Finding a solution to the increasing rental market here in Portland has finally made it to the top of our city commissioners “todo” list.

What paint colors are hot for 2016?

Portland has the 13th-highest rent in the nation, with a two-bedroom apartment averaging $1,550 per month. That is causing rent increases on existing tenants and also making the sale of a rental property pretty attractive to landlords. City commissioners are seeking a 90 day required notice on both no-cause evictions as well as rent increases of 10% or higher.

Should you be BUYING?... Check out these numbers, as noted above the 2 bedroom apartment averages $1550. Compare that to a mortgage on a property of the median price of $300k, using an interest rate of 4% and a 10% down payment program, the monthly payment on the principal and interest is $1289 now add to that property taxes and insurance and you’re probably at about $1639. Keep in mind, I am not a lender, I am using a rough formula here to make a point that some haven’t thought about and there are many loan programs to choose from, even no down payment programs exist. Buyers take heart, when you miss out on a property whether due to being in a multiple offer situation or an inspection that went horribly wrong, there is usually a halogen light at the end of the tunnel. Jay and Dara ended up terminating the property they went PENDING on. However, within days we found the perfect property for them! It has most everything on their wish list and since we are nearing the end of our inspections, at the time of this printing, it looks like this may be the one they will call home. come back for an update in our next issue. Kiauna: In 1959, we were one of only 2 restaurants on this drag [Fremont St.], and we were located down the street where the Starbucks currently is. This location was once a gas station, believe it or not! In 1962 the station was torn down and we built the current restaurant. Create a feast that all your guests will love this Thanksgiving! To give you some cooking inspiration, here’s one of our favorite recipes to try in November:

Sweet Potato Cornbread Stuffing with Savory Butternut Squash (adapted from Southern Living®)

We were so inspired by Southern Living’s® recipe that we came up with our own adaptation. This isn’t your traditional cornbread stuffing! Directions Ingredients 1 large onion, diced 2 cups celery, chopped 2 small garlic cloves, pressed 1 tablespoon canola oil 1 1/2 lbs. butternut squash, peeled, seeded, and cut into 1/4-inch cubes 2 medium-size sweet potatoes, peeled and cut into 1/4-inch cubes 1 Granny Smith apple, peeled and cut into 1/4-inch cubes 3 tablespoons melted butter 2 tablespoons brown sugar 1 tablespoon marjoram 2 teaspoons Cajun seasoning 2 (14-oz.) cans low-sodium fat-free chicken stock 1 (8-oz.) package cornbread stuffing mix 1 large egg, lightly beaten 1/4 cup pecans

1. Preheat oven to 350˚; lightly grease 13” x 9” baking dish. 2. In a large bowl, combine squash, sweet potatoes, apple, butter, brown sugar, marjoram, 1 tsp Cajun seasoning, and ¼ cup water. Set aside. 3. Heat oil in large skillet over medium-high heat then sauté onion, celery and garlic until transparent, about 5-10 minutes. 4. Add squash mixture to skillet. Cover, reduce heat and and cook, stirring occasionally, until vegetables are tender; approximately 15 minutes. 5. Stir in half of chicken stock (1 can) 6. Remove from heat and set aside for 10-15 minutes 7. In a medium-sized bowl, combine stuffing mix, lightly beaten egg, remaining chicken stock (1 can), and remaining Cajun seasoning (1 tsp). Gently add to squash mixture. 8. Transfer to baking dish. 9. Cover and bake at 350˚ for 30 minutes. 10. Remove cover, add pecans on top. Bake for an additional 20 minutes or until heated through. Let stand for 5-10 minutes. 11. Serve and enjoy!
