elcome to the 2017/2018 edition of Beverly Hills The Guide, the annual community guide for residents, businesses, and visitors to Beverly Hills. In my 23 years as a publisher I have worked with hundreds of cities and chambers of commerce across America, and I can honestly say the local economy in Beverly Hills is doing very well! The best and the brightest people on the planet are drawn to Beverly Hills. From the many global brands lining Rodeo Drive to the unique smaller local businesses throughout the city, along with a growing list of innovative Millennial entrepreneurs working from wherever-they-may-be-at-the-time offices, businesses are growing, evolving and thriving in Beverly Hills. Our goal at Beverly Hills The Guide is to bridge the residents and business communities by introducing small, medium and large businesses and involved residents, tell their stories, and share their experience of being in this great community. In this edition of The Guide, we give you a snapshot of the vibrant local economy and showcase all the best that Beverly Hills has to offer, we introduce you to some revolutionary business people and reintroduce you to some of our stalwart local business treasures. We also introduce you to three local women from very different backgrounds who climbed their respective ladders to become some of Beverly Hills’ influential movers and shakers in their respective industries. In his book “Good to Great”, author Jim Collins metaphorically says: “Get the right people on the bus. You can’t be certain where that bus will ultimately end up but it will certainly end up in a much better place than if you hadn’t had the right people on the bus.” From what I’ve seen, the business community definitely does have the right people on the bus, and that makes for a very special and precious community! oldwell Banker Real Estate Specialist Herbert L. McGurk II said when people settle into Beverly Hills, they plan to stay a long time. This means that oftentimes when those owners finally put their homes on the market, they’ve been customized, but might lack the updated appliances, large closet spaces, and some of the latest technology buyers want. The scenic hills and warm, Mediterranean climate work well with the architectural trend that prizes indoor–outdoor living. McGurk said he’s seeing a lot more concrete, wood, sharp angles, and enormous panes of glass that showcase Beverly Hills’ bucolic aesthetics in the new homes. According to Josie Tong with Sotheby’s International Realty, buyers’ tastes have been shifting from old Hollywood glamour to a more contemporary look and purpose. Clean lines and open, broad windows have replaced Beaux-Arts details and grand spiral staircases. Tong indicated that buyers looking for homes in Beverly Hills seek

the perfect combination of sophistication, style, privacy, and functionality, and smart homes are a given for international buyers. In places like Beijing and Shanghai, they’re used to having the ability to control the temperature, lights, and locks from a distance. Homes without these attributes require remodeling, and sometimes complete demolition so buyers can start over to build their dream homes. Tong said the shift in architectural preferences of some buyers also reflects the area’s focus on entertainment, and these changes have been most evident in Trousdale Estates, where properties have been selling anywhere between $12 and $20 million. “It’s a blend of private home with a gallery and commercial design,” Tong said. “You can entertain with the features of a high-end restaurant in your home. We’re always leading the way.” McGurk has been tracking market trends for the last several years, and he said he’s noticed a significant increase in buyer confidence. McGurk used an example that showed in the first three months of 2016, the home that sold for the highest amount was purchased for $19.5 million. A year later, the highest sale price of a single home in the first three months of the year jumped to $28.4 million. “As the economy is improving and businesses are improving, people are feeling better about purchasing their next home; therefore, prices are going up,” McGurk said. “The market has stabilized somewhat, but it’s still in the seller’s corner. Limited inventory has pushed asking prices higher, and Beverly Hills hasn’t lost any of its allure with buyers.” Identifying the most active sales bracket isn’t always easy and McGurk finds the range is broad, with hot properties starting at $3 million and

Tong said clients asking for more than $20 million take slightly longer on the market than they used to, but the economy and investment for these homes remains strong. Although there is an understood cache to claiming a Beverly Hills address, McGurk and Tong agree that there’s more to the attraction than bragging rights. “It’s this little gem in a huge metropolis,” McGurk said. “It’s a really well-run city.” Tong and McGurk cited multiple recent restoration projects that maintain the charm of Beverly Hills, and McGurk remarked that despite the appeal of world-class shopping and an assurance of privacy, Beverly Hills still feels like close-knit community where residents can run into their elected officials at the store or on the way to the voting booth. Finding just the right spot in the city is up to you, but no matter which neighborhood you settle in, you will find a small, close-knit community that respects privacy and security.

At the eastern border of Beverly Hills, located between Wilshire Boulevard and San Vicente Boulevard, La Cienega’s Restaurant Row hosts a variety of eateries with cuisines from all over the world and options for topnotch fusion dining. Vegan, vegetarian, and barbecue abound.

THREE WOMEN OF INFLUENCE Beverly Hills Mayor Lili Bosse, Police Chief Sandra Spagnoli and Restaurateur Vicky Mense are making their presence felt.

t happened to Lili Bosse in 1997 when she made the decision to get involved in Beverly Hills city government. It happened to Sandra Spagnoli in 2000 when she enrolled in the National Academy of the FBI in Quantico, Virginia. And it happened to Vicky Mense in 1996 when she decided to open her restaurant Xi’an on Canon Drive. What they discovered, and probably knew going in, was that they were entering a domain predominantly run by men. How they each made their mark, gained the respect of their colleagues, and established their identities as strong professional women is what this article is all about. MEET THE MAYOR

When 2nd term Mayor, Lili Bosse, introduces herself as the only child of Holocaust survivors, a couple that met in Israel and made their way to Beverly Hills, some people find it strange. Bosse doesn’t. Her parents’ story, their struggle to survive, their indomitable work ethic

and appreciation of community is integral to who she is today—as a woman, as a mother, as mayor, and as an active member of her community. “My mother was such an important role model for me,” she recalls, sitting in her office at City Hall. “Her mantra was ‘Never give up.’ That’s something that was imbedded in me since childhood. I think the proudest moment of my mother’s life was seeing her daughter become the Mayor of Beverly Hills.” When you meet Lili Bosse you can’t help but be impressed by her honest warmth, her professional strength and her keen intelligence. It’s no wonder that her weekly 2-hour Monday morning city strolls are so popular, at times drawing crowds of up to 400 people. “I think of myself as a very out-of-the-box woman. I like to do things differently,” she says. “My Walk with the Mayor program shows people I am totally accessible. It really speaks to my style. I can talk openly about issues of the heart and soul and health. But, after six years on the Parking and Traffic Commission, eight years on the Planning Commission, and now in my second term as

Mayor, I can also talk about Beverly Hills from a very bold business perspective.” It was former Beverly Hills Mayor, Thomas Levyn, who first saw Bosse’s potential to become a force in city government. “You’re a phoenix,” he told her after seeing the work she had accomplished as a member of the Beverly Hills Education Foundation. He urged her to apply to the Traffic and Parking Commission. He didn’t, however, completely prepare her for the masculine world she was about to enter. “Years ago when a woman got involved in leadership, they had to be a man in some ways,” she says, speaking from experience. “They had to be tough in order to fit in and gain respect. I remember a female colleague telling me that I needed to have a stronger handshake. That took me aback. She said a handshake was a show of strength. It took a while, but I realized that real strength comes from inside, not from a handshake. It comes from being solid about who you are. Now when I shake someone’s hand, I might not have a really strong, manly handshake,

but anyone who’s in a meeting with me knows that they have to take me seriously,” she adds with a knowing smile. “I think there is a new breed of women now,” she says with conviction. “We are able to be feminine and kind and giving. But we’re also strong and solid in who we are. I think that’s the evolving role for women in politics.” Bosse recalls how her introduction to the Beverly Hills Planning Commission was something of a trial by fire. “In 2007 when I joined the Planning Commission I was thrown into the fire. The Hilton Hotel, Waldorf Hotel, the 9900 Project (now the Wanda Project) and the General Plan were all under consideration. That all happened during my first term, and I can tell you the debate was heated. Talk about a fast learning curve! “That was also at a time when the Wallis Performing Arts Center was being approved. I’m so proud of what we accomplished with the Wallis. It’s changed the cultural face of Beverly Hills,” she says. Although the actual construction is still years away, Bosse says the biggest logistical challenge the city faces will be the construction of the Westside subway. “We are seriously planning now about the best ways to deal with the disruption and still keep the city vibrantly open for business.” HAIL TO THE CHIEF

ment and public service. She also talked about the added challenge of being a woman in such a male-dominated profession. “In the entire history of California, since they began keeping records,” she points out, “54 women have served as Chief of Police. That’s out of 336 municipalities that turn over the position on a regular basis. So, you can see, the percentage of women is very small.” When you meet Sandra Spagnoli there is no doubt that she is a strong, confident, woman. She is also funny and charming— even with a semi-automatic strapped to her hip. She’s a woman who is clearly comfortable in the uniform. But more important, she’s a woman who is comfortable being herself. “The bottom line is you have to be true to who you are,” she says emphatically. “Sometimes women think they have to take on that masculine role to be accepted. But it’s more about having a command presence that lets people know you can take care of business. Some students like it because it is a good public service to have on your college application. We have Explorers here in Beverly Hills. It’s an offshoot of the Boy Scouts. So, technically you could say, I was a Boy Scout,” she adds with a grin. “We wore these light blue shirts and navy pants. I think they gave us a flashlight. You got to do ride-alongs, learned to write tickets and talk on the radio. But the most important thing about being in Explorers, and later as a Community Service Officer, was that I learned what it means to be in public service. That’s what really means the most to me about this job — service, being able to give something back to the community.” Spangoli has an impressive resume. After her Explorer days with the San Carlos Police Department, she was hired as a full-time officer in 1990. She was promoted to sergeant in 1996 and commander in 1998. She was chief of the Benicia Police Department for four years before being named San Leandro Police Chief in 2011.

The vast majority are men, and they are very supportive of their female counterparts.” In addition to her duties in Beverly Hills, Chief Spagnoli is a member of the Los Angeles Police Department Leadership Academy, Executive Leaders Program at the Naval Postgraduate School/Center for Homeland Security and Defense and POST Command College. She has been an instructor at the LAPD’s Leadership Academy since 2000. THE WOMAN BEHIND THE CUISINE

She holds a Master’s Degree in Public Administration and a Bachelor’s Degree in Human Services Management. She’s also a graduate of the National Academy of the FBI! “It was an advanced academic program, but we still had to do all the physical training. It was a very challenging experience. It was a 10-week program. When I got there, I couldn’t run a mile. By the end, I was running seven,” she says proudly. It was also challenging, she says, being a woman in such a predominantly male community. “There were very few women attending, eight out of the entire class of 200,” she recalls. “We lived apart in our own dorms and became a very close-knit group.” The greatest challenge women face, Spagnoli feels, is having the confidence to step up and establish themselves. “As a woman, you have to have the confidence to sit at the table,” she says firmly. “That’s the hardest thing. Women are used to taking the back seat. It’s sort of role reversal. Because, once you put yourself at the table, sitting side-by-side with other men in this business, that’s

When Vicky Mense opened her Chinese restaurant, Xi’an, in 1996 at 362 N. Canon Drive, she was determined to establish herself as a member of the Beverly Hills business community. “I didn’t really know then how the city functioned,” she says. “So, I joined the Rotary Club of Beverly Hills and the Beverly Hills Chamber of Commerce where I slowly began to learn how to navigate within this community.” Not only did she learn how the city worked, but she quickly assumed leadership roles. She was appointed to Chair of the Chamber of Commerce, where she still serves on the executive committee. It was not, however, as easy as it might sound. Mense, a native of Taiwan, was at that time far from fluent in English. And she was a woman trying to make her way as a small business owner in a city structure predominantly run by and for men. “I was very intimidated at the beginning,” she admits. “I remember going to the Rotary Club meetings and it consisted of established, stern, businessmen. For the first six months, I had to force myself to go. Just understanding what they were talking about and voting for was hard for me. My English was not very good at the time. I would have to write words down that I didn’t know and look them up in the dictionary when I got home. I sat in the back and didn’t say a word.” Her perseverance paid off. “When you’re in a situation like that with a lot of well-educated people (i.e. men) with special skills and talent, you listen and learn how they handle situations. I gathered information that helped me make better business decisions,” she says.

hen 35 year-old Kelsey Patel considered opening her workout studio, Pure Barre Beverly Hills, she wondered whether she would fit in? Her La Cienega Blvd. studio, she knew, did not fit the internationally renowned Rodeo Drive model. But like so many other young entrepreneurs, Patel, with assistance from the Beverly Hills Chamber of Commerce and the new city commission, Next Beverly Hills, discovered there definitely is a place for her in the land of the Golden Triangle. According to Jon Gluck, the founder of Next Beverly Hills, and Todd Johnson, president and CEO of the Beverly Hills Chamber of Commerce, the business community recognizes the need to reach out to enterprising young entrepreneurs and offer an environment where they can network and grow their diverse business interests. Their enterprises are as diverse as you can imagine.

ake for example Kaveh Farshad, who emigrated with his Iranian parents from Canada to Beverly Hills where he is creating a cloud-based application program called Score Parking Now. “It is a platform for making mobile payments to parking lots or meters which uses account-based smart phone technology in a way that may someday completely change the way people pay to park” he explains. “Living in a traffic-ridden city, I realized there wasn’t an application that addressed the issue of parking,” he explains. “We have Uber for ride-sharing. We have Air B&B for room-sharing. But there is nothing comparable for parking. The long-term vision of the program is to bring it to a mainstream level and streamline all the payment issues when it comes to parking.” Some might argue that creating a smart phone application is not a “real business” because there is no brick-and-mortar

site, no address other than in the cloud. People like John Gluck and Kaveh Farshad would content just the opposite, that the business model of the future literally can have its head in the Cloud. As Farshad sees it, “The perception of what constitutes a business is undergoing a cultural shift. But there is still a vacuum that needs to be filled. There needs to be a more meaningful link between the traditional business community and the new generation of entrepreneurs who are closely linked to digital technology.” Daniel Newman, who is currently a sophomore at the University of Southern California studying Business Administration, is the spirited, community-minded creator of TutorYou Beverly Hills. “During my senior year at Beverly Hills High School I recognized there was a problem with tutoring,” he observed. “A lot of people were paying $40, $50 even $70 an hour to have some Masters or PhD student teach their fifth grader. To me that was completely absurd. I realized that that type of tutoring wasn’t as effective as it could be because of the age disparity. “TutorYou Beverly Hills was founded with the principal of connecting Beverly Hills High School students with these kids. We saw it as a way to make some money for the students and at the same time give back to the community. What we discovered was that when we had 18 year-olds tutoring 13 year-olds, the students really opened up to their tutors because they were closer in age. We also do personal follow-ups calls to maintain quality.” “Our biggest challenge,” Newman explains, “was establishing our brand in the community. So, initially what we did was set up a table and hand out flyers to parents at Beverly Hills High School after the Saturday basketball games. That was the beginning. “That’s why we formed the Next Beverly Hills committee, in order to reach out to these people and get them involved on a group level for the first time. We’re dong this by hosting major events, the kind of experience they get in West Hollywood and Santa Monica. It’s really the city’s first organized effort to engage with the next generation of residents, which we define as between 25-45.” The problem, as Gluck perceives it, is a disconnect between the demographic of younger people and the level of outreach from established business organizations designed specifically to engage them.

rom Two Rodeo to the Golden Triangle, Beverly Hills is home to some of the most unique boutiques, high-end European designers, and well-known brands in the world. Not resting on location, retailers are constantly refining how they reach their customers, and most recently, have responded to their clients’ desires for a more social and aesthetic experience. Known for phenomenal shopping and healthy lifestyle, it’s no surprise that some of the hottest fitness apparel boutiques call Beverly Hills home. In April 2016, Alo Yoga opened its flagship shop on the corner of Brighton Way and North Cañon Drive. The company’s design inspiration comes from yoga as a lifestyle, and founders Danny Harris and Marco DeGeorge focus on taking the customer from the studio to the street with performance essentials that layer well with everyday outfits – looking more like fashion statement and less like your mother’s sweat suit. Not only does Alo Yoga stock fashionable workout gear and accessories, the boutique features an organic coffee bar and rooftop studio space for yoga classes, and like many other businesses in Beverly Hills, invites customers to experience a zen-like aesthetic and socialize. Engendering an inviting but exciting mood for shoppers is what drove the recent renovation to Neiman Marcus Beverly Hills. Vice President and General Manager Gretchen Pace shared on the company’s blog that one of the goals of the remodel included creating a social space. Renovations included a revamp of the bar on the fourth floor, and a new plant-based restaurant, Matthew Kenney NM, on the third floor. According to Pace, the best compliment the staff receives at the Beverly Hills location comes when customers say they’ve lost track of time in the store.

Specialized services keep Beverly Hills at the top of the list for shopping destinations. In October 2016, Ralph Lauren’s flagship location at Rodeo Drive reopened officially with a new handbag customization salon. The service allows shoppers to personalize their bags on-screen before the item goes into production in Italy. Similarly, the Swiss fashion company Bally has brought its expertise in tailor-made quality goods to town, and celebrated the grand opening of their newest flagship store on Rodeo Drive in 2016. The retailer adds to the custom shopping experience with a Gentleman’s Corner with Made to Order and Shoe Care services. Bally CEO Frédéric de Narp noted that the company has watched the growing power of the Los Angeles market and, “the Beverly Hills store represents the new, fully realized retail vision for Bally and it is our most impactful store in the world to date.” On North Rodeo Drive, Stefano Ricci’s flagship store design is based off a Florentine mansion, so that patrons can sense the cohesion of materials from the Italian fashion line. its presentation of suits for young children and mature customers to handcrafted home accessories, Stefano Ricci showcases the quality of each of its pieces like works of art. The design of a store matters here, because consumers want their lifestyles seamlessly translated visually into the spaces where they browse and shop. One of the most iconic names in retail has to be Saks Fifth Avenue. Synonymous with fashionable, gracious living, Saks has built a reputation for phenomenal, personalized service, and has become known for their incredible merchandise selection. Offering the best of European and American designers, Saks undertook a major West Coast initiative in 1994, and with the August 1995 opening of Saks West in Beverly Hills, became one of Beverly Hills’ largest specialty stores. The sign for Canon Drive’s latest dining spot, Citizen, may be small, but the vibe is big. The former jazz club, Spaghettini, redesigned, renamed and rebranded, is drawing a hip young crowd with its combination of casual lifestyle, comfort food with a gourmet twist, and a cocktail menu that’s one of the best around. “At month 11 of Spaghettini we realized we needed to make a change,” says co-owner, Cary Hardwick. “We were

not going to be a supper club. So, we gave up the music and thought about what elements could work the best, because we love the location on Canon Drive. We decided to go for a sixties look with an outdoor patio with a fire pit because we wanted people to come and hang out. “We put the concept together with our chef, Scott Howard, who comes to us by way of his farm roots in North Carolina (Go Tar Heels!), and our mixologist supreme, Josh Goldman. Citizen is about new American cuisine with a hint of Southern comfort: crispy fried chicken, mac-and-cheese, grits and our signature buttermilk biscuits. But that’s just a small part of what makes our seasonal menu unique. It’s also about our designer-created cocktails where every drink is perfectly conceived and consistent every time. If it was up to Josh,” says Hardwick with a laugh, “He wouldn’t allow Diet Coke behind his bar. Beverly Hills isn’t really known for appealing to that demographic, and we’re trying to change that. We want to be seen as a young person’s hot, hip restaurant.” Chef Howard, who arrived at Citizen by way of North Carolina, South Beach, Miami, San Francisco and Seal Beach (where he was the chef at Spaghettini) says Citizen is a whole new ballgame. “When I knew I was coming here, I was told people in Beverly Hills only want to eat light, they don’t want rich food,” Chef Howard recalls. “I was given all these criteria about what would not fly. So, when we opened I just put a few items on the menu that didn’t fit that formula— the fried chicken (but we call it crispy chicken), the mac-and-cheese and the biscuits. oger Thomas, the Executive Chef at Avec Nous at Viceroy L’Ermitage Beverly Hills, was raised with a deep respect of food and cooking that began in his mother’s kitchen and his grandmother’s garden. At 16, Roger began as a dishwasher, working for the Piscazzi Family in Akron, Ohio, at their highly-regarded restaurant, the Wine Merchant. Soon he found his way into the kitchen and began honing his skills under the tutelage of the celebrated Lucia Piscazzi. By age 19, Roger was managing the kitchen, and in 1987, he moved to Europe to further his craft. In Paris, he apprenticed with Chef Michel Pasquet and became a certified chef. In the Loire Valley, he studied under Chefs Pierre Langlois and Marc Meneau. Oyster farming on Ile de Ré and pastry study at the Savoy Hotel in London found a CHEF ROGER THOMAS place on his resume before family circumstances called him back to Ohio. Upon his return, Roger became Executive Chef at Ken Stewart’s Grille before opening his first restaurant, Sixteen Eighty, and after a brief stint in Italy, opened the award-winning Piatto. In 2005, Roger and Piatto were invited to move into the newly renovated Sheraton Suites Hotel in Cuyahoga Falls, and he eventually took over all of the food service operations of the hotel. Giacomino moved to Los Angeles 23 years ago, at the age of 16, to work in the kitchen of his oldest brother’s restaurant, Celestino.
