Created for a client with discerning architectural taste and an extensive knowledge and love for art, the design aesthetic goes beyond architectural trends. Influenced by the Prairie style made famous by Frank Lloyd Wright, the house is a subtle, masterful addition to the land and streetscape, with clean lines and an unassuming form that belies its status.

Architect Andrew Wiley has created a series of spaces, each with its own sense of volume and purpose, mood and tone. The result is a home of impressive yet unimposing scale. Rooms are opened to the outdoors to maximise light and views, while others have a sense of quiet contemplation provided by a more inwardgazing design. The opportunity to retreat outdoors into the expansive grounds is ever present.

Responding to the alpine climate, both in terms of form

and function, the combination of local stone, wide tray roofing and copper spouting provides a robust exterior to endure the local four-season environment. Dark stained cedar weatherboards provide a bold contrast and reflects a tradition commonly found in European and American mountain houses.

The art of landscaping

Landscape architect Ralf Krüger was tasked with creating a landscape design that would complement the architecture of the house and the owners’ love of art while acknowledging the natural history of the land and the alpine setting. His award-winning response is a joyous landscape of exclusively indigenous species that ensures both variety and privacy.

Mirroring the material palette of the house, a drystacked schist stone wall extends outward from the main entrance to the lake forming the impression of a pier that leads the eye towards the water. Red tussock grasses and lichen covered rocks recall the natural alpine landscape and subtly delineate public from private space along the lake-front boundary. A manicured lawn slopes gently towards the water ramping between garden and street. Basalt pavers border schist steps leading to the main entrance portico.

To the rear of the property denser native bush planting wraps around all three boundaries. The established canopy offers privacy and shelter and bathes the garden in dappled light. Kowhai, Pittosporum and Cabbage Trees are planted in bark covered gardens of Mountain Flax and Hebes.

North facing courtyards are bathed in warm sunshine and provide space for outdoor dining, entertaining and relaxation. Indonesian basalt paving, schist and gravel provide hardscaping and border beds of Flaxes and Mondo Grass. “Fissure”, a linear water-and-light sculpture created by Australian artist Warren Langley adds a beautiful, nighttime feature that doubles as a calming presence throughout the day. The adjacent schist wall links the main house to the garden studio. Behind the wall lies a north-facing secret parterre fruit and vegetable garden.

The art of construction

Project managed by construction expert Steve Mullan and built by the late renowned Bryan (Moka) Stone, the home has been built to an exceptional level of strength and finish. The remarkable and much-admired stonework throughout the house and garden is by stonemason-artist Shane Woolridge.

Structurally engineered above the industry standard of its time, deep footings and double block concrete infill walls retain slope and create the foundations from which the residence rises. Insulated slabs on grade and precast concrete panels provide a platform for 140mm deep timber framed walls and structural beams to support a complex concealed-steel frame roof that expresses the foundational strength of the home.

A pair of stone gas-fired fireplaces warm in combination with hydronic underfloor heating and heat pumps, while double glazing, wall and ceiling insulation ensure the home remains comfortable through Queenstown’s four seasons climate.

DEADLINE PRIVATE TREATY

A deadline sale is the process of purchasing real estate through confidential submitted written offers. The property is offered for sale with no price, with a deadline date by which offers need to be submitted. The vendors reserve the right to accept an offer at any time prior to the deadline sale closing date.
