Of course, you can journey the bike path along the beach to visit our neighbors and make short work of getting from south Manhattan Beach to north Manhattan Beach. When you shop at any of our local stores or dine at any of our internationally recognized restaurants please ask for the owner/manager and introduce yourself. We are the kind of community that wants to greet new visitors and make sure you are having the best time. And if you want to let your hair down or stay in your board shorts visit our classic “where the locals go” beach bar and grills such as Shellback and OBs. Manhattan Beach was ranked the least obese city in the state of California in 2012. volleyball courts on the sand. There’s a reason for this – Manhattan Beach is where the sport of beach volleyball was born. It’s as much as part of the culture as wearing flip flops and board shorts. Any given weekend, you’ll find some type of tournament going on at the pier, be it with local weekend players, top junior amateurs, college teams or – on the weekend of Aug. 16-19 – the Association of Volleyball Players (AVP) professional tournament. The Manhattan Open AVP has long been regarded as the sport’s top event and is even known by the players as “The Wimbledon of Beach Volleyball.”

A tribute to all the past winners can be found on plaques placed along the Manhattan Beach Pier, the city’s version of Hollywood’s Walk of Fame. The AVP comes on the heels of the zany Manhattan Beach 6-man, a unique event that encompasses two main elements of the laid-back Manhattan Beach lifestyle: beach volleyball and spirited socializing. Hundreds of players, ranging from local amateurs to the country’s top indoor collegiate players dress in themed costumes and play for two days in a lively, laugh-a-minute event you have to see to believe (Aug. 3-4). HOLLYWOOD IN MANHATTAN BEACH

You don’t have to go all the way to Hollywood to see movie locations in Los Angeles. There are several film locations right here in Manhattan Beach. On 9th Street, Mel Gibson peered out from a bedroom window – with Michelle Pfeiffer standing next to him – toward the Manhattan Beach Pier in Tequila Sunrise. The opening scene of 2012 was filmed at 45th Street in north Manhattan Beach, which is also where parts of the movie Blow was not only filmed but where the action on which the movie was based took place. At the southern end of The Strand there’s the beach house used in the TV show 90210; it was also in the movie My Stepmother’s An Alien featuring Dan Aykroyd and Kim Basinger.

Manhattan Beach’s newest attraction is its remodeled roundhouse, an aquarium at the end of the pier where kids can touch sea creatures and you get up-close looks at some of the animals swimming below you. Students from pre-k through high school travel to the Roundhouse for a hands-on educational experience focused on marine science and environmental education. The Roundhouse is open to the public 7 days a week at no charge, It’s free, too (donations are accepted).

Department also runs beach volleyball classes for all levels of players, as well as an incredible variety of other programs, including pilates, yoga, swing dancing and a fitness boot camp. Additionally, the city has public tennis and basketball courts, the Skatespot for skateboarders and the challenging Sand Dune Park, a grueling run up a steep mound of sand where many professional athletes conduct off-season training. You had better keep your fitness watch strapped to your wrist while you’re in Manhattan Beach because with all these activities, your 48 hours can be gone in a hurry. “People here live the healthy lifestyle,” said Mark Leyman, Director of Manhattan Beach Parks & Recreation. “They are engaged and active. Very active.” NIGHTTIME IN DOWNTOWN MANHATTAN BEACH

As hard as it may be to do, eventually you’ll have to pry yourself off the beach and The Strand. And you’ll be glad you did, too, for there are several thrills just up the hill in downtown Manhattan Beach to spend a good part of your

You can also visit Zinc Lounge, its sister restaurant and bar located in Shade Hotel. The plaza is scattered like volleyballs on a beach with other classy restaurants, bars and boutique shops, which are scattered all over downtown Manhattan Beach like volleyballs on the beach. “It’s culinary greatness” in Manhattan Beach, said Michael Zislas of the Zislas Group, owners and operators of Strand House, Brewco (with its 48 craft beers) and Arthur’s restaurants and Shade Hotel.

“You used to have to go to the Westside for some of LA’s best restaurants but now we have it right here in a little one-mile-by-one-mile area. We’ve got everything. I’m really proud of that fact.” Zislas has been operating a business in downtown Manhattan Beach for some 20 years and has seen up close the development of the area’s dynamic dining scene through the years. Now if you like to have your burgers – as well as other delicious food – in an open-air setting along with some rare craft brews, then park yourself at Simmzy’s. It’s such a popular place you’ll likely have to wait a few minutes

THE HISTORY BEHIND THE MANHATTAN BEACH PIER

R

A trip to Manhattan Beach is not complete without a visit to the Pier. Located at the end of Manhattan Beach Boulevard, the pier was reputedly one of the first structures erected during the town’s birth back in 1901, though the one standing today is not the original pier. The original structure was made from wood and stood 900 feet long but it was destroyed by a storm in 1913. Delays in construction related to cash flow, Mother Nature, and the war prevented the reappearance of the pier until 1920. An octagonal house was added to the lineup in 1922 and a 200 foot extension that had been added in 1928 was destroyed by a winter storm in 1940, never to be repaired. In 1946, the pier and attached beach were given to the state by the city of Manhattan Beach. For the next forty years, life revolved quietly around this beautiful spot by the sea. But by the mid-1980s, age and Mother Nature had done their dirty work on the pier. In 1995, the Manhattan Beach Pier was declared a historic landmark by the state and the process of restoring it back to its original glory was underway.

Simmzy’s is an offspring of The Kettle, the legendary late-night breakfast-and-everything diner that’s been a fixture for decades on the corner of Highland and Manhattan Beach Blvd. 48 HOURS OF THINGS TO DO IN NORTH MANHATTAN BEACH

But wait, there’s more! Travel north along Highland Ave., and once you reach 33rd Street you’ll run into a series of shops, spas and restaurants for the next several blocks. “It’s all unique,” boasted James McCleary, general manager of the Sea View Hotel, conveniently located in this charming area. "There's no chains. Guests who come here love it for that fact; each place is different and there’s restaurants for breakfast, lunch and dinner. Manhattan Beach is a 100% gem.”

Highlights include the North End Caffe – featured on the TV show Diners, Drive-Ins and Dives – the traditional Local Yolk for breakfast including its massive “Raiders Revenge” omelette so named because of North Manhattan’s association with the LA Raiders when they were in town; OB’s for the most social Taco Tuesday in the Beach Cities; Sharkeez for its everything-in-one-place restaurant and bar, and the live music cantina at Panchos where touring musicians from legendary rock bands – the drummer from Styx, the guitar player from Fleetwood Mac, the saxophone player from Kenny Loggins just to name a few – play classic rock cover tunes on Friday and Saturday nights.

Where shall we start? You already know about the AVP Manhattan Beach and the 6-man, but Manhattan Beach is a city for all seasons. You could build your entire 48 hours here around any of these hot happenings. For 10 weeks running from July into September, there are summer concerts at

Pollywog Park involving great local bands as well as touring tribute artists (Neil Diamond, U2 and there’s even been an Elvis sighting). The Manhattan Beach Chamber of Commerce also presents a summertime craft beer and food festival called Bite At The Beach at Manhattan Beach Studios Media Campus, homebase to James Cameron.

Since it’s hard to tell one season from the other because of the year-round warm and sunny weather here, locals know it’s fall with the arrival of Old Hometown Fair the weekend of Oct. 6-7, this long-running event includes a 10K, endless arts & crafts booths and the ever-popular beer garden. Holiday Open House, Nov. 14, in which carolers roam the streets and reindeer pose in a petting area, is an event in which downtown businesses fling open their doors to welcome people after hours with refreshments in an incredibly festive atmosphere. There is also a similar stroll in North Manhattan, Dec. 9th. And then there is the unparalleled Holiday Fireworks. Most cities like to have fireworks on the 4th of July or New Year’s Eve but this is Manhattan Beach, where its unique character creates unique moments. And few moments are as spectacular as the Holiday Fireworks. Held on Dec. 9, this is a jaw-dropping, pinch-myself-is-this-really-happening well, happening. People turn out by the thousands, putting beach chairs on Manhattan Beach Blvd.,

MANHATTAN

BEACH Few small cities are as well known for their distinct neighborhoods as Manhattan Beach.

ll the world’s greatest cities are known for the distinctness of their neighborhoods. Paris has the Tuileries, Champs-Elysées, and Montmartre, to name a few; New York City has its five boroughs, within which exist neighborhoods, such as the Upper East Side, Harlem, and Greenwich Village; San Francisco has, among several distinct neighborhoods, the Mission, Chinatown, and Haight-Ashbury. Then there is Manhattan Beach. According to “A Walk by the Sea” by the city’s unofficial historian, Jan Dennis, even before the fledgling town was incorporated in 1912, Manhattan Beach was broken up into two sections: the Sand Section and the Soil Section. The city was slower to develop than neighboring Redondo and Hermosa Beach, in fact, because of its unruly, sandswept nature — prospective homeowners were not keen to live in sand and its pervasiveness went far beyond the beach. The dominant physical feature of the landscape was a large sand dune, the crest of which began 1,000 feet from the beach near the city’s northern boundary and continued diagonally all the way up to present day Sepulveda Boulevard where the dune ended, 2,000 ft. from the coast. Hence East Manhattan Beach, the Soil Section, attracted mostly farmers, a pattern of development which would persist for four decades and is still apparent in some of the rural feel of the city’s eastern reaches and its larger lot sizes.

As the sand was tamed and the farms ceded to homes — and Mira Costa High School, which was a flower and tree farm operated by a Japanese family until WWII — the city developed into neighborhoods as distinct as any great city’s and, a century later, nearly as coveted. As the current real estate market demonstrates, each of the four neighborhoods of Manhattan Beach — the Sand Section, the Tree Section, the Hill Section, and East of Sepulveda, or East Manhattan Beach — is an attraction unto itself. Few cities of 4 square miles and 36,000 folk have such clearly defined neighborhoods; along with the city’s pier, beaches and downtown area, it’s part of what makes Manhattan Beach so utterly unique, even among beach towns. “It’s funny, I grew up in San Fernando Valley, and LA is this really big sprawling place, but the South Bay is pleasantly unique in that it has a little bit of something for everyone,” said Greg Geilman, a local Realtor. “Manhattan Beach in particular — the little neighborhoods and subsections are really well defined, and people know where they want to live, whether it be the Sand Section or the Tree Section or another area. That is a focus for them, because each offers something unique and special.” Realtor Dave Fratello said to know the neighborhoods is to truly know Manhattan Beach.

THE FAB FOUR As the current real estate market demonstrates, each of the four neighborhoods of Manhattan Beach — the Sand Section (seen to left), the Tree Section, the Hill Section, and East of Sepulveda, or East Manhattan Beach — is an attraction unto itself.

“It’s vital both to know the different neighborhoods but also the sub-neighborhoods and the feel of different areas,” Fratello said. “Because some parts of town, even just individual blocks, can feel so different from others, I think people develop an identity around their neighborhoods. Maybe it’s not a rivalry exactly, but people do tend to prefer their neighborhoods over others.” “I grew up in a tract home development in Southern California, and while the grid was drawn interestingly, all the homes were one of 4 or 5 models,” Fratello added. “I didn’t experience any of this feeling of neighborhood identity or nicknames or the diversity that we have here in Manhattan Beach.” Councilman Steve Napolitano grew up in Manhattan Beach and in 1992, at age 26, became the city’s youngest member of the council. He’s come to know every neighborhood and sub-neighborhood, first as a kid with a bicycle and then as a councilman responsible for making policy on everything from barking dog ordinances to new housing developments. Manhattan Beach is written in its neighborhoods. “Growing up the thing was always, there’s no life east of Sepulveda,” Napolitano said. “That was the running joke. But there are just incredible sections all over town. If you’ve read Jan Dennis’s book, she’ll tell you, right? The wilderness was on the east side of Sepulveda. The way it was developed over there was with bigger lots and now you’ve got a lot of development over there, and a lot of revitalization. So every section of Manhattan Beach is unique, the way it was built and the way it was developed over time. And that just lends itself to the character of the city.” In order to investigate this notion, we talked to a few realtors and then went for a ride along with Napolitano and Manhattan Beach Police Department Captain Tim Hageman, also a local native.

INTO THE WILDS

East Manhattan Beach

B

oth Hageman and Napolitano were on to the magical kingdom that lies East of Sepulveda long before it caught the attention of the real estate market — which, in the last few years, occurred emphatically. Last year, in fact, East Manhattan Beach officially became the hottest market in town. By Fratello’s count, prior to 2016, only 14 conventionally sized homes (that is, excluding a handful of “mega-lot” sales) had ever sold

in East Manhattan for $3 million or more. Then, in 2016, six such sales occurred. Finally, in 2017, 15 homes sold in East Manhattan for over $3 million. But Hageman was drawn to East Manhattan 27 years ago, as a young patrol officer, and at the wheel of our short tour of the neighborhoods of Manhattan Beach, he drove straight for the Wilds. He remembers the sense of discovery he felt dropping down such little-known streets as Terraza Place — a short, windy street that does indeed feel like its very own place, a road further apart from any other roads in Manhattan Beach that descends into a forest-like idyll.

Hageman said one of the little known facts of East MB, where he and his wife bought a house in 1998, is its views — not of the ocean, but a vista of city lights looking north towards Los Angeles and east towards the San Gabriel Mountains. “When we bought our house, the flyer said ‘View of the Hollywood sign,’” he recalled. “So from our porch, you can see — it’s a little dot, but it’s the Hollywood sign.” “There are some real interesting lots over there,” Napolitano said. “Everyone focuses on the view of the ocean, which is great if you can get it, but there are some spectacular areas on top the crest there just east of Sepulveda where you’ve got some amazing city views – just city lights.” If Hageman has driven every street in Manhattan Beach, Napolitano, during the course of his council campaigns, has walked them all. “It’s a great town to walk,” he said. “I recommend it. Get out of the car, and even get off the bicycle, and walk, because of the houses that you see. There are still some great houses everywhere, some with some real character.” If you look at a street map you’ll see a quarter-mile stretch between the very end of Prospect and 2nd Street

east that is roadless. Napolitano is particularly a fan of some of the almost hidden lots found only in lanes off of 2nd Street, remnants of its rural past. Napolitano remembers one such homestead in particular. “It was the greatest little house — it looked like a white Kentucky farmhouse,” he said. “It was flat and green around it, a beautiful place. They tore it down and put two houses there.” The area is considered part of a large sub-neighborhood known for its general proximity vicinity to Mira Costa that also includes its own subsections. “Basically everything south of MB Blvd. and east of Sepulveda,” Fratello said. “The street grid is pretty uniform, even boring, but the 7,500 sq. ft. lot sizes are prized. after famous poets, Longfellow, Keats, Tennyson and Shelley] and the Bel Air of Manhattan Beach, tucked at the bottom of the hill down Longfellow toward Terraza Place...huge, huge lots and hideaway locations.” East of Sepulveda has three other such subsections in addition to the Mira Costa neighborhood: the Manhattan Village gated community and the post-war tract housing developments Liberty Village and Manhattan Heights. “Liberty Village contains what we would call starter homes in Manhattan Beach, which start at dirt value of $1.4 million just for the lot,” Geilman said. Fratello says Liberty Village, which was built for its proximity to what is now the Northrop Grumman facility and originally housed engineers and other aerospace workers, is “perhaps the most cohesive” neighborhood in town. “There’s a character to the neighborhood with sidewalks and similar homes – upgraded, remodeled, but not as often demolished and replaced as other parts of town,” he said. Napolitano, a fan of midcentury architecture, loves the area for its style. Hageman loves it for a very different set of reasons. “When I worked patrol, on the graveyard shift, a lot of the officers would drive around real slow in neighborhoods like this, with their lights out, to

The Tree Section

an Dennis lived in the Tree Section for 15 years in the 1960s and 70s and remembers the occasional call to arms among its residents when City Hall would make a move towards what they considered outright heresy — that is, installing sidewalks. “We fought the battle of putting sidewalks in the Tree Section,” said Dennis. “People wanted to keep that tree look, so they didn’t want sidewalks and concrete and so on…. People are probably still fighting it.” Not all the Tree Section is without sidewalks, but most of it is, and it has become a defining trait. “You see people walking dogs, pushing strollers — I think traffic, because there’s no sidewalks, is slower,”

Manhattan Beach / NEIGHBORHOODS Geilman said. “It feels a little bit more rural. You can be in the middle of the Tree Section and feel you are not in LA County.” Napolitano, a Tree Section native, initiated what would become the city’s “Tree Ordinance” — an unusual and comprehensive set of local laws protecting existing trees and requiring the planting of a single large tree for most new developments or remodels that significantly increased existing homes. It was indicative of the reason he joined council at such a young age: he saw change occuring to the sleepy little beach town, and massive change on the horizon that would render it unrecognizable. “I wanted to make sure I had input in the town I grew up in and loved,” Napolitano said. “I saw little homes being torn down and big homes being put up, and I thought people weren’t being listened to who were concerned about that transformation. So we put in some new standards when I got elected to try and maintain some open space and character.” Of course, the Tree Section was so named for its street names — such as Pine, Elm, Oak, and Palm — but the name also had historical roots. Rosecrans Avenue, which ran along the northern border of the city long before much development had occurred, had once been lined on either side by stately rows of Eucalyptus trees. Hence trees outnumbered homes in the Tree Section for most of the city’s early history. The Tree Section includes several sub-neighborhoods, including the homes around American Martyrs Catholic church and school. “Your dividing line is Valley/Ardmore in one respect, Pacific Ave. in another,” said Fratello. “The prime areas are going to be west of Pacific. South of Valley, that is the Martyrs neighborhood and surroundings. North of Valley, an area known informally as the Grand View district (because kids go to Grand View Elementary) features a slightly hilly beachy suburban feel.” Anita Koontz Stichter, a nearly lifelong Tree Section resident, remembers the day in 1933 when the big earthquake hit.

The Manhattan Beach Tree section was not named because of the large amount of trees in the area, but rather because of the street names — Laurel, Pine, Palm, Elm, Oak, etc. — although there is a strict tree preservation ordinance with penalties for cutting down a front or side yard tree.

She was 15. Her family was living in a little house that her father had built on a dirt road rather hopefully named Walnut Avenue. Her mother, Ruth, was constantly complaining to her father, Frank, that she was tired of living in the country, surrounded by little but sand and artichoke plants. She wanted a house in town. “And Father always said, 'We'll see',” Anita recalled. There were no other houses nearby, but there was a railroad, another annoyance for her mother. Hobos rode the rails, and they liked to jump off at the bend by the Koontz house so as not to attract attention when the train pulled through downtown Manhattan Beach. They’d ask Ruth for food. “Okay, I’ll give you food,” Ruth told the men. “I’ll put it on the step, but you have to eat it out there on the hill, and leave the dishes back here.”

Manhattan Beach / NEIGHBORHOODS On that day in March of 1933, the earthquake, which decimated Long Beach, rattled the Manhattan Beach countryside. Anita and her little brother, Bob, were home alone. As instructed, she was practicing piano and ostensibly looking after her brother, who was playing outside. After the rattles stopped and the terrified little girl realized the world wasn’t ending, she went running after her brother. “My brother was up a tree, of all places,” Anita said.

ageman remembers a night early in his career when he showed an overhead map of the Hill Section to some law officers from other cities agencies. “I was working patrol at night and we had some guys run from us,” he said. “So we set up a perimeter to the area we were going, and we had some officers from other cities, a K9, a couple

And the guys from other cities said, ‘Well, these are apartments. What’s going on?’ We said ‘Those aren’t apartments. Those are homes.’” The Hill Section features some of the biggest lots and grandest homes in the city. The area is bordered by Sepulveda to the east, Ardmore to the west, Manhattan Beach Blvd. to the north and Hermosa Beach to the south. The neighborhood is home to a vast array of architecture, from spare Mid Century Modern holdovers to sprawling Spanish Colonial and even one example of turn-of-the-20th California Craftsman which is currently slated for demolition — an 1,800 sq. ft. house on Highview Drive not far from where Dennis, an avid advocate of architectural preservation, lives. Issues of preservation aside, Napolitano believes Manhattan Beach has shaken off a period of architecturally bland development. “There was a bad span of architecture I’d say in the 90s when things became really speculation – developers came in, they tore down little homes, they built the big homes, they just took a cookie cutter approach,” he said. “I think we have some great local architects now who are stepping up and doing really good designs.”

The Sand Section

F

ew neighborhoods on Earth have been photographed as much as the Sand Section. It’s home to the downtown district, perched above the pier, with the iconic Roundhouse Aquarium at its end. It’s also the oldest part of town, home to the original settlement in the late 1800s, when the unincorporated village was known as “Potencia” — Spanish for “power” — yet most prospective homeowners kept going south to the more tamed adjacent beach cities. The dunes were soon brought under control. In the 1920s, the dunes were dug up and tons of sand were sold to Hawaiian developers who would build Waikiki Beach in the course of decade-long project. “Another of the ways they tamed the dunes was ice plant,” Napolitano said. “The Neptunian Womens Club went and planted ice plant on the dunes down there – that’s why there is still ice plant there.” Residential neighborhoods quickly filled the slope approaching the ocean along the entire 2.1 mile oceanfront. Those neighborhoods are arguably now the most sought-after places to live in all 88 cities of LA County; a study released by Property Shark late last year showed Manhattan Beach has the highest median price per square foot — $943 — in the the county (Malibu is second at $933 and Beverly Hills is third at $839). The small Sand Section lots, usually 30 ft. by 90 ft., are precious as gold. Fratello notes that there is great variety within the Sand Section. “South End vs. North End, or midtown, El Porto... west of Highland vs. east... Walkstreets vs. not... and The Strand...

Many mistakenly call it the "Gaslamp District" but noted historian Jan Dennis is quick to correct anyone who dares call it thus. "Anyone who calls it the Gaslamp District - no. That's in San Diego, young man. Ours is the Gaslight District."

Kid paradise!” Like most places that so dearly value their turf, there even exists an area of some dispute between the Sand Section and the Tree Section — some streets that have voluntarily assessed themselves extra fees in order to have charming, old school gaslit streetlights. It’s located along Marine Avenue and adjacent streets west of Valley Drive an listed as Sand Section on most realtor maps but overlapping the Tree Section. Some consider the area its very own section, the Gaslight District. “Those are some really cute streets, very narrow streets with small lots and natural gas lights instead of electric lamps,” Geilman said. Ours is the Gaslight District.” Napolitano refuses to pick any one neighborhood as his favorite. “It’s like, ‘Which child do you love the most? I love all the sections in town,” he said. “I think the great thing about Manhattan Beach is that it’s been developed in different times, different phases, and you have these unique characters to the neighborhoods. And that’s one of the things that makes it special – it offers something for anybody, right? You want a big lot, there’s areas where there’s bigger lots. Not to have to maintain the yard, you got the Sand Section. You want an ocean view, you got an ocean view; you want a city

There is something for everybody.” But Geilman, as much as he loves every neighborhood, can’t help but love the Sand Section just a little bit more. “I love the Tree Section and the Hill Section tends to have bigger homes and huge sweeping ocean views, but for my money if you can afford the Sand Section and don’t need a yard and are okay with small bedrooms….I mean, the views are just unbelievable,” he said. “I just love the Sand Section.” The most unique neighborhood within the Sand Section is the North End. The city annexed the formerly unincorporated 30 acres north of Rosecrans along Highland in 1980, and though the it’s marketed as North Manhattan Beach, locals still know it as El Porto — a laid back surfer’s paradise with a bit of the bohemian Wild West feel that was documented in the movie “Blow” that told the true story of the Dionysian days of the 60s and 70s. “It still should be known as El Porto,” Napolitano said. “I don’t know where North Manhattan is. North Manhattan to me is New York. What is known as North Manhattan was known as the North End up until Rosecrans, and then it was El Porto….North Manhattan is more of a realtor gimmick.” The real estate boom, of course, has come at a cost, both literally and figuratively. Hageman and Napolitano have seen many old friends forced to leave the city for more affordable places. “People ask me, why are you still here?” Napolitano said. “Like, why would I ever want to leave? Where else would you want to go? To me, it’s an absolute great thing. The friendships you make early on in elementary school are ones that are special and carry on throughout your life. “Growing up here, you see some of your classmates who made decisions that weren’t the best” Hageman says, “But that’s okay. You see them, okay, they’ve corrected that, gone on with life, and done well....We are very fortunate to still be here. My wife, her family goes back 100 years here. Just a lot of history. We have no desire to be anywhere else.” “I get pinged on Facebook by guys who are no longer here,” Napolitano said. “[They say], ‘Keep it local as long as you can, Steve.’ I’m planning on a Vikings funeral off the end of the pier. Light the boat on fire, and roast some marshmallows. Bury me under the Roundhouse.” MB

AGE The median age in Manhattan Beach for 2000 was 37.7 years. The largest segment of the population was between the ages of 25 to 54 which totaled 18,135, representing approximately 53.6% of the total population. This age group has consistently been the largest segment of the Manhattan Beach population over the last thirty years. The age group from 19 to 24 has decreased from 3,391 in 1970 to 1,052 in 2000 representing a decrease of approximately 69%. The population over the age of 65 has increased by 1,852 persons since 1970, an increase of approximately 53%. Per Capita and Median Household Income: According to the 2006 California Labor Market and Bureau of Economic Analysis Report, the City of Manhattan Beach had a per capita income of $61,474 in 2000 and $68,999 in 2006. Based on 2000 Census data (the latest information available), the City of Manhattan Beach had a median household income of $107,750 as compared to the Los Angeles County median of $47,493. Education: As of 2000, of the persons 25 years of age and over, 96.8% have graduated from high school. Of this same age group, 73.3% have received a college degree with 5.7 holding an Associate degree, 39% holding a Bachelor's degree and 28.6% holding a Graduate or Professional degree. Employment Characteristics: In 2006, according to U.S. Bureau of Labor Statistics, 1.6% of the persons 16 years of age and over living in Manhattan Beach were unemployed. By comparison, the unemployment rate for this age group in the same year was 4.7% in Los Angeles County and 4.9% Statewide.
