Chris Kapches is a lawyer with an extensive career working within real estate organizations. What a difference a year makes. To say the least, there have been dramatic changes in the real estate landscape over the last 12 months. It was shortly after last year’s Cottage Life Show that the province implemented a 15 percent foreign buyers tax. Its immediate effect was to bring the greater Toronto marketplace to a standstill. There have been three mortgage interest rate hikes, and then at the beginning of this year Canada’s banks began applying the new stress testing for buyers seeking conventional mortgages. The new stress testing rules will not have a significant impact on recreational property purchases. Cottage purchases rarely involve the same borrowing mechanics as residential purchases. Cottages are secondary and occasionally tertiary homes, and if financing is required, cottages are not always the asset against which funds are borrowed. Although government intervention in Ontario’s recreational real estate market to date has been insignificant, one cannot dismiss the psychological impact the new taxes, mortgage interest rates, and new qualifying criteria for borrowers will have on real estate purchasers in southern Ontario, whether buying a cottage or a family home. A more pressing problem for recreational markets as we move into the Spring of 2018 is declining inventories. In the marketplaces that Chestnut Park and its sales representatives practice, inventory of recreational properties has declined by almost 50 percent over the past two years.

It is hard to pinpoint a single reason for declining inventories, but demographics is no doubt the primary one. Notwithstanding these declining inventories, Chestnut Park’s sales volumes increased dramatically in 2017. Even though many of us share this love for the cottage, everyone’s vision of their ideal cottage is unique. Some have a yearning for a rustic log cabin and others a modern, clean-lined structure. ‘No Fuss Spaces’ Are the goal. Your cottage kitchen is a perfect example. Make clean ups a breeze with a large prep area so everyone can get involved to get the job done. Easy to maintain, hard wearing surfaces are what you need. Forgiving brushed finishes on fixtures will avoid stains, smudges and watermarks.

Plan for the buggy season A screened in porch or dining area is a godsend when the black flies are out! Everyone wants to spend the majority of the time outdoors, but no one is a fan of pesky bugs. Plan for 3 (or 4) seasons at your cottage with a large glass or screened-in area.

Room for guests at the table As guests come to visit, you will be grateful for extra room at the dining table. When choosing a table, look for a distressed finish that will withstand a bit of abuse. An extra deep table lends itself to family style dining with room for serving platters to share. Opt for long benches which can seat more while taking up less space than individual chairs.

Make room for rainy day fun You might think you don’t need much indoor space because all the fun happens down at the dock until a series of rainy days roll in. Having a separate Muskoka room means you can contain the chaos and kids can let loose around a board game (yes, they still play those) while you enjoy some grown up time curled up with a good book.

A retreat for guests What’s not to love about a bunkie? Private lodging for guests makes for everyone’s comfort. Sleeping for 2 to 4 extra guests brings an ease to hosting while providing a bit of privacy for peaceful sleeping.

Entertainment Never-ending days in and on the water, and sipping drinks on the dock are the stuff of cottage memories. But weather can mess up your plans. Be ready to bring the fun inside just in case. Some extra board games and books will come to the rescue!

Dependable upholstery Who wants to worry about spills at the cottage? Outdoor fabrics are gaining popularity for indoor use now that they have improved so much. Pick forgiving neutral colours or consider opting for washable slip-covers and you’ll never have to worry about a spill.

Durable materials This isn’t the time to get precious with materials. A lot can be accomplished with a creative flourish to make the most of simple material selections, but hard working options should lead the way. This is extremely important for flooring and countertops that will take the most abuse.

Layered bedding A matelassé coverlet or a light quilt is the perfect foundation layer for a summer night. It is light-weight but adds a bit of warmth when the nights are cooler. Add a wool blanket for chillier nights, and a comforter if you plan to visit late into the fall or have a year round cottage. It will be so cozy!

Consider your outdoor space This is where the living will really take place. Seating at various spots around your site will allow for group bonfires and for quiet reading. Having some blankets and cushions for outside will make it all the more comfortable.

MIKE SMALLEY Art Collectif founder, Erika Floysvik, sat down with contemporary painter, Mike Smalley, to talk about the wonders of Muskoka and how its landscape shapes and informs Mr. Smalley’s work. You spent much of your professional life running a successful advertising agency. How did that career influence your art? If I learnt anything from 40 years of advertising, it's living with constraints. Product constraints, executive constraints, time, budget and space constraints. Starting my journey at York University in 2003 to study fine arts was a dream realized. It allowed me to explore my craft freely, and without limits. Years later as a painter I learnt two things: the only constraints I have are my own, and I need a studio of my own! Tell me about your history with Muskoka. Before we purchased our home, we didn’t have a long history with Muskoka, but we did have friends living on Lake Rosseau and heard wonderful things about the area. We were at a time in our lives when we weren’t tied to anything and so we decided to give it a go! We bought our property and the studio was established. My wife gave me the greatest gift of all, the opportunity to live and paint year-round. Describe the vantage point from your Muskoka studio. Five years of living and working on Lake Rousseau gave me a unique perspective on what I was seeing and what I was painting. The studio, being on the second floor, looked toward Tobin Island to the West and Euphemia Island to the North. How did opening your studio in Muskoka influence your work? Water became my muse. Whether viewed from my studio or boat, it was mesmerizing. It fragmented; It created; It became the ultimate subject. Quiet, stoic, but equally as brilliant and inspiring were the rocks of Muskoka (known as The Canadian Shield, the Pre-Cambian Shield or the Laurentian Plateau). No matter the season, these two elements, rock and water, became the genesis of my work. >

While this meant a new studio in the heart of Toronto, Muskoka will never stop comforting, rejuvenating and exciting our spirits. IIS

The Greek Islands comprise 7,500 kilometers of coastline spread across the Ionian and Aegean Seas and include several archipelagos. Their crystalline waters, fascinating culture and beautiful landscapes offer more than your standard beach holiday. No Greek yacht charter is complete without visiting at least a couple of islands. The following destinations are some of the best islands for sailing enthusiasts and those enjoying a luxury yacht charter.

1. Mykonos Mykonos is the most popular destination in the Cyclades archipelago. It is famous for its vibrant atmosphere, which attracts an upmarket crowd who appreciates the refined nightlife and dining options of the cosmopolitan island. Mykonos is the archetypal Greek island with its eyecatching white sugar cube buildings stacked upon fishing villages and the iconic windmills of Hora looming over the shoreline. With 25 beaches spanning the island, there is a fair amount of outdoor excursions to enjoy. The crystal clear water is perfect for swimming, diving, and taking part in adrenaline racing water sports. Take your travels inland to Little Venice, as this popular spot is just steps away from

the iconic windmills. Named after its resemblance to the Italian city of Venice, this tourist destination overlooks the sea and is a photographer’s paradise. This quaint part of Mykonos is perfect for viewing a stunning Mediterranean sunset before the vibrant city comes to life. The labyrinthine streets of Mykonos Town harbor house boutiques, restaurants and hip hangouts. Don’t be surprised if you spot a famous face, such as Cristiano Ronaldo and Katy Perry who have enjoyed sumptuous summer breaks on the island. Its bohemian vibe means it is a great party destination and it’s popular among younger travelers.

Corfu is one of the greenest islands in the Mediterranean, boasting a rugged interior covered with olive trees. This Ionian island offers the best variety to suit all tastes, from its blend of ethnic cultures, which is represented in its diverse architecture, to its array of restaurants and attractions. The quieter areas of the island are home to some of Greece’s most beautiful beaches, which remain remarkably unspoiled considering their popularity.

2. Corfu

Stunning aquamarine waters, verdant forests and the heavy influence of British, Venetian and French cultures give the Ionian Islands their own unique feel compared to those of more eastern islands. Corfu experiences more rain than the rest of Greece, which accounts for its lush blanket of vegetation. However, summer is usually pleasantly warm and dry with gentle sea conditions for newly qualified sailors, in the south at least. The northern reaches of the island offer more exciting sailing for experienced sailors. Corfu manages to feel both traditional and cosmopolitan with its mythology, Byzantine churches and vibrant nightlife of the capital, Kerkyra Town. Kassiopi is an ancient town with ruins worth exploring, and hikers will enjoy the Corfu Trail, a 222-kilometer long footpath covering the full length of the island which remains blissfully untouched by mass tourism. >

3. Santorini

Santorini (Thira) is beloved for its romantic sunsets, narrow vertical streets, blue-domed buildings and unique black sand beaches. Whitewashed houses are framed against multi-coloured cliffs that rise from the sea. This volcanic island is actually the largest part of a partially submerged volcano that pokes out of the water in five places. The caldera gives it the unique black sand that covers the beaches of Perissa and Kamari. It’s the southernmost island in the Cyclades group, but completely different geologically and aesthetically with its cliffhugging terraces. Watching the sunset from the pristine village of Oia is a once-in-a-lifetime experience, but Fira provides more restaurants from which to enjoy the view with a glass of local Assyrtiko dry, white wine. Just one mile off the coast of Oia, the unspoiled islet of Thirassia begs to be visited. Further on, the charred islets of Palea Kameni and Nea Kameni combine to make an enticing boat trip. Whether you go there for the volcanic beaches or the stunning views, Santorini’s supreme beauty shouldn’t be missed on a yacht charter or island-hopping cruise.

As the largest of the Cyclades, Naxos is also the most fertile island. Its verdant valleys dotted with Venetian towers and mansions might not have the prestige and high-class reputation of Mykonos, but they have an abundance of Greek charm. The inhabitants of the mountainous island villages embrace traditions, weaving on old looms and living off agriculture. The sandy beaches and sheltered waters of Naxos provide an ideal setting for families with young children who can seek out sea creatures in the shallows.

4. Naxos

Naxos revels in its low-key appeal, but the spectacular north coast has a wild beauty that entices sailors to return. This stretch of coast is punctuated with coves and magnificent views, but don’t forget to head inland to Koronos, one of the prettiest villages in the Aegean. Its custom of improvised poetry (“kotsakia”) is composed for every occasion and distinguishes it from other Greek villages. The Municipality of Naxos also organizes “Dionysia” wine feasts that take place at the end of August every year, complemented by live music, theatrical performances, concerts, and art exhibitions. Although it isn’t as high on the international jet setter’s wish list, Naxos is happy with its reputation for isolated beaches and cultural heritage. Though it is much closer to Turkey than the Greek mainland, Symi remains an inimitable yacht charter destination. The Dodecanese island is ideal for sailing since the majority of the island’s pristine beaches are only accessible by sea. Among the stunning beaches across the island, Agios Georgios Dysalonas is the most dramatic, with a 300-meter rock face separating it from the island’s wild moonscape interior.

5. Symi

Symi is easy on the eye from the outset. As soon as you enter the island’s port of Gialos, you are welcomed by pastel-hued mansions interspersed with wood-shuttered shops. Take the 500 steps of Kali Strata skywards to the Upper Town, where tavernas with panoramic views await your custom. The pious - or culturally curious - can visit some of the atmospheric monasteries, which exceed 100 in number. Symi is just a stone’s throw from the Turkish coast and the pine-covered Datca and Bozburun peninsulas, and they can be seen from the island or the deck of your boat.

An Island-Hopping Paradise With 6,000 islands, Greece was made for sailing with something to suit every taste. Whether you enjoy sailing or you’re happy to relax and let others take care of the hard work, island hopping in the Eastern Mediterranean will not disappoint. IIS

LEXUS RX 450H An industry first and still on top! Lexus introduced Canadians to the very first luxury cross-utility vehicle, its RX 300, back in 1998. Almost twenty years later, its styling, power, and performance have all evolved and improved and the fourth-generation RX is still the most popular premium mid-sized utility. New angular styling lines and an aggressive front design gave my test RX 450h F Sport a daring, bad-ass outer appearance. In contrast, a plush, luxurious interior, outstanding safety features, and light-green power plant more accurately reflect the softer, more-caring true personality of this RX. If “the vehicle that has everything” exists, then Lexus RX 450h is surely a candidate. It has sharp styling yet is highly functional, offers excellent power yet is fuel-

efficient and offers a super comfortable ride on-road yet is surprisingly capable off-road. On top of all that, and like all Lexus vehicles, the RX has a stellar reputation for being outstandingly reliable. The first thing that will probably grab your attention, when you slide behind the wheel of an RX 450h, is a huge centre dash multi-media screen. The 12.3-inch display can be split to show two vehicle systems (such as navigation & audio) at the same time. Other delightful features in my test RX 450h were its massive panorama glass roof, a driver head-up display, an electrically heated front windshield, auto dimming side mirrors, a wireless cell phone charger shelf, power folding rear seatbacks and a power tailgate that can be remotely operated by a wave motion over the rear Lexus badge. >

Yes, that little “h” in its name indicates that RX 450h is a hybrid. Gas power comes from a 3.5L V6 (Atkinson cycle) engine and when assisted by a pair of (front and rear) electric motors the RX 450h can provide a grand total of 308 horsepower and 247 lb.-ft. of torque. Behind the wheel, that translates to impressive off-line acceleration and a quick, effortless pass around that slow-moving truck on the highway. An EV mode also allows noiseless pure electric operation for short distances (parking garage use etc.). Drive gets to all four wheels via a continuously variable transmission and an Active Torque All Wheel Drive, which evenly distributes torque between the front and rear axles. Official combined (city/ highway) fuel consumption is just 8.0L/100km city/highway, which is exceptionally good in this market segment. The Lexus hybrid system is also impressively smooth, quiet and slick in the way it transitions from electric to gas engine propulsion or uses a combination of both. The new Lexus RX 450h provides rear passengers with some extra leg room compared to previous generations. It’s structurally stronger and has a lower centre of gravity, which gives it a more agile driving feel. And in case you didn’t know, it’s also made in Canada. IIS

Patiently waiting for the RMS Segwun The region boasts some 14,000 kilometers of shoreline stretched over the 6,475 square kilometers expanse that makes up the region. Carved from the rugged Canadian Shield, Muskoka is well known for its iconic landscapes, made famous by such notable artists as the Group of Seven. For more than a century guests have made their way to the area to enjoy a slice of authentic Canadian hinterland and stay at one of Muskoka’s many resorts or historic cottages. There are six municipalities which comprise the area known as Muskoka and each one of them has a charm all its own. Known as the gateway to Muskoka, the municipality of Gravenhurst begins on the north side of the Severn River. Gravenhurst is famous for its iconic steamships - the Wenonah and the RMS Segwun. The 131 year-old Segwun is the oldest operating steamship in North America. The ships both offer a variety of different cruise options on Lake Muskoka and sometimes beyond.

The ships sail out of the Muskoka Wharf, which has been renovated extensively over the past decade and now bustles with life. Restaurants, gift ships, boat rentals and the Muskoka Discovery Centre museum keep the area hopping throughout the entire year. On Muskoka’s western border lies Georgian Bay Township, where miles of rugged shoreline connect the Trent Severn Waterway and Georgian Bay. The region is home to Georgian Bay Island National Park, which is located on 14 square kilometers of spectacular Canadian Shield landscape rising out of the bay. On Beausoleil Island, the largest island in the park, guests can camp overnight in a tent or cabin, swim, fish or hike one of the many trails. The Bala Cranberry Festival harvest Spectacular cottages and boathouses dot the shoreline, yet more than 80 per cent of the region maintains its natural cover. In Bala, the annual Bala Cranberry Festival (always held the weekend after Thanksgiving) draws thousands of people to the community to celebrate the unique berry. Johnston’s Cranberry Marsh and Muskoka Lakes Winery are open year round offering many different tours. In the winter, they create a unique ice skating trail that runs through the cranberry marsh. Bracebridge is known for its many waterfalls and its thriving downtown core with a wide range of unique shops and restaurants. From Bracebridge Bay in the heart of town, the Muskoka River meanders past several shoreline parks and the home of Santa’s Village, which has been drawing the young and the young at heart to the area since 1955. The Muskoka Brewery is the largest of several craft breweries in the area, and one of the most popular in the province. They welcome guests for tours and tastings at their Muskoka Beach Road location. The town of Huntsville has been drawing guests to the picturesque four season community since the days of Tom Thomson. In fact, the Group of Seven murals found throughout the downtown core have become an attraction themselves. As such, it’s no wonder that cottage goers, along with both provincial and federal governments, are making every effort to preserve this refuge. We encounter these efforts in the form of “scenic view” easements and access easements, as well as strict environmental bylaws and restrictions as to where and how large you can build your cottage or dock. While such preservation of vistas and nature protect the environment associated with a cottage, it also complicates the buying and selling process. This article identifies a few of these complexities, all of which you can navigate through successfully with an experienced agent.

These easements may or may not be on title. while other times they’re granted by legislation or arise out of implication. As such, if you intend on buying a cottage that needs access to its neighbouring property or if you want to protect a view, don’t assume these rights are protected. Confirm if these rights are registered on title. If not, you may be exposing yourself to unhappy neighbours or a lawsuit.

Waterfront Improvements Never operate under the assumption that the existing cottage or dock on a property is in line with by-law mandates. Take, for example, a dock. The provincial Public Lands Act and federal Fisheries Act will apply if the construction of a dock impacts both the shoreline waters and fish habitat. This means that the construction of a dock may require not only municipal approval, but also federal and provincial approvals and permits. Ensure that these permits are in place before you purchase any oasis.

Property Insurance Proximity to a fire hall can impact the rate charged for fire insurance. Typically, insurance companies focus on whether the structure is within five miles of a responding fire hall. In certain locales, insurers may not provide coverage given lack of adequate fire protection. Get this information before an offer goes in.

Seasonal zoning While you may want to escape to your cottage year round, it doesn’t mean that this is an option. Some rural residential properties are zoned “seasonal” which means roadways are not maintained during the winter. Apart from no access during certain seasons, you may also be on the hook to provide and pay for maintenance. What is more, seasonal zoning means that the municipality may not provide emergency services in the wintertime. Which is cause for concern if you have elderly visitors or grandchildren. Water supply If the water supply for the cottage looking to buy is municipally provided, you’re in luck. Unlike most cottages that are supplied by well water, you don’t have to be concerned with potability. This is because there is no reliable potability certificate for well water, as well as water drawn from lakes or a cistern. What is more, wells supplying multiple properties may be subject to the Ontario Clean Water Act, and easements for pipes from neighbouring wells (if registered) may violate the Ontario Planning Act. As always, request applicable certificates and obtain warranties from the seller that the water supply is in accordance with all federal, provincial and local regulations.

Septic Septic systems require approval by the municipality or the Ministry of Natural Resources. Ask the sellers for such documentation. If you plan to make any additions to the cottage that affect the septic system, you are likely required to get additional approval to satisfy regulatory requirements. As such, if you plan to rebuild and expand the cottage you plan to buy, ensure that such growth is permissible. While this list of complexities seems daunting, a local experienced agent will be able to guide you around these risks and straight to your refuge.

Imagine a town that has it all - a destination with natural beauty, a multitude of year-round activities, and a history that goes back to before Canada was a country. Tucked into the small Nottawasaga Bay, on the southern point of Georgian Bay, the town of Collingwood boasts a rich history, a vibrant community and an amazing atmosphere that will make visitors want to return again and again.

Industry grew, and expansion of the town included businesses along Hurontario Street (named so because it runs from Lake Huron south to Lake Ontario). After a devastating fire in 1881 that wiped out most of the enterprises along the street, a different class of business places were built, many of which still stand, showcasing the determination and pride of their owners.

To understand the town and what it has to offer, it is necessary to take a step into the past. As early as 1832 settlers were arriving into the area, and some years later, in 1846, a saw and flour mill was established and named Hurontario Mills. With the mill located on the eastern side, a small township was built along the lakeshore and named Hen and Chickens Harbour. The name was derived from the number of small Cuthbert Collingwood islands visible when sailing into the harbour, which resemble a big hen followed by a number of smaller chickens. In 1854, just four years before official incorporation, the town was renamed Collingwood, after Admiral Cuthbert Collingwood. With the arrival of the Simcoe & Huron Railway (Northern Railway) in 1855, the boom started.

The town still maintains its pride as the first municipality in Canada to have a Heritage Conservation District. A town with more than 50 historical buildings, Collingwood holds important reminders of the lives and businesses that grew with only the drive of the people that settled here, and visitors have been flocking here since the 1940’s to enjoy the atmosphere and activities in the area.

The town flourished as a base for shipping and ship building, and created easy access to American ports for both freight and passengers. This created such a wave of travellers that there was a necessity to have an American consulate located there.

The Evolution of the Ontario Real Estate Market and Its Impact on Cottage Country and Recreational Properties It is by no means an overstatement to say that the Ontario real estate market has experienced a wild ride over the last year. Throughout the tail end of 2016 and the first part of 2017 demand for property seemed positively unquenchable, creating almost a frenzied delirium.Multiple offers across a broad range of markets became increasingly the norm, and extended for the first time in earnest into Ontario’s cottage country, pushing property prices to ever higher and record breaking heights. Supply could not keep up with demand, with sellers often reluctant to put their properties on the market without first securing another property to buy. The effect of this, mixed with a steady stream of

immigration into the province, as well as foreign buyers taking advantage of what they perceived to be excellent investment opportunities, particularly in the larger urban centres, created further imbalance between supply and demand. This resulted in significant strains on affordability, with many buyers coping with increasingly high debt loads being priced out of the market. With so much chatter in the press regarding skyrocketing housing prices and the unsustainability of market conditions, the provincial government intervened in April with the Ontario Fair Housing Plan which included a variety of measures intended to pour water on the overheated market and >

address challenges to affordability. Amongst these provisions was the introduction of the speculation tax on foreign buyers in the Greater Golden Horseshoe. Combined with a series of interest rate hikes as well as increasingly stringent lending qualification requirements, the real estate market experienced a correction with housing prices across the Greater Toronto Area (“the GTA”) dropping approximately 20% by the end of summer, and sales volume following the same trend, lagging behind the pace set the year previous in August and September by approximately 35%. It is worth noting that many commentators were of the view that at its peak, the market was already starting to be weighed down by the unsustainable price points that market forces had created, and that some sort of correction was inevitable in any event as affordability was becoming increasingly out of reach for a growing portion of society.

As indicated, more accessible price points are an obvious attraction where buyers feel that they can get a foothold in the market and get more for their money. But another factor is that these same buyers, more familiar with the sharing economy and lifestyle, put their property investments to work by renting them out or putting them on Airbnb thereby generating revenue to finance their mortgage, while still getting use from them as vacation properties when they are available, and as their schedules permit. Many, for lifestyle reasons, and because technology and more flexible work arrangements allow them to, are simply buying recreational properties as their primary homes and taking advantage of rentals or the very same temporary lodging options such as Airbnb on the flipside when work or other demands take them to the city.

While the cooling trend in the market has not been unique to the GTA, it is worth noting that the decline in sales and price moderation has not been as significant in cottage country and many of the communities surrounding the GTA. In fact, many have shown remarkable stability in that regard. And in some cases, as the market appeared to digest and recover from some of the initial psychological impact of the correction, statistics reflected that the trajectory to stabilization and recovery was even more pronounced in some of the surrounding communities. Affordability is definitely one factor, but a number of other issues appear to be at play, including technological advances which allow an increasing number of people to adopt more flexible work arrangements by working remotely, as well as the trend towards less traditional living and vacation/recreational options which see millennials embracing more innovative lifestyles incorporating sharing and creative use of resources. In particular and as recently reported in the Globe and Mail (Jan 11/18, Matthew Hague), younger buyers are increasingly choosing cottage

Current trends show no sign of letting up in this regard. Based on its attributes, and its comparatively enviable position in the world in relation to a wide variety of factors including health, safety, security, education, as well as a stable political and banking system, Ontario will in all likelihood continue to attract a steady stream of newcomers forming families and needing a place to live. Competition for affordable and accessible housing options will continue into the future, and buyers will have to be increasingly creative, flexible and adventurous regarding their living options, all of which is likely to shine an increasing spotlight on alternative rural and recreational markets. As society and technology continue to evolve, lifestyle patterns and choices will inevitably follow suit with cottage country buyers constituting and coming from an ever wider and diverse community. Moreover, the ever increasing awareness of, and priority on lifestyle by both millennials and retirees will only reinforce this trend.

ESCAPE TO LAKE EUGENIA

You often hear about popular cottage destinations such as Muskoka and Haliburton, but there are so many beautiful areas to enjoy the cottage/recreation lifestyle in Ontario, including Lake Eugenia. Located one and a half hours northeast of the GTA in the Beaver Valley, Lake Eugenia is the largest inland lake in the area. It has become a prime tourist and cottage destination and is a great way to escape from the busy and hectic life in the city. There are approximately 400 stunning cottages right on the Lake and another 200 back. Cottage owners would love to keep the lake their secret, but word is getting out!

History The land that is owned by Haliburton Forest was privatized in the late-1800s. At the time, it was promoted by bigwigs in England as viable for agricultural development, but few pioneers actually settled there. The land remained in a natural condition and was sold to logging interests. The style of logging in those days was not the same as it is today: the goal was to get the best wood out of the bush, as cheaply as possible. In the early-1960s, Haliburton Forest was acquired by the Schleifenbaum family. They imposed a new management system with a progressive land ethic – rather than exploiting the forest for financial gain, they maintained a long-term view. In particularly, Peter Schleifenbaum worked to ensure sustainable forestry techniques. At the same time, he

oversaw the development of a diverse ecotourism business. The current management team has adopted his vision to continue the legacy of sustainable, multi-use, private land stewardship at Haliburton Forest.

Tourism & Recreation Haliburton Forest is perhaps best known for the operations within its Tourism & Recreation division. The operations vary depending on the season and conditions. The craftsmen at this facility are happy to meet bulk orders for corporate clients, as well as custom individual orders for outdoorspeople. Just down the road, the Wood Shop produces furniture from the same lumber harvested at Haliburton Forest, and embraces orders for custom woodworking projects throughout the year. It also maintains a showroom, where visitors can browse a huge selection of products and purchase small or large bundles of lumber. It takes 140 years for the average tree at Haliburton Forest to reach maturity. By focusing on quality when its craftsmen make their paddles, furniture and other wood products, Haliburton Forest does justice to the history of growth of each tree.

Vidago Palace, Portugal As you approach the grand, pink, Belle Epoque façade of Portugal’s Vidago Palace, a liveried member of staff comes down the steps to meet you, setting the tone for a visit that formal yet relaxed and welcoming. Commissioned by King Carlos I, the Vidago opened as a hotel in 1910. 4. The Merrion, Dublin, Ireland For travelers seeking the grace and heart of Georgian Dublin, The Merrion delivers. Forget foams and froths: here’s a squeakingly fresh Dublin Bay prawn atop an ice-bright fillet of halibut in a clean tomato consommé. Surprising snacks of smoked-carrot “cigars” and Liscannnor crab sliders. And, unsurprisingly, elegant interpretations of brasserie-style classics, a seriously impressive wine list, Irish cheeses, and desserts to tempt. “Right now in Ireland, we’re beginning to create a food culture for ourselves,” says Cooney, who 20 years ago would import ingredients from London and France. Today, The Merrion makes its own chocolate with a company in Paris and wherever possible sources everything else locally. “Even the balsamic vinegar I use is made at an apple orchard in Lusk [14 miles from Dublin city center].” This is up-to-the-minute cuisine—generous and warm, like Dublin itself.
