. Remember, these little ones grow fast and change even faster. Playful Design should provide just the right amount of youthful expression and exuberance yet provide the means to re-theme the room with the smallest of changes. Happy Designing!

Building a custom home has many advantages, including the choice to build a more energy efficient home that is not only a more sustainable way of life but will also generate lower energy costs. Currently, Structure Home has two more custom homes under construction in Brentwood that are USGBC LEED Registered, using US EPA Water Sense Certified fixtures, and EnergyStar appliances in each home.
