School is in session again and fall is around the corner, hopefully with cooler weather. Please be careful driving through the school zones. This month’s issue of the magazine features information about Stonebridge Ranch Day and Committee volunteering opportunities.

Board Meeting, July 20, 2023

The Board meeting was called to order at 12:30 PM. Quorum was established with six Board members present; Director Jim Buerkle had an excused absence. Also attending were our Executive Director, Executive Administrator, Director of Compliance, Financial Manager, Lifestyle Director, Maintenance Supervisor, L & G Director, Communications Director, Senior VP of Grand Manors Operations, and Vice President of Onsite Management for Grand Manors and the Association’s Attorney.

Consent Agenda

Approved the June 22, 2023 BOD meeting minutes. We also reviewed and approved the Records Retention Policy, Records Production and Coping Policy and Insurance on Homes Owned by SRCA Guideline.

Old Business

We reviewed and approved revisions to the Collection Committee Guideline and the Finance Committee Guideline.

We approved Club Formation Guidelines effective for any new clubs formed after Sept 1, 2023.

New Business

We approved Harlow Hagee as a new member of the Amenities Committee.

We appointed members of the Nominating Committee for next year’s BOD election. Members are all Board members except those running for reelection.

Our L&G Director gave an update on tree health and damage from the recent storms.

Association Reports

Our Financial Manager reviewed the following June Financial Reports: Balance Sheet, Operating Revenue and Expense Statement, Restricted and Non Restricted Investment Schedule, Summary of Accounts Receivable, Bad Debt Expense Reserve, and Investment Performance Report.

Executive Session

Treasurer Counts presented the Finance Committee Report and provided an update on Grand Manors Collection Process.

We discussed potential methods to reduce water consumption since it is such a large part of our budget and rates are continuing to increase.

We approved the funding request for repair of the Waterbury Boardwalk and the contract for the repair of the Adriatica wall.

We accepted these reports: Payment Plan Status Report, Collections Committee Waiver Report, Violations, Lease Registration Report, Appeals, Variance Report, and Project Reports.

Our Attorney updated us on the status of current legal issues.

The meeting adjourned at 6:00 PM.

Stonebridge Ranch Day

Mark your calendars for Saturday, September 23 – that’s when we celebrate Stonebridge Ranch Day! The annual event is even more fun this year as we mark the 35th anniversary of Stonebridge Ranch Community Association.

The Community was founded in 1988. Events of that year included the first discussion of the concept of the World Wide Web and completion of the first transatlantic telephone cable to use fiber optic lines. Rain Man starring Tom Cruise and Dustin Hoffman won Best Picture, the San Francisco 49ers defeated the Cincinnati Bengals 20-16 in Super Bowl XXIII (January 22, 1989), and you could watch ALF, Newhart, The Wonder Years and The Golden Girls on TV. (Fledgling FOX had only nine shows in primetime.)

Or, you could drive out of McKinney and watch the earth movers continue creating Stonebridge Ranch out of a tract of land previously known as the Flying M Ranch. Once owned by a successful Dallas businessman and avid amateur pilot named M. Martin, the 1300 plus acres formed the heart of Stonebridge Ranch after Martin sold it in 1971. At that time, the recorded population of Collin County was only 66,920. Most of the roads in the area were dirt or gravel.

Martin’s land contained a private air strip, located approximately where the village of Isleworth is today.

The investors who bought the property from Martin had plans to develop the land, and after changing ownership between management companies, the development of the master planned community began. Did you know the Beach Club was one of the first features built in Stonebridge Ranch?

Today, McKinney has an estimated population of over 211 thousand people. Stonebridge Ranch has grown to a master planned community of over 9,400 homes in 75 villages. Covering 5,000 acres with 500+ acres of common areas, our Association is considered one of the largest in North Texas. With our premier amenities and numerous social events, Stonebridge Ranch Community Association is one to be celebrated!

We’ll start Stonebridge Ranch Day on September 23 at 8:00 a.m. with a round up of classic cars and other motor vehicles on the lower tennis court parking lot. Come and get your picture made with some vintage Detroit muscle cars!

An assortment of food trucks will have your favorite eats available for purchase on the Circle Drive from 5:00 p.m. - 9:30 p.m. The various trucks will offer a wide range of options. Selections will include pizza, kabobs, wings, gyros, brisket baked potatoes, fudge, cheesecake, ice cream, and more!

A Beach Club Pool Party will take place from 3:30 p.m.-7:30 p.m. We’ll have water slides for the kids to enjoy.

After a day at the beach, residents can make their way to the Circle Drive for Concert on the Circle. From 7:30-9:30 pm, Tin Man Band will perform family-friendly songs so that residents of all ages will find themselves wanting to dance.

Parking for the event is available at the tennis court parking lot. Complimentary golf cart transportation between the tennis court parking lot and the Beach Club will be provided beginning at 3:00 p.m.

Celebrating our 35th Anniversary

Fall into Fall

It’s September and while we’ve still got some warm days in front of us, we can glimpse cooler weather ahead.

The autumn equinox is September 23, marking the end of astronomical summer and the start of astronomical autumn here in the Northern Hemisphere. (It’s reversed in the Southern Hemisphere.)

And of course, September 4 is Labor Day. (If you’re of a certain age you may remember the Jerry Lewis Labor Day MDA telethons of times gone by.) The NFL season opens on Thursday, September 7 with Detroit playing Kansas City. (NBC, KXAS Channel 5, 7:20 p.m. CST)

The Cowboys open their season on Sunday, September 10 against the New York Giants. (NBC, KXAS Channel 5, 7:20 p.m. CST)

And can you say “Howdy, folks?” The State Fair of Texas opens September 29 and runs through October 22.

Stonebridge Ranch Fall Events

Here at Stonebridge Ranch Community Association, we have a full slate of September events coming your way. Lifestyle Director Connie Baxter says the Beach Club and Aquatic Center pools will be open on Saturday, September 2nd and Sunday, September 3rd from 10:00 a.m. to 8:00 p.m. There are no planned activities those two days, other than savoring late summer fun at the pool.

Festivities will get started on the Labor Day holiday. “Monday, September 4th is when we’ll be holding the popular sandcastle building contest at the Beach Club, which was cancelled on July 4th due to weather.”

“Friday, September 8th features Evening on the Veranda at the Beach Club from 7:00 p.m. – 9:30 p.m.,” says Baxter. “We’ll provide firepits for roasting marshmallows, we’ll provide snacks, and guests can BYOB. It makes for a fun adults-only evening listening to a live band.”

On Saturday, September 9, it’s Kid’s Day at the Plaza, where kids can get up close and personal with some animatronic dinosaurs. “These are a new

attraction,” says Baxter. “We have a large and a small one, so they are kid-friendly sizes. They roar and move just like the real thing, and they’re sure to make your kids happy!”

A musical bubble bus will spread bubbles and foam over the area for kids to play in, and a dunk tank will also be on hand. A DJ will be spinning tunes. The event runs from 10:00 a.m. to noon.

Saving the best for last is Stonebridge Ranch Day on Saturday, September 23. This day is so big you’ll have to see the article on it elsewhere in this issue!

LAWN ORDER

Autumn is near and it’s time to think about fall plans for planting, gardening, and caring for your lawn as cooler weather approaches. While temperatures get back down in the 80°F range we’ll have a window for planting new trees, shrubs, and perennials without risking sun and heat damage, and the cooler temperatures also give a long growing period for root establishment before winter sets in.

Did you know that Stonebridge Ranch requires you to have at least one 4” caliper size tree and one row of foundation shrubs? Not sure what you need or want? A list of trees and shrubs can be seen in our Modifications Guidelines on page 46 on our homepage at https://stonebridgeranch.com/modification-design-guidelines/

Not only is this a great time to redevelop your landscape and trees; it’s also time to plant grass that may serve as either a new addition or a replacement. While you’re doing yard work, it’s also imperative that you use this time to help prevent weeds and fungus that can attack your lawn. With lower temperatures, consider reducing your summer watering schedule to reduce potential fungus issues that can arise. Brown Patch can be a major issue as well as another fungus that can affect your lawn, Spring Dead Spot. Spring Dead Spot can appear in the spring, but it’s actually contracted in the fall and over winter in our soils. When your lawn tries to break winter dormancy the disease will appear. Proper fall watering along with a fall fungicide will mitigate this.

Potential weed issues that remain in the fall can still be treated at this time to increase your success. Weeds like Dallis Grass can be treated with a proper approach from a licensed chemical company then followed with a good pre-emergent program for the fall and spring to keep tough weeds like this from re-occurring. By applying the right pre-emergent you’ll help increase your success going into next year. Remember that while your lawn, your shrubs, flower beds, trees and etc. work together as a whole to beautify your home’s landscape, they each require their own separate attention apart from the others.

Victor is married and the proud “doggy daddy” to three amazing dogs. He enjoys gardening and working out in his spare time.

Cardboard Boat Races 2023

The third annual Cardboard Boat Races drew enthusiastic audiences and sailors to the Beach Club on July 16. Despite the heat, a varied group of competitors took to the water in craft ranging from a duck-billed platypus to a pirate speedboat to a Detroit Tigers barge to a plain cardboard box.

For those not skilled in cardboard boat building, permitted materials include corrugated cardboard and cardboard boxes from grocery stores or delivery services, cardboard “blocks” from furniture store packaging, cardboard tubes (from carpet or floor covering store – holiday gift wrap tubes are a one-way ticket to the bottom of the pool!) and duct tape, construction adhesive, latex paint, varnish or polyurethane (for waterproofing). Not allowed are pre-coated cardboard, Styrofoam, plastic or plastic sheathing, wood, wax, tar, staples, glass, nails, screws, etc.

Contestants had to paddle about halfway across the pool, end to end, to reach and cross the finish line. Judging from the way some boats spun around in the water, the concept of a ship’s rudder wasn’t something considered by these erstwhile naval architects. This year’s boat race received about 30 seconds of airtime from KDFW Fox 4 in Dallas in their late news.

Make it So

Before there was Star Wars , there was Star Trek . The sci-fi show made its debut on NBC-TV way back in 1966 and it’s still around, having gone through a multitude of iterations. One of those was Star Trek: The Next Generation which aired from 1987 to 1994. The third series in the Star Trek franchise, it featured a balding captain who famously said to his number one officer the phrase “make it so.” If you’re wondering where this is going, September 8 is “Star Trek Day” and it’s your chance to “make it so” at Stonebridge Ranch. Love where you live? Want to get involved? Make it so! Stonebridge Ranch has these committees (and even a Board) made up of residents who live in the Stonebridge Ranch community who want to make a difference.

Amenities Committee

The Amenities Committee advises and assists the Board of Directors in the oversight, maintenance, and development of common-owned properties within Stonebridge Ranch. These include association-owned pools, parks & playgrounds, social event areas, and sports courts. The volunteers’ duties include ensuring the maintenance and improvement of existing amenities, and when possible, building new ones.

Communications Committee

The Communications Committee is responsible for letting everyone know what’s going on in Stonebridge Ranch. To do this the Communications Committee meets monthly to discuss content related to the primary SRCA website, as well as the Stonebridge Ranch News magazine, SRCA E-News blasts, our Broadcast Text messaging program, and the official SRCA Facebook group.

Landscape & Grounds Committee

The Landscape & Grounds Committee oversees our beautiful grounds and common areas. Because our community comprises over 5,000 acres, including 500+ acres of open common space, ensuring the visual beauty of our surroundings for residents is no small task. The Landscape and Grounds (L & G) Committee plays a vital role in the maintenance and beautification of Stonebridge Ranch. Their responsibilities include the Master Landscape Plan, advising regarding flowers and plantings throughout

the community, and helping to identify landscape areas in need of maintenance.

Modifications Committee

The Modifications Committee is responsible for keeping architectural standards that enhance home values in Stonebridge Ranch. They are the reason why you don’t see solid pink houses, among other things. As part of their many duties, the Modifications volunteers review all Modification Applications for exterior home improvements across over 70 unique villages that make up Stonebridge Ranch. These applications include homeowners’ proposed alterations to existing residential structures, new additions to a property (such as building a back-yard arbor or installing a pool), replacing major exterior home elements (such as a roof or fence), and maintaining and updating yard landscaping.

Social Committee

The Social Committee is the reason why Stonebridge Ranch residents can enjoy over 100 SRCA events annually. Like antique autos and Detroit muscle cars? We’ve got them. How about a night time concert? We have those, too. A live DJ at the Beach Club? Yep! From providing small book clubs and coffee groups to community-wide bashes which rival events put on by larger civic municipalities, our Social Committee works hard to ensure there’s something for everyone on our event calendar.

Finance Committee

The Finance Committee advises the SRCA Board of Directors in regards to budgeting, financial operations, and accounting matters. Among their key duties, they analyze the association’s annual operating and capital budgets, review financial implications of capital and strategic projects, and oversee the Repair & Replace (R & R) study and related budget to ensure ongoing maintenance of all shared association assets.

If you are interested in joining one of these committees, just fill out and drop off the attached

volunteer form at the Community Association office at 6201 Virginia Parkway.

Additionally, later this year, the Stonebridge Ranch Community Association will publish a Call for Candidates for the SRCA Board of Directors Election for 2024. This year, two positions are up for election to the Board, each for a term of three years. See the article coming in the October Stonebridge Ranch News magazine for more information.

OUTDOOR DECORATING TIME

Believe it or not, the first day of fall is September 23rd! The prime outdoor decorating season is here. If you just can’t wait, feel free to welcome fall with gourds, pumpkins, and seasonal flowers on your front porch; we ask that the animatronics and lights not be activated until October 1.

Seasonal/holiday lighting or decorations may be displayed one month prior to the holiday and must be removed no later than one month after the date of the holiday being celebrated. (Exception: December holiday lighting may be displayed commencing November 1st of each year).

Such lighting and decorations must be appropriate for the holiday being celebrated. Jellyfish, Oelo and similar permanent lighting systems are not permitted.

Petiquette

Okay, there’s no such word as “petiquette,” but if there was, that’s probably what it would look like.

Here at Stonebridge Ranch, petiquette means proper etiquette for your pets. Pets are part of many families at Stonebridge Ranch, the most being dogs and cats. Whether you have a Fido or a Cleo, or whether you subscribe to the saying that “dogs have owners, cats have staff,” you know that your fur babies are a big part of your life.

That being said, here are some tips and rules for dogs and cats with Stonebridge Ranch.

greenspace and stepping in — well, you know. When walking pets in common areas, always remember to bring the materials you will need to clean up your pets waste. Clean-up is the responsible thing to do. Moreover, the City of McKinney requires pet owners to pick up after their pets.

While on the subject of walking pets, they are required to be on a hand-held leash no longer than six feet at all time by the City of McKinney Leash Law. This law applies not only when walking your dog on a sidewalk, but also through open common areas and parks within Stonebridge Ranch. Take care to keep your pets close to you. Please restrain and train your pet to prevent jumping, lunging, barking, and other unwanted behaviors.

(iii) capable of preventing the escape or release of a pet; (iv) clearly marked as containing a dangerous pet; and (v) in conformance with the requirements for enclosures established by the local animal control authority.

We’ve all seen the cartoons about dogs howling at the moon or cats kicking up a ruckus in the alley. At Stonebridge Ranch, any animal (including without limitations dogs and cats) which by frequent or habitual noise making, unreasonably disturbs or interferes with the peace, comfort or repose of residents, or causes a noise disturbance as defined herein is prohibited. A noise disturbance shall mean any sound which annoys or disturbs, or which causes or tends to cause an adverse psychological or physiological effect upon, the sensibilities of a reasonable, prudent, adult person; and unreasonably loud or disturbing noise

And we’ll state the obvious: dogs, cats and other commonly recognized household pets are not to be kept, bred or maintained for commercial purposes.

Police dogs are trained to hunt down and hold suspected criminals, but family pets should never exhibit that behavior. A pet shall be considered “dangerous” if it (i) makes an unprovoked attack on a Person that causes bodily injury and occurs in a place other than an enclosure in which the pet was being kept and that was reasonably certain to prevent the pet from leaving the enclosure on its own; or (ii) commits unprovoked acts in a place other than an enclosure in which the pet was being kept and that was reasonably certain to prevent the pet from leaving the enclosure on its own and those acts cause a Person to reasonably believe that the pet will attack and cause bodily injury to that Person.

A “secure enclosure” means a fenced area or structure that is (i) locked; (ii) capable of preventing the entry of the general public, including children;

which renders the enjoyment of life or property uncomfortable or interferes with public peace and comfort.

Because we live with such a large amount of greenspace, we do have the occasional animal predator come through the area. Coyotes and bobcats are the primary predators in our area and are rarely aggressive toward humans. If they are hungry, their more likely victims are rodents, birds, or in some cases, lightweight pets under 25 pounds. Here are some ideas for pet owners to consider:

• Never leave your pet (especially small pets) in your yard unattended. This includes being inside fenced areas. Coyotes and bobcats can jump, propel themselves, and dig.

• Do not allow your cats to roam freely, whether at day or night.

• When exercising yours pets in SRCA common area, always keep them on a leash in accordance with the McKinney leash law.

Our pets bring much joy into our lives. Help spread the joy by keeping them and yourself safe here in Stonebridge Ranch. ◀

Labor Day at the Beach

Monday, September 4 11 a.m – 4 p.m. Beach Club, 6201 Virginia Parkway

Celebrate Labor Day at the Beach Club with your family and neighbors! The pool is open from 10:00 a.m. until 4:00 p.m.

Our annual Sandcastle Building Contest – a crowd favorite – will be held from 11:00 a.m. to 12:00 p.m. Teams may consist of up to 6 members of any age. Each year we love to see kids, parents, grandparents, and friends working together to create something beautiful! Prizes will be awarded to the first-place teams in the following categories: Most Patriotic, Best Animal/Reptile/Creature, and Best Castle. Sandcastles started before 11:00 a.m. will not be considered.

DJ Uptown Sound will be playing music poolside from 11:00 a.m. until 4:00 p.m. To request songs, attendees may chat with the DJ in person or text requests to (214)491-8283 during the event. We will also have the Snowie To Go truck in the circle drive from 12:00 p.m. – 2:00 p.m. or until supplies run out. (One snow cone per person, please). Be sure to pack your coolers for sustenance and remember that glass containers are prohibited.

Note: No more than three (3) guests per resident household are allowed on holidays. Guest entrance fees apply. The Beach Club will close at 4:00 p.m. on Labor Day. If you aren’t ready to stop swimming, head on over to the Aquatic Center, which will be open until 8:00 p.m.
