OUR CREATIVE VISION FOR YOUR LOBBY

Wholistically speaking, our vision will respect the original “edgy architecture” of Arquitectonica, while creating a more welcoming, a more engaging and social experience for the residents. Our concept will be relevant to the way people actually want to use the lobby rather than be a space that is intended to be a static display, only to be looked at and passed through. Our design would be a refreshing oasis that would include comfortable furniture arrangements, accommodating everything from an informal gathering to an intimate conversation for two, placed in a surround of imaginative artwork, greenery, subtle lighting, and pleasing colors and textures that delight the eye and engage the senses. The layout would also be flexible enough, to support social gatherings such as a holiday party or an open house.

Your renovation is also an opportunity to address functional problems such as package processing and storage. Another very important aspect of our vision is the transformation of the “hidden” front desk into a visually stunning concierge station. By pushing the station into the lobby, it becomes a more prominent feature and more identifiable as the control center. An added benefit of this repositioning, is that space for a new concealed package room is created behind the station where it is needed (refer to Exhibit “A” on page 8 ).

The acoustics of the lobby should be appropriately “live” so the space is vibrant, however to manage the acoustical “over performance” of the lobby, it is likely that attenuation material may need to be applied to some ceiling surfaces. All this being said, we will create our vision with an eye on strict budget compliance.

Your new lobby will be a place that you will be proud of and that will always impress those entering the building whether they be residents or guests.

Fees And Services Rates

Fixed Fee for defined Scope of Work (Per Item 7, Submission Requirements)

Scope of Work:

1.1.Fully develop on design scheme for the complete renovation of the lobby. Include the cost of one round of revisions to the design scheme and material selections.

2.Provide all color, material, lighting and furniture selections and provide one set of physical samples or photos as necessary, for the Board's review. Physical samples are to be delivered to the Business office. Materials shall comply with code requirements such as Flame Spread rating Slip Coefficient of Friction in the case of flooring materials.

4. Designer shall provide 2 hardcopies and digital copy of scaled plans, drawings and details that will clearly depict the designer's design scheme.

7. Include the cost of field measuring dimensions.

9. Provide a written document for general guidance for the future updating of the hallways, elevator lobbies, elevator cabs, social room and gym. Material and color selections for the hallways, elevator lobbies, elevator cabs, social room and gym will be made in the future.

Fixed Fee for above Scope of Services $17,540

Retainer $4,000

Hourly rates for Interior Design Consultation:

Lead Designer $170/hr

Associate Designer $145/hr

Procurement Rates 20% of the cost of goods purchased Deposit on Furniture 50% of cost of furniture

Designer will pass on to client any and all professional discounts that are available to the designer. Shipping and furniture storage during construction are not included in in the above procurement fee and will be invoiced separately.

Reimbursable Expenses

In addition to compensation for Basic and Additional Services, the Designer shall be reimbursed for expenses incurred by the Designer and Designer’s employees and consultants in the interest of the project, as identified in the following clauses: a. Transportation in connection with the project (mileage billed at 0.64 per mile); b. Authorized out of town travel expenses; c. Postage or shipping fees;

Balance Invoiced Monthly On As-earned Basis d. Reproductions, postage and handling of construction documents, specifications, and other documents or any material requested by client.

Design Exercise For Concierge Station

Our tour of your facility confirms what we have been told: "we have an ever-increasing challenge with our package processing and storage" A problem associated with the front desk person processing packaging and supervising pick-ups is that they have less and less time to monitor the security monitors and provide concierge type services. Given that the USPS projects that home package delivery service (on-line shopping) is expected to increase by over 45% within 5 years, any solution to this problem must have ample expansion capability and be able reduce the direct involvement by staff in processing of each individual package. Therefore, we propose a twophase solution. Phase 1, Short Term, will create a new package storage room behind a repositioned concierge's desk. Phase 2, Long Term, a future phase, will create a new package locker room in an existing underutilized space that is adjacent to the current mail room.
