The festivities of Stonebridge Ranch Day on September 17 celebrated the 34th anniversary of SRCA. The day ended with a spectacular drone display over Stonebridge Lake.
Stonebridge Ranch celebrated its 34th Anniversary on Sept 17. Since we were not able to have the usual fireworks due to the fire risk, we had a fantastic drone show to cap off the day. I hope you were able to attend and see this new way of celebrating events.
The November 8, 2022 general election contains an item that is only for the city of McKinney. On the ballot is an item to Legalize the Sale of All Alcoholic Beverages for Off Premise Consumption Only (in other words allow package stores in McKinney). This would keep the sales tax dollars here instead of our surrounding communities.
This month’s magazine has articles about Stonebridge Lakes and Ponds, a Disaster Preparedness Brochure, and Fall Tree Planting Tips.
Board Meeting, September 22, 2022 The Board meeting was called to order at 12:30 p.m. All Board members were present along with the Grand Manors Executive Director, Executive Administrator, Vice President of Accounting, the Association’s Attorney, our Director of Compliance, and the newest member of the staff, Lucy Duray, our Financial Manager.
The meeting began with a Homeowners Open Forum. Three homeowners attended to discuss parking and leasing of homes in their neighborhood.
The next item of business in the Consent Agenda was to approve the minutes of the previous Board meeting and all decisions made since the last Board meeting including the approval of PondMedics to Perform Hydrographic Survey Services to Quail Creek Pond.
Old Business
We reviewed and approved the Supplier and Contract Insurance Guideline and the Long-Term Investment Policy. We tabled the proposed Leasing Policy until the next Board meeting.
New Business
We revised and updated our Modification Design Guidelines.
ROM T HE PAssociation Reports
We reviewed the monthly financial reports including the Balance Sheet, Income Statement, Restricted and Non-Restricted Investment Schedule, Summary of Accounts Receivable by Type, Summary of Bad Debt Reserves, and Investment Performance.
Executive Session
We approved the repair and construction of the Adriatica wall.
We discussed a modification to the 2022 Wood Fence Replacement Contract to increase the amount of the contract due to the increased cost of fencing.
We reviewed a request from Woodland Bridge to assume responsibility for the management of their common areas. No action taken.
Treasurer Counts presented his forward-looking Financial Analysis of our current financial status along with other statistical information we use to monitor how our Association is performing.
We also reviewed and approved the Foreclosure Report and accepted the Payment Plan Status Report, Collection Committee Report, Board Appeals Report, Projects Status Report, and Variance Report. We also reviewed the Payment Plan Defaults Report.
We approved two-year contract extensions to two of our Landscaping vendors, Superscapes and Manders.
We reviewed our YTD irrigation (water) consumption and projected savings from our recently completed pressure regulated head project.
We completed a silt study at LaCima Lake and also reviewed the paddleboat rental activities this past pool season. We are considering retiring those boats and looking at other lake offerings for next season.
We received an update on our legal issues.
The meeting adjourned at 5:52 PM.

SRCA Lake and Pond Issues
During the unfortunate drought this summer, Stonebridge Ranch lakes and ponds suffered the effects of low water levels. Read ahead for answers to some questions you may have regarding our lakes and ponds, and how we are treating and maintaining them.
Q: Why do the ponds smell so bad?
A: An abundance of algae in lakes and ponds contributes to bad smells. When algae and other plants in a pond die and decompose, they reduce the oxygen supply that helps break down organic waste. This is why you may have experienced unpleasant odors during your daily walks over the summer. When water levels are low during a drought, professionals have difficulty treating algae, as treatment methods could harm aquatic life, such as fish and turtles.
As the drought and hot temperatures have subsided, SRCA staff and vendors are now able to safely treat this issue using algae therapies.
Q: Why have I seen trash in and around the ponds?
A: During a drought, rainwater is not present to flush trash from storm drains and other areas. This causes an accumulation of this trash. During drenching rain following a drought, the built-up trash will wash out through waterways and storm drains and accumulate in ponds and lakes. This happened to several SRCA lakes and ponds recently.
Following this occurrence, SRCA staff worked promptly and efficiently to remove the trash.
The best way to prevent unwanted waste in our lakes and ponds is to properly dispose of your trash while enjoying common areas. Anyone who witnesses another individual littering in a local storm drain is encouraged to call the City of McKinney at 972-5477475.
Q: Why is the pond fountain in my village not working?
A: When water levels are low, fountains can malfunction. In drought conditions, fountain pipes will settle to the bottom of the pond, causing them to pump mud instead of water. This puts stress on the motor. During the summer drought, a number of SRCA pond fountains were disabled to avoid damage to the fountain motor.
All issues of affected SRCA fountains are currently being addressed. Due to industry demand, some fountain components will take four to six weeks to
be delivered. SRCA staff and vendors are monitoring all Association fountains daily and repairs are in progress.
Q: Why were we asked not to get too close to some SRCA lakes and ponds?
A: As the lake and pond levels decreased during the drought, their embankments grew in size. This left exposed silt (a fine clay or sand sediment) around the edges of the bodies of water.
Silt can have the appearance of dried mud, which can give someone the impression that they can walk on it. This can be hazardous as silt can oftentimes be soft, causing a person’s feet to sink into the ground.
Q: Why is the grass around the lakes and ponds higher than normal?
A: This past spring, the SRCA Amenities Committee requested that landscape and grounds vendors refrain from mowing grass within six feet of Association lakes and ponds. This decision was made to prevent grass clippings, mulch, dirt, and leaves from washing into the lakes. This material causes extra silt build-up and must eventually be removed.
Pond Dredging for 2023
The SRCA Amenities Committee and staff are actively reviewing plans for pond dredging projects in 2023. Based on Board approval, SRCA will announce the plans for those projects on our communications channels as the start dates are set.

Fall Tree Planting Tips
According to Texas A&M AgriLife Extension Service, fall is the ideal time to plant trees in north Texas. The cooler temperatures and lower humidity make this a most favorable, and more comfortable time of the year to embark on your landscaping project. Planting trees, shrubs, and perennials in the fall allows them to establish their root systems so they are strong when spring arrives (visit www. TexasTreePlanting.tamu.edu).
Stonebridge Ranch Community Association and the City of McKinney require a minimum of one canopy tree per home, (two trees on corner lots). Stonebridge Ranch residents should check SRCA Modification Design Guidelines and their individual village guidelines, as more than one tree may be required. A September to Remember
Kid’s Day at the Plaza on September 10 was a fun event for Stonebridge Ranch youth. Participants attended dressed as their favorite characters and enjoyed meeting some special visitors. A DJ was on hand playing family-friendly tunes and an eco-friendly bubble bus provided foam and bubbles. Stonebridge Ranch Day on September 17 brought a day full of activities to celebrate the 34th anniversary of SRCA. e day began with a car show and included waterslides, food trucks, a concert, and a state-of-the-art drone show.

There are several factors to consider when selecting a new tree. What is the purpose of the tree? Deciduous trees will drop their leaves in the fall. They allow warm light into the home during the winter and shade the same house during the hot summer. Evergreen trees will shed their leaves gradually.
After you have selected and purchased your tree, it’s important to make the right decision on whether to plant it yourself or hire a professional. Trees for consumer planting are usually grown in containers or are dug from fields and fitted with wire and burlap. These are recommended for individual planting. Bare root trees can be replanted, but an experienced professional is best prepared to handle this work to ensure the proper growth and health of the tree.
Planning the location of your tree is equally as important as how you plant it. Growing space both
above and below ground should be considered. Keep in mind the size of the tree when it is fully mature. For example, when trees are planted under powerlines or in confined growing areas, constant pruning can be required (visit www.TexasTreePlanting.tamu.edu/ availablespace).
Other problems can be caused by not selecting the proper tree planting space. House foundations and sidewalks can be cracked. Sewer lines can be clogged by roots, and gutters filled with leaves.
If you choose to plant your tree yourself, it is advised that you plant your tree in a hole with compacted soil in the bottom to prevent settling. A roughly dug hole without smooth edges works better for the new roots to move into the surrounding soil.
Proper placement of the root ball in the ground will aid in the successful growth and health of the tree. Measure the root ball from the top of the roots to the bottom of the ball (visit www. TexasTreePlanting.tamu.edu/planttreeproperly).
After you successfully plant your tree, plenty of water is essential. Provide supplemental deep
watering during the first few months, as a sprinkler system alone cannot provide enough water for deeper root ball hydration.
Occasionally, a tree must be removed due to poor health, obstruction of view, or other factors. Before removing an existing tree that is required by SRCA guidelines, you must obtain prior written approval from the Association’s Modifications Committee.

To help Stonebridge Ranch residents prepare their households for an emergency or disaster, the SRCA Communications team – volunteers and staff -authored a brochure with helpful tips and emergency contact information. This easy-to-read brochure is included in this issue of Stonebridge Ranch News magazine. We encourage Stonebridge Ranch households to retain this information and keep it in a convenient location.
Stonebridge Ranch Community Association maintains a comprehensive Disaster and Emergency Preparedness Plan that is approved by the SRCA Board of Directors. This plan outlines the Association’s operational response in the event of a disaster or emergency and is updated on a regular basis. The updated plan highlights as well as additional homeowner preparation tips will be featured in a forthcoming issue of Stonebridge Ranch News magazine. ◀

Bicycling in Stonebridge Ranch
Bicycling provides a number of advantages. People bicycle to commute, for exercise, for competition, or just for fun. Bicycling with traditional bicycles or state-of-the-art e-bikes can save on gas as well as help in reducing pollutants in the environment. Many Stonebridge Ranch residents own bicycles and use them frequently. The Stonebridge Ranch Community Association and the City of McKinney provide enjoyable hike and bike trails, as well as bicycleaccessible streets that motorists must share with bicyclists. When using the trails and streets, bicyclists are encouraged to take proper safety precautions and obey the laws that are in place.
Among its many amenities, Stonebridge Ranch Community Association offers the Stonebridge Ranch Lake Trail (SBLT), a loop of almost 20 miles contained within our community. During their excursions of the trails, Stonebridge Ranch hikers and bikers can enjoy some of the most beautiful views within our community, including 15 Association lakes and ponds.
Susan and Gary Brusa are Stonebridge Ranch residents who regularly use the SB Lake Trail. “We enjoy the extensive trails and bike lanes throughout Stonebridge Ranch,” Gary says. “By taking a bike ride around Stonebridge Ranch you really get to see the beauty in our community.”
The Stonebridge Ranch Community Association website offers an SB Lake Trail webpage, which includes maps, a list of turns and directions, and more information. Visit www.StonebridgeRanch. com/sb-lake-trail/. While hiking or biking the trail, residents may use their cell phones to scan the convenient QR codes on signs evenly placed throughout the route. The codes provide quick access to trail maps.

While bike riding on hike and bike trails can be a leisurely activity, traveling on roads shared by motor vehicles requires an extra amount of safety measures and state-imposed laws.
According to the National Highway Traffic Safety Administration (NHTSA), bicycles on the roadway are vehicles with the same rights and responsibilities as motorized vehicles. However, the organization encourages making safe bicycling choices to prevent unfortunate accidents.

When you purchase your bike, choose it wisely. Then keep it maintained. Make sure you choose a bike that is the proper size for you. If the bike is too big for your stature, it will be difficult to control. Make sure your bike is in proper working condition and has a white front light and a red rear light.
Routinely check the brakes, tires, and chain. Inspect for cracks or dents, sharp metal parts, jutting edges, and slippery surfaces. Repair or replace defective parts.
Wear a helmet and proper riding gear. Helmets are essential to bicycling safety. Your helmet should properly fit your head to be effective in the case of a fall or crash. Your helmet, including the chin strap, should be snug, level, and stable. NHTSA recommends visiting the Bicycle Helmet Safety Institute (BHSI) website at www.Helmets.org for detailed instructions on properly purchasing and fitting your helmet.
Besides the essential helmet, wear equipment to make you more visible to others, such as bright clothing. Knee and elbow pads are also helpful, especially for novice riders and children.
Avoid crashes.
According to the NHTSA, there are two main types of bicycle crashes: the most common (falls), and the most serious (collisions with cars). Regardless of the reason for the crash, prevention is key. All bicyclists are encouraged to ride responsibly and remember that all states require bicyclists on the roadway to follow the same rules and responsibilities as motorists.
Please keep the following safety tips in mind before your next ride:
• Drive Defensively. Remain focused and alert to the road and all traffic around you. Anticipate what others may do. Look ahead for hazards or situations to avoid. The quicker you notice a potential conflict, the quicker you can act to avoid a potential crash.
• Drive cautiously near the curb with the flow (in the same direction as traffic).
• Obey street signs, signals, and road markings.
• Refrain from texting, listening to music, talking on the phone, or using anything that may distract you.
• Carry your items in a properly secured backpack or a bag securely strapped to the back of your bike.
• Tuck and tie your shoelaces and pant legs so they don’t get caught in your bike chain.
• Make sure to look over your shoulder before changing lanes or turning.

Residents are welcome to park their classic or fancy cars in the circle drive. We love to see motorcycles and choppers, too, but you are welcome regardless of the vehicle that you drive! This is a relaxed come-and-go event for residents only. Feel free to stop by while on your morning walk or bike ride. We will provide coffee, breakfast tacos, and sweet treats (one per person, please) in the Community Room until supplies run out. As part of this event, we are also hosting a Book, DVD, & CD exchange (bring one, take one).
2023 Annual Assessments Due January 1
Annual assessment statements will be sent to SRCA homeowners on December 1st If you are a homeowner who elected not to receive an e-statement, your statement will be mailed to the address listed on your account. It is the homeowner’s responsibility to keep their contact information current in their account.
Annual Assessment payments are due January 1 and are considered past due as of February 1, 2023. To avoid late fees, please make your payment on time.
SRCA offers several options for paying your assessment:
• Resident Portal on CiraNet – Log in to your resident portal on CiraNet and pay using e-check or credit card. Please note, credit card payments will incur a convenience fee charged by the bank for processing the payment (neither SRCA nor GrandManors receives any part of the bank fee). If you do not have a CiraNet Owner/Resident Portal yet and need assistance, please email Service@CiraMail.com or call 855-866-2472.
• Automatic Draft – You may sign up for ACH via CiraNet, to be drafted on January 2nd. This is for a one-time annual payment; there is not an option for a monthly automatic draft schedule. For assistance with this option, call GrandManors Resident Services at 855-947-2636.
• By Phone – You may call GrandManors Resident Service Center at 855-947-2636 to pay by e-check or credit card. Remember, credit card payments incur a convenience fee charged by the bank.
• In Person at the SRCA Office – Checks or money orders are accepted at the Association office at 6201 Virginia Parkway. Make sure to include your account number on your check. No cash or credit cards for on-site payments, please. On-site office hours are Monday through Friday from 8:30 am -5:00 pm. For after-hours drop-offs, a drop box is located to the lower left of the entrance door.
• Check by Mail - You may send your check in the mail to the lockbox listed on your statement. Make sure to include your statement coupon and write your account number on your check. Make your check payable to Stonebridge Ranch Community Association (or SRCA) and mail to:

Each year the SRCA operating budget is prepared by the seven members of the Board of Directors, as well as staff who are experts in financial planning. The Annual Assessment amount is carefully determined based on an analysis of past spending and projected future needs. SRCA governing documents state the assessment may not increase by more than 5% from the previous year.
