The 2024 Home-A-Rama showcases the Promontory in Zionsville. The upscale community by Henke Development has 80 single-family lots east of Michigan Road and south of County Road 200.
Not a typical development, the site features homesites of 2-acres or more and a 35-acre lake. It’s the latest development in the sought-after area of rural Zionsville.
Mayor John Stehr said the town is attractive to people looking for small-town luxury with close proximity to Indianapolis. He said Zionsville offers a unique slice of Americana in the Indy metropolitan area.
“I think people appreciate the Village, people appreciate being in close proximity to that,” Stehr said of the town’s historic downtown brick Main Street.
Stehr added that Zionsville’s attractiveness to home buyers is the town’s often imitated but never duplicated charm.
“Other municipalities would love to have the downtown area that we have. We’re just blessed to be the ones who have it,” he said. “It’s real. We don’t have to create it; it’s historic. I think that really means a lot and that really is a big driver of people coming here. I think there are other municipalities that look a lot the same. But Zionsville is unique, and I think that’s the draw.”
Stehr said Promontory, as this year’s featured community, is an example of how sought-after Zionsville is as a community, thanks to its historic charm, good schools and safety record.
“This is the second Home-A-Rama we’ve had here in the last few years. Holliday Farms was also a Home-A-Rama (featured community),” Stehr said. “I think in places like Promontory and Holliday Farms, they are blank slates. They are new areas with exciting building techniques being used. I can see the appeal. There are a lot of interesting things going on in the housing industry and that is on display here in Zionsville. That’s what draws people here.”

The Builders Association of Greater Indianapolis (BAGI), which is believed to be the oldest organized builder group in the United States, promotes the homebuilding industry in Central Indiana and its nine counties — Boone, Hamilton, Hancock, Hendricks, Johnson, Madison, Marion, Morgan and Shelby County. The organization, which is run by CEO Steve Lains, strives to educate members and consumers on the latest industry happenings.

As for the state of the economy, even amid speculation of interest rate decreases and a possible recession, Lains believes the demand for housing remains strong even as demand is outpacing supply.
Moreover, building permits are up 27 percent.
“Even with talks of inflation and what’s been going on with inflation, we’re still up in this market year-to-date 27 percent from 2023,” Lains said. “2024 is a year in which I believe the dynamics in the new housing market of supply-and-demand continue to keep the market strong, even though we have all that noise of interest rates and what’s going to happen, (with) the stock market fluctuating.”
The housing market is experiencing high demand and limited supply, as well as slightly higher home prices, according to Lains.
“(The year 2010) to 2020 is the time period where I believe we just slowly worked ourselves out of the housing downturn of 2008,” Lains said. “We were reluctant to put too many units in the ground because of that downturn and have just never been able to catch up. There’s been a slow decrease in activity over the 2010, 2020 time-period that created less supply than demand.”
Lains believes consumers wanted homes when the COVID-19 pandemic
began, partly because they were stuck in their homes because of the lockdowns. Demand for all housing skyrocketed between 2020-2022, as a result, according to Lains.
“We (were) undersupplied in that time period dramatically because of simple supply issues,” Lains said. “We couldn’t keep up with the demand.”
Now, Lains said, there is a “normal demand” for housing. The issue is simply supply.

HOMETOWN HEROES DAY TO CELEBRATE THOSE WHO SERVE

The 2024 Builders Association of Greater Indianapolis’ Home-A-Rama in Zionsville’s Promontory neighborhood will offer a special day to honor citizens who serve the public good in a variety of ways.
September 26 is the designated Hometown Heroes Day, offering a discount on admission for military veterans, active military members, first responders, health care workers and teachers.
“We’re always looking for ways to give back to our community and to the people that dedicate themselves on a daily basis and serve our neighborhood in a vari-
ety of ways,” BAGI Chief Operating Officer Drake Branda said. “When this idea came up, (it was), ‘You know what, I think we should show them some major love and make a whole day out of it.’”
Branda said Hometown Heroes Day will be a big “thank you” to everyone who serves.
“When they arrive, they’re going to have a separate check-in area. They’re going to have a little token of appreciation from us. There’s going to be signs throughout the entire site to honor them and say thank you,” he said.
Branda said he hopes the special token they will give to heroes that day will be a fun surprise.
“My mom’s a veteran, my whole family comes from an Air Force veteran line and in talking with them and experiencing that history and livelihood, my mom always gets excited and energized when she’s celebrated,” he said.
Home-A-Rama takes place over three weekends, with five high-end custom homes for viewing. The homes cost between $3.8 to $5.5 million.

COALITION’S MISSION: MAKE HOUSING AFFORDABLE
The Builders Association of Greater Indianapolis advocates for affordable housing, economic development and local and statewide government involvement.
Build Indiana Roots, an advocacy arm of BAGI, is a coalition of business groups and trade associations that educates central Indiana residents on responsible, balanced housing policies.
BAGI Chief Operating Officer Drake Branda said Build Indiana Roots was created to communicate and support BAGI’s endeavors related to its government affairs and advocacy efforts for affordable housing.
“We do at least one housing study per year; most of the time, we do two,” Branda said. “We post those housing studies (on our website). We do a deep dive into every municipality in the area on housing affordability and supply. When it comes to housing supply we have been underbuilt for quite a long time in our region. In fact, in central Indiana, we are about 55,000 units underbuilt in order to meet demand.”
Build Indiana Roots also produces blogs, articles and videos based on the housing studies published on the organization’s website, which are communicated to BAGI members and the general public.
Branda said the coalition targets the public and elected officials.
“We have an elected officials page (on our website), and I regularly communicate with elected officials in the central Indiana area. I meet with all of them at least once per quarter. I also direct them to our website and send them blogs and videos as we create them.”
Branda said Build Indiana Roots was created because housing has become “extremely unaffordable,” and the coalition tries to be a voice for the creation of new and lower-priced housing.
“There is really no one else that’s stepping up to do this,” Branda said. “We’re constantly talking with our municipalities and trying to figure out ways to be creative in housing and the requirements. Municipality leaders do a lot of work, and we do our best to have regular conversations with them. We feel like it’s our responsibility to step up, help and communicate in any way possible.”

BAGI OFFERS SCHOLARSHIPS TO STUDENTS
The Builders Association of Greater Indianapolis (BAGI) wants to give scholarships to students interested in careers in building.
The scholarships are a minimum of $500 per applicant, per school year. Applicants must be high school seniors or college students, a legal resident of Indiana and enrolled in a construction technology program or a related construction field of study. Past recipients are eligible to reapply.
“We don’t have a set limit of how many scholarships
we award each year,” said Hannah West, BAGI office manager. “It can vary, and we’ve given out as little as four and as many as 16 in a year. The amount can also vary year to year. The lowest amount awarded in a year (combined amount for students) was $4,000, and our highest amount so far has been $20,000.”
West said 360 students have been awarded scholarships since the beginning of the program, which started in 1989.
“The total amount of scholarships we’ve awarded since the beginning of the program is $455,350,” West said.
In 2024, seven students received a total of $18,000. The criteria include academic achievement, prior work experience in construction technology, recommendations by faculty and employers and specific career objectives. Applicants must supply financial information, but that is used as secondary basis when BAGI officials make the final judgment, The application deadline is March 3, 2025, and scholarship winners will be announced later that spring.
