he Aventura Arts & Cultural Center recently rolled out the red carpet for hundreds of Aventura Marketing Council members invited to a “Sizzling 2012-13 Season Preview” event, featuring a rave review Tast of Aventura courtesy of Sicilian Oven, Morton’s The Steakhouse, Mr. Chef’s Fine Chinese Cuisine & Bar, Mo’s Bagels, Costco North Miami Beach, Anthony’s Coal Fired Pizza and Green House Organic Food Restaurant. The 3rd annual AT&T YOUNG STARS SHOWCASE presented by Northwestern Mutual / Laser Financial Group singing sensations also playing a starring role were Cameron Wheeler and Donna Alima. Claudio Stivelman of Shefaor Development, understudying for AMC Chair Cliff Schulman of Weiss, Serota, Helfman, welcomed guests to the magnificent venue as the curtain went up on one of the AMC’s most entertaining meetings. The Tip of the Iceberg

Patricia C. Frank FRANKLY SPEAKING An iceberg refers to the part that has broken off from the main ice pack and is floating freely and independently in the water. The visible part of the iceberg is only the tip. The largest, heaviest, strongest and main part is submerged below the surface. It is the submerged part that is the most dangerous and threatening because it is not visible to you. “And that’s just the tip of the iceberg” is a frequently used expression to convey the enormity of a situation. It implies that there is much more than the visible part that is contributing to the situation. There is the unknown or hidden part as well. You cannot see the whole situation. The expression cautions the listener to look beneath the surface and to be aware that there are other factors to take into account. As strange as it sounds, human beings have a lot in common with icebergs. You

and your conscious mind are the tip of the iceberg. Your subconscious mind is the part of your mind below the level of conscious perception. It contains the hidden elements and circumstances that determine your actions and reactions in life and the underlying beliefs and motivations that drive you. It is the most powerful part of your being. Like the iceberg, it is the unknown that causes the greatest damage. To take advantage of the power of your subconscious, you need to turn off and relax your conscious mind and use your personal sonar and radar to scope out and become acquainted with the nature of your subconscious. Once you understand it and its true nature you can use it to your advantage. The subconscious is always on. It monitors every thought that you have. It can be programmed to help you overcome, achieve and have everything you want. It responds to suggestions, visualizations, repetitions and your expectations. The subconscious exists to do your bidding and to make your desires a reality. Use it wisely.

Young George Washington ‘Set the World on Fire’

Bob Diamond HISTORICALLY YOURS In 1753, it was only a question of time until the British and French clashed over their North American colonies. The British colonies were mainly along the eastern seaboard west to the Allegheny Mountains. The French claimed the entire area west thereof, including Canada. Both nations claimed the huge Ohio Country, covering today’s Ohio, West Virginia, western Pennsylvania and Indiana. When the British granted the newly established “Ohio Company” to encourage settlers by establishing a fort and trading post at the present site of Pittsburgh, the French countered by building several forts between Lake Erie and the Ohio River system. Virginia’s Lt. Governor Robert Dinwiddie was empowered to create a chain of forts in the disputed area. George, age 21, a surveyor familiar with the frontier, was sent to deliver to the French an ultimatum to vacate the Ohio Country. The French marshaled 1500 soldiers and

responded that they would arrest any British poaching on the Ohio Country. George, appointed by Dinwiddie as Lt. Colonel, was authorized to train 100 Virginia militia, to be joined by other troops and friendly Indians. George’s instructions provided that the French should peacefully depart and if they failed to comply, he was authorized “to drive them off by force of arms.” On May 28, according to George, they were encamped near Great Meadows, when a group of 35 French troops encamped nearby spied on his troops. Convinced of their hostile intentions, George’s men encircled them. The French fired upon his troops. Washington responded, ordering return fire. Ten French were killed with another 21 captured. The French denied shooting first. It became a worldwide incident when one of the victims bore “an important diplomatic message to the British demanding their evacuation from the Ohio Country.” The French called George an assassin against peaceful soldiers, whereas he was embraced as a hero in Virginia. The opening shot precipitated the French and Indian War, known in Europe as the Seven Years’ War. In the words of a British statesman, “The volley fired by a young Virginian in the backwoods of America set the world on fire.”

Fitch Ratings once again upgrades Miami Beach’s Mount Sinai Medical Center

New York-based rating agency Fitch Ratings has upgraded Mount Sinai Medical Center’s bond ratings status from BBB- to BBB. Over the past few years, Mount Sinai has continued to generate increased, positive revenues and effectively manage expenses year after year. The upgrade reflects Mount Sinai’s continued improvement of operating performance and significant expense reduction while expanding into multiple locations, including satellite offices in Hialeah, Coral Gables, Aventura and Key Biscayne. The Mount Sinai Heart Institute has developed into one of the state’s strongest cardiovascular service lines, which has resulted in continued strong performance of the hospital’s cardiac surgical volume. Mount Sinai has the best cardiac surgery survival rate in Florida among institutions that perform the highest volume of complex procedures, captures the largest market share of valve surgeries in Florida, and has the best heart attack survival rate in the state, according to the Centers for Medicare and Medicaid Services’ Hospital Compare data. In addition, births and emergency department visits have continually increased over the last several years. Additional positive rating factors are Mount Sinai’s solid market position as the only hospital on Miami Beach and one of a select few statutory teaching hospitals in the state of Florida. Mount Sinai’s outstanding

medical staff provides award-winning care in its centers of excellence, including cardiology, cancer and neuroscience. The medical center’s ongoing recruitment of high quality, experienced medical staff and its strong community support from donors also made a positive impact on its rating upgrade. Steven D. The upgrade from Fitch Ratings continues to reflect Mount Sinai’s improved operating performance, as also reported back in March when Moody’s Investors Services upgraded Mount Sinai’s outlook to stable at a higherlevel rating. One of the goals of a condominium association’s annual election is to provide the members with the opportunity to select new individuals to serve on the board of directors. There are numerous requirements Joshua D. Krut, Esq. that must be met before this can happen. A first notice of annual meeting and election is sent out 60 days before the meeting and election. Candidates must submit their notices of candidacy at least 40 days before the election, and, if they so desire, their candidate information sheets at least 35 days prior. Then, a second notice of annual meeting and election is sent out not less than 14 days before. According to Joshua Krut, a partner with Weiss Serota Helman Pastorica Cole & Boniske, the balloting process is highly regulated. “Ballots are placed in an inner envelope, which is then placed in an outer envelope that –among other requirements – is to be signed by the unit owner and list the unit number. This complexity can be amplified by the fact that so many owners in Aventura live abroad – oftentimes two weeks is not sufficient time to return their ballots,” said Krut. Nevertheless, condominium law does not provide for an absentee ballot process. “If the ballots are not cast and

counted by a specific date, owners have lost their right to vote,” he added. All ballots are verified by checking the outer envelopes against the association’s unit owner roster to determine that only those who have the right to vote are voting. Next, the outer envelopes are opened and put aside to preserve the privacy of the voters. Then, the inner envelopes are opened and the votes are counted. Eligibility to serve on a condominium association’s board of directors is governed by a myriad of rules and regulations, including the Florida Condominium Act and the association’s governing documents. Interestingly, some documents require that directors be unit owners within the association while other documents do not. Thus, in some communities, your neighbor in the building down the street has the right to serve on your board of directors. Condominium Association elections are a highly technical process. Associations should be sure to consult legal and management professionals before preparing their annual meeting notices this year. DiabeticFoundation.org helps those in need

The DiabecticFoundation.org was founded in 2006 by Joseph and Maxine Haber. After Mr. Haber developed diabetes, he found that the cost for this new medical condition was taxing, even though he was a successful entrepreneur. Initially, diagnosis can be overwhelming because of the numerous medical bills and prescription costs, even with excellent health insurance. It was this fact that led Mr. and Mrs. Haber to establish their foundation to help families in need of financial support for the maintenance of juvenile diabetes. The DiabeticFoundation.org is a one-ofa-kind organization that focuses on the "Here and Now" needs of families with diabetes. They provide immediate cash grants to help families with co-pays, medical supplies and other expenses associated with diabetes. The foundation is also involved in other community causes that bring awareness to diabetes, obesity prevention, health,

nutrition and hunger. “Raising money to help these families is a personal mission for me,” says Joseph Haber, Executive Director of DiabeticFoundation.org. “Having been diagnosed with type 2 diabetes, I am aware of the financial impact this disease has on families.” The foundation’s fundraising efforts have taken many forms. Most noticeably, the foundation worked in conjunction with AMC 24 Theaters and Aventura Mall to host a private film screening and silent auction. Instead of watching previews prior to the film, Haber spoke to the crowd about the increasing number of juvenile diabetes cases in the US. Future community-based events include the upcoming 1K in One Day and the Annual Fitness Fair. LET’S TALK CARS The Kia Optima may be the best buy in a midsize family sedan on the U.S. market today. Since being completely redesigned in 2010, Optima has become Kia’s best seller. Built at Kia’s plant in West Point, GA, the 2013 Optima lineup has been expanded with the new and sporty top-of-the-line Limited trim. The Optima has a sleek silhouette, an aggressive stance and a bold face, with the Kia badge on the tabbed grille complemented by projector headlights. The roofline connects with the pronounced shoulder line, leading to sculpted flanks and accentuating the extended wheelbase. Flared wheel arches and a raked cabin create a sedan with a graceful muscular presence. On the inside, the instrument panel is contoured toward the driver to create a “cockpit” feel, with precise gauges and

steering wheel-mounted paddle shifters. The seats and trim are of Nappa leather, with wood interior accents, an electronic parking brake and a first aid kit. A sportinspired Sportmatic shifter delivers crisp shifts, while an available panoramic sunroof provides an open-air feeling. All Optimas come well equipped, with the LX trim offering dual exhaust with chrome tips, solar glass, exterior mirror turn signal indicators, front fog lights, exterior heated mirrors, chrome-accented exterior door handles, 16-inch alloy wheels and a six-speed automatic transmission. The EX has larger 17-inch alloy wheels, while the SX has more stylish 18-inch polished alloy wheels, unique front and rear lower bumpers and side sills, a rear lip spoiler, aero wiper blades and HID headlights with auto leveling. The new top-of-the-line Limited trim brings a level of sporty refinement, adding unique 18-inch chrome wheels, daytime running lights, red brake calipers, chromeaccented side sills, chromed-side mirrors and a rear spoiler. six-way adjustable driver’s seat with power lumbar support, tilt and telescopic steering column, glove box cooling capabilities and automatic light control. Additional standard interior features include power door locks, power windows and sun visor extension. The 2013 Optima offers a choice of two fuel-efficient, powerful Theta II engines with gasoline direct injection (GDI), including a 2.4-liter GDI four-cylinder or a 2.0-liter GDI turbo engine. A 2.4-liter hybrid powertrain also is available. The 2.4-liter GDI engine produces 200 hp, while the 274-hp 2.0-liter turbo GDI engine (SX models) delivers V-6 type

power with four-cylinder efficiency. Each engine is mated to a six-speed automatic transmission with Sportmatic clutchless shifting. Both engines deliver good fuel economy; the 2.4-liter four-cylinder posts 24/35 mpg while the 2.0-liter turbo GDI gets 22/34 mpg. Base price on the 2013 Kia Optima LX is $21,200.
