Sky-High Dream: Burning for New Burnhams To me, there’s nothing like the vibe of a big city. I visits to the Big Apple, San Fran, LA, and course, my hometown, Chicago. Ironically, because I’m a suburbanite on both the home and work fronts, spending time in the Windy City is nearly as infrequent a sojourn as my annual visits to other major urban metropoles. I was reminded of this recently when I was back in Chicago, at least the near South Side, for Lightfair, the industry’s big lighting show at McCormick Place. One of the unfortunate effects of working out of your backyard is the temptation of home and office—let alone saving a couple of shekels—so I stayed overnight only one evening. I think it’s insane to drive rush hour, so train, bus, and plenty of footpower, were my main modes of transportation those other days. This got to be kind of irksome as I have a tendency to burn hot when getting physical–not a good thing when wearing a suit. It very much made me curse the city for not having any kind of direct public transit connector from the train station to one of Chicago’s primary economic engines—an engine which has seen a significant boost in horsepower with the construction of a new high-rise hotel and sports arena. This, of course, brings us full on to the theme of this issue’s main feature, urban design, which should involve, but frequently doesn’t, include master planning. For example, about a half mile west of the convention center is the city’s elevated train line that goes directly downtown. While it did offer bus service to the city proper, McCormick offered no shuttle—or even signage—pointing out the train… This is ironic to me because Chicago did have its famous Burnham plan, but for whatever reason, the architect’s vision for a city core that reached out equally north, south and west, only followed Polaris. The late Jack Hartray, of the current Sheehen Nagle Hartray, embraced this deviation, loving the “chaos” that was Chicago, at least back in the ’90s. Times— and neighborhoods—change, and if sociologists are correct, we’ll be seeing major influxes of people back to our urban cores, so better planning—like subway or light rail lines connecting major dots— have to be planned. By the way, the once-shunned near South Side has now become attractive for gentrification, yet lacks necessary infrastructure, be it trains, parks, schools—even power sources. While this rapidly condo-incubating corridor represents a lot of opportunity, architects, notes Peter Calthorpe, principal and co-founder of Calthorpe Analytics, in the cover story, must step out beyond the boundaries of their project walls to ponder how projects might contribute to larger, more sustainable city-wide goals. This out-of-the-box thinking,

note other civic-minded experts, must also include the addition of life-in-the-sky housing not only for urban dwellers with disposable incomes, but for those who can’t remotely afford the benefits of non-arduous commutes. I’d love to live downtown, but it’s not really on the table for middle-class folks earning solid incomes, let alone future immigrants. But living in the sky invites other issues: Avoiding isolation often caused by towers must be addressed for both personal and societal reasons—

The once-shunned near South Side of Chicago has now become attractive for gentrification, yet lacks the necessary infrastructure. look no further than the public housing disasters of the Great Society, which at least in Chicago, became warrens of gang activity and destroyed many healthy neighborhoods, including Bronzeville, just south of McCormick Place, which is only now making a strong comeback. So how? There are some interesting initiatives out there, like shared spaces, and governmentsponsored housing for government employees. Public-private ventures also hold promise, as do advances in technology itself. Chicago, just a month or so back, hosted Siemens’ annual World Innovation Day, north of downtown, on Goose Island, a former industrial area down on its luck in the late 20th Century. The area today, however, has become a hot tech and manufacturing incubator, thus its selection to host the event. Indeed, like at Burnham’s Columbian Exposition, the company’s leaders told of technological wonders that may relieve traffic via a smarter, sensorembedded and computer-controlled city street system, that might also include driverless cars. They also spoke of other private-public initiatives, such as the implementation—and management of smart microgrids. In fact, at the event, the company announced it was working with the local power utility to create a series of beta sites. It’s very exciting, and I hope I live to see it. In the interim, I encourage you, your firms and your clients to make no small plans, but please do have one.

The Wide, Wide World of Loose Furniture The past five years have seen a shift in design preferences of corporate clients. Empowered by websites that make the envisioning of design options possible (e.g., Pinterest, Houzz, etc.) and fed by the ongoing trend of promoting “residential” qualities within a workspace, clients are increasingly seeking solutions outside of established channels. As contract furniture manufacturers adapt to this trend with new product and material introductions, products from online/retail/boutique (ORB) outlets are increasingly specified and implemented. This trend is welcome in that it allows for greater eclecticism and texture within corporate

At the same time, it presents a unique—but not insurmountable—challenge to the project team. The collective thinking—developed through years of working with contract and semi-contract vendors—must be recalibrated for better design and management. Design firms often work more, not less, when specifying ORB products. Unlike with contract furniture, there is little to no established market representation to assist with specifi cations. Therefore, the influence of the design firm can’t be leveraged to drive vendor performance with regard to pricing, lead time and warranty. In addition, samples of product and material are often not readily available and are typically not stocked in a design library. Contacting the vendor through its website, main office or email can be challenging. Given these issues, clients and designers are often asked to make selections without adequate collateral, leading to a protracted selection process or a dispute when items do not meet expectations. Clients, not understanding these potential problems, wrongly conceive of the specification process for ORB items as easier, not harder. “Shopping” is familiar to them and not seen as an activity requiring professional oversight and assistance. Clients who find and suggest ORB items themselves are not aware of the necessary follow-up work required to specify the product, coordinate it with interior finishes, and work with the vendor and dealer for procurement and implementation. Dealers also typically expend more resources when specifying ORB products due to a number of factors. Reliable manufacturer representation and

support is highly variable and provider-dependent. The dealer’s influence as a long-term business partner to the manufacturer is not as easily leveraged, making it harder for sticky discussions around shipping damage, warranty and repairs to get “unstuck.” Also, warranties are weaker in general for ORB products compared to contract-grade providers. Clients might experience low first cost, but will pay for time and materials more frequently during the lifespan of the product. Lead times for ORB items are highly variable, and freight carriers’ standards for timeliness and performance vary more widely as compared to contract manufacturers. ORB vendors typically require 100% payment up front. This practice negatively affects cash flow, and is a major constraint for smaller, more boutique dealers. As mentioned, samples are often not readily available or stocked in a design library. Vendors such as Overstock and One Kings Lane do not necessarily keep running inventory of product. As the name suggests, Overstock sells a fixed amount of a particular product and then discontinues selling it. Clients, not realizing these problems, misunderstand the importance of the dealer. Because the pricing available to the client often matches what is available to the dealer, the dealer markup becomes more obvious and therefore more open to objections from the client or design firm. In these cases, clients don’t often realize the value of a dealer

markup and the services that are included, even with ORB products. That includes point-of-pricing and specification assistance; a single consolidation point for ordering from multiple manufacturers; a single point of payment and follow-up; responsibility for paying the vendors; responsibility for receiving, delivering and installing in good condition; and responsibility for all follow-up work. Project managers should also understand several key issues. ORB products can offer attractive cost or aesthetic alternatives to contract lines, and in many cases are viable and worthwhile. Often, quality, lead time and product inventory continuity are highly variable. Warranty, representation and follow-up capabilities of the vendor are typically more limited than with contract goods. The complexities of specifying, ordering and implementing the product should not be short-sold to the client when discussing the corresponding design fees and dealer markups. Design firms and dealers should be held to the same high standards for execution, but with a nuanced understanding of the issues as described above.

3) Select the Right Products Eliminate Erosion and Runoff: Water can puddle or pool around heads installed at the bottom of slopes or hills. Use spray heads and rotors with preinstalled check valves and drip line with check valve emitters to prevent drainage issues.

Know the Water Pressure: Water pressure varies greatly based on where the property is located. High or fluctuating water pressure can have a significant impact on the efficiency of the irrigation system. Be sure to install products equipped with pressure regulating devices.

Use Drip for Shrubs and Flower Beds: Point-source drip watering allows soils to absorb water more completely into the root zones of plants. Use lowvolume drip watering for healthier plants and to conserve water and eliminate excessive runoff.

Divide Property Into Zones by Plant Types: Different plants need different amounts of water. Divide the property into separate zones so ground cover, shrubs and trees can be watered separately and less frequently.

Water Only Things That Grow: Drip irrigation prevents weeds and encourages healthier plants by watering each plant’s root zone, eliminating overspray and evaporation. This also keeps water off foliage, so fungi cannot form.

Choose Plants Wisely: When designing the landscape, use drought-tolerant plants when possible. Reserve the use of grass for areas with high value, visual prominence or frequent physical use.

Select Products that Deliver Water Evenly Across the Landscape: To make sure you are applying water evenly and not overwatering some portions of the landscape, use sprays and rotors that have matched precipitation rates and are designed to be used together in the same zone.

Protect Trees: Tree roots need air and water to survive transplant shock. Consider using proven deep root watering devices to protect your investment and accelerate healthy tree growth. Use Mulch to Improve Water Retention: Applying mulch helps drainage, encourages root development and improves soil by making nutrients more available to plants. It also insulates soil and plants in winter months, while cooling the soil and reducing water use during hot summer months.

Control Your Pressure and Reduce Flow: Running the system with too much pressure creates misting and excess flow, which can waste up to a gallon per minute per spray or rotor. Adding pressure regulation to your sprays and rotors is like adding a lowflow showerhead.

Window Shopping in New York From run-down to adaptive reuse, NYC’s Starrett Lehigh Building renovation included the challenge of replacing “miles” of windows. Who do you call when one of the largest and oldest historical building requires renovation in order to transform it from run-down warehouse occupying a full Manhattan City Block to a viable commercial real estate endeavor? For this particular building, officials in the 2.3-million-sq.-ft. Starrett Lehigh Building knew they should start with the windows; which, if placed endto-end would stretch about eight miles. Clearly the crux of the project, the search for replacement windows left Michael Ankuda, architect at Boddewyn Gaynor Architects, spinning his wheels until he contacted Graham Architectural Products. Its design for the replacement windows met all of the architects’ performance specifications for thermal values, aesthetics, and satisfied New York City Landmarks Preservation Commission’s requirements. After the commission rejected the industry’s offthe-shelf solutions, Graham developed the SR6700 window series, expertly recreating the floating vent detail in the old steel true divided windows, which included small, horizontal muntin bars. Their efforts, pointed out the National Parks Service representatives, would not only serve the window needs of New York City’s iconic StarrettLehigh Building and its 5000 openings, but would also satisfy the historic preservation requirements of thousands of factories and warehouses across the country to be restored and converted into commercial real estate. ART IN ARCHITECTURE

From Orange Grove to Urban Arts Center SPF:a’s design for the $500M Anaheim Performing Arts Center is an homage to the local history of citriculture. The design team started the project by studying the local history to form a narrative of the place. That narrative, in turn, guided and informed a significant design unique to Anaheim, says architect Zoltan E. Pali. Partially inspired by a study of screenprinted woodcuts by local artist Bryan Nash Gill, SPF:architect’s plans for the 11-acre project drew on California orange groves as its inspiration. Pali describes a proverbial peeling back of the site— presently a parking lot—as “unearthing the ghosts of orange trees.” The rings of each stump contain the history of a tree, and with that the architects took the geometrical archetype of a circle as the basis for the architecture and the way in which the stories of this performing arts center will be told. The architectural rings, built up from the ground into three-dimensional forms with radial symmetry, emerge as a grove of interconnected theaters in a round. “We’re going to let those rings go and they’re going to dance on the site,” says Pali, who departed from the notion of a performing arts center as one big volume, to one made of several intimate interconnected spaces with a civic life linking them in between. “It’s an opportunity to capture something unique and authentic,” says Pali on the company’s YouTube video about the project’s design process. “It feels new and ancient at the same time.”

ART TO ARCHITECTURE SPF:a’s design for the Anaheim Performing Arts Center was inspired by the orange tree, but numerous other tree species were studied, too. Among some of the imagery SPF:a explored, was the work of artist Bryan Nash Gill (1961-2013). Below are several tree cut images by Gill.

David Butler, Chief Growth Officer at Kids II, and Brett Hagler, CEO and Co-Founder of New Story, are working to end global homelessness with their impactful approach to providing shelter. The innovative California-based non-profit New Story aims to decrease homelessness by building safe and adequate shelter in less than 24 hours. New Story, a Y Combinator-backed charity, and Icon, a robotics’ construction company in Austin, Texas, unveiled its collaboration to build houses for people in developing nations at South by Southwest. The process uses what is believed to be the first giant 3D printer robot of its type to produce a 3D-printed house that is fully up to code. Hiring

Breaking the Mold Steelcase Health’s Ryan Ramos has an unconventional background: a degree in design, experience in medical devices—a shift to a wearables start-up—before coming full circle to healthcare. Ryan Ramos does not mince words when he says that healthcare design could be a better experience, “When you have a better experience overall you have better health outcomes.” Ramos’ aim is to fulfill quadruple requirements to improve health outcomes: enhance clinical care, reduce costs and enhance patient and family services. Essentially, design furniture that gives everyone involved in the process a smooth experience. This vernacular, says Ramos, drives design with a more holistic view of the entire experience, and gives everyone involved in the healthcare process, multiple choices in method of care—where to sit, stand, lean or place belongings. But it does not stop at choice for Ramos, this reformer of healthcare design aims to have people coveting hospital room furniture the way they would at a hotel, a spa, their health club or yoga studio, “Why can’t it be designed as well as something you’d want to take home with you?” posits Ramos. “It should be a delightful, beautiful, approachable design experience that elevates and shifts the way healthcare is perceived.” The obstacle to exceptional healthcare design is that there are so many moving parts, similar to a hospitality setting, says Ramos. There’s a lot of factors and similarities to the hospitality side of just service—doctors, nurses, chefs and housekeepers—but add in medical device regulations and meeting design excellence sometimes becomes a design constraint. Ramos says that must be overcome as a more proactive healthcare consumer factors in design when selecting and evaluating their choices, says Ramos, “With the healthcare equivalent of Yelp and Trip Advisor, and the Hospital

Consumer Assessment of Healthcare Providers and Systems (HCAHPS) scores—people are more active around finding the best care.” From the start, the design has to be functional, but it also has to have other touch points, such as ease of operation, adaptability to changing methods of care, and changing aesthetics. Ramos says Steelcase Health’s designs are also elegant in their simplicity, in that they help remove little drops of burden on everyone involved in order to provide a great experience. One example is the ease of converting the sofa into a sleeper: you push the back down, flip the cushion over and you can sleep on it. “It is those little things we can do to help create impact in having a nice interaction with someone,” says Ramos. “We started some of those things last year,” continues Ramos. “Trends will be amplified this year. pen ceilings bring offices back to the basics.” They are simple, bare and inexpensive, right?—Wrong. Open ceilings can often be the opposite: they can require hours of coordination; demand compromise across the building team; require creative acoustical treatments to maintain the right level of sound; and, depending on the age and composition of the building, uncover legacy MEP issues. So, why the hype? The feeling is that open ceilings offer a hip, more spacious industrial look, especially with tall plenum heights. And, at a time when talent is at a premium, the open office goes hand-in-hand with ping pong tables, stand-sit desks and collaborative spaces— all amenities proven to be diferentiators for companies looking to attract millennials. “The way people work has changed and companies have to adapt to retain talent,” said Deniz Ferendeci, AIA, LEED AP BD+C, director of Asset + Design Support for Dyer Brown Architects. “It used to be salary, salary, salary, but now the younger generation wants to know, ‘What’s the vibe?’ or the office feel; they don’t want to work in their dad’s office. The open ceiling is certainly a part of that.” Consider the following four tips to improve open ceiling experiences: Assess the ceiling; consult, and work with your tradesmen in evaluating options; establish a budget; and factor acoustics.

It doesn’t have to be all or nothing when designing an open office ceiling. A number of new—and old—ceiling products on the market enable designers to do more with less.

Assess the Ceiling New construction is the easiest scenario with which to build an open ceiling. There are no surprises and you’ve got a blank canvas. When it comes to existing facilities, however, you’ve got to remove the existing ceiling and conduct a survey to assess its overall condition before commencing design. Concrete will serve as a surface to which you can apply just about any finish. But when it comes to steelframed buildings, ceilings will be covered in a spray fireproofed coating. In this case, you can’t just paint over the coating or install a new finish, as both could compromise the fireproofing. Also, consider existing sprinkler heads:

Are they facing up or down? Same with electrical conduit, which may or may not be on the original architectural drawings. Only once you have fully assessed the ceiling can you begin to design how an open space will look.

Ceilings in a circa 1970s-era building weren’t designed for public viewing, so electrical wires, ductwork, sprinkler lines and even IT cabling abound. You’ll need to coordinate all the services—even those you may not have thought of—and consider how each interacts with the other. For example, how does the fire alarm wiring run through the space—is it red? Will there be conduit? If so, how much? Do conduits run together or apart? Lighting and HVAC—i.e. cabling and ductwork—should be designed before installation to run parallel to the building’s steel beams, otherwise you’ll have an eyesore. This isn’t as simple as it sounds. Lighting also has to be factored: Will it be direct or indirect? Finally, will ductwork be spray-painted?

Create a Budget The extra labor and trade coordination necessary to successfully pull off an open ceiling can add up. “Whether it’s running more wire, reconfiguring ductwork to run parallel to a beam, or perpendicular to another, 12 ft. of wire instead of just dropping it across the room in 6 ft. lengths—these things have to be taken into consideration,” says Ferendeci. “At the end of the day, acoustical ceiling tile is relatively inexpensive and hides a lot of imperfections.” The finished product of an open ceiling requires a different level of care:  Do the bolts line up evenly?  Are the clips for the plumbing pipes oriented in the same direction?  Are you going to order the more pleasant spiral ductwork, and pay for it to be internally lined, so occupants don’t hear the air moving through it?  Are you painting the duct a cool color to contrast with the ceiling paint?

“Owners don’t think they pay for the open ceiling, but they paid for the paint, the additional labor, the nicer ductwork,” says Ferendeci. “Ask the project contractor to put together a quick budget that tells you exactly what a traditional ceiling will cost and what an open ceiling will cost.”

“You know you have hit the right mix when you have successfully been able to hide what you do not want to see, and absorb some of the noise you do not want to hear.”

THE OPEN CEILING TOOLBOX

Acoustical Clouds Commonly used in conjunction with open ceilings to mask sound in a specific area within a larger space, acoustical clouds can often be customized to meet shape, color or materials needs. IN THE ARCHITECT’S WORDS:

“At Arup, they wanted to give their employees a unique work environment so much so that they augmented the mechanical systems and lights to meet WELL and earn LEED v4 Platinum certification. The clouds sit between each structural bay to break up the ceiling plane. They give the look of an open ceiling while still being acoustically sound,” says Deniz Ferendici.

Baffles

A major benefit of using baffles is that more sound can be absorbed with two sides of each panel. IN THE ARCHITECT’S WORDS:

“Down the main corridor at TradingScreen, we did a baffle system that not only looks good, but provides acoustical control. While there are a lot of systems out there, due to lead time and budget, we had this one custom fabricated,” says Gordon.

The final consideration is acoustics. Consider a room’s purpose: Is it a call center where staff is on the phone all day or a library where sound is sparse? If so, an exposed concrete ceiling will reverberate sound, while fireproofing on a steel deck left exposed offers acoustical treatment. Also, look at ceilings in the context of other finishes. Workstations, including fabric panels covering cubicles or carpet tile can provide acoustical treatments. Doing open office ceilings right means understanding the space, its constraints and ultimate purpose and the total MEP systems necessary across each building teams’ work. Following this recipe will enable the facility to shatter the glass ceiling when it comes to talent retention.

How Gentrification Affects the Gentry

As far as North America, many cities— some of them involved in natural disasters, such as the flooding in Houston—are undergoing transformations. One thing that is clear is that the urban housing crunch is on the rise, and in most cities, says the National Multifamily Housing Council Research Foundation, apartments are outperforming office, retail and industry. A recent study by the group claims that

investors tend to better understand the true cost of residential vs. commercial and industrial properties. This is fortunate, because 70% of a typical city’s land is used for housing, says Aleksander “Sasha” Zeljic, Principal and Design Director at Gensler Chicago and Minneapolis. However, the downside to that, adds Dan Kinkead, AIA, Co-Director, Urban Design Practice at SmithGroupJJR, is that fulfilling the housing demand in burgeoning cities may impact population segments—young people, newcomers and original residents— that are least able to afford the resulting improved property cost increases. In Boston, the city has introduced policy that identifies governmentowned property that can be used to provide affordable housing and workforce housing sites, reports Michael Liu, VP and principal of The Architectural Team, a firm renown for its talent in renovation and reuse for housing, which is presently working on such a project near downtown crossing. “A reduction in land costs coupled with linkage funds— funded as an affordable housing “tithe” by market-rate luxury projects, tax credits and other subsidies, can make downtown, high-rise [living] affordable, and workforce housing possible, even in high-rise building formats.”

Urban gentrification is a double-edged sword. On one hand, infrastructure and amenities vital to a healthy city emerge; on the other hand, it may raise rents of apartment dwellers, potentially forcing 50% to 60% of city dwellers to less hospitable reaches. Cities faced with unrelenting urbanization rely on designers, private interests and technology to manage growth wisely. Gentrification is one aspect of urbanization, and a buzzword that is many times vilified. With London headlines proclaiming, “Can the Market Deliver Affordable Housing in England?” doubt is created not only in that city, but everywhere as to how gentrification will provide market-rate projects attainable for the masses. The Fifth Estate, a business newspaper focused on sustainability and equity in the built environment, recently ran that exact headline.

SHARED SPACES A sculpted modern addition to the Boston skyline, the tower is highly contextual in the massing and materials of its podium, which relate in scale and rhythm to its neighbors. Located in the Boylston Square area, the high-rise includes 381 residential units and 4000 sq. ft. of retail space. The neighborhood is currently undergoing a complete transformation, further enhanced by the tower, which has created an active pedestrian connection between Boylston St. and Washington St. “Opportunities for social interaction and the creation of community can be facilitated or inhibited by different building configurations even in a very tall building,” says, Michael Liu VP and principal of The Architectural Team.

URBAN TRANSFORMATION An authority on San Francisco’s built history, Jay Turnbull, FAIA, who leads Page & Turnbull, is featured in the latest edition of A+U. Organized by a guest editor, architect Craig Hartman of SOM, the special issue is devoted to the city of San Francisco—a forward-looking examination of critical themes of contemporary relevance. Turnbull’s essay provides a useful overview of San Francisco’s past. “Lessons to be carried into the future include the daring to undertake formidable building projects, like the Golden Gate and Bay Bridges,” he writes. “Other lessons include the acceptance of social diversity and financial risk. A ‘second Gold Rush' may have overtaken San Francisco today—innovation and risk characterize the region once again.”

Inventing Density Sometimes zoning is simply outdated and does not serve the goals of the city or support diversity or income levels of those who need to live and work there, says John Cetra, FAIA, founding principal, CetraRuddy “Another issue for affordability is old zoning rules that limit housing solutions. For instance, co-living arrangements [for people who are not related] aren’t allowed in some residential buildings.” In 2017, a Los Angeles law, for example, has changed to expand usage options for ADUs (Accessory Dwelling Units) installed in the backyards of single-family homes. The unconventional, yet inclusive law, hopes to limit sprawl and increase density within existing residential areas of LA. One company, Iceland-based Minarc, has a product perfectly suited for such zoning—the Plús Hús, an innovative ADU. (See opposite page.)

Erla Dögg Ingjaldsdóttir and Tryggvi Thorsteinsson, Minarc’s co-founders, created the mini-domicile in response to the LA zoning change. The intent is simply to help to accommodate more people in less space. The basis for Plús Hús is mnmMOD, a simple, multi-purpose structural panel.

This is particularly the case in the Smart City of Pune, India. Its Smart City Development Corps is using technology to inform the improvements being made to the city’s riverfront and transit system, as well as the construction of an e-connectivity grid; the latter will act as the brain of the entire city’s IOT system and help expand implementation of further smart technologies. Brazil’s National Telecommunications Institute is involved in a similar campaign to use smart devices to crowdsource improvements to better quality of life. Technology can also have a major impact in developing a “sharing” economy. According to a recent white paper from safety and security company, Allegion, digital security systems and occupancy interfaces that give users scheduled access to shared spaces, is one way architects and cities can maximize resources while maintaining security and optimizing budgets.

Beyond population management, addressing the increased frequency of severe weather events is another urban issue for which cities must prepare. Microgrids offer one solution to improve resiliency. A well-documented example is the microgrid that kept Stony Brook University’s Long Island campus fully powered after Hurricane Sandy hit in 2011. While good planning and technology can improve the lives and condition of a city, a greater amount of tall buildings may actually make some things worse, notably a sense of isolation. Ironically, as individuals move to city cores for the social and cultural benefits, loneliness, from being trapped above, so to speak, becomes a major problem. The United Kingdom has certainly recognized this phenomenon, having just appointed its first minister of loneliness. Its charge to architects and planners is to mitigate the detriments of living closer, yet feeling more distant. As a result, designers are

Public-Private Success Stories As so many other things in successful design, collaboration is key. Together, public and private entities have the ability to create platforms for longterm social impact, says Zeljic. In fact, he suggests you have to look no further than places voted as “great places to live,” as examples of successful densification. He also points to “carrier” cities, i.e. Copenhagen, Sydney, Vancouver, Vienna, as further models. “We see the heart of their success coming from strong local government policies paired with the privatepublic partnership,” explains Zeljic. Faced with making decisions critical to not just the future generation, but several generations of constituents and their descendants, Zeljic says the power of mayors and local governments lies in how they achieve consensus and interact via policy with the people they oversee or serve. “It depends on the ability to create consensus for these cities to grow intelligently,” adds Zeljic, “and for that reason, it is up to the city and its leaders to create consensus among its citizens and at the local government level.” From Shanghai to Chicago, he has observed that consensus building “can create strong and longlasting standards to truly influence change in a positive way, both within the direct city and the surrounding

areas, and, sometimes, even, the world.”

Virtual Crystal Ball While consensus and local interventions may prove to be immediately successful, Peter Calthorpe, principal and co-founder of Calthorpe Analytics, says that architects and planners should look beyond the walls of their projects to see how an expanded boundary can facilitate more sustainable cities. Hyper-localism, he warns, may lead to short-term, politically charged solutions, and is a reminder that expanding timeframes, as well as boundaries, are essential to bring life-cycle economics, generational social consequences and geological environmental impacts into focus as part of the 21stcentury public planning process. In order to facilitate healthy urban forethought, Calthorpe has released software called Urban Footprint, which gives cognitive function to city planning. Think of it as an “If-This-Then-That” thought process for urban planners. The software digests huge data sets and filters them for significance and insight to derive a city’s threats, weaknesses and strengths. It then helps its users imagine possible scenarios. In fact, UrbanFootprint is currently being offered to the cities in California for free to help bring smart urban planning to the world’s fifth

largest economy. The city of Madison, Wisc.—one of those “best place to live” communities—recently used the software to determine the most environmentally resilient and economically thriving outcomes for its 2040 scenario. As a result, an enhanced public transportation system, via a more robust bus rapid transit system, emerged as a key solution to a more socially equitable future for Madison’s predicted 25% increase in population. Along the same vein, Peter Exley, FAIA, cofounder of Chicago’s Architecture is Fun, says that mayors and municipal governments should treat architects like the psychic at a party, but unlike a fortune teller, he says to hold their predictions accountable, “Invite architects to the table. Look to us as futurists to visualize tactical frameworks and solutions for our future cities. Hold us accountable for it.”

URBAN EPICENTER Downtown Los Angeles’ new Wilshire Grand was 20 years in the planning. It is host to upscale restaurants, Class A office spaces and the InterContinental Hotel. Designed by AC Martin, it will act as a dynamic new epicenter for urban activity. A distinct feature is its glass façade, which stands in stark contrast to the predominantly concrete-themed buildings that surround it. Maintaining this identity was critical to the project. No detail is too small when contributing to a $1.35 billion skyscraper; therefore, to complement its design, C.R. Laurence (CRL-U.S. Aluminum) supplied all-glass entrance systems. Benson Industries, the glazing contractor, installed the CRL-U.S. Aluminum systems in every first floor entryway. This includes more than 70 doors that activate the lively street level. POP-UP BIKE SHOP Duo-Gard has expanded its line of bike repair stations to include four new models, bringing the total to six. Typically, they stock two models in two colors, allowing for a one-week lead time. This year’s annual CTBUH Awards may prove a better means to predict the future of urban density than looking to the stars. The astrological constellation-themed luminaire to the right reminds me that, despite promising omens, we cannot begin to predict the complexities of the urban future. Instead, I look to the Council on Tall Buildings and Urban Habitats (CTBUH) for valuable insights regarding cutting-edge aspects of tall buildings, density and urban spaces. At time of this writing, CTBUH’s annual Best Tall Building Awards event promise great insights. One unique aspect of this interactive conference is its audience participation; attendees vote for their favorite projects. This year’s conference will be the most comprehensive

The predicted growth of cities and urban hubs suggests tall buildings will continue to climb—or does it? and revealing ever, as 2017 was the tallest year on record, with the most tall buildings ever completed (144). With the predicted growth of cities and urban hubs, intuition suggest that number will only continue to rise each year—or will it? A recent CTBUH thought piece asked two professionals to answer the question: Skyscraper vs. ‘Landscraper?’ The debate offered sharply differing perspectives on the feasibility of large organizations such as Google or Amazon, designing, working and inhabiting structures in places that reflect their corporate culture. If there’s any indication of the feasibility of the latter, it is this year’s CTBUH frontrunner in the category of Best Tall Building Innovation: ThyssenKrupp’s MULTI—a rope-less elevator that travels up, down and sideways through a building. Leveraging technologies developed by the Maglev high-speed rail project, MULTI travels horizontally as well as vertically, creating essentially, a building transport loop with continuous, intermittent stops. The compact system runs more frequently at high-traffic times, conserves energy during periods of lower activity, and individual cabins may be programmed as “expresses” to transfer floors. Furthermore, its horizontal travel certainly satisfies the requirements of building “landscrapers.” Look to the stars, or this month’s feature on Urban Explorations, to find more realistic tools to predict the urban future.

The first named college in the 53-year history of USF-St. Petersburg deserved some architectural distinction, and ikon.5 architects of Princeton, N.J., had just the formula: A simple box-form dominated by a clever and custom-made glass façade referencing the sponge-like surface coquina stone found along the Tampa-St. Pete shoreline. The experiment took ikon.5 six months to research, test and prove, a process shared openly and often with its client. “They were willing to give us enough rope to continue the exploration,” says design principle Joseph Tattoni, FAIA. “We always felt like we were moving forward.” That collaborative and creative process also is reflected inside, where a healthy mix of classroom forms and common spaces – including the popular openair Scholar’s Garden on the second level – promote and simulate the casual learning and productive collisions of real-world workplaces.

Concept: 265 West 45th Street, New York City In his concept for a super-slim—and super-tall—Manhattan high-rise, Rustem Baishev makes a case for a structural system that substitutes high-strength cables for more traditional steel piers.

The design by Rustem Baishev, Assoc. AIA, for a super-tall and superslender New York City high-rise has attracted a lot more attention than a concept plan could typically hope to garner. But with an eye-catching form that closely follows the function of its cable-based structural system, the building certainly stands out as an example of the

towers that could be filling tomorrow’s dense urban skylines. “I was walking down the street one day and saw the site—I’d been thinking of tension support in high-rise construction, and these two factors came together,” Baishev says, describing the a-ha moment that instigated this latest planning effort. The site was too small

for a traditional structural system based on perimeter columns, he realized, so his imagination turned to a curvilinear approach that would maximize floorplate size, even at great height. “I wanted to prove that, even in such a constricted site, you could design a comfortable building.” To minimize structural weight, the design calls

cabling that wraps upwards in a twisting pattern. The cable is anchored in the deep composite foundation and at four MEP zones, then tied back into the core at the upper structural ring. Baishev likens the resulting structural tension to that created by the twist that keeps a piece of penny candy within its wrapper. “It becomes an equally distributed surface ten-

sion and compressive force,” he says. And, while the appearance is definitely 21st century, the theory behind it is thoroughly rooted in a Louis Sullivan-esque philosophy. “There’s almost no architectural design in this. This form becomes solely an outcome of these engineering considerations.”

A TIGHT SQUEEZE The site at 265 W. 45th St., is only 9600 sq. ft. This view, from near the crossing of Broadway and 45th St., shows how tightly the building would fit into its primarily low-rise immediate surroundings. “It is a very challenging site,” Baishev says. “My motivation was to make a package that would be substantial, in terms of design.

NEVER TOO THIN Rising more than 1300 ft., Rustem Baishev’s proposed high rise would add an instantly recognizable presence to New York’s skyline. Falling into the emerging super-slender category, the proposed tower is designed for multi-floor tenants seeking signature space in a dense urban environment. Though he didn’t have a specific client in mind for this concept structure, Baishev does see buildings of a similar form as an inevitable consequence in high-demand real estate markets with limited space to expand. “For a megalopolis, eventually there will be no choice but to have offices in such buildings, unless you sprawl endlessly.”

BEAMS These details illustrate how beams are clamped onto the structural cables—and to each other, using threaded rod restraints. And one can also see how Baishev makes the most of every square inch at his disposal. The panelized curtainwall system incorporates a combination of rotating vents, cooling and heating coils and fans to become, essentially, the building’s air-distribution system, eliminating the need for space-hogging ductwork. Additionally, the spandrels house small photovoltaic strips used to power the lighting used to show off the building’s profile in the nighttime sky.

TOWARD THE LIGHT Though primarily artificially lit, the lobby’s lighting plan is meant to echo the daylight-filled spaces in the office space above. The building-topping observation deck mirror’s the lobby’s form, but with a clear view of the cablebased structural system. COLUMN-FREE The structure’s cylindrical form followed from the initial decision to eschew traditional perimeter columns in favor of a tensioned cables to maximize floorplate size. “The driving factor was that perimeter columns take up a lot of space and make a heavy structure—these cables can save lots of space,” he says. “But in order for them to work properly, it has to be a cylindrical shape.” The cables’ aluminum housing are outlined in solar-powered light strips.

Rustem Baishev, a 2013 graduate of Columbia University’s Graduate School of Architecture, Planning and Preservation, and principal of New York City-based RB Systems, already has made a name for himself with his entries for two high-profile engineering-design competitions. He was a finalist in the non-student category in Elon Musk’s 2016 competition for a hyperloop pod design, and he went on to develop a highly futuristic concept for hyperloop stations. And he was named a top-30 finalist for his 2015 entry to NASA’s competition for a 3D-printed habitat for future Mars pioneers. This design, for a now-vacant lot at 265 West 45th St. in Manhattan is equally striking for its envelope-pushing structural ambitions.

Nevada decided to open an East Coast facility— their second brewery—in North Carolina. Longtime collaborator, R.G.A. in Chico, Calif., was selected to serve as the principal design firm for the project. CRITERIA: Comfort, daylighting, and solar heat

gain control were integral to the design, and shades would play a role in meeting all of these needs. “We realized the brewery was getting too much sun, so the incorporation of the shades was necessary,” says Russel Gallaway, principal architect, R.G.A. “Several solar studies had been conducted, and there were some unanticipated lighting challenges that the shades helped mitigate.”

SOLUTION: In terms of sunlight control, thermal performance and occupant comfort, Mermet’s shade fabric, M Screen Deco 5%, was a well-crafted solution for the extensive project. Manufactured with high-quality yarn comprised of fiberglass and vinyl, M Screen Deco is a designer fabric featuring a unique rib weave and bi-colored yarn that adds rustic elegance to the space through its texturized appearance. The shades, which were specified at 5% openness, block approximately 95% of UV rays and transmit only 7% of total solar energy. With a visual transmission of only 7%, Mermet M Screen Deco 5% in Hazelnut substantially reduces glare in multiple spaces throughout the brewery while retaining a crisp, clear view through. Visitors at Texas Library ‘Sitting in Tree House’ When the City of Seguin, Texas, decided to tear down its old library and build a new one, the priority was to leverage the natural beauty of its site along the banks of Walnut Creek.

CHALLENGE: In Nov. 2017, the Seguin Public Library earned LEED Gold certification through the U.S. Green Building Council. Bringing the outdoors inside of this two-story facility, a curtainwall frames these natural views and leverages natural light. In addition, cantilevered decks overlook the creek and a popular walking and biking trail. INFLUENCE: Designed by PGAL of Los Angeles and 720 Design of Dallas, the 43,000-sq.-ft. library is three times the size of the original building, providing more area for books, technology and spaces to sit, read and enjoy the natural surroundings. Thanks to the new curtainwall with high-performance glass, a quiet room extends into the branches of a pecan tree letting visitors feel as if they are sitting in a transparent tree house.

Linetec’s eco-friendly anodize process supports environmentally responsible practices and design-forward thinking. It creates a frosty matte appearance, hides small defects common in recycled aluminum, contains no VOCs and meets or exceeds all AAMA 611 specifications. When it is time for the installed architectural product to be removed, anodized aluminum is 100% recyclable, lending itself to post-consumer recycled content during demolition or restoration of the building.

SOLUTION: Sage Architectural Products provided glazing contractor Bulverde Glass of San Antonio with 16,300 sq. ft. of Tubelite’s 400 Series Curtainwall and T14000 I/O storefront, plus four Wide Stile doors and frames. Along with Tubelite’s curtainwall, Sage also supplied Bulverde with champagne-colored aluminum sunscreens from Industrial Louvers to shade library patrons from the Texas heat. In addition, the library incorporates metal accent panels, local limestone and brick with exposed wood roof decking for the exterior.

Throughout the decades, the curtainwall continues to prove its aesthetic flexibility and reliable structural performance. Contributing to this reliability, Linetec finished the aluminum framing members in a dark brown anodize.

Police Station Includes Functional Curb Appeal A new police station in the village of Glen Ellyn was long overdue; a new masonry wall system helped with the outdoor aesthetic.

CHALLENGE: The Village of Glen Ellyn, Ill., placed its police station inside the Civic Center four decades ago. At the time, planners believed the construction of a better station was imminent. More than 30 years later, it was still there—in an 11,000-sq.-ft. space that prohibited efficient workflow. There were obvious safety and privacy concerns about this arrangement and a new station was long overdue.

In 2011, the village chose experienced companies, Dewberry, an engineering consultant firm based in the Chicago area, and Leopardo Construction of North Aurora, Illinois. A design team from Dewberry determined it was difficult to have all needs addressed in one space, and ruled out renovating the existing site. The study then identified a alternate, centralized location having the most opportunities for police and community members alike. INFLUENCE: The more centralized location, strategic

SOLUTION: Designers initially considered natural stone but then learned that choosing the right stone veneers could provide savings without sacrificing beauty. The stone look, along with wood beams placed in long, linear lines on the exterior, worked well to complement and blend nicely with the park’s woodland scenery. Leopardo recommended using Oldcastle Echelon’s Cordova Stone to achieve natural looks at a more budget-friendly price.

Leopardo also identified certain walls on which they could save money by substituting Echelon InsulTech from Oldcastle Architectural, an Insulated concrete masonry system (ICMS) for steel column framing and infill block. Echelon’s Cordova and Mesastone were installed using the InsulTech wall system for the detention, sally port and garage areas on the North side of the building.

“The InsulTech walls were the first areas completed on the building,” points out Tallman. “Once the masons got going on the structural wall, they were able to finish it all with the three-in-one system.”

When designing the exterior, new advancements in masonry wall systems seemed the most logical choice, according to Jonathan Tallman, regional public safety director for Dewberry, and project manager and project guide for the Glen Ellyn police station project. They also found that masonry gave them the flexibility to create a design that complemented the natural setting.

InsulTech is a thermally broken insulated masonry system, which includes a full complement of insulation, blocks and concrete masonry units (CMUs). Internal stainless-steel metal anchors molded into EPS inserts also provide wind-load resistance and fire safety. The system provided Dewberry design flexibility, while saving the village time and money both on installation costs and energy costs.

Silicon Valley Convention Center Gets Lit When the San Jose McEnery Convention Center needed a new lighting system that could support the multi-use, high-production-value conventions their clients expect, they turned to high-tech lighting. CHALLENGE: The San Jose McEnery Convention Center now has one of the

most advanced lighting systems in the country. “The previous sodium light fixtures were from the ’80s,” says Gabriel Nemeth, Director of Event Operations. “Advances in technology and changing client demands put us behind the times.” This was particularly true for tradeshows that demand multiple functions, with some sections being used for keynotes and others for booths. CRITERIA: Clients would ask for dimmed lights over the keynote area and bright

light in the tradeshow sections—something the old system couldn’t do, costing the client more money to get the effect they wanted. The sodium fixtures were also unflattering. “It felt like you were in an old warehouse or a big box store,” says Tim Foster, director of production at Team San Jose. Foster, Nemeth, and their team wanted the cooler, bluer color temperature lighting of 4000K to give the space the feel of natural sunlight. Finally, whatever new system they adapted had to work on 277V power, so the convention center wouldn’t have to install an expensive transformer. With their needs outlined, Team San Jose Chief Operating Officer Dave Costain entrusted general manager of Convention Center Operations Ewell Steiner, Nemeth and Foster to make it happen. SOLUTION: For guidance to a solution, Team San Jose turned to Mike Wunder, CEO of Wunder Lighting and Controls in the Bay Area. Wunder pointed them to the GDS ArcSystem from ETC. “There were a lot of positives with ETC and GDS,” says Wunder. In addition to being able to give them the 4000K color temperature, individual fixture dimming, and operate at 277V, the output from the ArcSystem fixtures was high enough that they were able to reduce the number of fixtures they needed to install. “Because of output we were able to use 300 less fixtures—a significant amount.”

“The ArcSystem fixtures were easy to install and we were knocking out four or five rows of fixtures a day because they were they were so user-friendly,” says Curtis Barkle of Stronghold Engineering, the electrical contractor on the project. Barkle and Stronghold were responsible for demolishing the old ceiling structure, prepping and updating the ceiling infrastructure, then installing 554 ArcSystem Pro Eight-Cell fixtures. “When the fixtures arrived they were exactly as anticipated, making it quick and easy to install and wire the system to the client’s expectations. The on-time completion of this project could not have been possible without the help and coordination of ETC and Michael Wunder.”

MISSION CONTROL The ETC advanced control system uses a Unison Paradigm architectural system networked through the building, sending control signals to the fixtures, as well as managing and monitoring the Echo Relay and Sensor IQ, which provide 244V power.

Team San Jose also credited the help of San Jose Public Works Senior Engineer Tony Andary and Associate Engineer Huimin Mu for allowing the whole renovation to meet a very tight timeline. “Every lighting designer who’s come in here in and tied into the system has told me this is one of the coolest buildings they’ve ever been in,” says Foster. Sparking a Legacy of Leaders Many firms struggle when it comes to legacy planning and increasing diversity in leadership. AP spoke with CEO Jon Boyd and COO Homa Ghaemi of Klein & Hoffman about its successes transitioning to new leadership and managing longevity. Klein & Hoffman Architectural & Structural Engineering, with locations in Chicago and Philadelphia, are making a concerted effort to drive diversity in the industry by developing employees into future leaders and encouraging students’ abilities in the areas of architecture and engineering. “The problem with longevity to me is internal, cultural,” says COO Homa Ghaemi, Klein & Hoffman, a company in operation since 1953. “Most of us are technically trained, but we are not trained to lead.” One way the firm manages its longevity is to diversify and have more voices in leadership, says Ghaemi. Three years ago when two mid-level professionals were brought on to executive committee leadership, it began bringing younger members of the firm into ownership, a move that immediately empowered the youngest and newest staff. It was this segment of the staff—recent graduates—that envisioned, established, and now guide the firm’s internship program. They bring young people in and give them exposure to doing the work in areas that the firm focuses on: architecture and engineering for modernizations of existing buildings—a field that will require a well-trained workforce as urbanization marches forth. “Our staff recognized the need in this area and took action to bring young talent, and the next generation of engineers to the industry,” says Ghaemi. This issue is an even greater industry challenge, adds CEO Jon Boyd. “College and university level outreach has always been there, but we’re finding it’s a shallowing pool of talent, and

we want to create interest in this field in grade school and high school kids.” Last summer, the firm selected two talented students from a University of Chicago Charter School’s Spark program, an organization that aims to expose middle school students to career possibilities in their communities. Students from a challenged South Side neighborhood take part in active learning, observing the daily workings of the firm. “Every kid comes in with their own issues, so you just encourage them,” says Boyd. “You didn’t hire them, so you can’t yell at them, but they actually work here for eight weeks.” In short time, students rise to the occasion, dressing up, and conducting themselves professionally, observes Ghaemi. “These kids: their faces light up when they come in and just the fact they saw this happening, it’s not a lecture, or lip service; we’re actually doing it.” The experience of working at the firm last summer made a lasting impression and encouraged the interns to succeed, says Ghaemi. “You can tell they took something away with them.” They are still in contact with the people in the office, keeping them abreast of all that they are accomplishing toward their aim of architecture or engineering. “It’s part of what we owe the profession,” says Boyd. Ghaemi agrees and adds, “We really can make our society better by educating our youth and to put our efforts where our mouth is.”

STEM EDUCATION Klein & Hoffman partnered with a University of Chicago Charter School to boost STEM education through an internship aimed at talented students in a challenged South Side neighborhood. As a result, the firm brought real-life work experience as architects and structural engineers to two young, promising students: Sanii Terry and Joshua Banks, both at the UChicago Charter School in the inner city Woodlawn neighborhood.

CHICAGO MOTOR CLUB BUILDING

HISTORIC RESTORATION Built in 1928, the Chicago Motor Club Building is a local landmark in the City of Chicago and is also listed in the National Register Michigan-Wacker Historic District. The building was designed by Holabird and Root and is an excellent example of Art Deco architecture. Elaborate geometric ornamentation in limestone, terracotta and cast iron exist throughout the south façade. The former Chicago Motor Club Building was used as an office space before sitting empty for several years. The recent rehabilitation and restoration work has adaptively transformed the interior into a modern hotel, while preserving and restoring the original character of the exterior. Klein & Hoffman was retained to perform the design and administration of the exterior façades, which included a limited investigation of the condition of the façades to determine an appropriate scope of work. After the investigation and preparation of construction documents, the work performed included stabilization and restoration of exterior limestone, terracotta and brick. Restoration of the original steel windows and cast iron ornament on the lobby level was led by HPA with our input. The desire to maintain as much of the original material as possible and keep costs and construction period low led to innovative repair solutions, particularly related to areas of terracotta ornament on the south façade.
