Twp. looks to solve development issues By Rob Dowdy rdowdy@communitypress.com

COLUMBIA TWP. – The economy has been tough on the businesses at the intersection of Ridge and Highland avenues in Columbia Township and township officials are looking for answers, as well as developers. There are several empty storefronts along the Ridge and Highland avenues intersection, with the former Home Emporium, 5445 Ridge Road, the former Golden Corral restaurant, the former Kmart property and the former Penske building all currently vacant on Ridge Road. There is some development occurring at the intersection. A new McDonald’s is being built, but that sits directly across the street from a current McDonald’s, 5416 Ridge Road, so that property will likely need a new tenant. Trustee David Kubicki said the township is using the economic tools at its disposal to revitalize the area, such as the township’s tax increment financing deal at the former Kmart property. The township and Neyer

Properties agreed to the redevelopment deal after years of negotiations, but a potential tenant - and more than a hundred jobs backed out of the proposed development. Columbia Township and Neyer recently agreed to a one-year extension to find tenants for the proposed new development. Kubicki said the township remains “open for business” and willing to work with developers to bring business to the area. Columbia Township Trustee President Stephen Langenkamp said the township is also working with Hamilton County Development Company, a nonprofit development corporation, to better market the Ridge and Highland avenues area for potential developers. Township Administrator Michael Lemon said the struggling economy makes it “extremely difficult” to attract new business. However, the township does have incentives like tax increment financing and tax abatements at its disposal, it’s just a matter of attracting and bringing the right businesses to the area.

ROB DOWDY/STAFF

The former Golden Corral property on Ridge Road in Columbia Township is one of many the township is hoping to revitalize.

ROB DOWDY/STAFF

McDonald’s is building a new location on Ridge Road, directly across from its current location.

Home Emporium on Ridge Road in Columbia Township is vacant, which leaves the township hoping to find tenants for it and several other properties near the Ridge and Highland avenues intersection.
