Despite our Summer being one of the wettest on record, we had a spectacular Queen’s Jubilee and excelled in what may have been the greatest Olympic Games ever staged. Even the rain couldn’t dampen the nation’s mood and our medal count was the cream on top. At Curchods we have had an exceptional summer in the upper segment of the market with our best sales results for 6 years, despite a drop of about 40% in the volume of completed transactions across the UK when compared to 2005/6/7. This is as a result of Curchods receiving instructions to sell a significant proportion of the area’s top end properties, that came to the market in the earlier part of the year. The 20% fall in Surrey property values sustained between 2007 and 2009 has by and large been recovered. In the upper sector of the market, some properties have actually grown in excess of this. But the market remains price

sensitive and mortgages are still proving challenging, as the lenders appear to continually change and tighten their criteria. The shortage of property on the market is still driven by many people holding back from moving, waiting to see what happens economically. We predict that the market we have now is likely to be with us for several years and year on year will only show modest growth. So there may not be a big financial gain to be had by waiting.
