Although I had intended to be at BCMC this year, I’ll be busy with my sister’s on-going chemotherapy treatments. In fact, I’ve learned that September is officially ovarian cancer awareness month! Rather than focusing on the negative (e.g., the 5-year survival rate is 49.1%), I choose to focus on the positive. I am grateful that she has recovered so well from her 12 days in the hospital. I consider us lucky that we live near one of the best cancer centers in this state. And, I’ve never been one to shy away from a fight.

Celebrating the Industry Hands down, BCMC offers the best opportunity for celebrating the structural building components industry. The Development of the Truss Plate Part II: Cal Jureit’s Invention

Civil engineer Cal Jureit had moved on from wood structures to concrete foundations, but not completely. While he was engaged with the problem of building houses on Miami’s marshes near the Everglades, he had left the problem of wood connections unresolved. Perhaps his ongoing work on Dade County’s inaugural building code brought his unsatisfying truss connection work back to him. Or maybe his engineering instincts haunted him until he resolved this vexing problem. Nevertheless, two years after leaving wood design, his billion dollar idea for a nail-less truss connector came to him suddenly, while in church, and that was just the beginning. After church, Jureit went into his garage and punched parallel rows of long nail-like projections from a piece of aluminum. Then, when he realized the nails were too close together and would probably split the wood, he secured opposite edges of the plate and pulled them apart, stretching the plate, and widening the slots to separate the teeth.

In summary, Jureit explored a wide range of options, but settled on a solid design that would dominate the next 25 years of truss history.

From a cross section shown on the later patent drawing, the tooth is depicted as being longer than half the width of the 1950’s 2x4 thickness. However, it has been angled from “6 to 20 degrees” so that nails on opposite faces of the lumber don’t collide. This would become a significant issue as lumber thicknesses were reduced to 1.5” aroundJureit1970.devoted considerable groundbreaking research between the time of his discovery in July 1955 and his second patent application in September 1956. Evident from the detailed specifications in the text is that Jureit’s work involved load tests of dozens of custom fabricated truss plate configurations. For example, he notes, “I have found that nail length L in Figure 5 must be at least 6 times the thickness of the metal plate and should not be over approximately 17 times the metal thickness to withstand bending upon pressing. A length equal to approximately 12 times metal thickness has been found quite satisfactory.” Though he seems to be helping his competitors by revealing the results of his research, he also sought to broaden the range of the claims of this patent to exclude competitors. But these claims would soon be contested in court.

Well, if thinking this standard industry benchmark is reliable, you really should read my December article, “How to Lose Millions of Profits with Linear Saws and Two-Person Crews,” which goes into all the detailed math to explain how false they truly are for any benchmark.

Too many falsely believe that the gross margin percentage rate accurately predicts how profitable any particular order will be. For example, how could an order with a 40% margin rate be sold for a higher price and contribute less to the bottom line, as shown in this example? Order 1 at 40% GM for $15k – Possibly Least Profitable for Net Profits Order 2 at 30% GM for $14k – Possibly Most Profitable for Net Profits

Employee issues such as high turnover, skills, work ethics, and cost of labor to sales are all solvable. Yes, there are practices that can be implemented to resolve the seemingly never-ending employee problems that have too many companies needlessly suffering. As my PowerPoint training covers under “Poor Employee Retention Results,” simply stated, the inefficiencies that any manufacturer leaves unresolved when not staffing with talented and reliable workers means they will suffer from potential millions in lost profits. So, in August of 2017, R&K jumped on a plane from Gilbert, AZ to Toronto, ON Canada to visit with the folks at United Truss, Innisfil, ON, who in 2014 had invested in a 175 ft Lumber PickLine, 50 ft Live Deck auto-feeding a RetroC saw automatically filling 56 auto-fill lumber carts integrated with PlantOne Projection on all their truss jigs.

Incremental CapEx should be planned to boost existing investments in production and to keep your people motivated in order to successfully embrace the incremental changes.

LimTek

R&K, a division of US LBM, is an excellent case study of incremental CapEx over the years. Prior to 2017, R&K had invested in new truss production tables with automated jigging and their existing saw shop could not keep up with the increased truss production capacity. Their existing saw shop had dedicated web saws and chord saws which required significant job and material handling coordination. They had to cut 1–2 days in advance, which created a logistics problem along with the added time to find each cut job along with the time to handle all the cut material twice. At the tables, since the cut material was not organized for efficient truss building, the material had to be furtherR&Kdown-stacked.wasintrigued by the operational savings of the Enventek fully loaded RetroC sawing system which would reduce forklift lumber picking and had auto-fill carts that did not require dedicated lumber stackers. The cart system would collate and sort the cut pieces for runs of trusses for left and right of truss to eliminate down-stacking of truss pieces at the tables.

With the forecasted housing backlog and ongoing tight labor market, shouldn’t all truss plants be modernizing by investing in automation? That is easier said than done. One strategy to modernize is to automate with incremental investments.

The support stations are adjacent to the Extruder and operators at those stations build the sub-component openings, sub-assemblies (like ladders) which are conveyed to the central operator’s station, where they are dropped and nailed into the panel in sequence.

Once the wall panel is framed, it proceeds by conveyor to a squaring station and a sheathing station for completion. Isometimes wonder if I am at risk of becoming the truss designer version of the grouchy old man that sits on the front porch yelling at the neighborhood kids to “get off my lawn.”

Not only were our truss plants awaiting the arrival of automated saws and jigging systems that would reduce the challenge of building ever more complex roof systems, but good truss designers relied almost equally on rudimentary truss cutting software, a good scientific calculator with which to check and calculate member lengths and angles, a pencil and drafting square, and a bottle of liquid whiteout to make the inevitable corrections needed to the computer output. The thought of being able to create a 3D model and have the computer tell you what the trusses filling that model would look like seemed like a fairy tale. Want to know where the pitch break is on the third hip truss back in that dual pitch hip end? Better check the batteries on your calculator.

My experience in the truss world goes back nearly 40 years now, long enough ago that there were no 2D layout programs available, let alone the 3D computer models we all take for granted now. Current software from any of the major suppliers does an amazing job, almost without fail, at solving the complex geometry involved in filling the void between the ceiling planes and roof planes with geometrically correct roof trusses. But, does that change the fundamental skills needed by a great, or even good, truss designer? Wind the clock back 35 years or more, and you would likely find that most truss roofs were significantly less complex than what we see routinely today.

You want a gable roof? Absolutely, we can look into that. You’d like to change the ends to be hips rather than gables? Well, ok, we can do that too. Perhaps some scissor trusses to create a vaulted ceiling somewhere in the middle? Yes, we’ll do that, but we’d really prefer that you don’t push it by asking for some inverted (scissored) hips at the same time, and let’s not talk about attic trusses if you please.

When I hear some newer designer criticize the limitations of today’s truss layout and design software, I can’t help but smile thinking of just how far the industry has come.

Every year, Simpson Strong-Tie awards scholarships to students in the fields of engineering, architecture and construction management to help them on their educational journey. The company also flies all the scholarship winners out to Northern California to spend a whole week learning about the construction industry, Simpson Strong-Tie, and more. This year was no different. Scholarship recipient and engineering student Robert Inman discusses his first-hand experience on the trip and the wealth of knowledge he accumulated.

Hello, my name is Robert Inman. I am a senior civil engineering student specializing in structures at Washington State University. Ever since I was a kid, I was always fascinated with huge skyscrapers, bridges, and highways. Naturally, this led me to pursue civil engineering as a career. I have had the opportunity to intern with a public works department as well as a private design firm these past two summers. They were both great experiences, and I look forward to learning more about the industry in the years to come!

A Student’s Perspective: Attending the 2022 Simpson Strong-Tie Scholarship Trip

On this trip, we were able to tour the Tye Gilb Research Laboratory and manufacturing plant where products are produced and tested. This was an eye-opening experience and I learned more than I could imagine for one day. We were also able to visit an active jobsite and see the Simpson Strong-Tie products in action. One of the biggest lessons taught was the idea of load paths. This essentially says that the weakest part of a structure must be tied to the strongest part. It was fascinating to see these concepts right in front of my eyes. Next semester, I am taking a class dedicated to this concept of load paths, and I’m sure having seen it in person will help me in the classroom this fall.

This whole experience was truly surreal, and I cannot thank Simpson Strong-Tie enough for the opportunity. This trip will have a profound effect on my career and understanding of the industry in the years to come. The lessons I learned and the friendships I made will stay with me for the rest of my life. Along with this, we were able to listen to many knowledgeable guest speakers, build benches for Habitat for Humanity homes and even tour Alcatraz and Pier 39! All these experiences were not only extremely educational but also fun and exciting. My favorite part of the trip was the networking opportunities. Meeting all the great people at Simpson Strong-Tie was truly a pleasure. My group leaders for the trip were Angel and Dave, and they were amazing! They both had immense knowledge about the industry and were very happy to share! They were both extremely accommodating, and we shared many laughs and jokes over the week as well. Along with the amazing Simpson Strong-Tie staff, being able to meet 56 other students from all around the country was a unique opportunity. Everyone had their own knowledge and experiences that were interesting to hear about. It was great to connect with people from all different walks of life and I am glad to say that I made not only new connections but new friendships.

planning can prevent problems caused by excessive noise exposure. Noise reduced at its source should be the first consideration. Employers should invest in noise-controlled equipment. When purchasing, employers can ask vendors if there is a "quiet" model or a noise-reducing option, such as enclosed or acoustically lined vehicular cabs and equipment. Work schedules can be adjusted so that exposure to high noise levels does not occur for the entire work day. This allows a noise recovery period to be part of the work shift. Equally important is the use of personal protection devices, such as ear plugs and ear muffs. Employers should provide training on the protection devices available and the effects of noise on hearing if workers do not use the protection. Training should include the fit, use, and care of any hearing protection device.

Total existing home sales, as estimated by the National Association of Realtors, fell 5.9% to a seasonally adjusted annual rate of 4.81 million in July, the lowest level since May 2020. On a year-over-year basis, sales were 20.2% lower than a year ago. The July median sales price of all existing homes was $403,800, up 10.8% from a year ago, representing the 125th consecutive month of yearover-year increases — the longest-running streak on record. However, price growth is cooling quickly in most markets according to other reporting. The softening of housing demand has led to ongoing declines for home builder sentiment, per the NAHB/Wells Fargo Housing Market Index (HMI). Builder confidence fell for the eighth straight month in August, falling six points to 49 and marking the first time since May 2020 the index fell below the key break-even measure of 50. The August buyer traffic number in the builder survey was 32, the lowest level since April 2014, excluding the spring of 2020 when the pandemic first hit. Roughly one-in-five (19%) home builders in the HMI survey reported reducing prices in the past month to increase sales or limit cancellations. The median price reduction was 5% for those reporting using such incentives. The decline in the HMI is consistent with declines for single-family construction. Single-family starts decreased 10.1% to a 916,000 seasonally adjusted annual rate and are down 2.1% on a year-to-date basis. This is the lowest reading for single-family home building since June 2020. More declines lie ahead, as single-family permits decreased 4.3% to a 928,000 annual rate, and are down 5.9% on a year-to-date basis.

NAHB is forecasting 2022 will be the first year since 2011 to record an annual decline in single-family home Thebuilding.multifamily sector, which includes apartment buildings and condos, decreased 8.6% to an annualized 530,000 pace. Multifamily construction remains very strong given solid demand for rental housing. The number of multifamily 5+ units currently under construction is up 24.8% year-over-year. Multifamily development is being supported by a substitution effect, with frustrated or priced-out prospective home buyers seeking rental housing. Similarly, demand for single-family rental properties is rising, leading to gains for single-family built-for-rent construction. There were approximately 21,000 single-family built-for-rent starts during the second quarter of 2022. This is a 91% gain over the second quarter 2021 total. The outlook for the housing market is now dependent on incoming inflation data and the Federal Reserve’s monetary policy. It appears, for example, that the core Personal Consumption Expenditures price index measure of inflation has peaked. And some economists are forecasting the Fed will decelerate its rate hikes, with perhaps a 50 basis-point hike in September, following the 75 basis-point hikes in both June and July. Nonetheless, the Fed will continue hiking, with the bond market pricing in the 10-year Treasury above 3.1% for the first time since late June.

Rising mortgage rates, high inflation, low existing inventory and elevated home prices caused housing affordability to fall to its lowest point since the Great Recession in the second quarter of 2022. According to the NAHB/Wells Fargo Housing Opportunity Index, just 42.8% of new and existing homes sold were affordable to a typical family. As more households are priced out of the for-sale market, a number of key housing metrics — including existing home sales, new home sales, single-family permits and single-family starts — have experienced significant year-over-year declines, characterizing the ongoing housing recession. Some markets are now seeing price declines as well.

The volume of new home sales in July fell to the lowest level since January 2016. Sales of newly built, single-family homes came in at a 511,000 seasonally adjusted annual pace, which is a 12.6% decline from the June rate and 29.6% below the estimate from a year ago. Sales-adjusted inventory levels are at an elevated 10.9-month supply in July. However, only 45,000 of the new home inventory is completed and ready to occupy. This count has been rising in recent months and is up 40.6% compared to a year ago. New home sales are likely to continue to show weakness in the months ahead.

The MPI measures builder and developer sentiment about current production conditions in the apartment and condo market on a scale of 0 to 100. The index and all of its components are scaled so that a number above 50 indicates that more respondents report conditions are improving than report conditions are getting worse.

The MPI is a weighted average of three key elements of the multifamily housing market: construction of low-rent unitsapartments that are supported by low-income tax credits or other government subsidy programs; market-rate rental unitsapartments that are built to be rented at the price the market will hold; and for-sale units—condominiums. Two of the three components saw decreases compared to the first quarter: The component measuring low-rent units fell four points to 45, and the component measuring for-sale units declined 11 points to 33. Meanwhile, the component measuring market rate apartments increased by three points to 52.

“Overall, rental demand remains solid. Rising mortgage interest rates mean low vacancy in multifamily rental,” said Sean Kelly, executive vice president of LNWA in Wilmington, Del., and chairman of NAHB’s Multifamily Council.

“With rising interest rates and high construction costs, multifamily developers need to be cautious given recession concerns,” said NAHB Chief Economist Robert Dietz. “However, the multifamily market is showing growth this year, with 5+ unit permits and starts up 18% on a year-to-date basis.”

The MOI measures the multifamily housing industry’s perception of occupancies in existing apartments. It is a weighted average of current occupancy indexes for class A, B, and C multifamily units, and can vary from 0 to 100, with a breakeven point at 50, where higher numbers indicate increased occupancy. The MOI fell eight points to 60, but multifamily developers on balance are still reporting improving occupancy.

In a further sign that the housing market continues to weaken, new home sales in July fell to their lowest level since January 2016. The tepid sales pace matches declining builder confidence since the beginning of the year as the industry grapples with supply chain disruptions that are delaying new home building projects and raising housing costs as mortgage interest rates increased.

A new home sale occurs when a sales contract is signed or a deposit is accepted. The home can be in any stage of construction: not yet started, under construction or completed. In addition to adjusting for seasonal effects, the July reading of 511,000 units is the number of homes that would sell if this pace continued for the next 12 months.

The remaining have not started construction or are currently under construction.

Sales of newly built, single-family homes in July fell 12.6% to a 511,000 seasonally adjusted annual rate from a downwardly revised reading in June, according to newly released data by the U.S. Department of Housing and Urban Development and the U.S. Census Bureau. New home sales are down 29.6% from a year ago.

The median sales price rose to $439,400 in July, up 5.9% compared to June, and is up 8.2% compared to a year ago.

Regionally, on a year-to-date basis, new home sales fell in all four regions, down 14.9% in the Northeast, 26.5% in the Midwest, 13.4% in the South and 15.7% in the West.

“The disappointing sales pace mirrors an ongoing decline in builder sentiment as elevated mortgage rates and higher construction costs are pushing more consumers out of the market, particularly entry-level buyers,” said Jerry Konter, chairman of the National Association of Home Builders (NAHB) and a home builder and developer from Savannah, Ga.

“The sharp drop in new home sales is another clear indicator that housing is in a recession,” said Danushka Nanayakkara-Skillington, NAHB’s assistant vice president for forecasting and analysis. “The combination of higher prices and increased interest rates are generating a notable slowing of the housing market.”

New single-family home inventory remained elevated at a 10.9 months’ supply, up 81.7% over last year, with 464,000 available for sale. However, only 45,000 of the new home inventory is completed and ready to occupy.

• Softwood lumber: The PPI for softwood lumber (seasonally adjusted) saw a modest increase (+2.3%) in July, its first increase in four months. Prices have fallen 28.2% year-to-date, although the extent to which the decrease has reached home builders and remodelers is unclear.

• Gypsum building products: The PPI for gypsum products held steady in July after increasing 0.1% in June and 7.1% in May. Prices have soared 22.6% over the past year. After a quiet 2020, the price of gypsum products climbed 23.0% in 2021 and is up 7.6% through the first half of 2022.

• Steel mill products: Prices decreased 3.7% in June following a 1.7% decline in June. over the two prior months. Although the index has fallen 10.1% since reaching its all-time high in December 2021, it is nearly twice the January 2021 level.

• Concrete products: The PPI for ready-mix concrete (RMC) gained 2.5% in July and has increased in 17 of the last 18 months. The index has climbed 6.8%, year-to-date, the largest YTD July increase in the series’ 34-year history. Regarding HR6255, many Democratic legislators outside of the bill’s Republican co-sponsors have expressed their support. Sen. Trussmatic has skillfully included familiar processes in each of the following assembly steps: Step 1. Set magnetic jigging onto the wall. Especially intriguing is the way jigging is offset from the finished perimeter of the truss, paying homage to one of Carol Sanford’s long neglected innovations. Sanford touted the utility of his air-actuated clamping to tighten joints on his truss tables, yet this feature was gradually eliminated from later Sanford machinery. Yet today, even with the most accurate linear saws, truss assemblers still end up hammering boards to overcome the wane, warp, bow, and twist of truss members. However, most of these irregularities are mitigated by Trussmatic’s offset chord placement and air clamping. Step 2. Place web members in their proper positions , which are locked into position by retractable spikes. Step 3. Place chords offset a fixed distance from webs.

Totally Robotic Attendees at BCMC 2019 stood safely right next to an awesome gesticulating robot and became immersed in observing record-breaking truss building – virtually, that is, through a VR headset. Back then, Trussmatic robots hadn’t made it stateside, and hadn’t yet handled our crazy configurations and crooked lumber. But, during the last two years, in nine U.S. facilities, they’ve built tough trusses and have used Southern Pine. While they do it differently, they also capitalize upon tried and true trussTrussmatic,technology.like others, moves its robots on a linear track, but they feed a wall and not a table, keeping the robot arms within the closest reach of the jigging, tooling, and truss parts. Trussmatic’s vertical assembly also dramatically compresses floor space requirements, especially with the recent installation of a back-to-back system. This orientation combined with air clamping produces the tightest joints without manual intervention.

Final steps. Eject truss and lower it to horizontal orientation, convey it through finish roller to ensure full embedment, especially in dense Southern Pine, and stack trusses vertically.

Trussmatic also overcomes the most-criticized aspect of legacy C-clamp systems – its speed. By synchronization of two C-press tools and their rapid movement from one joint to the next, an output from 500 to 1000 board feet per man hour may be achieved. This enables the Trussmatic system to handle the largest, most difficult trusses, and to stack them vertically in sequence. And Trussmatic can be fed from a variety of saws.

Step 4. Actuate air clamping, as Carol Sanford advocated, to draw chords and webs tightly together. While Trussmatic developed this technology using more uniform European lumber, it has proven to be essential with the greater tolerances of Southern Pine. Step 5. Fetch and press plates. Trussmatic employs a C-shaped tool to embed truss plates, retaining the advantages of manually operated C-clamp systems (see my January and February 2020 articles, Sixty Years of Machines, Part II: A Pressing Issue and Sixty Years of Machines, Part III: Table Presses). While no press can completely embed large truss plates, the Trussmatic tool can engage a “step-press” technique when required, long used with manual C-clamps, to press the nearest portion of the plate, then moving incrementally further into the joint to press a second time and repeating that motion until the entire plate is mostly embedded. Unlike Mark 8 Mono-Presses, and most other C-clamps designed with only enough reach to press 2x8 chords, the Trussmatic tool may reach beyond even 2x12 chords.

There are two considerations that face Trussmatic users – the assembly of very complex joints and fabrication of trusses longer than 10 feet. The former is minimized by checking designs with Trussmatic software and making appropriate adjustments prior to sending to production. The latter involves building short trusses on a separate machine, such as an Auto 10 table. Neither of these aspects have detracted from the highly successful operation of Trussmatic systems in multiple installations.Whatemerges
