EXECUTIVE SUMMARY

Dear Mr. Sibilia,

On behalf of the professionals at Michael Stewart Architecture and as the Interior Designer who will lead our team, it is with great pride and appreciation that we submit this response to your Request for Information (RFI). We bring a unique blend of experience to The Slade Lobby Renovation. As former Managing Director of Arquitectonica Interiors, I am familiar with the current lobby design and the unique architecture of The Slade. In moving forward to create a spectacular new lobby, it is beneficial to understand the origins of the original design. It is this perspective, a talented staff, our team's in-house architectural and engineering expertise that will be brought to bear as we work through the many facets of the new lobby design. Our collaborative relationship with the Board, will ensure an outstanding design, wise use of Association funds that increases property values and of course, creates a lobby space that all residents will be proud of now and into the future.

Primary Project Goals

• Fabulous design that is perceived as such by the residents

• Predictable financial and budget outcome

• Minimum disruption and inconvenience to the residents and increased utility of the Lobby space

• Pleasant and collaborative relationship with the Board of Directors

Interior Design Services and fixed fee quote

Our fixed fee for the design services requested in the RFI ( Items 1,2,4,7 & 9 RFI dated 5/26/2023) is $17,540. Please refer to page 7 for more service and fee details. We typically use a standard American Institute of Architects (AIA) Doc. B1522019, Standard Form of Agreement between Owner and Architect for Interior Design Services, as our contract for a project such as this. These contracts are well-known in the industry and are an accepted standard. A blank sample contract form is included for your review. As you state in your RFI, there may be additional services required by the Board in the future, contingent upon approval (vote) by the residents.

Budget Compliance

It is our standard practice as part of our design process to create a master allocation budget. This is based upon your stated priorities (scope of work), your budget, our professional expertise, guidance, creative design input, market material costs, and market rates for services and fabrication. This master budget allocates funds to the various components of the project and incorporates a contingency, approximately 10% of the gross budget. This becomes the road map for successful budget compliance and may be updated during the process. The total of this budget and contingency will not exceed your stated budget. Simply put, if we spend more money in one area then we must reduce it in other areas to compensate. Our process will help ensure a predictable, "on budget" outcome.

Our team will deliver an extraordinary design! We will provide a creative concept, strong leadership and technical guidance throughout a collaborative design process. While we always remain flexible, we are principled, so if we feel something is important we are not afraid to make a strong case for it. The best design concepts should not be watered down. We feel the following quotation best describes our collaborative effort with you.
