Our members make up a cross-section of industry leaders including builders, renovators, developers, suppliers, legal and financial firms, real estate and other business supporting residential construction activities. The Canadian Home Builders’ Association of the Fraser Valley is one of nine (9) associations in British Columbia which in turn belong to the National Canadian Home Builders’ Association. There are 1800 members in the province of BC and over 8,500 members nationally. The Canadian Home Builders’ Association, from the local to the national level, provides tools and training that make it possible for our members to be in the top of their field, both professionally and technically. Our Association strives to maintain the open and purposeful relationships we have built with all levels of government to advocate on behalf of our members and homeowners alike. In addition, our representatives are constantly working to reduce the end costs to the consumer through government imposed fees. BOARD OF DIRECTOR’S MESSAGE On behalf of the Canadian Home Builders’ Association of BC, I want to congratulate the CHBA-Fraser Valley for publishing this valuable directory resource. The decision to purchase a new home or renovate your current home can be a daunting task. Questions arise such as, where can we find a reputable builder or renovator or where do we go to buy materials and what type of guarantee would come with it? With access to a resource such as this directory at your fingertips, you will be better informed when searching for and speaking with a builder, renovator or material supplier. When the Canadian Home Builders’ Association of BC (CHBA BC) describes itself as the voice of the residential construction industry in BC, what does that mean for you as a builder, renovator or product supplier and why should that make you want to join us? As a consumer, how do you benefit from dealing with a CHBA member? CHBA BC is the provincial level office of the Association that works with nine affiliated home building associations including CHBA-Fraser Valley, on issues that affect homebuilding in BC. For example, CHBA BC was at the forefront advocating for increased consumer protection for buyers of new homes in BC. Our efforts did not go unnoticed and were relentless. In March 2015, the provincial government introduced an enhanced licensing system that requires homebuilders to complete continuing education credits as a requirement for licensing. The new requirement is a major step forward for the residential construction industry that will ensure builders are up to date with the technical changes and business practices that will lead to a better standard of building. Consumers can now ask the question, what level of Continued Education do you have as a builder or renovator? CHBA BC is also approved by the Home Owner Protection Office as a provider of Continuing Education and offers accredited designations for builders and renovators. With co-operation and input from our members throughout the province, we leverage the talent within our Association and work together to achieve results that make a difference. A unified voice is one that is well positioned to affect change. Our members have provided crucial input in many areas including tackling technical code issues, developing policy, and addressing affordability. We offer the ENERGY STAR®, EnerGuide and R-2000 programs for builders that provide consumers with more energy efficiency choices. We help members succeed through various activities, seminars, education and industry opportunities for input into how homes are built in BC. For consumers, choosing a CHBA-Fraser Valley member provides you with the comfort of knowing you have chosen a professional.

HOW WE WORK The Canadian Home Builders’ Association is one association representing the residential construction industry and serving our members at three levels. When you join the CHBA in your area, you automatically become a member at the local, provincial and national levels. Locally. Municipal government liaison, monthly meetings, industry seminars, professional development, marketing campaigns, awards programs, members have many opportunities to have their voice heard by government, make business contacts, stay informed and build recognition with consumers. Provincially. The Association deals with a wide range of provincial government regulations and policies that affect members, their businesses and their customers from codes and standards, to health and safety, infrastructure financing, the environment and consumer protection. Provincial conferences and awards programs give members an opportunity to meet and network with peers from across the province Nationally. At the national level, the CHBA represents and serves the entire membership from coast to coast. For instance, we advocate the interests of the housing industry with the federal government and inter-governmental bodies. We create alliances with private and public research agencies to promote solutions, innovation and demonstration projects. We join forces with national partners on marketing activities to inform consumers and promote professional new home builders and renovators. We act as a forum for information sharing for our local and provincial CHBA’s and members, we constantly report to our members on important national issues, and our annual national conference brings members together from across the country. PROJECTS DONE RIGHT HIRING A PROFESSIONAL CONTRACTOR If you’re renovating your home, or building a custom new home, you want your project to go right. You want to work with a reputable contractor – one that treats you fairly and honestly, puts their promises in writing, and backs up their work. You should not deal with anyone who offers a special price if you pay cash and nothing gets written down. A cash deal means a lot more risk for you, and far less control over how your project turns out and that’s no deal at all. How can you be sure everything is being done properly and above-board?

STEP 1 GET INFORMED Knowledge can protect you from risks. Home renovation and construction is a complex process. As a consumer, you need to know where you stand, and that your interests are protected. Some things you need to be aware of, and that should be addressed in a written contract, include: Building codes and permits. Most projects, even minor ones, require a building permit and must adhere to code requirements. As the homeowner, you are responsible for ensuring this happens. Your contractor can usually look after this on your behalf. Insurance. Does your Homeowner’s Insurance cover construction-related risks? Call your agent to confirm. Also, your contractor needs to have Business Liability Insurance to protect you from their mistakes. Liens. Each province has requirements for holding back a portion of all payments to your contractor for a set period of time. Doing this protects you from claims if the contractor fails to pay suppliers and subcontractors. Workers’ Compensation. Those employed to work on your property may require coverage under provincial Workers’ Compensation programs. Without it, you could be liable in the event of a workplace injury Warranties. Professional renovators provide a clear written warranty on their work. Custom new home builders should provide a third-party new home warranty

STEP 2 HIRE A PROFESSIONAL Know who you’re dealing with How can you find a good professional contractor? Ask around. Some of the best recommendations come from friends, family, co-workers and neighbours who have had positive experiences. Other sources of information include: Home Builders’ or trade associations Building materials stores Utility companies Better Business Bureaus

How do you know they are on the level? Professionals provide the following, often as part of your written contract: üü Full contact information, including name, address and phone number üü Confirmation of business liability insurance that protects you or third parties, such as neighbours üü Proof of Workers’ Compensation coverage üü Their government issued Business Number or GST number, and proof of any business licence required by the municipality üü A clear written warranty specifying what is covered and for how long

STEP 3 GET CONTROL Get it in Writing! Professional contractors always work with a proper, written contract. A contract spells out a clear project plan and what you and your contractor have agreed to. It is the best way to protect yourself and ensure things go as planned – and a valuable part of what a professional contractor provides. A written contract should include the following: üü A full description of the work, including the materials and products to be used üü Dates when the work will start and be completed üü A clear payment schedule that lays out when a üü Confirmation that the contractor has business liability coverage for your project, and that required Workers’ Compensation coverage is in place üü Don’t sign a contract unless you are satisfied that it includes all the necessary information and accurately and fully represents what you have agreed to and how much you will be charged, and what lien holdbacks are required üü The contractor’s warranty detailing what is covered and for how long üü Confirmation that the contractor has business liability coverage for your project, and that required Workers’ Compensation coverage is in place

Don’t sign a contract unless you are satisfied that it includes all the necessary information and accurately and fully represents what you have agreed to.
