This month’s magazine will feature an article on what it takes to put on a major event in Stonebridge and an article about our upcoming cardboard boat races (scheduled for July).
Board Meeting, April 25, 2024
The Board meeting was called to order at 12:30 PM by President Dell’Antonia. All Board members were present. Attending were Grand Manors Vice President of On-site Management, Client Service Manager, Director of Community Association Management, our Executive Assistant, Financial Manager and the Association’s Attorney. Our Financial Consultant also attended.
Homeowners Open Forum
Six homeowners appeared. One to discuss a request for a different type of gate at the emergency entrance in Sorrento Village, three to discuss the landscaping around some Wellington Point ponds, and one to observe the meeting via Zoom.
Approved the March 28, 2024 BOD meeting minutes and the BOD Organizational meeting minutes.
We reviewed the Leasing of Single Occupancy Dwelling Policy and made no changes.
We reviewed and approved the following: Lease Registration Policy, Estate Sale Policy (now 3 days instead of 2), and the Community Room Guideline and Rental Agreement.
We approved the Veterans Club to review the possibility of constructing a Veterans Recognition Plaza and return to the Board with a specific proposal.
We approved a $25/month administrative collection fee beginning Aug. 1, 2024 for amounts owed to the Association for any homeowner account with an outstanding balance of $25 or more that has been posted for at least 30 days. The new fee will not apply if a homeowner is current on an approved payment plan. See page 7 of this issue of Stonebridge Ranch News for complete information on this new fee.
Our Financial Manager reviewed the March Financial Reports: Balance Sheet, Operating Fund Revenue and Expenses, Restricted and Non Restricted Investment Schedule, Summary of Accounts Receivable, Bad Debt Expense/Reserve, and the Investment Performance Report.
We reviewed and approved the Foreclosure report.
We accepted the Variance Report, Payment Plan Status Report, Collections Committee Reports, Appeals Committee Decisions, Violations Report, and the Projects Report.
We reviewed and approved the Financial Committee to model a 3-5 year projection of the Association’s Future Financial Position with the Assistance of the GM on site-staff in time to prepare the 2025 budget.
We continue to search for a new General Manager of the Association.
We approved a new legal firm to begin collections on unpaid violations and other collection related items and assistance with getting violations closed.
We approved a contract to conduct our periodic Reserve Study.
The Association’s attorney updated the Board on current legal matters.
The meeting adjourned at 6:26 PM.

The Board of Directors for Stonebridge Ranch Community Association has approved a new Administrative Collection Fee of $25.00 per month for any homeowner account with an outstanding balance of $25 or more at the end of any calendar month that has been posted for at least 30 days. The new fee will help defray costs to collect these delinquent accounts and, currently, those costs are absorbed by all SRCA owners. However, the new fee will not apply if the delinquent homeowner is up to date on payments per an approved payment plan.
The effective date for the new fee is
August 1, 2024. The new fee will be billed directly to the homeowner and will only be charged if an account is delinquent.
Beginning on the effective date, any homeowner with a balance of $25 or more that has been posted for at least 30 days will be charged an additional $25 each month until the account balance is paid in full.
The Board of Directors encourages all homeowners to take a moment to review their account before August 1, 2024. You can access your GrandManors account via the Stonebridge Ranch website at www. stonebridgeranch.com or by visiting GrandManors. com. ◀
The 2024 Atlantic hurricane season is officially underway. The season runs from June 1 to November 30. While McKinney is out of the path of incoming hurricanes, we can still catch torrential downfalls of rain. Early forecasts are for a very active hurricane season this year. AccuWeather is predicting this season has the potential to break the all-time record of 30 named storms in one season. The outlook:
• 20-25 named storms
• 8-12 hurricanes
• 4-7 major hurricanes
• 4-6 direct U.S. impacts
The National Hurricane Center (located at https://www.nhc.noaa. gov/) keeps up to date maps and information on bad weather forming out in the Gulf of Mexico.
The Center urges that the best time to prepare for a hurricane is before the hurricane, not in the run up of time running out. If you are on the coast and a storm is brewing, know how you are going to get out.
Have your disaster supplies handy – flashlights, water, medicines, power banks for phones, extra batteries, battery powered radio, light snacks (non-refrigerated). And the Center adds – don’t forget your pets who will also need their food, medicines (if taking any) and water.
If you own a condo or other vacation home on the coast, make sure your insurance is up to date. Take an inventory of items in the house that would need to be replaced. Home and renter’s insurance DOES NOT cover flooding; you will need a separate policy for it.
Flood insurance can usually be found through your insurance company, or the National Flood Insurance Program at www.floodsmart.gov. If you need it, don’t wait to do it: flood insurance requires a 30-day waiting period.
Make sure your family knows where to meet in the event of being separated. Make sure they all have copies of important phone numbers, and don’t forget utility and other services.
Finally, now is the time to measure for and purchase heavy plywood or other material to cover windows. Many coastal residents have these already cut to fit and just pull them out of the garage and install them when severe weather threatens.
Finally, know your weather alerts. A WATCH means hurricane conditions are possible somewhere within the watch area in the next 48 hours. Board up, move loose items indoors, get your prep bag ready.

Meet Lifestyle Director Connie Baxter, who is the driving force behind all of the large-scale events here at Stonebridge Ranch, including the Halloween Spooktacular, Meet the Bunny, Holiday Tree Lighting, Evening on the Veranda, and many more. She works with the social committee to brainstorm new ideas for events and tweak reoccurring events.
“There is a certain flow and structure to putting together these events,” says Baxter. “Because these are major events, taking place at the same time as other similar events in McKinney, we have to get our orders in very early to make sure we have our Disney and other character actors, our Santa and Mrs. Claus, our bounce houses, our riding trains, our hot chocolate urns, the list goes on.”

The big events like Spooktacular, Tree Lighting and Meet the Bunny culminate the day of the event prior to opening, when Connie relies on our maintenance staff, social committee members, and our wonderful volunteers. They set out inflatable decorations, candy-filled eggs, holiday décor and more, all while keeping an eye on the clock as the minutes to opening count down. When the event opens, the smiles of parents and shouts of children show that the transition from the SRCA to another world has been successfully accomplished again. The next project is down the road. But
before that day arrives, Baxter is making her list and checking it twice. And a third time. And a fourth time…
How early are orders placed? “Well, it’s June now, so Tree Lighting and Spooktacular are already being put together.”
Baxter is a list maker. “There’s so many details you could never keep up with it without check lists. While we have some vendors that we rely on, such as our DJ for outdoor events, and some bands, we also “audition” other bands through music clips. The event is scheduled for Saturday July 20, with registration to begin at 10:30 am and racing to begin at 11:30 am at the Beach Club. ou may also register your team in advance at https://www.eventbrite.com/e/ cardboard-boat-races-tickets-912269120497. Teams may consist of 1, 2, 3, or 4 people (adults and/or kids). Prizes will be awarded to the winners of each heat. Additional details will be provided soon so we want you to be aware of the materials you need to start collecting – and those to avoid – if you want to participate in this fun event. Family-friendly themed and decorated boats are encouraged. Use your imagination!

We're approaching summer-the official first day of summer is June 21st. Despite the rain we've received, lawns are still going to need watering. Here are some of the basics, courtesy of the Texas Water Development Board. (www.twdb.texas.gov) These are also what we follow when irrigating the common spaces at Stonebridge Ranch.
It basically breaks down to three parts:
1. Choosing plants adaptive to conditions in your area of the state.
2. Measuring the amount of water needed to irrigate your landscape.
3. Using the right tools and methods to deliver the optimal amount.
Most of the grass you see here at SRCA is either Bermuda, Zoysia, or St. Augustine; here's a basic comparison.
Bermuda's shade tolerance is low; Zoysia and St. Augustine's is moderate to high.
Bermuda's water requirement is moderate to low; Zoysia and St. Augustine's is moderate.
Bermuda's drought tolerance is very good to excellent; Zoysia and St. Augustine's is good.
Mowing frequency for Bermuda and Zoysia is every 3 to 7 days; for St. Augustine it's 5 to 7 days.
Mowing height for Bermuda and Zoysia is 1 to 3 inches, for St. Augustine it's 2.5 to 4 inches. Now, what about the water? First, the best time to water is early morning or late evening. Anything else is wasteful. Healthy and properly irrigated turf rarely needs more than 1 inch of water per week during the summer months.
A good rule is to wet the soil to a depth of 4 to 6 inches to reach the root system of the plants. Use a soil probe or screwdriver to determine the depth the applied water reaches. Soil type, amount of rainfall, and season of the year all affect the amount of water you need to apply. To calculate how long you need to set your sprinkler to water to a depth of 6 inches, set 5 open-top shallow cans (like those used for tuna or cat food) randomly spaced within the area covered by the sprinkler. Set the sprinkler for 30 minutes. Measure the depth of water in each can and determine the average depth by adding the total from each can and dividing that sum by 5, the number of cans. Insert a spade or probe into the soil to measure the depth of the dry area. The wet soil will pierce easily; stop when you hit the resistance of the dry soil. Your answers will give you the amount of water needed to wet the soil to a certain depth in half an hour. If 30 minutes yields 3 inches of wet soil and an average of½ inch accumulation of water in the cans, an hour will yield 6 inches of wet soil and 1 inch accumulation. Adjust your watering time accordingly.
Use low-impact sprinkler heads, bubblers, or drip irrigation systems. Keep an eye on automatic sprinkler systems to make sure water is going where it needs to go. Water deeply and infrequently encourages deep, well-established root systems. Irrigate trees, shrubs, and other landscape plants separately from turf. By grouping plants according to watering needs, you can apply irrigation more efficiently.

SRCA/GrandManors onsite staff frequently field resident queries related to areas of Association as well as city oversight. When possible, we encourage everyone to reach out to the correct source for answers to questions. Doing so saves you time and ensures efficient use of city and SRCA staff resources. Read ahead for advice on which entity to call with your questions, reports, and concerns.

• Animal Control: Pet requirements (vaccinations, leash, and pet waste cleanup ordinances, limit of pets per household) and abandoned, abused, or neglected animals.
• City Code Compliance and Permits: Interior home inspections, watering violations, building permits, and major home repairs (such as roof replacements and retaining walls). Stonebridge Ranch homeowners must follow all applicable guidelines and receive any required approvals and permits from both entities, the SRCA AND the City of McKinney.
• Law Enforcement: Traffic enforcement (includes reporting of misuse of golf carts on public roads and walking trails), non-emergency criminal complaints. For all emergencies, call 911.
• Mosquito Control: Monitoring, treatment, education, and testing for West Nile Virus.
• Public Parks: Parks and playgrounds not maintained by SRCA.
• Public Street Issues and Maintenance: Damage to publicly owned sidewalks, streets, curbs, traffic signals, and street signs. Remember almost all streets in Stonebridge Ranch are public streets.
• Utilities: Trash collection and recycling services, water, and electricity.
The city of McKinney offers an informative web page for all residents/homeowners. The Resident Resources Dashboard page provides resident-specific information and includes an interactive map that allows users to find their council members and other property information. • Common Area Maintenance (of the 5,000 acres within Stonebridge Ranch, SRCA maintains over 500 acres of common area): Fencing, landscaping, irrigation, grounds, monuments, and village entrances. We conduct our maintenance work alongside countless property owners, as well as the city. Our association does not allocate budget funds to pay for the upkeep of adjacent properties, private or public.
• Community Room and Pavilion Rentals: Availability, reservations, rules, and payment information.
• Home Improvements/Modifications: Application process, violations, and appeals.
• SRCA Board and Committees: Meeting dates, committee responsibilities, project information, and volunteer opportunities.

Our June Concert on the Circle offers a great opportunity for Stonebridge Ranch families to enjoy a lovely outdoor setting and live music together. Our musical guest for this evening is the Jukebox Heroes. The Jukebox Heroes are a top 40s cover band based in the DFW metroplex. With nearly 100 years of experience spread across six members, they boast a massive library of 1000+ songs. The group not only performs covers at the highest quality, but they also focus on crowd interaction and entertainment. You don’t want to miss them!
Attendees are welcome to bring lawn chairs and blankets, plus coolers filled with snacks. BYOB is
permitted, but glass containers and smoking are not. This event is for residents only. (Staff Tip: bring your family to the Beach Club for an evening swim. After your dip in the lagoon, enjoy the concert and a picnic dinner from your cooler.)

Residents are welcome to park their classic or fancy cars in the circle drive. We love to see motorcycles and choppers, too, but you are welcome regardless of the vehicle that you drive! This is a relaxed comeand-go event for residents only. Feel free to stop by while on your morning walk or bike ride. We will provide coffee and donuts in the Community Room until supplies run out. As part of this event, we are also hosting a Book, DVD, & CD exchange (bring one, take one).

Mark your calendars for July 20! You need to save the date for next month AND start collecting cardboard for our 4th annual homemade Cardboard Boat Races. Teams may consist of 1, 2, or 4 people (adults and/or kids). There will be prizes for the teams who cross the finish line first. We’ll provide more race details in July, but we want you to be aware of the materials you need to start collecting – and those to avoid – if you want to participate in this hilariously fun event. Themed, decorated, and otherwise creatively festooned boats are encouraged. Registration will begin at 11:00 a.m. and the race will begin at 11:30 a.m.
Permitted materials: corrugated cardboard and cardboard boxes (from grocery stores or delivery packages), cardboard “blocks” (from furniture store packaging), cardboard tubes (from carpet/linoleum stores), duct or masking tape, liquid nails, construction adhesive, latex paint, varnish, or polyurethane.
Materials NOT permitted: pre-coated or pre-treated cardboard, plastic or plastic sheathing, wood, Styrofoam, metal, sonotubes (used in construction/concrete forms), silicone, wax, tar, caulking compounds or two-part mixed adhesives, staples, clamps, fiberglass, glass, nails, screws, or sharp objects.
