Introducing The Charlotte Letter

What a crazy year it has been!

While the website officially launched in July, the idea began back in January when our daughter had a blowout at church and we struggled to get her overalls off in the back of our trunk to change her diaper. Stephanie had rudimentary sewing knowledge, and Kameron had a vision and one-too-many trips to Joann Fabrics, when they came up with the idea to put a zipper into a romper. Kameron has always been one to ask for Facebook help, and we were given the name of a seamstress who happened to live in an assisted living facility. We ventured to her place and tried to explain why we needed an upholstery zipper sewn into a perfectly good romper.

Once we knew the concept worked, we hired a cut-and-sew manufacturer in Dallas to help us develop a prototype and what kind of fabrics we would use. Those rompers would be our first thing on the website, along with some brand awareness shirts. We were so excited to pack our first order where we didn’t recognize the name as family and friends of ours. We began traveling the country with Abilities Expos and had the chance to meet so many of you face-to-face and get to know your amazing kiddos. We began working with a company in Iowa, Dhakai, to begin manufacturing more designs overseas to help cut our costs. With them, we worked on developing unisex joggers and jackets that would allow us to expand our company to more than just girls’ clothes. We also partnered with an elementary classroom where kids could ask questions about kids with special needs and we had the chance to educate from a child’s point of view.

Our biggest move happened in February when we launched the company outside of just our garage and leased a building in downtown Sherman. We probably watched way too many shows on HGTV, because our friends asked if we were crazy when we described it as perfect. Over fifty gallons of paint, new flooring, new ceiling tiles, lights, and even removing a cat from the ceiling, helped us with the renovation process and we are so excited to show it off to you all. With the building lease came the implementation of creating our own sewing team. We hired two seamstresses and a fabric cutter to join our team.

From now on, all designs will be done in-house and we are so excited for how much this will speed up the process to get our designs manufactured and available for purchase. We also found that in addition to needing custom t-shirts, our community needed a one-stop shop for athletic apparel and we were able to meet a need there as well. We hired an operations manager to oversee our third party contracts with boutiques, therapy clinics, and athletic teams. And in June, we added baby Parker to our team, although it will be a long time before he is on the payroll. We can’t wait to show you what we have in store for the next year.

Education is at its best with the Sherman Independent Schools, Grayson College, and Austin College. The education facilities also provide vital skills training supporting local industry and our local medical facilities.

Sherman, Texas is the regional hub for shopping, dining, and entertainment. The Sherman area brings many visitors from North Texas and Oklahoma taking advantage of the retail and dining opportunities. The housing market is growing rapidly triggered by the new jobs being created in our community.

The Sherman Chamber of Commerce is proud to play a leadership role during this time of tremendous growth. We support our business and nonprofit organizations through programs like, Sherman Young professionals, Leadership Sherman, Sherman Ambassadors, networking and many more events.

It is my honor and privilege to serve as the chairman of the Board of Directors for the Sherman Chamber of Commerce for 2023. This is an exciting time to be in Sherman and Grayson County as we see the economic growth in this area. We see new businesses coming, schools growing, infrastructure improving, new families moving to the area, and businesses growing and thriving. As our city and county continue to grow, local businesses will continue to reap the benefits. The Chamber will be there to support out local businesses by helping them with key benefits, programs, services, events, recognition, and networking.

I am thrilled to be able to serve on this board and be a part of supporting Sherman through this time of growth. I am grateful to this community for what it has done for my family and me. It is my honor to be able to give back to the place we call home.

We have a great staff at the Chamber, and they do an amazing job supporting our members and this community. I am fortunate to work with such talented and dedicated people. I also work with an incredible board! I am surrounded by people who care about and are invested in this community. Working with this board and the staff is a pleasure.

STATE OF THE CITY

We were able to land these incredible projects thanks to the innovative thinking at City Hall that helps to keep our taxes among the lowest in the state while maintaining a business-friendly environment that drives our economic success. It’s a recipe for success that we believe will carry our city far into the future.

The last few years have been among the most exciting in the storied history of our wonderful community. In both the public and private sectors, we’ve seen investments that are among the most important improvements Sherman has ever seen. And with the pace of growth still quickening, things show no signs of slowing down.

As we worked to help keep our citizens safe and our economy strong during 2022, our city made a tremendous amount of progress. The last year was truly one for the record books, as we broke ground on both a $30 billion Texas Instruments plant and a $5 billion wafer fab. These private sector investments will be the bedrock of our tax base in future years, and they will pay for decades of public services here in our city.

Even on top of our thriving economy, we have worked to keep our qualityof-life top notch. I hope you enjoyed the activities and events we were able to offer throughout the year. Our annual Hot Summer Nights concert series was far-and-away the largest we’ve ever hosted with more than 17,000 attendees, and our many festivals and parades saw record attendance, as well.

There’s no doubt that people have begun to notice just what a hidden gem Sherman is. The city once again set a record for new housing last year, and that trend is still accelerating. With exciting developments like Bel Air, Heritage Ranch, and Shepherd’s Place on the horizon, there’s little doubt that Sherman will welcome thousands of new friends and neighbors in the next few years.

Put it all together and you have a small picture of our growing, vibrant community. Because although Sherman is just an hour from downtown Dallas, we might as well be a world away. And as our city continues its recent trend of rapid growth, we plan to make sure that our quality-of-life remains peerless in the great state of Texas.

The Sherman Young Professionals (SYP) is a program of the Sherman Chamber of Commerce emphasizing networking, professional development, and community impact. Our mission is to attract and retain young talent to the Sherman area by connecting the next generation of leaders to each other and to the community, therefore, you can catch us out and about in the community at one of our various educational, volunteer or special events. BIG EXPANSION

In June, Governor Greg Abbott announced GlobiTech will establish an additional manufacturing facility in Sherman. GlobiTech, a subsidiary of Taiwan-based GlobalWafers Co., Ltd., provides silicon epitaxy products and services to the worldwide semiconductor industry. This project will create 1,500 new jobs and generate billions of dollars in capital investment. A Texas Enterprise Fund grant of $15 million

has been extended to GlobiTech. In addition, GlobiTech has been offered a $10,000 Veteran Created Job Bonus. “Sherman has spent years building a business-friendly climate and laying the groundwork to support large employers,” said Sherman Mayor David Plyler. “Now, for the second time in less than a year, that investment has paid huge dividends. GlobalWafers’ decision to locate their state-of-the-art semiconductor silicon facility in Sherman will meet a critical industry need and cement our city’s status as a center of high-tech manufacturing - not only in Texas, but across the country. I want to thank GlobalWafers for their investment in Sherman, and for the trust they have placed in our local leadership. This project will provide profound benefits

for our citizens, our city and Grayson County for decades to come.”

SEDCO

The Sherman Economic Development Corporation (SEDCO) is a Type A, non-profit, economic development organization that is supported by a local 3/8 cent sales tax. Since 1996, SEDCO has focused on a mission to grow and diversify the economy of Sherman and the surrounding area through the addition of new jobs and investment of primary employers.

A city of 43,000+ residents located in north Texas, Sherman is directly in the path of the rapid northward expansion of the DFW metroplex. SEDCO markets the community, provides incentives for new investments

and jobs and develops sites in Progress Park – a master-planned industrial park that is home to Texas Instruments, GlobalWafers, GlobiTech, Coherent, Tyson Foods, Sunny Delight, Emerson and many more.

INCENTIVES

Following the announcements of Texas Instruments’ and GlobalWafers’ multi-billion-dollar projects, the SEDCO

Board of Directors narrowed the target industries to Type A eligible advanced manufacturing and semiconductor companies. SEDCO offers competitive incentive packages based on capital investment. Funds may be used for general company operations, relocation assistance, facility needs, equipment purchases, payroll or other project needs. The terms and conditions of the grants are specified in a performance agreement, approved by the SEDCO Board of Directors in a public meeting.

The SEDCO team is happy to assist all businesses in making connections and by providing resources and community information; however, funding can only be awarded to Type A eligible companies, those that create and retain primary jobs.

PROGRAMS RISE

RISE: Raising Innovative Sherman Entrepreneurs seeks to identify, develop, and incentivize young, local, entrepreneurial companies demonstrating high potential to expand operations and positively impact the Sherman economy.

A total of $250,000 has been allocated to the RISE Program with awards starting at a minimum of $25,000, maximum $100,000.

WOMO

The purpose of WOMO, Supporting Sherman Women and Minority-Owned Businesses, is to create an environment of education and support to increase the number and size of Sherman women and minority-owned businesses. In 2021, a committee of current Sherman business leaders was formed to establish the program, evaluate current needs and develop action items to meet those needs. In 2022, the WOMO contact database of the current Sherman WOMO businesses was launched, and in 2023, the committee is planning events to bring the WOMO businesses together to network, exchange ideas and resources and collaborate on solutions.

OCCUPATIONAL PROGRAMS

SEDCO actively partners with the Workforce Solutions Texoma, Denison

Development Alliance, Grayson College, area Independent School Districts and manufacturers to develop a talent pipeline of middle-skills workers for Advanced Manufacturing occupations. These efforts include:

• Advanced Manufacturing Program (AMP) is a unique dual credit initiative within the Texoma area that allows students to complete college courses starting as early as the 10th grade. Students learn skills unique to Advanced Manufacturing and gain real-world, hands-on training through industry driven curriculum. Upon completion of the program, students can go directly into the workforce while continuing their education at Grayson College or at a four-year institution.

• Industrial Maintenance Technician (IMT) Program provides high school seniors a $4,000 scholarship, covering books and tuition for one school year, allowing them to earn a Certificate in Industrial Maintenance Technology Level 1

With specialized services for adults, youth, those who have lost their jobs and resources to assist individuals with disabilities, Workforce Solutions Texoma has the answer.

Being successful in business today means taking advantage of every resource available to positively affect your bottom line. Companies can benefit from job-matching services, labor market information, access to training grants, tax credits/incentives and other services that Workforce Solutions provides.

Workforce Solutions Texoma offers child care assistance to help low income families pay for child care so they can go to work, attend an educational program or a vocational training program. The funds used to pay for child care assistance are federal Child Care and Development Funds from the U.S. Department of Health and Human Services. Customers receiving child care assistance must meet federal, state and local guidelines in order to qualify for child care assistance.

INFRASTRUCTURE

A WELCOME HOME

lot of new faces are coming to Sherman and the housing market is trying to keep up with the demand.

“This is a time of great growth, and lots of people are going to come here and need jobs and be able to have enough housing,” said City Council member Josh Stevenson. “Housing that those people can afford is critically important to the future of Sherman.”

A map from the city of Sherman shows a total of 34 planned developments. If that number doesn’t sound big yet, consider this: 34 developments also equal more than 8,000 single-family lots and 10,000 multi-family units. That’s in addition to 500 manufactured houses and commercial land.

“The city of Sherman has about 15,000 existing houses, so if every house on that map got built, that’s more than a 50% increase in population,” said Stevenson.

BEL AIR VILLAGE

February 2023 was the grand opening of one of Sherman’s most exciting projects - the “billion-dollar” development Bel Air Village.

This master-planned community is located on 280 acres east of Highway 75 and south of FM 1417 and features a variety of floorplans from three builders: Highland Homes, History Maker Homes and Chesmar Homes. When built out, Bel Air Village will include a mix of single-family and multi-family homes for 8,000 future

residents, along with other amenities like parks, trails, restaurants, event venues, theater and something everyone can use in the Texas heat: a lagoon.

“With the lagoon feature, it’s going to be like nothing else in our area,” said Mayor David Plyler. “The good news is that it’s open to the public, so you don’t have to live here to use the amenities.”

GOODBYE

May 2022 saw the end of an era. With impending growth in the area, it was time to say goodbye to one of Sherman’s landmarks - The Woodmen’s Circle Home - which stood tall for almost a century over the intersection of FM 1417 and Houston Street.

The Woodmen’s Circle Home was a group of large, abandoned red brick buildings that sat on a 15-acre piece of land. Locals often shook their heads as they drove by, lamenting the waste of letting a once beautiful property decay into a ruined state. There were also local legends about this property being

haunted, and it was often included on lists of haunted houses in Texas.

Woodmen Circle Home was an orphanage and a dormitory for widowed women. The fraternal organization that ran it was the first of its kind to offer life insurance to women. Part of the deal was that if a woman who held a policy passed away, her family members would get a payout. If her husband had also died, her children would live and be taken care of at Woodmen’s Circle until they graduated high school. A woman who was widowed or retired, who didn’t

need to be taken care of financially, could live there as well.

The home opened June 25,1930, and was the largest public event ever planned at that time, drawing more than 6,000 visitors from 41 states. Guests were served 3,000 pounds of barbeque beef and volunteers used 82 bushels of potatoes to make the potato salad. Even before it opened, the Woodmen Circle Home had a postive influence on Sherman and North Texas. The groundbreaking in 1928 led to the creation of more than 100 jobs for men in the area, at a time when the economics of the Great Depression left few options in many other cities.

Until its closure in 1971, Woodmen’s Circle was home to over 100 children, and 165 elderly women, who otherwise might have had nowhere else to go.

Although the building is now gone, all of the brick and metal have been recycled and given new life in other uses. In addition, all of the other distinguishable parts of the building have or will find a home across the city too - like the cornerstone, which can be seen at the Sherman Museum.

BUILDING BEARCATS

Sherman Independent School District is the largest and fastestgrowing public school district serving Grayson County, Texas. With approximately 7,800 students across 15 campuses, Sherman ISD is able to offer a wide variety of classes and programs to meet students’ unique needs and interests. Whether a student is bound for college, the workforce or the military, there are numerous opportunities in Sherman ISD to prepare them for lifelong success.

The public school district, which serves students in preschool through 12th grade, is located in the heart of Texoma, 65 miles north of Dallas. With several major employers and numerous companies expanding or moving to Sherman, student enrollment is expected to increase to 9,000 students by 2027. P-TECH

Sherman ISD (SISD) partnered with Grayson College, Wilson N. Jones, TMC, Baylor Scott and White and Carrus Health on a new program called Pathways in Technology and Early College High School (P-TECH). Beginning in the 2023-2024 school year, P-TECH will give students the opportunity to earn an associate’s degree while completing their high

school diploma. By the time they graduate, they could have multiple certifications in everything from phlebotomy to becoming a certified medical assistant without paying a penny. This would provide another post-graduation route for students who may not choose college. “We have to offer this program to students that may typically not be able to afford going to college or university, students who may be at risk for dropping out,” said Dr. Tamy Smalskas, the asst. superintendent of student support & engagement at SISD.

NEW PA PROGRAM

Austin College is pleased to announce the addition of a new Masterlevel Physician Assistant (PA) program beginning in January 2024.

“This program will be one of only 12 programs of its kind in all of Texas and will address the critical national and regional shortage in healthcare providers,” said Austin College President Steven P. O’Day, J.D. “The addition to our courses of study reflects a forward vision for the College’s longstanding commitment to preparing health practitioners of excellence.”

The PA program will begin accepting applications through CASPA from April 2023 to November 1, 2023.

The program plans for the first cohort of approximately 30 students to begin classes in June 2024 pending being granted Accreditation-Provisional by the Accreditation Review Commission on Education for the Physician Assistant (ARC-PA).

LAKE TEXOMA

Come visit Lake Texoma, a nature filled cakewalk of water playgrounds and tons of activities. The lake is located on the Red River with the confluence of the Washita River joining it on the border south central Oklahoma and north central Texas. It covers 74,686 acres with 550 miles of shoreline between the Oklahoma and Cooke and Grayson Counties in Texas.

While you can fish, hike and hunt at wildlife management areas, Hagerman and Tishomingo are day use only with campgrounds nearby. Fobb Bottom allows camping, but game wardens and staff keep a close eye on these treasured wildlife sanctuaries.

Native animals abound! Several species of endangered animals are protected in this region like alligator snapping turtles, alligators and several species of bats and birds.

Common wildlife spotted around the area include armadillos, bats, beavers, coyotes, deer, foxes, fox squirrels,

porcupines, possums, rabbits, raccoons, snakes, turkeys and wild boars. Uncommon sightings include black bears, bobcats and mountain lions.

Go birding in November watching as thousands of snow geese blanket Hagerman NWR. Other winter birds to look for are eagles, hawks, Northern harriers, owls and red shoulder hawks. In the spring, find migratory bluebirds, hawks, hummingbirds, pelicans and warblers. Come summertime, great blue herons nest in treetops and blue-winged and green-winged teals arrive to make their winter homes. Fall welcomes monarch butterflies, raptors and white pelicans.

DISC GOLF & GOLF

is where the next shot comes from. The goal is to get your disc into the basket with as few throws as possible.

The course goes through the woods, but has some open clearing throws as well. The total length of the 18 hole course is 7,863 ft., with holes ranging from under 300 ft. to several peaking over 400 ft. The course is host to several tournament throughout the year. The parks and recreation has sponsorship opportunities at each hole and several disc that can be rented for players just exploring the sport.

The Perrin Air Force Base Museum’s goal is to preserve the base’s legacy so that our future generations will be able to see and remember the important part Perrin Air Force Base played to defend freedom and the security of the United States of America from World War II into the Vietnam War. Sherman Jazz Museum is home to treasures from the height of the Jazz era, including those from Dizzy

Gillespie, Duke Ellington, Maynard Ferguson, Doc Severinsen, assorted big bands, and much more. The museum was founded by Bill Collins III and is dedicated to the education, preservation and enjoyment of Jazz.

The City of Sherman welcomes adults age 50 and over to the Senior Center. The Senior Center is a gateway of vital community information and services for aging adults that can help sustain and maintain healthy independent lives. We strive to enhance the quality of life for our senior citizens by offering programs that focus on health, recreation, nutrition and economic awareness. We provide the community with new programs regularly so make sure to check back often.

Sherman Senior Center offers many special events during the day as well as some evening hours. HOT SUMMER NIGHTS

Come celebrate summer with the City of Sherman’s FREE concert series - the 29th Annual Hot Summer Nights! These shows take place Thursday evenings in June & July on the Sherman Municipal Grounds Lawn and Gazebo and feature some big-name acts from a variety of genres. Our favorite local acts will kick off the show each week, with headliners to follow. Head to the Old Iron Post following the concert each week to enjoy the official After Party, with more awesome live music!

LIGHTS ON THE LAKE

Join us for the City of Sherman’s 14th Annual LIGHTS ON THE LAKE at Pecan Grove West Park, on Friday, July 3rd, 2023! Get ready for a FREE, fun-filled, family-friendly Independence Day celebration! The Park will open at 4:00pm, with a DJ kicking off the party until the band takes the stage at 7pm! And stick around when the sun goes down, for the awesome FIREWORKS display around 9:30pm, brought to you by Simmons Bank! You can enjoy on-site vendors or pack a picnic.

SHERMAN ARTS FEST

The City of Sherman is celebrating the arts in our community for the 42nd Annual Sherman Arts Fest on Saturday, September 16th - rain or shine. We have a fun-filled day for the whole family, featuring two stages filled with live music and performing arts! There will be lots of music, photography and art to enjoy. We always look forward to the huge variety of delicious food vendors, and so many amazing artisan vendors offering unique, handmade items available for purchase!

SNOWFLAKE FESTIVAL & CHRISTMAS PARADE

The first Saturday in December each year we kick off the holiday season with our Snowflake Festival - complete with vendors wrapping all the way around the Courthouse Square, to help you get your Christmas shopping done! There are tons of food trucks and treats, live music on the Courthouse steps, and activities for the kiddos, including free pictures with Santa! At 6pm, you can watch Sherman’s Christmas Paradethe longest running parade in the area.

Visit our local Farmers Market in beautiful, historic Downtown Sherman, every Saturday from 9:00am-12:00pm, at the corner of Crockett and Houston Streets, from April through late Fall! It’s a wonderful place to purchase local produce, meat, eggs and artisan goods, and gather with our community.
