The Department of Buildings has begun to more strictly enforce requirements related to Construction Field Offices and tool sheds/shanties at active construction sites. The Inspectors have been making rounds with a specific eye towards these issues. The code is a little vague in this area but Chapter 33 states in 3303.16 “Contractors sheds and offices located within 30 feet (9144 mm) of new construction, existing buildings, or another contractor shed or office shall be made of metal or other noncombustible material. Exception: Contractor sheds and offices located within a building and protected from weather may use fire-retardant treated wood, provided the shed does not exceed one story in height and 120 square feet (36.58 m2) in area and is at least 30 feet (9144 mm) from another shed.” The DOB inspectors in the field and on site have been stating that all shanties and offices must be non-combustible, except for those exempt. No permit is required, unless you are building a true office that will house construction management staff. For construction offices they are requesting an Alteration Type 2 permit application for a temp office structure in conjunction with underlying NB or Alteration application. The ALT 2 application will require signed and sealed drawings and all related filing paperwork. If there will be plumbing that is not filed for under the NB that must be filed for under the Alt 2 application also. Any Electrical work related must be filed for as well. A shanty is and has been historically used for construction workers as a changing area, or to warm up, and to store a limited amount of tools or equipment. As long as the shanty complies with the requirements of being non-combustible and the size limitation stated above it should be deemed acceptable.
