Condition Surveys Whatever the reason you need to undertake an escalator or lift survey or technical inspection, we can help. Prior to undertaking any survey we seek to understand your requirements in detail, then customise our survey and report to over achieve your expectations. Basic Condition Survey

Dilapidation Survey

Summarising general technical data on lift and escalator units advising on:

A tenant may be contractually obliged to keep the buildings plant, including lifts “in full working order” when they vacate a building. Surveying on behalf of the landlord, our team can provide expert advice on whether the equipment has been maintained, repaired and kept in a condition recommended by the manufacturer. Where proof exists that insufficient care and/or misuse has resulted in dilapidation, costs for restoring the equipment to an acceptable condition can be quantified.

Overall equipment condition Quality of maintenance Review for compliance with current regulatory codes and standards and health and safety requirements. Reporting on our findings, we provide projective costs in the immediate, medium and long-term time frames; and advise if requirements for repairs, upgrades, modernisation or replacement are necessary. We can also provide bespoke reports to suit the specific needs of the project. For larger portfolios, a summary report may be appropriate, e.g. for ease of use within their organisation alongside individual detailed reports. Acquisition Survey When a client is considering purchasing a building, we can assess the current condition of the vertical transportation equipment, evaluate potential significant capital expenditure risks and predict the remaining serviceable life of the equipment to assist with financial planning.

Asset Capture We can support our clients in the development of vertical transportation asset registers to varying levels of detail. This may take a basic form of quantity and type of installation or offer more detail by reviewing individual subcomponents installed across the client’s portfolio. Investment Planning and Prioritisation To support client’s long term budgeting, we can assist with developing asset investment plans and multiple year budgets for your lift and escalator portfolio. Typically, this type of study would be carried out in association with several lift or escalator condition surveys, or a portfolio asset survey.

Refurbishments can successfully revive ageing lift and escalator equipment, extending their lifespan and offering significant savings over complete equipment replacement. With a detailed knowledge of existing equipment and new technologies available, our team can advise how best to extend the life of existing systems. The team carefully select the components to be replaced, to ensure they work in harmony with retained sections.

As lift equipment wears, ages and becomes obsolete, the reliability suffers and downtime becomes noticeable. Refurbishment and replacement of only the parts that are worn allows the working life of a lift to be extended by many years.

Our team has extensive experience in all areas of this specialist field from major refurbishment to groups of lifts in prestige high-demand environments, to smaller life-extending and code-compliance refurbishments completed for local authorities. Improve Performance Dated technology often means limited performance and influences. With careful selection and replacement of key components, the performance can be revived and improved without the need for complete equipment replacement.

It is also an opportunity to update the equipment to comply with current legislation and safety best practice. This ensures that the equipment not only performs better, but that user accidents are reduced, minimising the potential for litigation. Complete Replacement In some cases, complete removal and replacement of the lift may be more cost-effective than refurbishment. In addition, this could provide additional benefits such as changing from manual to automatic door arrangement, or to install a machine-room-less lift and re-use the machine room for another purpose. We can advise on the suitability of your lift for this approach, and any associated considerations.

With over 400 lift and escalator maintenance companies within the UK, it can be a challenge to differentiate between the offerings of different maintenance providers. While lift and escalator reliability is often key to the efficient operation of a building, it can be difficult for a building manager to assess if the maintenance being provided is sufficient to the equipment’s needs, or if lack of maintenance is a reason for any equipment reliability issues.

Performance Improvement of Existing Lifts Our experienced team of lift consultants have the knowledge and experience to offer a comprehensive service in all areas including the performance assessment and improvement of lifts within existing buildings. Performance Measurement Using the latest technology, our highly skilled lift consultants can carry out performance measurement of existing lifts recording the following performance data: Normal operating speed Door opening and closing times Door pre-opening time Acceleration and deceleration rates Jerk rates Dwell timings Start and levelling delay Shut-down and restart timings Performance Assessment The measured performance data is used to build a lift traffic analysis simulation of the lift system. This model allows for the buildings lift performance to be assessed in a range of different scenarios such as:

As little as half a second deterioration from original design parameters can have significant effect on the overall lift system performance and will multiply exponentially when there are a number of lifts in a group system. Performance Improvement Whilst performance measurement and assessment are important in understanding the current lift performance of a building, and the theoretical possibilities, we find that clients want practical solutions to achieve their aims. After developing an in-depth understanding of the clients aims for the lift system performance, we will assess and propose potential options to improve the lift system performance to achieve the clients aims. Coupled with this is the client’s budgetary constraints which are taken into consideration to optimise the performance improvement proposal to maximise capital expenditure. Performance Improvement Case Study Office building, London, UK After purchasing the building the client identified that the lift performance was less than ideal and likely to limit the marketability of the building. Without a budget to replace or modernise the lifts Cundall Vertical Transportation completed a performance measurement and assessment study. As the existing equipment had been refurbished some years earlier with a modern control system and VVVF drive Cundall were able to identify discrepancies between the actual fields recorded and the optimum settings available for the installed equipment. We identified that the lifts had the capacity to be re-tuned and adjusted to provide more optimum settings without the need for costly replacement of components.

Following our re-analysis, the results indicate that the retuned lifts would meet BCO guidelines and provide a good level of service as shown in the table below. Original

With an investment of less than ÂŁ10k to complete the adjustments identified by Cundall the client has achieved a BCO compliant lift system without the need for capital expenditure. This building occupies eight levels utilising two lifts, major disruption within the building and a capital investment saving in excess of ÂŁ100K was achieved by not upgrading the existing lift equipment.

Authorising Engineer (Lifts) HTM 08-02 Cundall’s vertical transportation team are highly competent professional lift consultants with lengthy service to the lift and escalator industry. With Authorised Person accreditation, Chartered Engineers and extensive knowledge of lift industry standards and practices Cundall can provide Authorising Engineer (Lifts) services as per HTM 08-02.

Planning, Design and Specification of Equipment

Under Health Technical Memorandum 00 (HTM 00) the Designated Person (Lifts) has the duty to ensure the appointment of the Authorising Engineer (Lifts) and the Dutyholder.

Acting as Authorising Engineer, witness the commissioning process for completed new or modernised lifts to assess compliance with the employers requirements and HTM guidance, standard of workmanship and completeness of the technical file.

Lift installations in healthcare buildings should have yearly maintenance audits carried out by the Authorising Engineer or other third party. This includes an assessment of the maintenance provision, performance and general appearance of the lifts, and identification of health and safety needs.

Appointment of Authorised Person (Lifts) Acting as Authorising Engineer, assess and make recommendations for the appointment of the Authorised Person (Lifts), ensuring that the AP has the required level of competency and understanding necessary to fulfil the role.

A full scope of services can be provided from concept design thought to witness testing of the complete installations.
