First Half 2025
Overall vacancy across Auckland’s CBD edged up in the six months to December, reaching 13.9%, up from 13.1% in June. Prime-grade vacancy rose to 9.8% from 7.5%. A significant factor contributing to the rise in vacancy is the delivery of new, more efficient buildings, allowing tenants to “right-size” their space to match current needs. While the impact on premium-grade space is likely to be short-lived—given recently confirmed leases—the need to backfill space following tenant relocations is expected to push vacancy rates higher in the short term.
The removal of secondary-grade stock led to a reduction in the CBD’s total inventory over the second half of 2025, decreasing by approximately 7,000sq m to 1.441 million square metres. However, the overall quality of the CBD’s stock continues to improve. The completion of several major development and refurbishment projects in 2025 will push the proportion of prime-grade inventory above 53%, up from just 33% a decade ago. While development activity is expected to slow after the completion of projects currently underway, long-term development intentions remain positive. For example, Mansons and Precinct Properties are advancing plans for major redevelopments at 35 Graham Street and Auckland’s Downtown Car park site, respectively.
Prime-grade rentals increased by 2.8% over 2025, driven primarily by new supply. Average net face prime rentals now stand at approximately $555 per square metre. Incentives remain in play but vary widely across grades and precincts, reflecting the scale and persistence of vacancy. Reportedly, incentives range from approximately 8% to 30%. To compete with fully-fitted, attractive sublease stock, landlords with traditional vacancies are increasingly offering full hard fit outs to attract occupiers.
The easing of interest rates has stabilised yields after an extended period of recalibration. Average prime-grade yields currently sit at 6.7%. The combination of lower returns from fixed deposits and reduced financing costs is expected to drive an increase in transactional activity from current subdued levels.
